    This place has greatly improved over the last few years. The clubhouse is well kept, the entertainment is good for a caravan park. The arcades are good, play area good, although could do with a second one or making it larger, as it gets overcrowded easily. Food is acceptable although a little expensive for what you're getting. Swimming pool is great and kept at a decent temperature. Additional payable activities are good especially the pottery barn again quite expensive but it's always the same at these holiday parks. Staff are excellent and always willing to help with smiles on their faces. Massive thumbs up the the clubhouse staff especially Tracey the clubhouse manager and Madison clubhouse staff

    Let me start by saying the staff were all friendly and polite, from the reception through to the club house and maintenance and our caravan was lovely (it was brand new). However there is no security on the site literally anyone can come on and off without being challenged, plus its open all night. The clubhouse was dirty everyday, at no point did we see anyone wiping down tables etc when they were clearing plates, the floor was always covered in mess from previous people eating. We at no point saw any managers or people in charge directing the staff to get these things done, in fact we saw no managers full stop. The children's entertainment was good and the staff who did this were great and really patient but we didn't stay any longer on any of the nights so can't comment on the evening entertainment. The food at the Neptune was OK but we'll overpriced for what it was and the service was pretty poor. The food at the club house was terrible on the couple of nights we used it, overcooked and bland, the drinks at the bar were OK but quite expensive considering. Finally the swimming pool was ridiculous, non swimmers can't go past a certain line regardless of if they are with their parents with floatation devices, this means that over half the pool is empty and half is rammed with children and their parents and when I say rammed I mean verging on dangerous as you can't move for people. As most people go their with their children and most children are weak or non swimmers it makes the pool pointless in using. The floors in the swimming areas were dirty as were the toilets that had soggy toilet paper all over the floors, no less than 3 lifeguards were sat in a row blowing their whistles at anyone that dare cross the non swimmer line and having a nice chat amongst themselves, call me crazy but couldn't one of them not be using a squeegee on the floor and sorting the toilet area? We were left wondering what is the point of the lifeguards. All in all it was a poor experience for us, I'm sure it suits some people but it wasn't for us or what we were hoping for. We're not people that have ridiculously high expectations its a campsite after all but most of this stuff is basics surely. Dymchurch Town and beach itself is lovely it's about 2 miles down the road and we spent everyday there on the beach and the amusements. Don't be fooled by the parks description of it being opposite the beach as its not, yes its opposite the sea but there is no beach there just sea defences. We will 100% be returning to Dymchurch but definitely not to new beach.

    The caravan was cheap and cheerful. Entertainment was fun and location was fine with something for everyone. The reason for the two stars is that the arcades are an absolute scam-kids Teddy machines never win, the quality of food was poor and the supposedly heated pool was cold and murky. The pool changing rooms were filthy and signs say no outdoor shoes allowed but I would not like to put my bare feet on the floor -it was that bad! Aside from these things it would be a lovely stay.

    I've been here before, so I had high expectations. Was so disappointed. Food on site was totally shocking it was awful. Staff were unhelpful. My daughter has a lot of allergies, so we needed to question ingredients to which we were told they didn't know. When food came, it took well over an hour and was cold. Arcades were boring with virtually nothing to do. Even grabber machines were empty. And machines took our money and didn't work. Caravan was a mess, was filthy with old wrappers and cotton buds in the bedroom. And just mess everywhere else. We were not given any bedding so had to sleep a night without some as by time we noticed there was no one to help get it. Was such a disappointing week after not getting away for about 5 years we were all really looking forward to it 😢

    Listed as a dog friendly holiday park. Very misleading as this IS NOT dog friendly. The dogs were only allowed in reception and the caravan. We came home early. We couldn’t go to any of the entertainment areas because there was only me and my husband and one of us had to stay with the dogs all of the time. We were told the pub next to the holiday park was dog friendly. It wasn’t.

    I've read alot of negative reviews which I myself cannot understand 🙃 I've booked a platinum caravan which is a lovely 2 bedroom with outside balcony space which is fine as there's 4 of us. The clubhouse kids entertainment was great I think the young Scottish lad is really good as are all the young staff especially front of house/reception really helpful. The pool is decent enough you have to book times though to avoid overcrowding which again is good all in all its a yes from me.

