    I am currently residing at Dosti OAK (phase 1) booked at Q1 2018 and my experience has been mixed. If you are wondering how good is this project then please go through below. GOOD : - affordable flat options - good construction quality - good surrounding with ample view, fresh air and greenery. Some flats have excellent views. - with the help of MyGate app very effectively whole society is getting managed - to become sought out premium location in next 7 -10 years - decent club house and swimming pool - All online deliveries are accessible - EV charging stations BAD : - No dedicated PARKING space allocated to 40% residants even after 10 months post possession (nov21).While booking they lied that there will be 2-3 floor basement parking but in reality there is only one and majority of parking Is at Podium level. Customer service also wrongly allocated parking space where late booking people got preference in allocations. - Builder is not at all taking pending parking work seriously. There is considerable delay even with multiple follow ups. Very unprofessional. They have heavily compromised parking space to gain extra selling space. They have also sold garage parking space separately to some residents in cash without society approval which is in my knowledge unlawful. - No suitable space for senior citizens to sit or walk as podium is filled with parking and there is no aminities other than club house for senior citizens to spend time. There are only 4 bench which can accomodate max 12 citizens. Outside colony there is space but most of that is unfinished. Keep in mind that this area is not at all suitable fo senior citizens living ON THEIR OWN as on today. I suggest for them to look flats in Kolshet or other developed areas. - No space for children to play and outdoor activities. Podium has a lot of space but that is filled with vehicles and is very unsafe for children to play due to traffic. - No shops nothing is near by. Closest market is near Balkum naka which is 1.4 km far and there too very limited shops are there. Good thing is that we are easily managing groceries etc from BB daily, Dunzo, amazon and Swiggy. So not a big issue if you are okay with online purchase. - No bifurcation from builder regarding detailed maintenance charges, it's timeline etc. It's one way communication and no clarification. There was some confusion regarding property tax as well. - MOSQUITOS are BIG ISSUE here due to open spaces. No matter which floor, they will chew you. It's the issue common to whole locality. Around 50+ residents here already caught Dengue here. So take this also into consideration. - Getting Ola/Uber/Auto here is big issue specially in morningt till 10 am. Nearest Auto stand is at Balkum Naka which is 1.2 Km far. So be ready to take healthy morning walks if you do not have self vehicles. Availability will improve only after 2nd/3rd phase possession. - in rainy season sometimes Balkum, kapurbavdi, majhiwada everywhere jammed with traffic. Too many trucks in these area due to warehouse and industrial hub Bhiwandi. Remember, while booking they will show you a lot of aminities which you will later realise are only shown to lure customers and does not belong to any particular phase. They are not able to finish Oak parking, gardens etc even months after OC and really messed up whole podium and parking of our building. It looks extremely bad. Just visit and see for yourself. I am surprised why would builder mess with the first phase of such a grand project and keep the work pending for such a long time. Do they really dont care about bad word of mouth. You might not have same experience which I had. It could be great or worse than us, no one will know.So i can only suggest you to ask too many questions, evaluate each thing personally and take maximum information from builders in writing.     Very very baddest experience as the current status of the building is under construction in some parts, visitors parking not available on the place, and security wise they don't have, either place for parking so talk rudely to visitors, no sitting arrangement, no accomodation arrangements, no autorickshaw no buses or other rides, no shops near the place

    Initially when we Shifted here there were Lot of Problems pertaining to Mosquitos, Water, Etc. But Over a Period of Year everything has Turn Around Multiple Level of Security for Visitors & Guest Use of My Gate has Really Helped and Ease the Entire Process Security Personnel are at their Toes and do not let any Unauthorised Vehicles to Enter into the Society Premises The Only Challenge with this Development is they dont have any Retail & Conventional Store Nearby So from Milk to Salt & from Fruits to Vegetables if you wanna Buy anything you need to go to Balkum Naka which is around Kms Plus & In Late Night There is no Nearby 24Hours Medical Facility within the Radius of 1Kms which make this society a Bit Unfavourable

    Good society however connectivity is little bit poor. You get public transport 1km far from society.

    Flats : The best part is their flats. Really spacious with big hall & kitchen, the rooms are also good. The 2 bhk & 3 bhk are the best. 1.5 bhk is less spacious as it cuts down the space in the hall & kitchen too. There is also a very very big duct space behind the common bathroom so you can store & utilise that space. Also the wall between the hall & kitchen has a huge glass partition which looks really modern & gives a feeling of a big house. Lobby : The lobby is surprisingly very long as there are 3 lifts per wing and 6 flats a floor. Podium : The podium is quite big as there are 4 wings but the best part is that it is very wide. For giving you an idea of it's width : 2 Big trucks can easily pass together. So people can easily walk there & play some sports. Amenities : Swimming pool & steam, Gym, Snooker, 2 Table Tennis Tables, 3 carrom tables, 2 mini football tables & chess. Swimming pool is average in size & 4 feet in depth. Gym has all the equipments so a plus point for that & the sound system is JBL which is quite bassy. Snooker table is huge & really good. Some cons : There is a seperate basement parking floor but as there are 4 wings with 30 floors, it obviously falls short of parking. So to solve this problem they have used those iron trolley parking system which stores one car above another & they have used this system even on podium which doesn't look good on podium atleast. Currently as the area is under development there is no easy access of autos and public transport. You have to walk till balkum Naka and from there everything is accessible & even a metro station is exactly on balkum Naka. (Balkum Naka is approx 700m-1km) from Dosti Oak.

    Premices, Building And Construction is All Ok. But security Superviser is aurogant. Behave and talk with resident's like a Owner Of All Wing's.

    This place is going to be a wonderful area. May take around 3 to Four years is completely develop.
