I
am
currently
residing
at
Dosti
OAK
(phase
1)
booked
at
Q1
2018
and
my
experience
has
been
mixed.
If
you
are
wondering
how
good
is
this
project
then
please
go
through
below.
GOOD
:
-
affordable
flat
options
-
good
construction
quality
-
good
surrounding
with
ample
view,
fresh
air
and
greenery.
Some
flats
have
excellent
views.
-
with
the
help
of
MyGate
app
very
effectively
whole
society
is
getting
managed
-
to
become
sought
out
premium
location
in
next
7
-10
years
-
decent
club
house
and
swimming
pool
-
All
online
deliveries
are
accessible
-
EV
charging
stations
BAD
:
-
No
dedicated
PARKING
space
allocated
to
40%
residants
even
after
10
months
post
possession
(nov21).While
booking
they
lied
that
there
will
be
2-3
floor
basement
parking
but
in
reality
there
is
only
one
and
majority
of
parking
Is
at
Podium
level.
Customer
service
also
wrongly
allocated
parking
space
where
late
booking
people
got
preference
in
allocations.
-
Builder
is
not
at
all
taking
pending
parking
work
seriously.
There
is
considerable
delay
even
with
multiple
follow
ups.
Very
unprofessional.
They
have
heavily
compromised
parking
space
to
gain
extra
selling
space.
They
have
also
sold
garage
parking
space
separately
to
some
residents
in
cash
without
society
approval
which
is
in
my
knowledge
unlawful.
-
No
suitable
space
for
senior
citizens
to
sit
or
walk
as
podium
is
filled
with
parking
and
there
is
no
aminities
other
than
club
house
for
senior
citizens
to
spend
time.
There
are
only
4
bench
which
can
accomodate
max
12
citizens.
Outside
colony
there
is
space
but
most
of
that
is
unfinished.
Keep
in
mind
that
this
area
is
not
at
all
suitable
fo
senior
citizens
living
ON
THEIR
OWN
as
on
today.
I
suggest
for
them
to
look
flats
in
Kolshet
or
other
developed
areas.
-
No
space
for
children
to
play
and
outdoor
activities.
Podium
has
a
lot
of
space
but
that
is
filled
with
vehicles
and
is
very
unsafe
for
children
to
play
due
to
traffic.
-
No
shops
nothing
is
near
by.
Closest
market
is
near
Balkum
naka
which
is
1.4
km
far
and
there
too
very
limited
shops
are
there.
Good
thing
is
that
we
are
easily
managing
groceries
etc
from
BB
daily,
Dunzo,
amazon
and
Swiggy.
So
not
a
big
issue
if
you
are
okay
with
online
purchase.
-
No
bifurcation
from
builder
regarding
detailed
maintenance
charges,
it's
timeline
etc.
It's
one
way
communication
and
no
clarification.
There
was
some
confusion
regarding
property
tax
as
well.
-
MOSQUITOS
are
BIG
ISSUE
here
due
to
open
spaces.
No
matter
which
floor,
they
will
chew
you.
It's
the
issue
common
to
whole
locality.
Around
50+
residents
here
already
caught
Dengue
here.
So
take
this
also
into
consideration.
-
Getting
Ola/Uber/Auto
here
is
big
issue
specially
in
morningt
till
10
am.
Nearest
Auto
stand
is
at
Balkum
Naka
which
is
1.2
Km
far.
So
be
ready
to
take
healthy
morning
walks
if
you
do
not
have
self
vehicles.
Availability
will
improve
only
after
2nd/3rd
phase
possession.
-
in
rainy
season
sometimes
Balkum,
kapurbavdi,
majhiwada
everywhere
jammed
with
traffic.
Too
many
trucks
in
these
area
due
to
warehouse
and
industrial
hub
Bhiwandi.
Remember,
while
booking
they
will
show
you
a
lot
of
aminities
which
you
will
later
realise
are
only
shown
to
lure
customers
and
does
not
belong
to
any
particular
phase.
They
are
not
able
to
finish
Oak
parking,
gardens
etc
even
months
after
OC
and
really
messed
up
whole
podium
and
parking
of
our
building.
It
looks
extremely
bad.
Just
visit
and
see
for
yourself.
I
am
surprised
why
would
builder
mess
with
the
first
phase
of
such
a
grand
project
and
keep
the
work
pending
for
such
a
long
time.
Do
they
really
dont
care
about
bad
word
of
mouth.
You
might
not
have
same
experience
which
I
had.
It
could
be
great
or
worse
than
us,
no
one
will
know.So
i
can
only
suggest
you
to
ask
too
many
questions,
evaluate
each
thing
personally
and
take
maximum
information
from
builders
in
writing.
Especially
regarding
parking.
Anyway,
best
of
luck

search.
