    To get the full context of this review, we recently stayed here, as a local quick get away. I understand market conditions, but we spent near $700 for one night. I have absolutely no issues with spending that amount money for one day/night, but the service, the accommodations, and the lack of amenities does not make this price point worth it by a long shot. First, the air conditioner in our room did not work sufficiently, and was very loud and made it difficult to sleep. When the purpose of the getaway is to ensure a night away that is restful, that is a low bar to hit. Second, there is absolutely no room service, and in fact, when we called, they seemed confused by the request. No coffee maker or snacks in the room either. Again, not a huge deal, but for $700 I figured it would be a bit different. So, to put it succinctly, there are several other options of hotels in the area with comparable, if not better, accommodations and service, for significantly less. I completely understand the desire to experience the pool and the local area, but at that price point, was certainly not worth it.

    My husband and I stayed here for 3 nights as a vacation before our first baby arrives and it was perfect! The whole vibe of the hotel was spot on for staying somewhere just a little more special than a regular hotel. The rooms were spacious and big bathroom shower area. We loved our little balcony to relax for breakfast. We have stayed at Kimpton hotels in the past and this one was another great stay. Staff was very friendly and I love the texting option if you need anything! The outdoor pool was phenomenal, it was busy but we knew it would be. Food, drinks and DJ were great. I would say I wasn’t expecting as many children as there was there. Know going in there aren’t many parking options around the hotel (maybe a parking ramp a few blocks down). But you will need to valet your car, which we happily did. We went to The Committee Chophouse, the Cottonwood Room & the coffee/breakfast cafe , all were fantastic! Thanks for making this a great and relaxing stay for these parents to be!

    I had a rather mixed experience at this hotel. It wasn't the best I've stayed at, but certainly not the worst either. The check-in process was a bit disorganized, and I was promised a gift bag for a wedding I attended, which I never received. Additionally, I had to make two requests for a crib that should have been set up initially. Regarding the staff, they were just okay. They didn't exactly go out of their way to be friendly or welcoming, but they did their job adequately. On a positive note, the beds were comfortable, and the hotel was relatively quiet, which helped me get a decent night's sleep. Considering the price I paid, if I were to visit the area again, I'd likely explore other accommodation options.

    This hotel is AMAZING. What makes it amazing is the staff! Joey in the bar is phenomenal. Such a great craft cocktail bartender, friendly, informative, and warm. We had such a great experience from sitting at the bar, to getting wine to bring to our room. The front desk staff is amazing, all of them, Sara, Erin, Allie, Chris and Sanaour. They made us feel like we were VIP guests. The pool is amazing, one small ding is the seemingly arrogant pool manager that could use a bit of coaching to bring up his guest skills. I had a suggestion that seemed "blown off" as if I were a nuisance. Overall, SUPER AMAZING hotel. We frequent Kimpton and this one was remarkable. Thank you for making us fall in love with Omaha!!

    We have stayed at the Cottonwood multiple times since they opened. We were excited to have a destination/stay-cation hotel in Omaha. Top notch food at the Committee Room and top notch drinks at any bar in the hotel. In addition the facility is fantastic. However, the most wonderful part of each experience is the customer service. From the front desk to house keeping - phenomenal This last weekend was a disappointment.. The facility is starting to show some wear. The trim was starting to come loose in multiple areas of the room and a few small other details. Not anything huge, but it’s already starting to show some significant wear after 2 years. It happens at every facility but the real disappointment was the staff. We have been blown away in the past by the staff’s thoughtfulness and attention to detail. This time between the pool staff and front desk was indifference. Valet was good and we tipped accordingly. If the GM reads this - we understand trying to staff a hotel right now has to be a huge challenge. We get it, but it’s the treatment after the stay that is alarming. My partner left a dress hanging in the closet. We noticed as soon as we got home and called. Two days later we have called multiple times and talked to the front desk. We have had to do all the calling and get no call backs. We get it, it’s on us - we left the dress. However in the past the customer service would’ve been so good and responsive. This time around it it feels like no one even cares. I get that mentality at a Hampton Inn or something like that. However not at a price point like the Cottenwood. after us doing all of the calling, nobody can find the dress. Maybe some other patron took it, who knows stuff happens. My partner ordered another dress, but we sure would like some interaction from the hotel and the staff to have the same kind of enthusiasm we love and kept us coming back.

