    First impressions can make or break an experience. My husband and I visited for the first time for a weekend getaway for Veteran’s day. When we arrived for check-in, we were not greeted at the front desk. How much effort does it take to say good afternoon, how can I help you? We felt very unwelcome. The condo that we stayed in was quite spacious and the bed was comfortable. The bathroom was fully stocked for the weekend which was appreciated. However, the shower could use a deep cleaning to get rid of mole that was present. We did get a quick bite at Eagles. The bartender was friendly and attentive. Checking out was easy but, yet again, front desk staff could use additional customer service training. Overall, nice resort but probably will not return.

    I was here for a work conference. The rooms are comfortable. Plenty of towels. Gorgeous property. Friendly and helpful staff. I was fortunate to have a room with a view of the pond. We also enjoyed seeing the 🦌. The food that was provided was delicious.

    Overall not a bad place. However the rooms are dated to some degree but fully stocked with everyday items. Views of the river were great. While sitting at the James landing for dinner you can't go wrong there. I will say the breakfast buffet is good food but well over priced for what you get, as with the condos overpriced as well. I do believe for the age of the condos the price should be no more than 175.00 per night. I will also say all guests should be informed that this place is a gated community which atleast keeps the folks here safer. I might come here again but consider adding food and drink packages to the price to lure us again. Special thanks to Stephn and Byron. I didn't use my real name to protect my identity. Thank You!

    Good resort for our golf group. We enjoyed the 2 and 3-bedroom condos. A little dated but still nice. Good breakfast buffet ($25). Nice courses.

    Everything was perfect. The view was amazing. Our room was clean. Staff was extremely friendly. Breakfast buffet was delicious. Bar drinks at river pool were perfect. The river pool was great. Spa was lovely. Close to Busch Gardens and Colonial Williamsburg. Did not have dinner on property. Can't wait to return.

    They are just a cheater. Lots of spiders in the room, walking on the bed as well. We requested to change the room but they did not. Infact they were rude and misbehaved with us. If we do not checked in the room, how could we know the surprising spiders are waiting in the rooms for us. I already complaint to BBB and they will take care of this crazy business and crazy staffs. Worst Vacation place ever, never go there.

    A trip to Busch Gardens Christmas Town enabled us to spend a few days at Kingsmill ir has an equivalent became or go to spot whenever we go down to Williamsburg! Cleanliness the quality of nourishment options and its location are all top notch. Hats off to the staff!

    We came for a family vacation for The Weekend for the first time last weekend. Absolutely Loved the resort atmosphere. I went to the spa for a facial and that was amazing too! Brunch at the buffet is a must with the water views! My only meh comment was that the bed we slept on was a little old and the springs were felt in the bed, and the air conditioning barely reached the bedroom (condo rental). Other than that we plan on coming back again!

    Wow. This place is an absolute outdated and unpleasant place to visit. Our first night here we ate at Eagles Landing and the smell of the must was unbearable. Walking past that, we sat at the bar where we sat next to two “locals” who were plastered at 5pm. They told us about all the small town drama and it was quite a turn off as a young couple coming to Williamsburg for a holiday vacation. The food was absolutely terrible, there was minimal service when we checked in let alone the time we were here. The resort fee seems completely unreasonable as there is no maid service etc., I hope they update the rooms, staff, food and service or else this place is going to die fast with the drama of the neighborhood. Please pay attention to the new young generation. Take notes from Casa Pearl. Hope to see someone run this place from a different perspective than the “locals” that live in the community. That is not your clientele.

    Went to KingsMill Spa! Would not recommend. The pool and sauna, etc were closed. Fire alarm went off during my services. Staff was complaining to each other about other staff in front of the guests. Ran out of towels. Only 1 shower to use.

    We loved this place. It was so close to all the historical sites plus only an hour drive to Virginia Beach. Rooms and service were top notch! So clean, the view was right on the water and anything you needed while staying they were a text a away! We would stay here again
