    The apartments themselves are decent. They're not terrific buildings but pretty clean (other than the tubs‐ gross) and in good shape considering their age--abaoslutely NOT worth their price point. However, in the 10 months we've lived here, our a/c has been shut off TWICE in 90+ heat, our water has gone out, and there is absolutely no emergency maintenance contact after 5 pm weekdays. These things happened on weekends, likely due to them doing construction on weekends. The last time our a/c went out, our landlord somehow blamed us. The staff are impossible to get in touch with for any maintenance after weekday business hours. Everyone is loud in the parking lots/on their balconies at all hours of the night. Seemingly no one cares. It's enough to drive you nuts, forget work or school early the next morning. Parking is pretty bad too. People CONSTANTLY parking in the fire lanes, hard to drive around. There's been no tickets or towing for that in the entire time we've been here and it literally happens every day. It's at least a safe place to live as far as we've seen but other than that, everyone is serious when they say RUN.

    I lived at Jasmine creek with my wife for a little under a year. We gave our full notice of vacating and paid the full rent separation required in our lease. We have been told numerous times that our security deposit refund was sent to corporate to be signed and returned to us, it has now been over 4 months since we left and our security deposit hasn’t been returned to us. This is a criminal offense under Florida law and a violation of the lease I signed and followed. Every time I call or visit I’m told that the local leasing office can’t do anything as it’s already been sent to corporate office to be returned. When I contact the corporate office I can never get anyone on the phone and am forced to leave messages that have gone unanswered. I would never write a review like this under any other circumstance but going on 5 months is more than enough time to return my security deposit. I demand a follow up from someone immediately as to why we can’t get this resolved.

    Word to the wise, unless you are just desperate to find a place to live you might want to consider other options. Jasmine Creek (formerly Eden Crossing) used to be a premier apartment complex located in a good location for lots of UWF students and Navy personnel. Around 7 years ago a company called Pacifica out of California owned by a family of Indian descent (south Asia) became the new owners and ever since the apartment complex has been on the decline and continues to decline in caliber of residents, management, and condition of the grounds and facilities. The local management, if you can call them that, is horrendous and non-responsive to concerns, and basically don't give a hoot once they lock you into signing a lease. The parent company, Pacifica, is very condescending if you're able to get in touch with them about issues and just refer you back to local management who is the problem anyway. The parent company only appears interested in maximizing profits since they are not reinvesting into Jasmine Creek infrastructure, facilities or amenities...no matter what they say. The grounds are horrible, they are too cheap to pay for lighting in the parking lots, breezeways, perimeter lighting, and the dog park - it's very dark at night. The units themselves are falling apart...i.e., stairways are rusting away and barricaded, exterior wood rotting on the buildings, old cars with flats and leaking oil parked in their parking lots, patio screens ripped out, blue tarps on some chimneys for over two years (leaks and mold). Not sure if the pool or jacuzzi is in operation or not? One year they let the grass go uncut for a whole summer and the place looked like a rundown ghetto, even worse than it normally looks. They are finally keeping the grass cut routinely but not much landscaping beyond that. Law enforcement is routinely called because of parking issues in the complex and roads that border the complex. Management will not enforce parking violations and leaves it up to the tenant to deal with. The management is also not good neighbors with the surrounding community and homes that border their complex from observation and speaking to others. And the worst has to be the Manager, Tricia, who is not professional at all in appearance or demeanor. She says one thing and does another. Doesn't seem very honest or honorable and have never heard a positive comment about her from other tenants either. I can't vouch for how they handle deposits, but you can read other's comments about deposits and getting them back at the end of your lease and form your own opinion. Lastly, I would recommend anyone even contemplating Jasmine Creek, completely walk the entire complex and take note of the condition of the entire complex. Look at each building, each breezeway, each stairwell, the pool, the air conditioning units, the parking. I would come back and walk it again at night also. Ask to see different units in different buildings and maybe even some recently vacated units to see their condition. I wouldn't rely on just what management wants to show you. Read the reviews and assume any review above two stars is a Pacifica employee or friend and family of local management or before this company took over. p.s. I'm only leaving one star because I had to. No stars was not an option. UPDATE: 10/6/2023 - I was informed by a resident the Jasmine Creek Dog Park is not being maintained. The doggy poo containers have not been emptied in over a week and are overflowing with waste and trash. Litter is not being picked up on the backside of the complex that borders a residential neighborhood either. UPDATE: 10/20/2023 - Was sent a pic by a current resident. Dog waste containers still filling up and starting to overflow again. Apparently no one is checking them regularly and emptying them. Doesn't appear to be any dog waste bags for residents to pick up waste with either.