    The Kimpton Cottonwood Hotel is a treasure. I took my mom there for her 95th birthday staycation and I can’t say enough good things about the hotel, the valet service, the room (with a balcony), the pool, The Committee Chop and the to-die-for Reuben sandwich from the Orleans Room. The overall cleanliness (within all aspects of the facility) was most impressive. We were treated like queens during our stay and didn’t want to depart. Thank you to the entire staff for making her birthday so special. Even when calling the front desk upon check out, I was greeted by a gentleman who asked…”how was the birthday?” Perfection to the last minute of our stay. *Chef’s Kiss*

    My second time staying here. We came back because my kids love the pool, even at the beginning of the day the water was cloudy & murky. Valet service was poor, my car was broken into. No where do they inform you that valet takes your car to a nearby public paid lot. Both the valet person who brought me my car with a busted out window & the Omaha PD told me that this lot in particular has had allot of recent break in’s & car thefts. Of course no one wants to take fault but as a customer I have zero assurances that the valet company is not sharing information on which cars are in their lots to potentially steal or break into. The hotel did nothing to acknowledge this happened at their establishment. The PD also acknowledged that they feel it’s potentially tied to the Valet company as well. I cannot get anyone from the hotel or the valet company to respond to my messages. I’d strongly re-consider staying here from the sheer amount of headaches I am left to deal with not to mention having to drive back home in 100 degree heat several hours with three kids in the car & a busted out window. I already cancelled our stay here we had planned for the end of the month.

    I stayed here with my husband and very large sheepdog! The interior was really beautiful and so much fun to explore! The rooms are like normal hotel rooms but with much more beautiful design and they come with a great yoga mat and plenty of space to hang up your clothes. Everyone was really sweet about my dog even though he's kind of a hot mess in public. I really just enjoyed going around to the different spaces-- even the public restrooms are worth a walk through! It filled our short weekend stay with lots of cute surprises. It was also super close to everywhere we wanted to go. It's 10 minutes from the Old Market which is always fun to visit and the valet was great and quick about getting our car out for day trips. It is a hotel that really went out of it's way to add some character to what most hotels ignore. The bathroom is gorgeous. Actually the tiling all over the hotel was really a highlight. I love interior design and each space has a really unique feel. If you want some extra space you should upgrade rooms, but that goes without saying! Loved the shower, bed was comfortable, and the big windows fill the space with natural light. Would recommend!

    Initially I thought I would go with 2 stars, but in light of recent correspondence, am downgrading to 1 star. My wife and I stayed here on 1/28/23. We arrived in the late evening and, once we had settled in, got ready for bed. At this point we noticed some blood stains on the sheet near the pillows. Not what you want to see but I understand that the hotel is hosting hundreds of guests and things like this may happen. I called down to the front desk assistant who was very apologetic, and said she could give us free breakfast in the morning. Unfortunately, our schedule didn't allow for this, so we ultimately ended up with no amendment to the situation, other than the pleasure of making our own beds that evening and leaving the blood stained sheets on the floor of our room for the night. It would have been nice if the hotel had made more of an effort - whether that be covering the valet parking charge, changing our rooms for the evening (we only stayed one night), or something else we could actually use. After our stay, for the first time ever, I completed a hotel satisfaction survey and laid out exactly what this review says. At the end, I was asked if someone from the hotel could reach out to me to make it right. I selected yes, knowing I would have been happy for a genuine apology. Instead, I just got an automated message - this is what pushed me from a 2 star to a 1 star. hey, at least the building is beautiful.

    Time of year was New Years weekend 12/31/2023. We were in town for a wedding. We are giving 3 stars for the rooms because the pillows suck! They are too soft. A 5 star hotel would offer one firm pillow and one soft pillow. Now for the 5 star reasons…… The folks at the front desk are friendly, quick, and efficient. Complimentary “Gourmet” coffee offerings in the morning. The girls in the coffee shop are very friendly and act as an unofficial concierge with plenty of recommendations in the area. I wish I could name all of the valet folks aside from CJ and Maria, but management knows who they are. They all busted their butts this New Years weekend, and we were thoroughly impressed with how quickly they could get us in and out. We will certainly return to this hotel the next time we are in town.

