    Unfortunately for me, I just renewed my lease before the building management removed a perfectly functional and convenient Amazon Hub in the lobby and switched to the third-party Fetch. Kiss goodbye any benefit to on-time delivery, 2-day shipping through Prime, or surprise packages from loved ones sent to your normal street address - your packages will be returned to sender without so much as a courtesy email or attempted delivery. Fetch is an unnecessary middle-man with a long track record of poor customer service, lost packages, and no accountability. Google is your friend here. Iā€™ll add that I recently overheard on a tour that mgmt is charging a fee for Fetch. Current residents do not pay for this service. Get your packages late and pay extra for the privilege? Might be something worth asking about. Aside from that major inconvenience, the area is not very safe including a number of car break-ins, and a recent homicide. You should also expect to pay a ludicrous monthly fee for "communal utilities", more than triple what your own power bill is normally. Don't forget the fee for mandatory valet trash service which left the recently-replaced carpet hallways with stains and smells that you wouldn't believe. Ask to walk through a stairwell on your tour if you'd like to smell the leavings of every pet in the building. Add a fee for covered parking in the inconvenient deck that's half-closed for months of construction. Admin staff in the office is a revolving door, so don't expect any continuity when dealing with long-term issues. And expect your rent to be jacked up 12% or more each year but don't look for any added value for your money. Look elsewhere! Preferably any place not managed by Greystar. You might actually get a staff that listens to a word their residents have to say. Now, cue a canned corporate response below about "always looking for opportunities to improve" and "valuing honest feedback". As of May ā€˜22, they have partnered with Wyattā€™s Towing for parking enforcement, really? Denverā€™s least reputable and most maligned company? Itā€™s as if the building managementā€™s mission is to provide the worst service possible. Better keep a few hundred in cash to pay Wyattā€™s ransom when they inevitably tow your car for some bogus reason.

    After 2 years, 3-star very fair rating. Average building/offerings for the more premium price point. About 4-5 cars were broken into this week in the garage. Cameras are disconnected and have not seen security rolling around the garage at night anymore. Fairly solid resident community at the moment though!

    An ABSURDLY terrible management company. The people who manage this complex are completely incompetent, you will never get help for any of your issues. Ongoing issues include: -Constant power outages. I lived here for 3 years and lost power over 15 times, often for long periods of time. I had to file a claim with my renterā€™s insurance for food that had gone bad. -TrashValet never picks up when theyā€™re supposed to, so the hallways reek of trash constantly. You pay for trash pickup 5 days a week, and youā€™re lucky to get it picked up once a week. After contacting the office multiple times about this, I was never given a resolution and just gave up. -Fetch Packages is required for all resident package delivery, and they are a completely inept. Constantly lost packages and delivered them to the wrong building. I lost at least 10 packages over the 3 years I lived there. Fetch is the worst! -Took 90 days to receive a tiny portion of my deposit back. When I called to check on the status, I was told they donā€™t have access to any information about the deposit. -Tons of fees for random charges like ā€œcommon area utilitiesā€ issued from a third party company. You have to review these with a fine tooth comb to make sure youā€™re not being overcharged. I was charged for months for their renterā€™s insurance even though I had provided the office my proof of insurance right away when they requested it. They just try to charge you anywhere they can. Read the other reviews and see the consistent issues with this place that other people have spoken about. Save yourself the massive headache and avoid this place at all costs!!

    Absolutely horrific management of this office. If you expect to need ANYTHING outside of living here, you will be disappointed. They charge you for every tiny detail - including trash, trash pickup at your door, shared spaces, parking, even to get any packages delivered to the building. They also will make you go and pickup your packages if you are not home, because they didn't think about the fact that they may need package storage space and will not let packages be delivered into the mail room or office. Do NOT let them coax you into signing a lease - which they will give you a deal for a short amount of time to sign quickly, then will not hold up their end of the bargain. Unfortunate too, because the location is great, the maintenance team is great, but the leasing company/staff/etc. will ruin your experience.

    My experience at Regatta Sloan's Lake turned for the worst as soon as Greystar took over Alliance Residential. Here are several reasons why my experiences here were dreadful: The management team was condescending and rude. They overcharged me multiple times during and after move-out. Thankfully, I was able to successfully dispute every charge they "mistakenly" added. I can't believe how negligent and unapologetic they were for any of this. In addition (I'm sure current residents can relate to this): Fetch sucks, treadmills are always down, hallways smell, garage is unsafe, and there are lots of hidden fees. Contrary to the poor experiences I stated above, the only thing that made this place bearable was the maintenance team. Greystar, you're welcome for the feedback and I won't be calling your office because I know nothing will get done.

