    Unfortunately, my wife and I rented an apartment at 55 Earlton Private for two years, starting in January 2021. We have never lived in an apartment, having only owned our own homes, mortgage free. We moved from New Brunswick. Moez the sales person, made the statement that we would not hear neighbours. That was a lie. We can hear the people above us so easily, that we hear them stomping around, dropping things so that our light fixtures rattle, arguing and yelling, cursing, opening and closing their balcony door dozens of times a day. Moez also told us that the building was smoke free. That was another lie. The building has ONLY one elevator, so when management shuts it down or it is broken down and when the hydro stops, disabled tenants have no way to leave or return to their apartments. The elevator has broken down six times since January 2021, quite a lot for a newly constructed building. The company is Schindler, or as tenants call them, Swindler. The garbage room is absolutely filthy and the air freshener is sickening. The quality of products used in the building are very poor quality, such as appliances and flooring. Here's a new stunt management pulled recently, shut down the elevator when people are coming home from work. They did send out a notice via email, at 15:00, not the day before, but 15:00 the day of the elevator shut down. I don't get my email until I get home. They will do this to you, prospective tenants. Very poor representation by Brigil. This building along with the Brigil name have a very poor reputation.

    7 months after the fact they come up with some charge & Karine Belzile starts with the threats. Haven't even told me why. No hot water for 4 months, no explanation why, still charged full price for rent. Any door closed in this place & the whole building shakes. My apartment door started to rack after a few months, building will probably collapse. Air Quality, the amount of dust in this apartment is unreal. See the picture, 1 month of a filter on the vents. Gets to 80 degrees in the apartment, aircon does nothing. Runs pretty much 24/7. Garage door closed on my truck while in the doorway scraping the roof front to back. First 2 months got a 5am "wake up" by construction. Another 3 months of 7am wake ups, so far... Out front of my place seemed to be the smoking area. Way overpriced for a doghouse, I made a mistake, you don't have to. And for the response from the owner; Contacting the community manager did nothing, blown off. Quality is not something Brigil does, unless it's poor quality construction & service.

    Had a strange encounter with the rental agent at 40 Kirkland - A little context, there are prices advertised ranging from ~$1000 to a maximum of ~$1865. The agent revealed to me the studio has a monthly cost of ~$1000 and 1bedr + 1 small den is $1900. Please understand that they also sell 2 bedrooms apartments. So, the studio is ~500 square feet whereas the 1bedr + 1 small den is ~700 square feet. Still, the difference between the studio and 1bedr+den is $900 for 200 square feet and a couple of walls. Parking is not included despite the fact the place is supposedly all inclusive. The pricing suddenly ballooned up when discussing parking. It is a little over $2100 with outdoor parking (slightly more for an indoor option). I am not even certain they have pool, some kind of community area or a roof top etc... On the positive side, this location is well connected to many interesting amenities (close to Tangier, Canadian tire centre etc) and the apartments are clean/new. But all in all, it doesn't feel luxurious at all. Or maybe I was told some strange facts to ensure I feel at odds with this place. A quick google search reveals this and this is practically next door lol. I am in no way affiliated with Heritage hills. There are 6 condo models, Heritage A, B, C, D, E and F. Heritage A, 2 bedroom, 2 bathroom 1,057 square feet. Heritage B, 2 bedroom, 2 bathroom 1,105 square feet. Heritage C, 1 bedroom, 1 bathroom 686 square feet. Heritage D, 1 bedroom, 1 bathroom 673 square feet. Heritage E, 2 bedroom, 1.5 bathroom 1,230 square feet. Heritage F, 2 bedroom, 1.5 bathroom 1,269 square feet. Some of these condos will be for sale, and some will be for rent. Rental prices at Heritage Hills are: Model A - $1600 Model B - $1600 Model C - $975 Model D - $975 Model E - $1875 Model F - $1925 Sigh...

    Great apartments with mostly older adults or professionals living there. Our unit on the ground floor was always quiet. Our neighbours were always quite nice. Terrace was a nice size facing the street. We packed a lot into a smaller space and didn’t feel overwhelmed. Tina was very pleasant to deal with and quick to respond to emails or texts, even if it must have been her day off. Location is great and there is a lot of walking areas that surround you.

    The ONLY elevator in our building hasn't been working from the main parking level now for 5 out of the past 7 days. Tenants with mobility issues can't go to their vehicles because they are unable to use their walkers to get back up to another level to use the elevator. Phone calls have been made with zero reaction.