    I’m traveling to the Omaha airport with my wife and two small children and the hotel has been nothing short of amazing! Check in was super smooth, the room was clean, beds are comfy, and the bathroom looked amazing! Check out was easy and the valet staff is great to work with. We headed to the airport early in the morning but we missed our flight being a tad too late, so we called the hotel back and we were able to get our room back AND got our late checkout request approved no questions asked! I’ll never forget this experience here at the Cottonwood! Thank you to Sara, Michael, and all the rest of the staff at the front desk that we might have missed!

    My partner and I are in our 40’s with no kids and a mini golden doodle. We were so happy to be able to bring our little guy with us. The hotel is stylish, clean and comfortable. The staff were friendly and Joey, the Orleans Room Restaurant Manager, made our stay. I will say the only downside was the timing of our stay. It was Memorial Day weekend and the beautiful pool and outdoor area was overly crowded with kids. Which I’m sure families would consider a plus. The bartenders in the Orleans Room were also friendly and knowledgeable.

    No complaints about the rooms, the downstairs bar is really really cool with a tree in it. Drinks were really tasty, could of used 1 more bar tender to speed up drinks. Pool area is fantastic, just can be a little crowded on nice days.

    We enjoyed our one night getaway at the Cottonwood to celebrate our anniversary! The rooms were spacious, very quiet and even had a yoga mat in the closet (something I always wished hotels had available). It was a bit more busy because of the Labor Day/wedding happening that day, and I had to wait until 8pm for the pool to clear out, but still enjoyed my swim! Breakfast was delicious, even if we had to wait a bit longer for the meal. If you come on Sunday or holiday, you can save $ by parking at one of the meters not very far from the hotel, and there are also many restaurants, bars and an ice cream shop about 5 minutes walk in the Midtown Crossing.

    Rooms are just old looking and very dark with low ceilings....no real charm. Got here at 9:30pm on a Monday night and not a bit of food at this hotel. Not even basic pre-packaged cheese plates or salads or sandwiches. Would NEVER choose to stay here again. Staff was super nice and kind so no complaints there.

    The rooms were so swanky and cute. My only complaint at all is the overpowering smell of white tea and fig or something to that affect. It's a bit strong but not through the whole place, just the front lobby. There is an adorable courtyard if you're looking for a place to just sit and hang out or take cute photos. I ate in the bar area near the front desk. I ordered steak frites...its probably the best steak I've ever eaten. Overall, this place is awesome. Great place for a couples getaway.

    ****TO ANYONE CONSIDERING GETTING MARRIED HERE: We had our wedding here in May. There are certainly nice things to say about the experience, but I'm not going to list any - mostly because I don't want to write their generic rebuttal for them (as in "we're sorry _____ didn't live up to your expectations, but we're glad you enjoyed the ____."). That's the standard manager response you see to all their latest bad reviews, and it's especially annoying because Cottonwood definitely does not care about your experience. The brochure is deliberately misleading in terms of estimated costs. More than half our guests were out of state, but still they talked us down on room blocks and more of our guests had to pay their already inflated standard price. They extended our cocktail hour by 30 minutes at the expense of our reception, and even though the hourly price here is ~$4000 their make-up to us was a "champagne toast" (~$300?). We brought in outside dessert at the end and leftovers were taken home by staff without our permission, no apology offered after. 8th floor suite given to the other Saturday wedding even though we rented the 8th floor ballroom. Cottonwood doesn't care because they don't have to, if you are looking for a better experience and less price gouging there are plenty of other options for weddings in Omaha.

    This is an amazing hotel! The historic attributes are everywhere and beautiful! I got a couple drinks at the lobby bar but I’ll definitely be back for the main bar and restaurant! The two cocktails I had were delicious and everyone I interacted with was polite and were very pleasant!