    Lovely clean site and caravans, the staff are friendly and helpful. Nothing to do within walking distance off site except a lovely walk along the water front but, 10 minute drive/bus and you have a little more to do. Nice pubs with great food too

    A couple of years ago I really liked this place but this past week has been hell from the start . First caravan wasn't ready at check in time . Then it was absolutely filthy and there was no bedding . Had to wait until 9 30 pm for bedding to be delivered . Gas rings on cooker didn't work . Staff were rude . Food was undercooked and when sent back the attitude and comments from staff were atrocious. One actually said "you get what you pay for" . I definitely will not be coming back

    Great weekend experience. The caravans are nicely placed with parking spaces, clean and easy to access. The is a promenade to walk right in front of the park across the road and Aldi 7min drive away in Hythe. While the village is small without many choices to eat out, the beach in Dymchurch is so good that its worth visiting. The restaurant inside the park is not of good quality, but in absence of everything else, with queues and waiting time for food of over 40min in Peak evenings, its still something that doesn't require driving away from park. It runs bingo nights and entertainment for kids, plus it has a kids play area that's good when you have kids. The receptionist was helpful and gave us the right information, the pool is of good size, but the weekend we stayed there was nice and hot outside so we went to the beach every day and only seen the pool once. Overall a great experience and would definitely come back.

    Really loved the park location entertainment and bar area were lovely and big , pool was really nice . Staff were all nice Caravan was awful. One of the bedrooms smelt of wee , the staff tried to get rid of this but it didn’t work. No hot water or heating which we discovered Saturday morning , discovered bottles were both empty. When they did replace one and we got to have a shower the pipes were open at the bottom Of the van and the water was gushing out. Brown liquid was dripping out from under where the boiler was. This was dealt with . The smell of wee in the main bedroom didn’t go away . This caravan wasn’t fit to rent out and it spoilt the short time we had there. 😞 Really disappointing as just wanted to enjoy a nice weekend but didn’t and spent most of it chasing problems which were out of our control.

    Dirty and old caravan, not cleaned properly, smelled awful. Had to get someone to do co3 oxidation to remove smell. Unfortunately still smelled, but not as much. Sofa dirty, carpets dirty, shower toilet dirty and mucky. Bleached the whole shower toilet myself. No net curtains, not enough kitchen utensils. Wanted to change caravans but was not possible. Spoke to the friendly manager about all the problems, he tried to do as much as he could to make us happy, still not what you would want to deal with on holiday, especially for a few nights short break. Caused a lot of stress. Outside pool facilities dirty, floors dirty, smelled of urine. People didn't shower before getting into the pool, no pool water quality check. Shoe area busy. Noticed most cleaners were really young and only one staff cleaning our caravan as we waited 1 and half hour for our caravan to be ready on the arrival day. Checked in at 5.30 pm, usual check in is at 4pm. Got free internet as good will gesture but the internet was not working. We told the management many times but didn't get it resolved. This place has a lot of potential and can beat most Park Holiday sites for families with kids, particularly Haarts Holiday Park because it's set in a beautiful area of Kent and the caravan site is quite and peaceful and surrounded by nature, better than Haarts. The beach is a sandy beach, better than Haarts and easy and short reach with a car and well worth it. The town centre has many things and people are quality and very friendly, again better than Haarts. If only New Beach Holiday would take my review seriously they would really shift their companies profile. Below I will list the pros and cons of both parks. Haarts Holiday Park Pros: Clean facilities Town centre and beach within walking distance Orginised swimming booking system Swimming rules very clear Shower before pool Regular pool water quality check Regular cleaning of the pool Very clean pool area and changing facilities Many fun things for kids to do within the holiday park and town centre Shops close by Reliable cleaning staff (mainly older woman who know what they are doing and doing it properly as we witnessed) Orginised cleaning no dirty duvets or bedding on the floor outside the caravans but rather in tall metal racks. Very professional. Haarts cons Town centre shabby full of loud teenagers (rough people) Loud holiday makers at the caravan site Loud holiday park Internet problems Muddy sea New beach pros : Beautiful caravan site surrounded by nature Respectable holiday makers Respectable caravan neighbours Friendly staff Big swimming pool Big Arcade within the Park Shop within the park for everyday need Town centre / sandy beach within roughly 2 mile reach by car More arcades also a little amusement Park with lots of rides for kids in town centre Lots of shops Quality local people and holiday makers Very friendly people Newbeach cons: Caravans not looked after Caravan not cleaned properly Not enough kitchen utensils Not enough professional and responsible staff, most of them are very young Cleaning staff very young and works on own (what we witnessed few times) All dirty sheets and covers etc on the wet floor not in tall metal racks Swimming pool dirty No professional team work No shower before swimming Changing rooms, toilets dirty No pool quality water check Young unprofessional staff at the pool (in general they need more older staff that will know their responsibility and are more aware of things) Internet problems Food not high quality

