The apartment we had was the penthouse of the secure building. We got out of our contract early to move closer to my mother in law who needs our help. Our view was great. The pool was very small for such a big complex. The secured garage flooded with raw human sewage twice in the past year during heavy rains. They cleaned it slowly (over 2-3 days) and not adequately per my infectious disease standards. They loved charging little fees for pest control (never sprayed our apartment in 18 months), trash fees, and fees to pay them online. When we left, I asked the manager (3rd in 18 months) if they charged for holes we left in the walls from our TV and photos. She (Cristy) assured me that they expect these and don't charge. Well, I guess she's a liar as we were charged $230 dollars for drywall repair and 2 holes from a paper towel holder on the cabinet near the sink! Easy for them to take that from our security deposit. It would have been nice for her to be honest. I would not recommend this or any Seldin property now.

So I went on a tour today. Walking in the leasing office absolutely beautiful! I was more than excited to see the available units. Now before I got there, I was emailing with someone, the email stated and I quote “we have 2 two bedroom apartments available both under $1400.00 would you like to schedule a showing?” I responded yes! So we get started on the tour and then boom, she shows me a penthouse I never asked about renting for $2200. It was a beautiful unit, however I was confused, so I referenced the email that she sent to let her know what I wanted because I get that maybe she got me confused with another prospective renter, and she says “well I don’t wanna waste your time if you aren’t interested.” This irritated me, because what I would expect if you misinformed someone is to take some responsibility for it, but she dismissed it. Anyways, we proceed with the tour and she does show me a lesser amount two bedroom (also beautiful). I liked that both units were near an elevator. At the end of the tour I was given all the pricing information, nothing and I mean nothing matches the information online as far as the price. So as a heads up call them directly and ask. My son absolutely fell in love with the place and he won’t stop talking about it. I think they’re wonderful too! But I am taking my whole experience into account. I don’t know if this is where I want to seal the deal I may keep looking. But a word to the office please give prospective renters accurate information and be pleasant.

I just delivered packages here for amazon for the first time, seemed like a decent place. Apartments are a pretty good workout walking up and down stairs. I found out this one had an elevator so the next 4th floor I used it, but I was sweating lol. Only thing I don't like about new apartments need to go to main office to get a key fob to get in, but I get it. Sometimes just a pain.. That's about it.

As we get ready to move out, I figured it was about time I posted a review. I have lived at Park 120 for approximately 3 years, half of that in a first floor 1/1 unit, and the other half in a second floor 2/2 unit. Overall our experience has been extremely positive and, barring a few persistent issues I've noted below, there aren't many bad things to say about Park 120 and we would happily rent here again and recommend it to our friends. PROS: - Roomy: Some of the more spacious apartments in Omaha. Our 1 bedroom was comfortable, and our 2 bedroom was pretty big. - Nice: No matter how many times a complex slaps "luxury" on their website, they're all bottom bidder construction. That said, Park 120 is one of the better ones and nothing in the unit or complex feels overly cheap. - Quiet: Other reviewers must have the hearing of a bat because outside of bumps and thumps when people move in or out of nearby units, we've never had any noise issues here. - Fiber: At least in building 6 (and I believe all buildings) there is fiber-to-the-home through Cox. Gigabit symmetrical speeds for $100/mo. GREAT for content creators or other heavy internet users. - Parking: Parking is good enough for the number of units. When I parked outside I never had trouble finding a spot within a reasonable distance from my building. Garages and carports are available and are fantastic, but do have a waitlist. - Short Term Leases: Park 120 offers pretty reasonable short term leases. That was a godsend when I first moved here for a contract job and wasn't sure how long I would be in town. CONS: - Fees: The price on the sticker is not the price you pay. They add a handful of unnecessary fees such as risk mitigation (insurance for them, but not a replacement for renter's insurance), and pest services. Why these can't just be included in the rent price I have no idea. - Grounds: Park 120's landscapers just can't seem to keep grass alive. Particularly behind our building, there's huge swaths of dead grass and the nature of the landscape turns the entire back area into a horrible mud pit for half of the year. They tried to re-sod a few months back and it just died immediately, not sure what happened there. - Dog Poo: Park 120 requires DNA testing of your dog and says they use this to fine owners who don't pick up after their pets. This doesn't seem to be the case as there is dog poo everywhere that is not picked up. It's like a minefield behind some of the buildings. GOOD TO KNOW: - Buildings: The buildings directly to the left and right of the club house have enclosed breezeways. They're the best buildings for that reason.

My wife and I have lived in several apartments throughout the years but nothing compared to Park 120! We truly enjoyed the community-like feel their team (Jessica & Caitlin) has built over the years and the amazing apartment atmosphere which felt so homie to us. Also, the amenities are absolutely amazing. From the pool, mini golf area, theatre room, gym, etc... this place has so much to offer!