    I was disappointed with my room considering the price we paid. We booked a King room with a balcony overlooking the pool area. The room itself was quite nice and in good condition, but for $450 I'd expect something bigger than my bedroom at home, this was significantly smaller than my home bedroom and I don't live in a mansion by any means. Seriously I've had bigger (and nicer) rooms at a Holiday Inn or Hilton hotel, not to mention those places would provide coffee machines in the rooms, easily accessible ice machines, irons/ironing board, free breakfast, etc. The room was in good condition and the housekeeping staff do a great job of keeping the place tip top. Front desk folks were very welcoming as well, I don't want this to be a negative review of the employees there at all. The hotel itself is very nice, the multiple bars and restaurants on site were excellent and the service was quite good. Lesson learned, and I should have paid attention to the square footage of the bedroom when booking, so that is certainly on me. I'm not sure if I'd stay here again. It is a nice hotel, but they seem to know it and are charging prices that are 100% not in line with what you're getting. Maybe if the pool area would have been open, the room could've been worth it, but in the off season this room would've still been overpriced if it were half the cost we paid.

    They took GREAT care of me and I loved this hotel and the service. My only suggestions to the hotel are to place a couple of bottles of water in the room each day or a filtered water dispenser on the floor. The robes are a bit shabby, prefer some clean white ones. I was told the hot tub was open but the water was actually cold.

    I travel often for work, so I stay in a lot of hotels. This stay in Omaha far exceeded other trips thanks to the staff and facilities at the Kimpton Cottonwood. My room was spacious, luxurious, and immaculate. There were several dining and drink options, and they were all fantastic! The servers at each of the four areas I visited were all incredibly friendly and helpful as was the front desk, pool, and housekeeping staff. And, they all seem to love their jobs. That says a lot about management at the hotel! The other guests were courteous, happy, and good-natured. The resort-style pool made me feel like I was far, far away on an island rather than on a business trip 6 hours from home. If I lived In Omaha, this would absolutely be my go-to staycation location. I am already trying to find a time to come back - with my husband next time!

    The staff here is great, from the overnight valet and late night front desk. If you’re an IHG member looking for a hotel to stay in Omaha, I’d choose Hotel Indigo and save $60, especially if you’re not going to use the amenities. The rooms here at Kimpton Cottonwood are just weirdly shaped and disjointed. We stayed at Indigo on a roadtrip last week and now are on our way home, and much preferred the more modern and well kept rooms there. If you need a pool, sure, stay here.

    I think this is the best hotel in Omaha. I agree with all design decisions made. The pool area, courtyard and all restaurants and bars are exceptional. Valet parking is offered but you can also park nearby for free. They offer complimentary wine in the lobby from 5-6 pm. Super close to Blackstone area - walk to all the yummy eateries and shops. 5 stars ⭐️ ⭐️⭐️⭐️⭐️

    Hotel lobby is gorgeous with lots of places to linger. Rooms are nice as well. I love that it's very pet friendly! I wasn't there long enough to use the pool but it is my dream pool with lots of places to tan while still submerged a bit. Would love to go back for a pool day if I was ever in the area again.

    My son and I stayed from a Sunday night through Tuesday night. For the most part the service was good, everyone was friendly and the rooms were clean. What turned me off was when we checked out I had a cart full of belongings and my son had his 2 dogs, both of us with our hands full. I had to ask the valet to help me open the door to get out and that's all he did, open the door. He didn't offer to help with the bags at all even though I was clearly struggling. Otherwise a good experience.

    When we arrived to the hotel the valet Nicole, greeted us right away. She offered to help with our luggage and take it inside to the front desk. She helped us with our luggage once we got checked in. She was very polite and very helpful. The hotel was beautiful and the rooms was very clean and neat. I loved all the Christmas decorations it looked amazing.

    My wife is a pool club member and loves the Cottonwood (the pool, tea or brunch at the Orleans, the bar downstairs and of course the Committee restaurant— we have a great time at all of it). Obviously The past couple of years have been very rough for hospitality in general, and staffing shortages were an issue here last year, but we feel things have improved a lot this year (summer 2022). We put my in-laws up here last night during their visit Omaha and they absolutely loved it.