    Lovely family holiday. Pros: Lovely refurbished indoor pool Good location to reach attractions Caravan was clean on arrival Friendly staff Cons: We were near the clubhouse and it was loud at night. Not great when trying to get 2 young kids to sleep.

    She stayed here end of June. We had a fantastic time the holiday park was clean as was the caravan entertainment was good as was the food and the prices. Only bad thing was the caravan hit really hot but that can’t be helped. And the kids didn’t mind. It’s also really close to Dover so the cast and cliffs is a definite must.Would definitely stay again

    This place is perfect if you want a no frills low budget holiday, but the price will not match. It say just across from the beach, and it is, once you cross a busy main road, go up a flight of concrete steps and walk across the promenade, then down some more steps (and be careful as they can be slippery) onto the beach. But only if the tide is out, unfortunately for us that wasn't often which meant going off the camp site and going further down the coast. Also if you are eating on site the dining room is just part of the bar come entertainment area, so you can't really have a conversation as even in the morning they start preparing for the day ahead, I hear some might say go early? We tried but it didn't open as the staff were not prepared for the amount of guests, and constantly where running late with the food. Sadly disappointing and will not be returning, as tried to accommodate for some of the problems and speak to the reception staff, unfortunately their whole attitude was one of oh well we will see what we can do! In the end we left a day early as we couldn't stay any further 🥺😪

    Had a fantastic week in June 2023 staying in a luxury lodge, 4 adults and 1 child (age 3) Accommodation was lovely, modern, clean and well equipped. Coffee machine, dishwasher etc. beds comfy and linen provided including robes and slippers. Our lodge was well situated near to the swimming and entertainment facilities which was excellent. Our little boy loved the entertainment team who all remembered his name and made him feel special. Andrew and Maggie were great with our little boy! On our last day we wanted to purchase a Loopy Rabbit soft toy for our little boy but unfortunately there were none left. Our little boy was a bit upset and disappointed but Dawn on reception was wonderful! She took my details and vowed to contact me once they were back in stock….which she did about 2 weeks later!! Amazing! One of our relatives lives on site so Dawn kept a Loopy Rabbit by and he was collected and delivered to my son, who was over the moon and he has taken him everywhere since!! Amazing service! Thank you so much to Dawn and all the team at New Beach! Already booked to come back next year!

    I have just come back from a week's holiday with my family and can honestly say that the site is clean and tidy and the caravan we stayed in was great and fully equipped. The only let down was the Neptune! The food was appalling for the price and it's a pity so much money was spent on refurbishing when it could have been spent on competent staff and decent food. Fortunately we were able to get a refund but will not go back to this particular restaurant.

    Popped in to visit a poorly colleague who is a resident at the park. Looks big. We had a cuppa in the entertainment complex and that's about it. The complex is big. Didn't try the food & can't comment on the accomodation. Close to the beach though. Closes Sunday for the winter season. Might book a caravan next year.