    If you are looking for a place, consider Jasmine Creek! If you are able to get the leasing office to answer (highly unlikely), they will greet you with a kind voice and no answer to any question you have. This place gives you the opportunity to make tons of new friends.…if you consider insects your friends.… Infested with roaches to the point our stove had to be removed from the unit and we were not able to purchase groceries because the bugs would get into every single thing we bought. We were told that it would cost two months rent in advance to get out of the lease. We typed a document explaining to them we would not pay rent until it was a livable condition (because it’s illegal to force tenants to stay in uninhabitable conditions). To which they immediately released us from the lease (thank god). The pictures and videos I have of bugs crawling the walls, floors, and ceilings is enough to make you vomit. Consider the cost of replacing groceries, having to find a place to live within a week, and a management team who won’t ever be in the office or answer the phone, when you are looking at Jasmine Creek!

    You should move into Jasmine Creek Apartments if you want a barely adequate apartment living experience. The maintenance staff is very good and efficient, but their office staff is well-below average in competency. The office staff gives incorrect information and does not follow through in giving the correct documents for move out. I ended up paying for an entire month's rent when I should have been only paying for a portion of the month I was moving out. The office staff came up with bogus additional fees to keep more of the money they were to return to me. The residents there are the laziest dog owners I have ever encountered. I have seen dog poop directly in front of the poop station where the poop bags are stored. Parking is atrocious at the building in the back of the complex. Before moving in I had been promised a designated handicap parking space to accommodate my elderly mother. The promise was never acknowledged and certainly never kept. I rarely was able to park near the building where I rented the apartment.

    Used to live in Jasmine Creek now I live behind it. Walk my dog everyday by it and everyday it gets a little worse. Dog park and the grounds are a mess

    I am so happy with this apartment! The leasing office manager and staff are caring and helpful. The apartment it's self is very nice, peaceful and comfortable. I have only been here for a few months but transferring to a new place for work has never been easier. Thank you Jasmine Creek

    My husband and I lived here for 7 months while he was in Pensacola for a military school. We had to move earlier than expected and following the rules of the military clause were able to get out of our lease without problems. We had a good experience at Jasmine Creek. I'm not sure why someone had their water bill sent to collections - I paid mine when I turned my keys in. Maybe they switched up their system. Be aware that they do charge a carpet cleaning fee and pet treatment fee on move out (but that is standard for most apartment complexes). We had a smooth move-in process. Our apartment was very clean on move-in. The only complaint I had was cigarette smoke coming in through the vents from out neighbors. Apartments are very dull looking due to the layout, but we painted our walls and it felt very homey and comfortable. The complex has a crew come and spray for bugs every few months - we only saw a palmetto twice (and we were bottom floor). Communication is not always the best between staff members, so I would suggest going straight to the Manager if you need something done quickly. They will do it - it's just that messages get lost often. Maintenance is great - they are friendly and easy to work with. People are respectful and generally very quiet in this complex. It is a great location in Pensacola - safe streets to walk the dog alone on. Close to everything you need. For some if you have outgoing mail you have to drive to the post office yourself... Parking is pretty horrible - if you get back late, you will probably have to park far away from your apartment. Basically - follow the rules of the lease and be respectful (persistent if necessary) to the staff and you'll have a great experience. Yes, their are some cons, but overall, it's a great place to live. The rent is lower than a lot of the "nicer" complexes in the area, and to me it's worth it.
