Worst quality workmanship. Most of our house must have been done by contractors who had zero idea what they were doing. Paint on floor tiles, large gaps between wood work, simple things like power outlet holes 2x way too big so the plate won't stay in. Several air intake plates fell off because of the same issue. Tons of bad drywall work, wood work and more. 100% not worth ever buying a house from these builders. UPDATE: had someone come in to fix some stuff and they noted no caulking was put on anything other than a few of the counter tops. Nothing in the bathrooms, nothing on the windows, etc. And I did tell them twice it was missing during build but they still missed it!

We purchased a detached home from Lakeview at the Queensville location. We were very happy with their finishes and customer service. All our issues were resolved in a timely manner. Luisa, John, and their team at Queensville were super friendly and professional. It was super easy to deal with them; it was as easy as sending them an email, and they would reply and schedule a trade to come and resolve the issue. We had experience with other big builders, and they are up there with their response time and customer service care. I would definitely buy a home again with Lakeview in the future.

We spent our hard earned money buying our dream home only to have the builder give us a very hard time when fixing issues.. We purposely purchased a house that was covered under Tarion warranty. It’s been a nightmare dealing with Mike at Lakeview homes to fix issues with our home. Mike at Lakeview was angry and aggressive that as second owners we wanted to exercise our right to get 2nd year Tarion items fixed. He said that if everyone was like me that his job would never be done. Lakeview has also trespassed several times on our property doing “work” without even informing us. Imagine having strangers lurking around your home and you not knowing their intentions. Lakeview repeatedly failed to even notify us that someone will be coming let alone discuss what is an acceptable fix for an issue. Photos here are just a sample of some of the issues. 40 years in business and this is the workmanship quality provided along with appalling customer service by Lakeview Homes. Instead of doing the right thing and fixing the issues properly, Lakeview has showed no care or concern. Rather, intimidation and delay tactics have been employed. They just want to discourage you so you just give up. You be the judge and decide if you want to make one of the biggest purchases of your life from them.

Bought a house in Newmarket in 2019 with upgraded hardwood floor. The floor looked no where close to upgraded and clean when we moved in. There was a ladder on our floor at the time of our inspection that has scratched the floor. The floor was covered with dust. After many emails to the builder, they finally came in to check the floor and replaced the scratched boards. However, did not do anything to remove the dust that was deep in the grains of the hardwood floor. To our surprise, a worker was sent to clean our floor with his personal clothes steamer. Professionalism at its best. The site supervisor, Mike, needs a special mention here. He came in to check the floor when we were dissatisfied with the use of the clothes steamer. He had no manners and was full of arrogance and attitude problems. He denied seeing the dust in the grains of the floor while it was right in front of his eyes and handed me a mop and a liquid to clean my floor. The second time Mr. Mike came in to check, we showed him the damaged areas only for him to step out of our door and tell his colleague " Oh the floor is perfect". He is lazy, arrogant, rude and not professional at all. Lakeview needs to train Mr. Mike on how to talk to homeowners or it can have Mr. Mike continue displaying his bad behavior and damage the builder's reputation.

This review is about our appointment at the decor centre with Mandy. She is a very professional and experienced design consultant. She was very instrumental in making our finishing decisions and forthcoming with her inputs whenever she realized we were making a incorrect decisions. We were explained the pros and cons of different materials. She was quick in recognizing our design and color scheme and ensured we stayed in line both with the scheme and budget.

Not recommended to any new home buyer at all ! This builder put a lot of traps in the sale agreement. If the buyer can not provide the bank mortgage approval in 3 days, the builder put the buyer in default under this Agreement. Don't buy from this builder ever !!!