    I loved the quaint aspect of this hotel. Complimentary wine at 5pm everyday was nice as I sat in the beautiful sitting area outside. Good restaurants are close: Crescent Moon (right across the street) and Early Bird for breakfast about three blocks down. I also hit the thrift store two blocks down! I had a wonderful time at this thoughtfully designed hotel

    Mannnnn it pains me to leave a 3 star review because last year it was a 5 star review for our first stay. The pool is what attracted us back and unfortunately that was the biggest let down. I know the kimpton can’t really control intoxicated adults peeing in the pool but the water was so murky and green, clearly from the mass amounts of people not using the restrooms. I had no desire to put my face in and pretty difficult getting my kids to understand. There was a ton of stuff floating in the pool too. Last year when we went the water was crystal clear. It seemed there were less people last year so not sure about the numbers they allow in that aren’t guests but also I think the popularity of the hotel has probably went up. Prior to this stay we thought it was one of the nicest hotels in the Midwest. That now belongs to the four seasons in Minneapolis. The hotel itself is beautiful and the service was good. Bar was a little slow by the pool but great drinks. May reconsider coming back.

    This hotel is surprisingly nice. I did not expect a gem on 36th Street but I definitely found one. And it's about the same price as the holiday inn Express I usually stay at in town. The inside looks like a bunch of marble everywhere. The pool is small and shallow, perfect for kids or drinking.

    The Kimpton Cottonwood Hotel is a great hotel located in the Blackstone District in Omaha, Nebraska. The hotel is housed in a historic building that was originally built in 1920 and has been renovated recently to reflect its historic roots, while still offering modern amenities. The hotel has a variety of rooms and suites. Our room was spacious and comfortable. The hotel also has a number of amenities, including a fitness center, a pool, several bars and restaurants. The staff at the Kimpton Cottonwood Hotel are friendly and helpful. They are always happy to answer questions and make recommendations. At our recent stay we were able to spend time at the Pool Club, enjoy a wine tasting in the Orleans Room, dine at the Committee Chophouse and have a night cap in the Cottonwood Room. I would definitely recommend the Kimpton Cottonwood Hotel to anyone looking for a one of a kind experience.

    Check in was absolute chaos and front desk staff was short with us and rushed. We did not get an early check in as requested and the summer secrete code “perk” was 2 single drink vouchers. We stayed on Saturday and Sunday in a standard room with a king bed. Room was quite small with a horrible view (so make sure you pay for a better view), little lighting, and a sadness that gave off lower deck Titanic vibes- which is crazy considering how much money we spent. The room had an unpleasant smell which made me question the cleanliness. Especially after we discovered a bottle of cologne sticking out from underneath the bed that was easily visible within seconds of entering the room. The pool was miserably jam packed on Saturday and looked like a Vegas pool party. I wish I would’ve taken a picture to show just how bad it was, but we noped out of there immediately. We tried the pool again on Sunday. It was better, but still busy and stressful to find a place to sit. Service at the Cottonwood Room was lacking. We overheard one of the pool bar employees talking about how much he hated his job. Overall, the experience just left me feeling bamboozled by their social media team. What you see advertised, is not what you get aside from the stunning architecture/decorations of the hotel. Other than that, this felt like a major money grab.

    On my third go around here for business. It continues to win my heart. Pool was open but I didn't use it, looks fun though. I did use the mini gym this time and it's pretty good if you know how to get a bit creative for sets they don't have your normal set ups for. The cables go up to 200 or 210 each side so you can use it for single or T bar rows. If you're not insanely strong it's good enough for your standard compound lifts. Original: Place was pretty dang fancy and the staff was super friendly and helpful. I'd definitely stay again. I really feel like I don't need to say more. Nothing bad to note of. I was happy with my stay.

    Cottonwood Hotel is amazing. The bars are very interesting with great cocktails and breakfast at the cafe within the hotel was fantastic. The building is very cool inside. I have two minor complaints which brought the rating down to a 4 star for me: 1) the hotel allows saving chairs at the pool. The pool opens at 8 or 9am (don't remember which) and all the chairs are "saved" with people laying their stuff on them within 10-15 minutes. My wife and I went down to the pool around 10:45am and stayed there until a little after 1:00PM and there were still chairs "saved" that people haven't shown up to use yet. The hotel should do something about this as its absolutely ridiculous. 2) there is a fairly significant centipede problem out at the pool. 100s of them on the concrete around the pool and in the pool water. I found two crawling on me (one on my leg and one up my back) while sitting on the edge of the pool. Once the sun is fully out and it gets hotter they retreat, but from 10:45 to about noon they were absolutely everywhere.