    Zero stars if tey gave me the option! My car was broken into twice that I know about! The walls and floors are so thin you will get complaints no matter what! Even when you're not home! I was displaced by a fire and within the first few weeks here they had a kitchen fire which they denied! The 4 fire trucks and the power being off for 36hrs says otherwise! No they didn't care about my lost food either! I've even had the police to my door at 5pm due to horrible neighbors below me! First time a Cop has apologized to me for anything! For a place that cost between 3000$ and 4000$ a month rent you will get more privacy and quiet time in jail! Long story short! I was displaced by a fire! I was supposed to stay here for a year until my house is fixed! This place is so horrible that I'm in the process of moving to my car in the back yard of my destroyed house! 6 months in my car through the hottest and coldest days in Colorado isn't nearly as bad as living at Regatta sloans lake apartments!     I lived at Regatta for a year. Decided to move out after the rent increased to over $2k a month for a one bedroom. Decided to move two miles west into Lakewood for $300 less a month. So hereā€™s the rub: Pros: location is very good. Walking distance to a few bars, restaurants and a couple of breweries. And of course the lake is one block away. Thereā€™s usually okay enough street parking too in the area. Thereā€™s usually a lot of stuff happening in this area as well. Cons: it just feels old. The inside has a college dorm/frat house feel to it. After scouting other apartment complexes, there are a bunch that are cleaner and more modern looking. The valet garbage situation. A lot of people will continue to leave their garbage out on Fridays knowing it wonā€™t be picked up til Sunday. The hallways smell like garbage way too often. The parking garage isnā€™t convenient to most of the apartments. Itā€™s a bit of a walk. The stairwells always smell like dog pee. The neighborhood is always loud. Especially if you have a unit on Raleigh. The pool is like MTV beach house on the weekends. The gym is never kept at a proper temperature. I shouldnt be working out when the gym is at 75 degrees. Their technology is extremely outdated. If you want to enter the building with aQRcode. When I left only one of the scan devices was working. Regatta charges tenants for Fetch. Deliveries constantly do not make it past the mailroom. When I left I received a bill with a balance over $400. Sure if you want to charge me for a cleaning fee and a carpet clean, thatā€™s fine. However I was charged with two separate early termination fees. I gave the proper 60 day notice. I was also charged for $200 In outstanding utilities without any explanation. My advice: if location is important to you then this place is great. If youā€™re looking to save some money and live in a more cleaner, modern complex please shop around.

    Regatta? more like Re-gatta get outta here. There is so much to be said about how poorly this apartment complex is run and managed. I lived here for 2 years, and to echo some of my fellow reviewers, this place is just not worth it. Expect a ton of hidden costs. Common utility fees are guaranteed to jack up your monthly rent. Trash valet is average at best. Fetch (as youā€™ve probably read from other reviews) is the biggest time and money waster, and management is not interested in your feedback nor will they ā€œrefine their efforts.ā€ Not to mention, Greystar will absolutely try and rip you off when you move out, with a variety of questionable and inconsistent reasons. Donā€™t bank on getting your security deposit back, and donā€™t be surprised if they follow-up with additional charges. Management is incredibly rude and patronizing. Contradiction is a common theme when interacting with the leasing office people. If youā€™ve ever had to deal with lost or stolen packages, you probably know what Iā€™m talking about.

    I am on my second lease at Regatta and have had a positive experience thus far. Maintenance has been quick and efficient when responding to issues, front office staff has been extremely helpful to me (both pre and post management switch), no issue with amenities, etc. There are a few charges that I donā€™t utilize often (Fetch, Valet Trash, etc.) but thatā€™s what you get at a big apartment complex in Denver. The walk score is great (light rail, restaurants, sloanā€™s lake). Iā€™d recommend this complex if youā€™re looking in the area.

    FYI for all people looking to live at the Regatta Sloan's Lake apartments. There is mandatory $25 a month trash service, and they pick it up outside your front door, however, that is the catch. They are ALWAYS late on picking up the trash, and the hallways absolutely stink on the western building for sure, and most likely on the main building as well. IF your looking, I would walk the hallways first and smell for your self. I am not one to leave negative reviews, but that needs to be fixed ASAP. Actually disgusting.

