    This amazing green codon is right next to the codon I live at. It has the shape of the bamboo shoot which is very different from most of the codons here in Toronto. I never lived there before so I can't common on that, but I love unique design of this building. Recently there have been a lot of retails store opened underneath this building which is quite interesting, need to check them out sometimes

    I used to live here about a year. Nice building with great amenities. My suite was facing south directly facing CN tower and it was such a great view. Although it is close to HWY 401 and Yonge Street, it wasn't that bad. Pretty quite area. Nice concierge as I was always love to have conversation with them with cup of coffee from Tim next door. it was great memories

    Condo damaged by water. 9bogert Flooded from 42 to 25th floor but management keeps tossing coverage responsibility to each insurance company of the residents. Also heard that 11bogert had the same issue. Will be avoiding this builder from now on.

    Beautiful building. My friend lives there, is super clean, and has lots of shops at the bottom. Liquor store grocery store. Variety of bubble tea shops. Pearls dry cleaners are such a beautiful person, and her work is excellent . Multicultural food court from west India. India food. Middle Eastern food Chinese Korean also

    5 Stars for the great location: Food Basic and LCBO inside the building; direct access to TTC. -4 stars for building quality. A flooding happened in 2021 affecting 300 units in 9 Bogert and another flooding today (Jan 15, 2022) affecting many units in 5th-14th floors in 11 Bogert. For a 6-7 year old building that has issues with both towers, this is definitely a sign of low quality. Accessibility is also an issue: there’s no auto door in residential parking to enter the building. Edit 1: Another small water leak on 11th floor in 9 bogert on Oct 30th, 2022. Edit 2: water leak on retail level on Nov 8th, 2022 Regarding the fire alarm issues others mentioned, I think it’s because some random people smoking in P1 and P2 which are commercial parking but it still trigger the fire alarm for residential. Edit: The garbage chute was broken (not jammed) 2 times within one year, and it took them months to repair (the current repair has been more than 3 months and still ongoing). Although they were resulted from some uneducated residents throwing big items into the chute, I still think the garbage chute may be too easy to break, (which, I guess, might be a sign of low quality material used). After all, such incidents (throwing oversized items) happen every now and then, but the last building where I lived for more than 5 years didn’t have any huge repair needed, though garbage chute blockage happened quite frequently. After two flooding incidents, the building’s chiller in 9 bogert was also broken in late June, which resulted in no a/c for about 2 weeks. This is another signs of poor quality for a 6-7 year old building. The building’s maintenance fee has already been a lot higher than other building around. I would only expect it to be higher. The building has been trying to lower cost by cancelling/reducing a lot of service. They also asked every owner to increase insurance coverage as they have to increase deductible to lower buildings insurance cost.

    I have lived in this building for 3 years now and if I could give it zero stars I would. For all perspective buyers out there, don't get tempted by the nice buildings and make sure the management company is good. The fire alarm goes off at least a couple times a month like all the other reviews have mentioned but that's just the least of worries. They turn on the heating in the building really late into October which at that point I was freezing inside my unit. I emailed management to complain and they did nothing about it. Recently I came home late at night to find someone else's car parked in my parking spot. I went to report it to the front desk and they did nothing about it. They made some excuse about it being my own private property so I had to call parking enforcement myself since they were not responsible. I was absolutely shocked as condo fees are astronomical and yet they just take my money and do nothing. Not to mention how absurd it was that they continued taking the money and yet all the amenities (gym and pool) have been closed since March 2020. My neighbour actually asked once when they were going to open the gyms back up as Toronto allowed gyms to be open during summer of 2020 and they said they don't do it unless enough people complain about it.

    Do not eat here is you have to use the restroom. 1 stall bathroom for over 60 seats which is unlawful. I have reported this situation to Toronto public health.