As a first time home buyer I haven’t gone through the purchasing experience before so I don’t have much to compare to, however I will attest that Lakeview has set the bar very high for me. From beginning to present, Lakeview has followed their word and we closed on a beautiful home in Dec 2021. We initially purchased in Jan 2021 so we were very pleased that we were among the few who were minimally impacted by delays as the other 2 builders in this development are very behind. A friend of ours with Aspen only had their foundation poured nearing June of 2022 when their closing was supposed to be back in March. Steve and Eve were helpful and transparent during the initial signing and with any follow up emails down the road. Mandy was very friendly and patient with us during our decor appointment, however we do wish we had either extra time for the in person appointment or were given digital access to options and upgrades so we can design and plan our colour scheme beforehand. Another review mentioned that the builder included a clause putting you at default of your purchase agreement if you didn’t provide mortgage approval within a set time. While it is standard practice to provide the builder with a *pre-approval* shortly after signing, that person completely misunderstood the true meaning. By my mistake, I had forgotten about this requirement and missed Lakeview’s several follow up emails reminding us about submitting the pre-approval. 3 weeks before closing I was going over our contract again, noticed this and reached out to the support team who escalated our concern to Steven at head office. Steven was 100% accommodating, helped us submit this requirement and made an exception for us despite being almost 6 months late. This could’ve been a large setback nearing closing due to that clause, however the builder didn’t turn this into an issue it didn’t need to be. Yes the purchase agreement is long, filled with clauses and may be overwhelming, but taking the time to understand it properly helps you understand that this is just all legal terminology to protect ourselves and the builder in extreme worst case scenarios. At the end of the day Lakeview delivered on their promise, built us a beautiful home for a really cheap price and left us completely happy. Aside from any minor complaints in our PDI we so far haven’t noticed anything majorly concerning 6 months after closing. Contractors have been coming in time to time to resolve our PDI claims and have been very friendly and respectful. Being one of the first houses on our street we’ve been observing how long construction is taking with the other builders and their progress helps us appreciate Lakeview that much more. The cherry on top was the gift basket Lakeview sent! Thank you once again for building this wonderful community.

Like builder very much for quality of work and design of layout. Spoke to Nataly she was very patient with us we are very picky family. Met her waiting in line for queensville release only builder rep to take the time with us. Sales people very good too. Wanted to book lot then but sold out will like to book the Katherine model in new release this weekend.

I recently went to the Lakesview decor office to choose my interiors. I had a great experience with Mandy Samarzija the interior design consultant at the decor office. She truly helped us with our selections through the options we had patiently. She worked around our needs and what was best for us with the budget we had in mind. When we missed finding better options with same the price range, she actually took time to bring those options to our attention. She is very detail oriented and very sweet to work with. One more thing that I really appreciate about her is that she is very quick getting back to me. I always received her reply to my questions within an hour. That is something you don't see everywhere!

8-9 year old homes in Shelburne are all needing new roofs becasue wrong shingles were used. Of course this shows up after warranty period. Every wind storm residents are scrambling to get roofs repaired becasue shingles blew off.Due to height of the homes they needed to use heavier shingles but they went the cheap route and now all the homes in the subdivison have a choice, purchase a new roof or continue to patch after every wind storm. This isnt one persons opinion. If youre thinking of purchasing a Lakeview home, go to Shelburne Lake view sub division and see for yourself, look at all the roofs and you will see all the patch work done on the roofs. This happens after every wind storm!!!

We have purchased 2 homes from Lakeview QV site. Our experience both times have been exceptionally well. Working with the sales staff to design center and back office was effortless. The are detail oriented and make sure you receive full attention and care when needed. Site supers are also a pleasure to deal with.

I purchased a Lakeview Home at Glenway Newmarket. From the sales team to the final closing, the staff at Lakeview was very professional and friendly, they have promptly answered all of my questions and addressed any concerns that I had. Lakeview built my house with quality material and workmanship. I especially loved the options for the finishes that were available at the decor centre. I will definitely consider buying a new build home from Lakeview in the future.

We bought our first home with Lakeview and we are beyond happy with the customer service and quality of home we received! You can always tell the difference between a lake view home and other homes in the development. The exterior of the home itself is phenomenal compared to other builders. Managed all of our upgrades and walked us through every step.
