Great location. But this is one of the hotel that they didn’t wash the sheet or blankets every used. Blanket smells strongly like Armpits and it’s disgusting. I hope Marriott or the CEO’s see this. I stayed all over and once in a while I experience this usually happens with Marriott over the Hilton. Tonight all of the Hilton room in the area were all booked and that is why I’m here. The carpet floor is also feel sticky. Refrigerator is quite not clean marks everywhere. Bathroom was not great either I feel so disgusted with overall I have socks on in the shower. Yuck!

Very very very disappointed at Marriot for this hotel. We only booked a night and it was soooo miserable, kids running around halls all hours of the night even after calling the front desk to complain they didn’t do anything about it. The people upstairs we’re running and jumping all day and night we couldn’t believe how someone can be so inconsiderate of others, and again front desk didn’t do anything. We would’ve left for the night but it was too late at night to find another place. On top of that, the cleanliness of our room was very poor. Smelled weird looked older than most Marriots I’ve stayed and there were some type of bugs in the bathroom and the sheets where really itchy got me a few bumps on my legs possible bed bugs. I do not recommend anyone staying here i don’t understand how this hotel has 4.5 stars

If anyone's looking for a homely stay in a hotel for longer duration and good location then this the place. Staff is polite, considerate. Breakfast has good nonvegetarian options. Rooms are spacious and kitchen is pretty decent with necessary equipments. There's parking available. Pool and gym are in great condition and fun too.

The Residence Inn here at Aksarben is great. Everything you would expect from a well managed Residence In n property. I have over 1700 nights at Marriott properties so I can speak from experience. Tracie was at the front desk when I checked in. He REALLY made my day. We all have rough days from time to time and yesterday was horrible for me. Tracie welcomed me, was super helpful and friendly which turned my day around. Thank you Tracie! Thank you Marriott! You're doing a wonderful job here at Aksarbwn Village!!!

The scrambled eggs were the fluffiest I've ever had in the 400+ hotels I've stayed in. They were like that on both days too! There was also great oatmeal with perfect consistency that you can eat with a fork. Definitely reasons to return to this hotel. The location is good too with that conglomeration of stores, restaurants and bars just up the street. The room was clean and adequately stocked for a long stay. The gym was spacious and had all the dumbbells, but missing a cable machine. The pool area was almost hot enough to be a sauna, which is good. The breakfast had actual plates and utensils. All the staff were friendly and helpful.

This hotel was perfect for a week's stay. The staff was sooo nice, the room was very clean, nice hot water, and the breakfast was really good too. Danielle was so sweet and made our stay even better.

This was a great stay with very nice workers everywhere. The front desk people were very nice coming in. The cleaning guy was very nice bringing extra pillows when we needed them. The breakfast cooks were very nice and talkative as well. An all around great experience and would highly recommend this hotel to anybody. We will be staying here again in the future!

I've been in Omaha working working for an extended period and my stay overall has been great. Staff has been outstanding and very accommodating. They also have one of the better breakfasts that I've had at a hotel. Highly recommend.

Great location next to the university. Plenty of shopping and restaurants within walking distance. Rooms are perfect for a longer stay with a full-size refrigerator and living rooms

Great location! The Aksarben area is fun with so many restaurants and activities. The Residence Inn is literally ACROSS THE STREET! They have plenty of free parking, a free breakfast and lovely rooms with full sized refrigerators! Don’t think twice! This is a great place to stay!

If you're booking a room, do yourself a favor and check on Instagram first if the neighboring outdoor bar called Sonny's is having an event. Their Salsa Night last night was scheduled to 1am - the hotel of course mentioned nothing that an extremely loud outdoor party with a DJ was taking place directly outside of our room. I realize Marriott cannot control what neighboring businesses do. But at 11:45pm, when the music and DJ were so loud that we could barely think straight, we went online to see what it was. We were not happy to see this 'Salsa Party' scheduled to 1am!! But it gets worse - after 1am, the DJ got louder and it surely wasn't over. Marriott front desk said too bad and offered no discount, saying it wasn't their fault. Luckily, at 1:35am the police shut them down. If you intend on sleeping, better check to see if there's an all night party planned outside your room first.

Place feels a little dated, even though it seems is a newer development. When I checked out, I found out they have “long term residents” in the Hotel. A few of the cars in the lot seemed sketch, and the second (last night) we were there, people banging on walls and loud voices between 2a-3a. Ridiculous and inconsiderate. This hotel is near a smaller kind of party area. I’ve stayed at several Marriott properties across the globe, and am Gold Elite. I will not stay there again. Perhaps if in that area, I would stay at the courtyard next-door, but a little skeptical of that as well. Too bad. Marriott is generally a good brand. That says it all.

