    The worst stay ever!! The owner was very unfriendly and not welcoming what’s so ever. The place does not look nothing like the pictures! It is very run down and dated. It is also filthy, we found our toilet seat with pee on it!! Was so dirty we used bottle water to brush our teeth because we didn’t trust it. The street is also soo noisy so you will not have a great sleep. They have a very old microwave and kettle in the corridor as you walk in just resting on a chair 😭😭. The lamps are purely decoration, as there is no plugs in convenient places except halfway up the wall and in cupboards! I no way would recommend this place, the best thing was leaving! Very over priced for what it is! We were cat-fished πŸ₯΄.

    I can't rate this highly because I arrived at the guest house to have to wait for the host to meet me there. They told me I wasn't staying there but about 400m down the road. This turned out to be a down-at-heel converted house. The room was ramshackle and a bit of a mess. BUT it was perfectly clean, and only Β£50. And there was a kettle, fridge, tea, milk sachets and biscuits.

    Was going to be generous and give two stars, but saw my friend got a bug bite from staying there. Shower had slow drain and some mildew. Sink had one tap with scalding water and one tap with freezing water. Toilet had very low water pressure. Barking puppy next door with no sound isolation.

    Desperately needs to be cleaned - The barking dog that was left out all night, the toilet with streaks in it when we arrived, the paper thin pillows, the dust buildup on pretty much everything, the grime in the shower head, the clogged shower drain

    Dire! The most dire hotel I have ever stayed in! Dirty, stained bedding, uncomfortable bed, filthy shower with black showerhead and grouting, discarded half used toiletries in shower, kettle wouldn't turn off unless manually done, dust on skirting boards and electrical socket that was so thick it was fluffy, dog in back yard barking into the small hours of the night, TV didn't work, no hot tub as advertised, vy vy noisy area etc etc etc.

    The room was huge, the bed was comfy, the shower was hot, there was coffee. We were at the back of the building and it was quiet. Totally fine for a night, very close to the O2. Would absolutely stay here again

    The 'Annexe' I booked is just a room in the main building The 'kitchen' is a kettle and a broken fridge (we were told we could walk to the owners house and use their kitchen which was filthy). WiFi doesn't work, my.sons bed was held together with a bit of laminate flooring and cling film, radiator is stuck on max making it very uncomfortable in the room. Waited 15 minutes for someone to come from another property to book us in, which I an entirely sketchy process. I refused to write my credit card details on the form as I was paying using the card machine anyway. This place is NOT as sold, doesn't have the facilities available that were booked and require payment before seeing your room. I didn't expect a lot for the price, but having got here i can promise that whatever you're expectations, halve them then aim a bit lower.

    I was a bit worried after looking at some of these reviews, but it was completely fine. The room was nice and clean. It might be due repainting some time, as there were one or two marks on the walls. The cupboards and shelves looked like they were pretty budget, but nothing at all wrong with them. It looked like good (and clean) hostel-standard-ish accommodation. I don't know what some people are expecting. The price was good. I wonder if one or two problems might stem from that English is not the owner's first language. Differences in background can make it seem that responses are a bit different to what we expect. If you have spent any time travelling you will know this. The owner was not unfriendly. I would stay again.

    The hardest bouncy bed I have ever slept on, they have slapped paint on everything, the towels are in tatters, the showers are mouldy, there was blood on one of the lamp shades and the pillows are wafer thin. Worst hotel ever.... But it's cheap and in the centre of Oxford Also the tried to mask off the things they were trying not to get paint on, with double sided sticky tape, so I left them a shrine for their troubles.

    Pretty shabby. TV didn't work, (even when we put batteries in the remote!) towels stained, Bedlinen clean-ish. Tacky finishes. Tiny shower. Good location though with free parking znd wifi.

    The room was in a house some way away from the main guest house, the room was shabby and in need of updating. The tv would not change the channel, but the wifi worked fine. The ensuite bathroom was clean but needed replacing. The venue was excellent for going to the O2. There was a kettle in the room with tea, coffee, hot chocolate sachets,biscuits, and milk. One night was enough.

    It was fantastic!! Sure there wasn't a hot tub like they said, no breakfast, no kitchen like they said, and the room was pretty random but a big TV, a fridge to keep the beer, an iron, a comfy sofa the beds were alright big room with plenty of windows and a fan, a radio as well which didnt work but we had one. A random photo of a frog holding a sunflower also a random desk chair in the middle of the room. I mean sure the toilet wouldn't flush properly the shower was shockingly bad and the shower door bad a male shift handle to open it but i think it was brilliant! Only a 20 min walk from city center loads of restaurants and puns on the way (banging pub right opposite as well expensive pool though Β£1.50 a game be warned!) The owner was very leniant when me and the boys were turning up at different and random times without a key at 4am drunk off our minds, also left my car unlocked in the same spot for two days and only one person broke into it and all he did was clean the inside of my car for me. And to top it off they came in made our beds gave us fresh biscuits and tea and didn't complain about the anount of empty beer bottles and mess in the room. For the price it is FANTASTIC me and the boys will definitely be returning!!

    Those ratings on google maps are uncanny. It's not a palace and it's a little bit noisy, but for the price you're paying it's very reasonnable and the beds are nice. I think it deserves 3 or 4 stars, but I'll give 5 to counterbalance all the bad faith I'm seeing.