    Stayed at the New Beach Holiday Park last weekend and in general, the stay was ok. The caravan, although privately hired, were on well kept grounds. The amusements were good, with a broad variety of games to choose from, although some weren't working or didn't accept the coins it required and upon asking for assistance, I was told by staff that they "do not offer refunds" - a tad unfair considering it was the machine who kept the money. The entertainment area is large and caters for a lot of the guests. My wife and I did comment that the mike volume was far too loud and even sitting at the very back, didn't make things better. There is also a free ATM onsite. The breakfast was questionable, for the price I paid. "Bare minimum" came to mind - with a plain bap and 2 slices of bacon, no butter, nor were we offered any condiments etc, partnering that with the very sticky floor, it wasn't overly enjoyable We were also disappointed with the pool passes too, which despite paying £48 for 4 of them, didn't guarantee a slot, essentially making them void - However, when we did get into the pool, it was fine. Despite this, the overall experience of New Beach was good, with all the basic imminities on site that you would expect (Laundrette, shop, pool, entertainment etc). The location to the main Dymchurch beach and funfair was also very good.

    We booked our holiday through the sun holidays originally we was meant to go in July, however as our daughter is starting school this year her taster day fell on one of the days. I contacted the park and they were really helpful and changed the dates for us with no complaining. The check in was easy. The van we stayed in was great location we had parking next to the van. The van was very clean. The arcade was very good and was nice that it was clean only downside was so hot due to no AC. The bar area and entertainment area was clean. The outdoor bit could do with being done up. The park was basic but our daughter enjoyed it so can't complain. Only couple of downsides was the entertainment for our daughter there was one at 10am but we was out at the beach at that time, they had toddler time at 5 but one of the days we went nothing was happening and normally at 5 our daughter is having dinner. At 6pm you get to meet one of the characters which our daughter loved and the staff were great, the activities were after the character which was to late so after meeting them we went, again would have been good earlier but it was enjoyable. The other downside was everywhere had run out of the loopy teddy's we had to make do with getting a large one qhen a smaller one was needed as our dsughter wanted it to match her penny and be able to carry both of them about which she struggles with loopy being so big. The shop wasn't very helpful when I asked if they were getting more. The lady behind the ticket kiosk went to look I did tell her there was some in one of the claw machines but she came out with the big one and I didn't want to make a fuss so just got that one in the end. Overall we had a great week.

    Nice caravan. Thought on sea front, brochure didn't say a massive storm wall was there. Massively hindered my limited mobility, couldn't go on the beach. The Neptune pub on site doesn't have the right opening times on Web site, hence we had to drive for a takeaway first night. When we eventually did get in there, waited an hour to be told they'd forgot to put our order in. Asked for refund and takeaway again. Club house is large, but very loud in the evening. Couldn't hear ourselves shout, never mind talk. Tables left uncleaned for long periods of time, kids riding through the dining area on bikes and scooters. Not cheaper prices that you'd expect from a club house either. Caravan had good facilities and good TV with dvd player, local takeawayswhere good. Otherwise I'd have come home after day 1

    Just had a 3 Night weekend here. Upon arrival we booked in at Reception and the staff was helpful and were greeting everyone very welcoming! Got told where our caravan will be. We got there and found slight damage to the interior, no oven tray and 1 small frying pan. The bed wasn't too bad that's the one thing I missed when we were away was bed at home 🤣. But it's noted and will bring these items next time. Definitely would go back, great location, seaside right across the road. Caravans are actually lovely. Didn't want to go home 😪 but the bed was calling 😴 🤣. 4* for me.

    Caravan was lovely and the owner (found on air BNB) was also lovely. The site was close to the sea which was lovely as we could hear the waves but the parking is a nightmare as you can't park near the caravan and the mud in the British winter rain was really dangerous with our 1 year old who doesn't walk yet. We couldn't get the pram through the mud so had to carry her which was really scary as it was almost swampy in places. Other than that it was really nice.

    The static caravan was warm and comfortable with a great sized decking and good easy access paking. The staff on site are lazy at best with part doing repairs just for show. Dog muck allowed to be abandoned along the paths and over the grass patches. The grass is too short to benefit the ground it grows on. The manager loves his role with a passion and it shows. Activities are less than worth the value. The only activity is Neptunes which during my stay so i didnt use the facilities. The location of the site is fair to middlin You do need a vehicle to get to local activities unless you enjoy long prom walks in the wind.