    While I typically refrain from providing reviews, my role as a small business owner most of my adult life makes me aware of their potential impact. Nevertheless, I find it necessary to express my concerns about the new management at this apartment complex. Living on the 5th floor without the main elevator operational for an extended period has been challenging, particularly as we must daily carry our 20-year-old blind dog up and down the stairs. Navigating the entire complex to reach the only functional elevator has exposed us to alarming situations, including a fire inside it, as well as homeless individuals engaging in inappropriate activities. The living conditions are subpar, and it's surprising that legal action hasn't been taken against the management. Despite paying for trash service, its irregularity and persistent unpleasant odor in the hallways are notable issues. Additionally, the lack of security in the garage has led to my car being broken into three times. The combination of expensive parking and a perpetually non-functional gate, which has been driven through multiple times, emphasizes the urgent need for enhanced security measures. It's evident that the personnel here are doing the bare minimum, seemingly motivated solely by the desire to collect a paycheck. Witnessing such inadequate management and a lack of commitment to resident well-being is disheartening.

    I had a really bad experience living here, mainly due to the move out process. Maintenance team was great and quick to fix things in my unit, but management was rude and condescending to work with. I wouldnā€™t recommend living here. Only plus is the location but even then, the area can be sketchy. Also - the fetch service for packages is the WORST.

    If youā€™re looking for a good time this is your place. By good time I mean smoking rocks or sniffing paint with the homeless in your stairwell since the elevators havenā€™t worked in months and the complex could care less about your safety. All the recent reviews are dead on so need I say more. In all seriousness this is the worst living experience Iā€™ve had and in Denver. Definitely avoid.

    The management and customer service is incredibly poor. You will automatically be charged for 3x worth of utilities (this will be more than the $200 deposit worth, so don't think you're getting any of the deposit back). Make sure if you are not renewing you do not miss the 60 day mark no matter what. The only date given on the renewal rates email is for the "great rates!" and I don't want anyone else to have to pay more than they should. I'm now paying an extra $800 due to misinformation/poorly written email. Hope this helps someone else!

    It is a bummer that I have to leave this review because I do like the location, my unit, and the amenities. My packages get stolen and I see other residents packages get rummaged through in the mailroom. The staff however is horrible! I have sent 3 emails expressing safety concerns and have not gotten a response to any. The ā€œsecurityā€ that works from 6 pm- 6 am is useless because every morning I find homeless people in the stairwell or on the common areas couch. Today I found 4 homeless people in the building and they were smoking only god knows what. It has been 3 days in a row that I have found homeless people in this building. The building is not secure and the doors donā€™t latch well. The parking garage is also not secure, so I am not sure why we are being charged for it. The arm bar for the garage has been broken all of my 3 months here. The elevator has been broken the majority of the time here as well, forcing us to take the stairs. However, the stairs are full of homeless people. I do not feel safe here and the lease says they are not ā€œobligated or liableā€ to keep their residents safe. Makes no sense to me! Also they make you pay for valet trash, which rarely comes on time. If you have the ability to live elsewhere then I would recommend doing so. Once again, itā€™s unfortunate because thereā€™s potential for this place, but itā€™s just so poorly ran.

    My girlfriend and I had a positive experience staying at this complex. We enjoyed the area in addition to what the complex had to offer. We worked with Arlena during the move in process and her along with others certainly made the experience at Regatta a better one.

    Let me be clear, the management is great at Greystar. The maintenance team is phenomenal. It's the building owners that ultimately control decisions. Fetch is ruining package delivery. Who wants to include another stop on the way to getting your package? Literally nobody, and yet this was the concept the building owners thought was a good idea. Why in gods name in 2022 did they think delaying peoples packages was a good idea? Nobody wants to involve more people in the process. Less steps = better delivery. It's not rocket science. I will gladly update my review when the owners decide to end their relationship with Fetch. In the meantime, I will continue to be livid on a daily basis. I wonder just how bad it will get before it gets better? 90% occupancy, 85%, 70%. Yeah, don't listen to the residents and just bully your management company into complying with your idiotic plan... I've met small children who can grasp this concept... Edit: I reached out to the office management and Arlena assured me that they are not forcing UPS to take the packages to Fetch. So it turns out it's a problem with lazy UPS drivers conspiring with Fetch to avoid doing their jobs. I have updated my review to 5 stars because management moved with laser efficiency to address this issue with me. As long as I am not being forced to use Fetch then I am very happy with this property.

    Very close to Colfax. Complex requires that you pay for valet trash and package delivery service which both operate at 50%. Amenities are nice but if you are a single person renting, be aware of the inflated rates and be cautious of the surroundings.

