    We arrived to find no reception and eventually the cleaning lady came downstairs after I called out. Not her fault. She was nice. She rang Jenny, whom we never actually met in person, who told me that parking was $2 hourly and free after 6 in the evening…after I told her we had booked on the confirmation that free parking would be available she said they’d lost their parking and it was never included in the booking. We parked down the road and paid $20. We carried our bags along ponsonby rd, all in all totally inconvenient and quite frankly annoying, the room and toilet and shower was very clean but most of the space was taken up with the bed. The interior of the manor was also immaculate such a fantastic cleaner!

    Absolute Great Location. Rooms tiny and reasonably equipped, very clean and comfortable. No room for suitcases. VERY OVER PRICED - Exceptionally Poor check-in, no management on site, just a poor cleaner who was AMAZING - thank you Mary. Nice courtyard and outdoor areas. Kitchen not fully functioning and NO NOTIFICATION that more than half the appliances were not working. Owner is not to be trusted. Lead our insurance company, who were managing our booking, to believe we had continuous accommodation for 3 full weeks, but at the last minute cancelled us for 1 night in the middle of our stay. We were forced to rush around to find last minute alternate accommodation at 4pm or we were out on the street. She threw away a guaranteed corporate 3 week booking. Providing atrocious service

    New owner alert!! Do not stay here! A new owner Hongying has taken over since my booking and she is not very nice. Not welcoming to begin with. In my reservation and booking correspondence, I specifically asked for a quiet room. The room I was given faces construction on the church next door with all the drill and hammering that comes with that. I wasn’t offered a room for my stay away from that side of the building. Then once inside my room after ten minutes having just came out of the bathroom she opens the door and walks in unannounced nor a knock on the door. This made me extremely and immediately uncomfortable with both my privacy and security at risk. Less than a minute after that incident, the fire alarm goes off and she tells me to exit the building along with other guests. The alarm was turned off and it went back on four more times. That was it for me. The privacy and security was unacceptable and she refused a refund as I told her I no longer can stay there as she and her property violated my privacy and security. There are many better places to stay. Choose them not this place. See my video.

    Stayed here for two nights. The location is unbeatable with tons of local shops, restaurants and bars all within walking distance. The room we booked we stayed in was much smaller than advertised on the booking site, to the point where we barely had space to open luggage besides on the bed. We also requested an early check in (about 30 min before the actual check-in time) to which the owner responded that they could meet that request IF the room was ready. Our flight ended up delayed and we arrived after their actual check-in to find our room still wasn't ready and had to wait for it to be cleaned.

    Incredible location, beautiful accomodation with everything you need. Loved the outdoor courtyard with plenty of places to sit and relax. Walking distance to everything you need - will definitely be back. Lovely staff too - thank you so much!

    Where to start? We arrived to the Manor and there was no one there to greet us, no instructions of how to check in and an empty hallway. We rang the phone number on our reservation and we were told the cleaner would check us in. She was very prompt in helping us find our room. The room- very very small, we couldn’t fit both our medium sized suitcases in the room. The wifi wasn’t working and the AC kept shutting down. We rang the owner and she resolved the AC issue- wifi still not working. The bed was two singles pushed together and one was on a slope. No iron in the room- we had to call the owner and she drove over to let us into the laundry. There were cobwebs in two corners of the room. The bathroom- incredibly small!!!! You can’t open the shower door without hitting the sink. The toilet was refilling throughout the night- every 40 mins. The shower head was leaking. Service- rooms were not serviced each day. Towels were changed- one time at 5pm in the evening. Location- the only saving grace with the Ponsonby Manor. Great location- lots to see and close enough to the CBD. Construction Noise- there was ongoing construction noise next door. We know this is out of the owners control however warning about this on the website or after booking would be helpful. Checkout- no instructions of how to check out. We left the keys in the room and hoped for the best. It’s a shame as the Manor has so much potential and is a beautiful building. The service, maintenance and management let everything else down.

    Run by two wonderful kiwis this place is a gem right in the middle of ponsonby near great restaurants and bars. Super clean. Beautiful looked after garden, kitchen and living room. Rob did everything to make my stay very pleasant and helped me with stuff I had to sort out. Loved it!!!

    Great stay at Ponsonby Manor. Very comfy and spacious room. Central location close to lots of nice bars and cafe, yet quiet room. Nice little garden and fully equipped shared kitchen. Helpful and friendly staff.

    Loved my second stay at the PML...just love this place. Spotlessly clean, very comfortable beds, beautiful decor and the gardens are always tidy and well maintained. Thank you...I will be back. 😊😊😊😊

    Our experience of PM was dismal to say the least. We booked 6 months ahead of our stay, only to turn up and be told that we had no booking (I had printed proof). At 6.30pm at night in an unfamiliar city (country!) is the worst travel nightmare come true. They weren’t even understanding or sorry about the mistake they had made. Do not recommend!