    First time here at the new beach holiday park. Hired a carvan for 10 days the only thing really I found great about the park. Amusements have no staff keeping an eye on thinks, the machines take the money but don't let you play are will just spit them out. As for park security there isn't anything in place are anyone in a office to walk into and let know what is happening around the site. Offices on site close at 5pm and open at 9am very poor. We have stayed in main caravan sites and everyone of them had park security.

    My mum and I stayed here last week and the reason for the low rating is that the caravan was in shocking condition. With stains all over the soft furnishings and carpet and rip in the curtain. Facilities weren’t great either, no baking tray for the oven and broken bottle opener and such like. Plus next to a loud generator which disturbed our sleep. Having said that the site was in a good location for us and we found the reception staff really nice. I’d have asked for a transfer to another van but by the time we fully realised we’d already unpacked and my mum, who’s in her 80’s didn’t want the upheaval. The caravan was supposed to be gold delux so I wouldn’t expect it to be in the condition that it was. I’ll definitely learn from this and check the condition of the van before unloading the car!

    Great weekend stay in one of their lodges. Beautiful lodge in a quiet area. Didn't use facilities but the camp was nice and people friendly, if I have a crictism it is only that 1 toilet roll was not enough between 6 adults 🙈 but that's a minor issue (good job we brought some) Definitely stay there again even loved the fact we were near the duck lodge🦆🦆🦆.

    2 trips amazing time each trip. Caravans are neat and clean and have all the amenities as described. There are evening entertainment for kids and adutls if you prefer. The beach is right opposite the road and also a short drive away. Grocery shopping is also short drive away.

    Caravan was clean Entertainment was non existence Swimming pool was very small, only 6 changing room for more than 30plus adults & children. Arcade machines, majority were turned of due to faults. Alcohol pumps empty most days. Have a long way to go to catch up with the likes of bunn leisure. If your looking for a nice caravan park full of entertainment and things to do, this park is not for you. Staff were very pleasant and helpful.

    A brilliant holiday park have owned 2 statics on the park living in them for the amount of time aloud! I was also a lifeguard at the indoor pool for 2 years a fantastic resort. Good food in the dining restaurant from breakfast to evening meal, can’t fault it.all staff where very friendly and helpful. The bar area always clean with plenty of seating and a good selection of beer and larger and nibbles. The entertainment was also good bingo being very popular among most people Want a good relaxing holiday weekend or a few weeks holiday you won’t beat New Beach Holiday Park!!!

    We were put in a 6 berth but there were seven of us. An uncomfortable night on a narrow sofa with not enough bedding. Insufficient utensils and cutlery. They hadn’t cleaned properly as there was a used lollipop stick on the pillow. The water temperature and pressure were appalling and the maintenance man resolved this by putting the heating on when it was 24 degrees outside. For a family with small children being next to the clubhouse with its noise until after midnight meant we didn’t get much sleep and the children were tired. All in all a terrible stay. Reception apologised and left us a cheap bottle of fizz and four teddies. I’ve been going to Dymchurch for 40 years bud won’t go back there. We’re still waiting for someone to call us back.

    Caravan was super clean with modern appliances. However, the location of the caravan was not great. Situated right opposite the clubhouse and children's play area right outside our caravan spoilt it. We came as an adult party with no children so didn't really want screaming kids outside our windows until well after midnight. The clubhouse bass from the music and microphone was super loud distorting the sound (no need to have it so loud as we heard it clearly on a lower volume in the back of clubhouse). We slept in the living area until 1am where we then made it to bed when the music stopped. Also, clubhouse shop over priced and did not have a very good range , a bakery but never no bread. Won't be returning but bravo to the cleaners for doing an amazing job.

    Great little caravan park. Stoney beach just over the road. Small not expensive shop on site. You can prebook pool time slot only one day prior, so do it early in the morning in order to book your preferred time. Swimming time is only 45 min, which is downside, as it's not enough. Otherwise its great budget caravan park,recommend.

    Great place. Very friendly with lots to do on site with the kids. Caravans are very nice but make sure you have everything you need for the kitchen I.e. washing up liquid, sponges and bin bags

    Had a disability trailer. Spotlessly clean great clubhouse serving a good selection of meals so can just spend all weekend on site if you want to. Has great facilities for children.