    After having a terrible experience with another Greystar property, I started looking for a new apartment. I came across Regatta, called in and talked to the lovely Henry about what I was looking for. I even booked a tour right then and there. 15 minutes later I showed up and saw that Nicole (the manager was wearing a Greystar jacket). My heart dropped. BUT Henry and Nicole were so kind and welcoming that I had to give Regatta a chance. Henry gave me the most detailed tour and he even kept my dog in mind when we walked through certain areas. And when I FaceTimed my mommy to show her, he offered to answer any questions that sbe might have especially in regards to safety. She loved him! A few residents came through and they greeted them happily. The residents seemed so pleased to interact with them. I ended up choosing Regatta and started to apply but came across a hiccup. I called to let them know and they did so much troubleshooting to make sure I didnā€™t miss out on the unit. I had to come back to the property, and do a paper application (I volunteered). They ran it through right there and I was approved. They made sure everything was in place and signed while I was there, so I knew I had a home come August!

    Apparently if you use the loading dock and leave your car unattended for a few minutes the new management company puts these virtually permanent stickers on your car that canā€™t be peeled off without using a razor blade. I guess 3k a month doesnā€™t buy you the common courtesy to not deface someoneā€™s personal property. 0/10

    I love living at the Regatta! The location is amazing, steps away from Sloanā€™s Lake, and thereā€™s an awesome farmerā€™s market in the summertime! The property management and maintenance teams here are top notch. Everyone in the office is super friendly, always say hi and ask me how Iā€™m doing when I see them in the hallways. Maintenance requests are always resolved extremely fast. Amenity spaces are beautiful and kept that way, and allow for me to meet and make friends with so many of my neighbors since moving in. PM team is on top of any resident requests that arise. I love living here, I had lived in Colorado for over a year before I moved to Regatta, and once I moved in I finally felt like Denver is my home. Canā€™t say enough about how positive a living experience Regatta at Sloanā€™s Lake has been, and major props to the PM and maintenance teams for making it feel that way!

    This place is a disaster. I have now lived here through 2 leases and the new management that took over a month ago called Asset Living Management has been an absolute joke. They require you to pay for fetch and valet trash and neither of them hold up their end of the bargain. The trash is always in the hallways and fetch never delivers half the time. Along with the nickel and diming of their required ā€œprogramsā€ their maintenance process leaves you feeling unsafe due to there being no warning before they enter your apartment. When you address management about these problems they ignore you and do not try to resolve the issues which is ironic for a ā€œluxuryā€ apartment complex. Do not sign a lease here if you can afford anywhere else. There is no concern about your well being or safety when it comes to Asset Living Management. I would avoid any apartment under this management.

    Decent place to live if you donā€™t mind your neighbors consisting of homeless people in the stairwells smoking crack. Definitely would not live here if I had a family and donā€™t feel the most safe as a female. Multiple people including myself have complained to the front desk in person and have written emails which we donā€™t get a response to. The lease says they arenā€™t obligated to provide any secure doors or security in general to keep the residents safe. Communal areas are shared with the homeless as well, otherwise they could be nice to use. Garage isnā€™t secure, itā€™s $50 or $100 a month, but doesnā€™t make a difference when the arm bar has been broken for months. Elevator has also been broken for months. Not a big deal, but not enjoyable to use the stairs when the homeless are posted in there 24/7. They also steal packages so sign up for fetch.

    If I was a homeless person or a car thief I would give it 5 stars. The apartment itself is nice. It does have solid amenities. Maintenance is very responsive. However if you live in the west building you will have homeless people sleeping in your stairwell and you will never see security walking around. The idea that anyone get anywhere in the west building is discomforting. Car break ins happen as the parking garage is unmonitored and the arm that is supposed to protect other cars from entering is broken more than fixed.

    I have lived in many places. Multiple college dorms, hotels, and houses across the country from PA to AZ. This is BY FAR the worst apartment and management complex I have lived in. I have been an active resident since July 2023. Since then, I have had my car broken into while parked in their garage. They broke 2 of my glass windows and stole 2 backpacks and a ski jacket, with items totaling between $800-$900. After that 5 more cars were broken into. Secondly, there has been a huge water leak in my apartment. I called them to report it and they just patched the drywall. Then, the leak occurred again. They came to come to fix the issues, as it was causing the apartment below me to flood, but I don't think they did anything. Now, I have had a hole in my bathroom ceiling for like 4 weeks. Finally, I had 2 packages delivered to my mailbox. They were delivered on Saturday Morning. I went Sunday night to get them and they weren't there. After confronting the front desk about it, they were incredibly unempathetic claiming packages aren't their responsibility. They were STOLEN!!!!!!!!!!!!! No reaction from management on the issue of my car getting broken into, from my apartment being flooded, the hole in my ceiling or my package getting stolen. 0/10 do not live here at any cost, especially 1700$/month