    Please do not come here. I've lodged a complaint against this property on untrue advertising. Property owner ripped travellers off with untrue advertising. Actual room size for their 'Standard Queen Room' was barely 10 meter square which is less than half of what is being listed (i.e. 20 meter square), and without any wardrobe, coffee/tea maker, mugs/glasses, electric kettle, hairdryer etc which should be included in the room facilities as listed/pictured on the website. The room my husband and I were being checked into was so tiny that we cannot even open our luggages or move around properly. Doubtful if the passageway inside the room would met building compliance standards. Many mosquitoes and bugs inside the room as it was next to the garden. Noise level was so high on the night we stayed with a crowd partying next door with loud music, people playing and chattering which went on after midnight. When being confronted on untrue advertising, the property owner was very rude and unreasonable, made distressing remarks to us like "what do you want?", "go ahead and complain as you like!", "'I'm so glad you only stay here for one night!", "I took out the wardrobe so as to make room in the room", "if you need to use the electric kettle, you come out and use the one at pantry which is next to your room" etc.

    Stayed for around 4 days here. What a great location, right on Ponsonby road. Loads of shopping, cafes, Reasturants located right at the doorstep. The property is gated which adds that level of safety. Rooms were nicely presented and warm. The communal areas really do add a nice touch in being able to meet fellow travelers. I did find the bathroom a little cramped. The veiw from the room was magnificent, i would highly recomend the verandah room, level 1 facing the city. The host very lovely and made you feel at home. Parking is limited out the front, and there is council imposed fees at certain times. Side street parking is available, but the same applies. I would definitely stay again.

    Great location, bedroom quaint with old fireplace and beautiful bedlinen. Spotlessly clean with very welcoming hosts. Much nicer room than many hotels ivestayed in. Would happily stay again.

    We stayed in room 1 on the 15th and 16th of Feb, 2023. When we arrived, the front door was open and there was no one around to greet us. Some guests asked us if we were checking in and directed us to a cleaner who was out the back going about here business. She was very nice and took our check in details and got us onto our room. Great. After dropping our belongings in the room, I waited in the front yard for my wife to join me. I was met by a female with no identification, holding a phone in her hand. She asked me if I was checking in (same question from random guests). Since she was not identified and this was the second person asking the same question, I asked who are you? She looked annoyed by this and said, "I'm on the phone", glancing at it in here hand. I found this extremely annoying as she was the one that asked me the question. I assume she was staff, but wasn't waiting around to be treated rudely, so went into the room. I never saw her again. Later that night 21:00 and onward, our rooms door was continually trying to be opened without knocking by guests who were looking to check in. At one point, I had to open the door and ask them to stop. They were doing this because there was absolutely no information about what to do on arrival. No number to call, no instructions. Nothing. Not a good experience so far. The next morning, the whole house was without hot water. Again, the guest were trying to connect with someone to address the issue, but no one and no instructions were available. This experience was unfortunate, because the house and the room are fantastic. The cleaner was doing a great job. Unfortunately, the lack of presence, altercation in the front yard and no instructions for guests on arrival was a real let down. Nice looking house. Nice room. Clean. Good location. Points lost for lack of administration.

    Awesome place to stay right in the heart of Ponsonby, with shops and restaurants a few steps away. And only a short drive into Auckland CBD, yet this place is so quiet. We had a little room at the back with private bathroom, garden, and balcony with table and chairs to enjoy your wine in peace and quiet. The staff are so friendly and warmly welcomed us - it was like coming home.

    I've never stayed here, but my partner has, and she loved the charm of the guesthouse, along with the calming complimentary tea and convenient location to all Ponsonby has to offer. I'm writing this review in appreciation of the phenomenal service the hotel provided. My partner had an incredibly long travel day getting to Auckland, and I wanted to do something special for her wen she arrived. From the other side of the globe, I was able to co-ordinate a little surprise for her in the form of flowers and macarons from a local shop, and Hongying made sure that it was waiting for her when she checked in, also providing me with updates along the way. That type of service is worth five stars to me, and if you're a guest at the Ponsonby Manor Guest House, I'm sure it will be to you, too.

    Such a lovely place to stay and so convenient to the Ponsonby Rd shops and restaurants. Booked a standard queen room, which had everything I needed as I wasn’t intending to spend much time there. A really comfortable bed, room had tv, aircon abs en-suite. Out the back of the house, so can go up the side of the house rather through it. French doors opening onto a lovely backyard and garden with outside furniture. Hosts were friendly and welcoming, the place very clean. Highly recommend and will be back!

    A very nice place to stay! The rooms in the main house are the nicest - they have high ceilings. There is a tv room and shared kitchen if you need it. Some of the larger rooms also have their own sitting areas. Perhaps the only downside was that the bed felt small - but that’s hard to judge.

    Ponsonby Manor is my go to when staying in Auckland. As a woman travelling alone I feel very safe here. The hosts Jill, Rob and Jenny are all very welcoming and knowledgeable about the area and greater Auckland. The rooms I have stayed in have always been spotlessly clean, they are well appointed with comfy beds. I can't recommend Ponsonby Manor highly enough.

    Enjoyed every minute of our stay. The review by Mel K is inaccurate. While the fire alarm did go off (accidentally) it was quickly resolved. Jill and Jen are brilliant hosts. The place was clean, well equipped, great internet, beautiful vibe and close to everything central Auckland. Would wholeheartedly recommend.