    I was so excited to stay here for my anniversary. Even though she dumped me for one of my loser friends. I went to Omaha anyways. Arriving at the hotel it seemed so nice. Gotta come back when the pool is open. The room though was very nice. For $400, it was all that one could ask for. I will say I loved the location, the main area was beautiful, and being able to order room service was nice since I could not go out in public without crying. I will be returning, super excited because I am always looking forward to flying into Omaha. Cottonwood is definitely my second home and a constant reminder of how quickly one's life can change.

    We shot some "getting ready"wedding photos here in April. The outside had some heavy construction going on and the pool wasn't full or open at the time so the outside it wasn't optimal aesthetically, but the inside is full of character and great architecture. Many places to shoot, however they seem to be VERY strict on you can only shoot inside IF your wedding is held there. Even for professionals. That is the first time we have encountered that. I've seen some fire styles shoots here so I was confused. We were stuck/ limited to inside the hotel room and the standard size room is a super tight squeeze for a small wedding party and small media team. Only one medium natural light window in the small room as well. MUST be proficient with off camera lights and flash. Future brides be Cautious when booking a stay if you intend to get dope photos throughout the hotel, but are getting married elsewhere like in your church. We were kicked out of the hallways. While in the room the bride ordered the cheapest bottle of champagne for some content and it did take a cool 20-30 minutes before they brought it and they brought a much more expensive bottle that had to be swapped for the cheap one. Not sure if it was miscommunication or what. I had high hopes and was looking forward to shooting here, but maybe next wedding will be better.

    Sheila single-handedly redefined excellent customer service. She went above and beyond to make my stay enjoyable and successful when the Airline lost my bag on the first night. She also offered good suggestions for a local bar that was open late and super fun. As a diamond member I’m used to being treated pretty well but this was beyond what should be expected. I had booked a stay for one last night on my way out of town and an emergency came up which caused me not to arrive until almost 6 AM. When I was running a little bit late she texted me to make sure everything was OK. Sheila had hot coffee and a snack waiting for me when I arrived. I will go out of my way to stay here again.

    We just recently spent a weekend here for our anniversary, and were really impressed with our stay. From the moment we walked in the door, the ambience and staff were nothing but warm and welcoming; our room was very clean and spacious, the Christmas hut was super fun, and we really appreciated having a bar and restaurant in the building to quickly grab a bite and drink if wanted (albeit, a little TOO expensive for our taste). The location is cool but a bit far from downtown, which we weren't expecting, and might have been a problem had we not had a car with us. Overall, if you're tired of the same old same old hotel, this modern reboot of a classic will make for a very memorable and cozy stay for couples and friends alike.

    Absolutely beautiful hotel. Wonderful service. Everyone was welcoming and helpful. Rooms were very nice. We loved all of the original detail that was preserved in the remodel. Definitely doesn’t feel like you’re in Omaha. Great place for a little staycation. We will certainly be back.

    We did not stay at the hotel, but simply visited the Holiday Pop Up Bar and bar inside the hotel. It is a very fun atmosphere with a lot of history and character. My rating is specifically for the two bars we visited. The drinks were very expensive and strong, so if you enjoy that then you will love this place!!

    We used the Cottonwood for an event that drew people from all over the country, many of whom had never been to Omaha before. What a great representation of our city. The hotel is beautiful, the service is top notch and even the buffet style lunch provided by the hotel exceeded expectations! Lots of great amenities consistent with the Kimpton brand. Highly recommended.

    This hotel is a favorite of ours. The staff always goes above and beyond, and never hesitates when it comes to accommodations. The New Orleans room offers, amazing food, and same level of customer service. Chuck, the bartender, is great and clearly loves what he does; he’s awesome. Sam at the front desk was extremely helpful. Everyone at the hotel understands the assignment- create a great experience for customers and it will keep them coming back. This hotel can’t miss and we can’t wait to come back. - Chase Mosely