I lived in Park 120 for 2 years. I would have to say, my move in went particularly well, thanks to Jess in the office. I found some issues and they were dealt with immediately. I enjoyed all of the community events and even scored a gift card at the Christmas party. All maintenance requests were dealt with expeditiously and to my satisfaction. If I had to make a complaint, I would have to say the neighbor I had was fairly loud before I moved out and the walls were kind of thin (not any worse than the other 2 apartments I've lived in) and that made it difficult to sleep some nights. Jess in the office dealt with the issue though and it did get better! So kudos to her. The apartment itself was immaculate and beautiful. The storage was great and far better than any other apartment I've lived in. All in all, this is a great place to live and I would say, in all honesty, the nicest apartment I've lived in. Thank you Park 120 and I will miss you.

I loved living at Park 120. Its clean, friendly, has amazing amenities seriously it checks all the boxes. The pool and the grilling areas are incredible and always have people out at them making it easy to meet people and really get that community vibe. I was in a one bedroom and it had everything I needed and more. The apartment complex and the room and all that was great but honestly was makes it even better are the people that work there. From the very initial meet with Jessica L to the end Jess was always there to answer questions and truly cared. She knows everyone by name and really promotes the community of Park 120 unlike anything you would get elsewhere. If you email or call her about something, SHE WILL get back to you and it will be prompt. She is flexible and really understands what it means to live in an apartment complex. This goes for all the people at Park 120 from the office to the maintenance staff! Thank you, seriously!

Great location. Amenities are awesome - huge dog park, club house, pool, gym, office area, free parking but you can also purchase car ports or garages. Only downside is the dog park could use some TLC but I understand it’s hard when there’s rain/snow and dogs tearing up the grass.

I have met so many people and dogs in the past 3 years we have lived here. I (me) especially love the heated salt water pool.

I have had a great experience with Park120. I was in a situation where I needed to move in ASAP for my own safety. The lovely office gals helped me and walked me through several apartments. I couldn't make up my mind. Everything has been awesome. They are responsive to maintenance requests. It is a quiet building. With an elevator and underground parking. I am spoiled and loving it!

This places doesn’t respond to maintenance requests, no matter how many are put in. Heat and air haven’t been working for months, despite the constant work requests put in. Pretty sure it’s a code violation of 76-1427 (not sure, it’s still being looked into)… hopefully it gets fixed soon…

I drove around the property, I didn't go inside. The property is very nice but everything is so close together. There's not really any room for error as far as parking is concerned.

Staff was EXTREMELY nice and accommodating to my fiancé and I. I was pleasantly surprised by how personable the staff were, trying to find the best apartment for us. We instantly fell in love with the place, and we cannot wait to move in this fall.

Thin walls, could hear everything neighbors were doing. They will nickel and dime you when it’s time to move out. Loved the pool, on the weekends it was soooo packed there was nowhere to sit. Our first apartment flooded, they tried to charge us when we moved out for pet urine, had to remind them of the flood we had in our apartment, had our front doorknob fall off, constant blinds breaking off, closet door was coming off the latches. All were fixed when we submitted a service ticket though. Management wasn’t always the most pleasant to work with..

Park 120 is as gorgeous in person as it is online! The amenities are fantastic--especially the salt-water pool. I lived here for 2 years, and enjoyed great customer service, and prompt maintenance. The modern aesthetic is what drew me here, and everything feels as new as it looks. My only complaint is the high price tag, but with the quality provided I couldn't have found anything that beat this for a similar price!

I currently have lived at Park120 for a year now, and one thing I have to mention is how awesome Jess is from the leasing office. Out of how many residents she manages, she will always go out of her way to recognize me personally as her tenant. It's a great feeling to know you're being taken care of, which is another reason why I have re-signed! I definitely recommend Park120 for your next space.

Since moving into Park 120 I have had a great experience. From renting site unseen with Jessica to dealing with Caitlin during move in and any issues or questions that are resolved same day this is a great apt complex. I have seen reviews with people stating walls are too thin or issues parking, in the 2 years living here I have not had any of those issues. The apartments are setup great to optimize space on the rare occasion I have had an issue Andy has been out within 24 hours to fix any maintenance request. The complex is very dog friendly and only a short walk to Sandoz Park which is fantastic; also, Adam does a great job keeping the grounds clean and everything stocked for pup owners. Overall, great apt complex and would recommend to anyone in NE.

I have lived here for about 2.5 years in two different units and honestly, I have loved every second of it. My husband and I plan to stay here until we decide to buy our own house! Everyone in the office is so accommodating anytime anything comes up, maintenance is prompt and respectful, and overall I’ve had zero issues with neighbors or anything of the sort. The pool is amazing in the summer and I love having a great gym on the property. I highly recommend this place to anyone who is looking for their future home!

😠 I would give 0 stars if I could. I would avoid this complex if you can.