    I lived in this building for one year and a half. Nice facilities as the gym and the pool. Direct access to subway. These are the only good things about this building. Management is the worst possible, including the concierges that are rude and not well prepared, with the exception of the superintendent that seems to carry all the load. Management office is useless and barely knows what's going on in the building. No visitor parking. Lot of empty units and people moving in and out all the time. OMG and don't get me started on the fire alarm. It sounds almost every day. One night it sounded three times. This is probably one of the reasons why the maintenance fees are so high (have to pay the fire department for every false alarm). Lots of teenagers living the building, very noisy.

    not a resident of these buildings but based on my experience with its commercial part its not very well maintained or managed 1. it took a few months for them to fix one entrance door to the food court. 2. the food court is always super filthy. maybe you could blame the customers but tonight i was there with my spouse and saw a janitor there collecting garbage. we found the tables super dirty with food grease so we asked if he could clean one of them for us. to our surprise he said 'okay maybe later'

    I just moved out from here with my girlfriend and lived here for a year. Pros are: nice area, great amenities (small pool, gym, rental units, underground access to the 1 subway line, modern units & look of the building), a stone's throw away from the 401, security is great in my opinion, elevators were OK despite some reviews I've seen here- I never had problems with elevators here compared to serious outages that I've experienced in the past renting elsewhere. HOWEVER, CONS: There is a serious issue with the fire alarm system in this building. Sometime in December of 2017 I was driving back from Montreal late at night, my girlfriend and I were up for hours on a weeknight because the fire alarm wouldn't stop until 6am. The fire department had to come back several times that night and couldn't fix the issue. They had to call the installing contractor to come in at 6am. Pretty sure no one in the building slept that night. The property management company sent out an email the next day apologizing but that was it. This wasn't an isolated incident as the fire alarm would go off at least twice a week the whole year we were living there due to kids playing or people smoking in units or issues with the system, whatever. Another big con: Some of the staff is quite rude & very unhelpful I agree. Specifically the cleaning staff, there was one guy with braces that was just brutal. It was about 50/50. The lady working day shift that became new manager in 2018 was always helpful though as well as the previous manager. Last con: The way they organize the packages that arrive is ridiculous. It would take sometimes ten minutes or more for them to find a package that was delivered or they would just tell you they didn't have it. I would have to re-order items sometimes claiming them as lost in the mail. Very frustrating.

    It’s very important to check if there is any construction before you move in to an apartment building, this building is located infront of a place where construction is constantly being done starting sometimes from 5:00am. The sound is so loud it will wake you up in a matter or seconds and will ruin with your sleep. Unfortunately you feel a little powerless since there’s not much you can do about it, but this takes away all the good things about the location because I think peace of sleep is the one thing we need to have peace of mind. So unfortunately this building deserves a one star, please look into the noise before deciding to live somewhere , it can really be destructive!

    Can't speak about the condo living conditions but I can talk about the retail units here. Way too many turnover despite there being decent places like Comebuy Bubble Tea and a good food court (there's Allwyns Carribbean food here!). Parking for visitors is quite convenient and the Food Basics and LCBO are good additions. I can't imagine the constant rotating tenants in the main floor look good for business though.

    Please clean up the fecal matter outside of the building in front of the Tim Hortons. This is unsafe, unsanitary, and has been unattended to for over a week. You have a phone number listed to thus building, but it is not in service. Do better.

    Don't rent here. Don't buy here. Fire alarm goes off at least once a week, maybe more frequently. If you care about your mental health, stay away. Not sure if it's people randomly smoking in the parking garage, restaurants setting their kitchens on fire, or tenants getting bored and pulling the fire alarms. I'm writing this as the fire alarm is currently going off due to an "incident on the parking level". Also people illegally park on the sidewalks and crosswalks all around the building and there's a massive construction site next door. And for some reason there’s mould growing inside my toothbrush now.

    The LCBO and Food Basics at this condo has a good selection of products and very convenient for commuters who want to pick up something last minute on the go. Will come back again to check out the sales.

    The worst management team in the world, they did nothing and charge incredible high maintenance fee every month. The worst living experience also, 14 times fire alarm in 4 months. All the things here sucks.