    I am writing this review to show how I appreciate the consistently excellent work of our property manager Tina Percival at 40 Kirkland Private in Kanata. She has an exceptional talent in dealing with people, and in managing our building, she is the best representative I have ever had the pleasure of meeting. She is humble, can-do attitude, trustworthy, dependable, gracious and very well-liked and respected by the tenants. She does a fantastic job in responding to any questions and concerns. I wanted to make everyone aware of Tina’s spectacular job performance and always has a cheerful disposition. I would like to thank Tina for her help with any problems I may have over the years that I have been living at 40 Kirkland Private. You are an exceptional Property Manager who always has her tenants' best interests in mind. I feel very grateful to have had an opportunity to have met her and for your patience and any concerns I may have. It’s without any hesitation that I write this to show that Tina is trustworthy and honest and continuously demonstrate responsibility, accountability and perform any requests on time.

    We have absolutely LOVED living here. The units are lovely with really good quality finishes, the layout is nice and there is a decent amount of storage for a compact, cozy space. The building is quiet and extremely well-maintained, and management is super responsive to any questions. We are only leaving because need more space to fit our needs and are super sad to go. This place is awesome!

    This is a review regarding service. I have made multiple attempts to try to view the condos at 40 Kirkland Pvt and was unable to because the agent (Ray Welburn) conveniently forgot we had scheduled for viewing. Needless to say I will never consider living in these condos as the personel is extremely unreliable.

    Update: One year later and the AC still hasn’t been fixed. If you ever look in the parking lot the AC repair company parks here daily waiting for the next call they can “fix”. Imagine AC so bad a technician is employed to be here daily. No one wants to take responsibility. What a scam. Every single unit has had to have multiple technicians come in to attempt to fix the ongoing air conditioning or heating issues. Brigil has been told by the technicians what is needed to be done to fix (the ac unit is not powerful enough for the amount of units and it stops working for everyone, and no amount of techs can fix this. Also technicians have said the water loop and system needs to be cleaned but BRIGIL REFUSES TO ACTUALLY PAY TO FIX THE ISSUES) Instead everyone is told they don’t know how to use the thermostat, to flip breakers to try and get priority on the system, and are sent another technician who pokes around but can’t fix it. We have had 4 calls for heating and AC in a year for a one year old building.

    When we first visited our unit at 55 Earlton Private, we fell in love with the corner of windows in the unit and the view. Unfortunately, our love for the place dwindled quickly after move in. The rental manager kept telling us how quiet the building was, and during our brief viewings, it was. I guess we visited when our neighbours upstairs were out. The sound insulation here is terrible. Our neighbours upstairs are heavy walkers, and not only do we now know every aspect of their schedule (like when they're home, what time they get up, when they vacuum, etc., ...), but we also feel as though the ceiling is going to come down on us whenever they walk about. Also, as another tenant mentioned, whenever anyone goes down the stairwell stairs, the door slam shakes the place and is super loud. So when it happens at 2AM, you can be sure it wakes us up. The air freshener in the garbage room is so strong (and terrible) that it literally makes us choke. Not only that, but the smell is so potent that it sticks to our clothing so much so that we need to change afterwards. The finishes are a mix of okay quality, and low quality, which for the price we're paying for rent is a bit of a let down. Again, these were things we noticed only after move in. We also noticed that almost all our glorious windows are scratched to hell. Really not sure what they did during the build to cause that... but at certain times of the day it totally ruins our views. Being the first tenants, we've had to request fixes and the builders trades that came onsite to address the various issues were good. I just wish Brigil would have given some thought to what it would be like to live here and do it right in the first place -because that would have made this a great place to live. It's totally a lost opportunity on their part.

    Continuing issues with Brigil. On several occasions I have reported several tenants circulating in the halls, elevator and garage without masks against Covid-19 guidelines to Brigil Property Manager, asking for better signage and reminder to tenants. I was informed it’s not their problem, yet the manager sent an e-mail reminding tenants of second-hand smoke following a complaint. Completely clueless to severity of a pandemic. I CANNOT WAIT FOR MY LEASE TO EXPIRE. Lesson learned…..all inclusive at high rent doesn’t mean great service! Happily moved to 55 Earlton Private in October after choosing first floor corner unit with large patio which offered view of beautiful rock walls and great privacy. However my happiness didn’t last long. Large ugly metal stairs leading to a public path were installed a few feet from my patio. No one contacted me or informed me that this was happening. I had to ask the workers what was going on. Extremely disappointed and upset about lack of communication by management, but most of all the lost of privacy and security.

    I was ghosted by the rental manager. I received an email near the end of 2022 that a unit available. I connected with the rental manager + booked a viewing. Half-hour before my visit, the manager called + said he had misplaced the keys. We rescheduled the viewing to the following week. I went to my rescheduled appt and found the rental office was closed. I sent another email + phone message asking if we could reschedule. He never responded. Disappointed.

    The worst. -3 out of 10 giving this company a 1 star is far to high. Cheap quality building, feels like its going to collapse. Facilities are low quality, extra features oversold & poorly managed, entire complex sucks.
