This property contains a large number of appartments and is marketed for the owners by several operators. Most appartements are very similar. I suggest that you read reviews left by guests so as to ensure you book one that is well managed, priced, decorated and clean. Communal areas like swimming pool parking tennis are shared but a few appartments have a private terrace better view or easier access which may appeal.

Don't understand poor reviews I have seen. Hotel is EXTREMELY CLEAN. Pool is also well maintained. You have to change your own linen and take out your own garbage but they make it very clear when you book. They are also very good at telling you when your next payment is due. We have only been home for one day and the security deposit has already been refunded. Everything else exceeded my expectations. Security is very good. You are very close to the Med, restaurants, groceries and transportation. The balconies are huge on which we enjoyed many nights sitting and relaxing. We stayed for 3 weeks and would return without hesitation and will recommend to friends.

The great thing about this hotel is the location. It is across the road from the beach, food, and bars. The mall is about a .75mi walk down the boardwalk. The rooms are spacious with a kitchenette and family friendly. Now for the things that are below average: 1) You have to put all the sheets/pillowcases on your bed. 2) There are no towels or umbrellas for the pool. You have to bring your own. 3) Reception is only there for a very short amount of time, but they are nice and helpful when they are there. 4) You only get one roll of tp. 5) You must strip your own bed and fold up everything, sort your trash, and do the dishes before checking out. 6) Premises are run down and old. 7)AC works poorly. 8) If you have to check out before 8am no one will be there. This place is advertised as a luxury hotel near their entrance, but it is more like a DIY place. Overall, it was good for the location. I would stay again, but probably not with kids. Too much to do in terms of housekeeping.

It's the ugliest place I have ever stayed at. I booked a studio for 1 person. It's a tiny space without any terrace or balcony. Looks like a cave with 2 ugly dirty windows. For sure on its Web site, you can not find photos of this room. I am so shocked by its appearance...

I arrived at the hotel at 8 pm, which is after reception opening hours, however, I informed the hotel about my arrival time in advance by email. The hotel acknowledged my arrival time by responding to my email. In the email, they said that they will leave the apartment keys in a key box at the reception. To my surprise when I arrived there were no keys left for me. There were other guests’ keys left, but not mine. At 9 pm a security guard showed up and when told about the situation, he tried to find my reservation and the key but upon checking everything he said that there is no reservation in my name. I showed him the confirmation from the booking site, but that changed nothing. I had to be relocated by the reservation provider as I was in a foreign country without a place to sleep. The very next day (when I have already been relocated) Pierre et Vacances Heliotel Marine sent me an email in which they were asking me about the number of the apartment I am staying in. It’s very concerning that they are not sure who is staying at their premises.

We enjoyed our stay, the short distance to the nice beach and our large appartment. The staff is very friendly. It is recommendet to check the opening times of the reception before coming.

Rooms were old, with visible mold here and there, the toilet sink was clogged. All in all, the room could use some maintenance. The service was very nice and helpful. Location was great - close to restaurants, sea, a bit further from a bakery and shops.

I walked from the airport to the Hotel, which means, it is close to it. You can see planes landing and and starting from your balcony, so be prepared for the noise. For me, it was not so bad, if kept the window closed, especially, when during peak times like 6 a.m. The reception was friendly, helpful and efficient. The studio has a sofa, which can be turned into a bed. The matress was firm, the pillow okay. You have to move the desk to open the bed. As I was alone, I kept the table at the wall. The kitchen is well equiped, only downside are the cutting knives, which don't cut at all. The air-condition works well and silently. The bathroom is not big and they offered just two pieces of soap and one roll of toilet-paper. No shampoo, no hair-dryer. I was lucky to get a studio on the top-floor at a corner of the building, which meant, I had a L-shaped balcony of about 16 square meters. Just brilliant! The beach is very close, just across the street, and there are even trees, where you can sit/lay in the shadow, if you want. The sea is just beautiful, very clean and blue. There is no sand beach but pebbles, so you may want to bring swimming-shoes, if you are sentive. Otherwise take it as a feet massage. The next acceptable supermarket is a bit of a walk, but there is a small shop/bar next street, where can get e.g. croissants, bread, beverages etc. There a bus stops nextby and also two train stations are not too far away. At the seaside there are rent-bikes available to cycle in Nice area for a reasonable price. If you like shopping, you will find a very big mall not far away. On the way to it you will find several restaurants. Expect to pay waterfront prices.

We came here for the Rugby World Cup 2023 for 3 nights. It was perfectly located just out of nice on the beach (although it also has a pool). Close by there is the small town of Cagnes which is lovely and ideal for restaurants and boulangerie. The beach is pebbles but again very nice for swimming. The apartment was fairly spacious with a balcony and it had everything we needed. They did take a €200 euro when we arrived and despite saying we had to check in at 5pm we were allowed to check in earlier which was really helpful. We had a VW van which wouldn't fit in the underground car park but they were happy for it to stay outside in the 15 min area. We enjoyed our stay here .

Old building requiring maintenance and common areas are dirty. Apartments are quite big and ours was clean except for the kitchen utilities. The pool is nice but also requiring maintenance. Location is very good, just a few meters from beach and restaurants.

Large accommodation with large balconies, kitchen is small but well stocked. Front desk is very helpful and morning bakery service is great. Centrally located to buses and trains.

Perfectly located, just across the road from the promenade and beach, the facility has a tennis court, table tennis, playground and leasure area with a covered pool. There are studios and apartments, where the studios are have just a couch and not a real bed. The apartments are having an extra room with a real double bed. Every entity has a balcony. Staff is very friendly. Overall a basic place with a convenient parking spaces.

Spacious apartment. Huge pool. Free parking. Walking distance to restaurants and shopping center. Direct public bus airport and Nice.

We didn't deal much with the staff, but they were friendly and helpful. Our studio was not too big but it was clean, very bright and well equipped (many kitchen utensils, microwave, toaster, coffee maker ...). We had to sleep on a sofa bed, but it was quite comfortable. We didn't like some details like the broken mirror in the bathroom or the chipped wall - Things that can be easily repaired. The property also offers free parking and is located at 5 min from Nice airport and 15 min from Nice city centre, and at just 35 min from Cannes and Monaco - ideal to discover the French Riviera by car! They hardly had tourist information about the area and some of the optional extras (laundry, pets...) are overpriced. But above all, we had a quite pleasant stay.

One star is still too much for the management of this accommodation: - 4 disabled parking bays and most of the times occupied by at least 3 cars without displaying blue badge. I notified the management and they had no reaction saying that the location is busy... Lack of empathy and respect for people with disabilities who NEED a bigger place. By the way this isn't a right, it's a necessity! The problem can be solved with some penalty flyers... A fine in town is 135€... - after the first day the 2 shutters stopped working and the apartment was in the dark 24 hours. The administration sent their engineer who was useless. He just assessed the situation (electrical fuses) and left... He arrived for the second time, checked the cables and left debris behind without fixing it Overall a really bad experience... Our conclusion... If you're disabled or someone in your family is, this place isn't for you... It's a shame because the position is great, facilities are ok-ish but the management is very poor!