If I could give this hotel a zero, I would. I was originally supposed to stay at this hotel September 11 and check out the 17th. I had two rooms booked that was setup with my insurance company a few weeks ago. I called them Monday to see if I can check in early and wish they told me I could but only one room was available and the other one was getting clean. I went to check in about 11 AM for one room while I was waiting for the other one and they told me they was gonna give me a call when it was ready. I received a call at 2 PM letting me know that the other room was no longer available due to another guess that extended their stay. I asked to speak to a supervisor and the supervisor stated that the guest was no longer leaving so therefore they would have to give me a room on a different level or different area. I stated that I needed connecting room due to me having two adults with disability living with me, and I needed the rooms to be connected. They charge me $140 for incidental fees which was $20 a day and then later on that night, I check my account it was another $196 taken out of my account for dog fees. I had to end up going to another hotel later that day called today to speak with a supervisor which he gave me attitude. His name was Nate. I would not recommend this hotel at all.

This is one of the better properties I have stayed at, clean , spacious, friendly, 10 restaurants within walking distance less than 1/4 mile and a Movie theatre

Best place in Omaha!! It's right in the middle of restaurants row, 10 or more places to try, plus a park and a movie theater, great rooms, plus indoor pool, and weight room. Highly recommend 10/10

We had such a relaxing stay at the Residence Inn in May! I really loved this location. It was quick and easy to get to for all of the celebrations going on around town for the Creighton graduation ceremonies. Parking was easy. There's a huge park alongside the building which includes a dog park. I was sorry we were so busy as there's a cafe and other businesses across the street I wanted to check out. Also nearby as we were headed out of town was an awesome farmers' market and a theater totally in walking distance. At the hotel, the room was so nice, the beds were comfortable and we also had a sofa sleeper. Lots of amenities were provided. We had a pregnant person with us so the kitchen area was very well used as she needs snacks at odd hours of the day. It was all very clean. I was unable to use the pool while we were there. They have a gym and laundry facilities if you need it. We really enjoyed the breakfast. They have a ton of offerings and everything was packaged in a cautious way for health safety. They also have a lot of couches and a business center you can use downstairs if you prefer not to hang out in your room. Parking and the entrance were very accessible. The staff was super nice and very chipper! Even the dietary staff was awesome because we asked for some ice for our small soft-sided cooler and they brought us a huge resealable bag filled! Every detail was the extra mile. I highly recommend and will return every time I go to visit my nephew in the future.

Informed this location at 8am on Thurs of my need to check out one day early and they would not check me out but instead charged me for Thurs night and didn’t send folio until Fri afternoon. I stay at Marriott hotels between 80-100 nights a year for the last 15 years and never had this happen before. It was disappointing to say the least!

Great hotel, service and the rooms are spacious. Hotel is surrounded by fantastic restaurants. My only grip is that they don't stock all toiletries as needed on business travel.

Hotel was in good shape, and the location was great. My issue was with the staff, particularly with the assistant GM when I followed up. We were charged $150 for a pet fee that was presented inaccurately in the booking process. Upon check-in, we were told the amount in person (since it was absent from the summary of charges upon booking as well as not included in the booking email) and we didn't really pushback in-person as it was Christmas Eve night and we were driving across country with a 2-year-old. I did express this was significantly higher than we have ever paid with any Marriott and that it was more than the room itself for the stay. Upon follow-up, I described that I walked back through the booking process and found the link to the hotel pet policy was in fact showing $100 instead of $150. I still feel this is an insane fee for 1 night, as well as somewhat hidden to the people booking, but regardless was willing to pay what is presented as that is my due diligence. I called back for a refund of $50 and the AGM refused to even hear what I was describing and stated things such as "you signed the pet agreement" and "we will never refund you for a pet fee." I sent screenshots of what is broken on the site and where the information is being incorrectly presented. I have not heard back and found this to be one of the least empathetic customer experiences I have had, especially for someone loyal to Marriott. We decided to stay elsewhere on our return trip to avoid another encounter. There are plenty of places throughout Omaha, where people are notoriously nice. Stay elsewhere and avoid an exaggerated pet fee and be supported by friendly people.

The hotel staff was super friendly and helpful during our stay. Location near several restaurants and shops make it easy to walk to meals.

Stayed for a day and enjoyed my stay. Beds were oh so comfortable and rooms were very clean and spacious. Tracy at the front desk helped us out with everything and very informative.

I was kicked out of this hotel for my dog barking. The only problem I have with this is that I don't have a dog. After realizing her mistake she said it was because of baseball kids running around at night. Well I only had 1 kid. This staff was all about power and it has cost Marriott a customer. I normally stay at their properties but will be looking for a different brand from now on. Very poor staff!
