This place is great for country people visiting the city. There always been heaps of friendly faces, kids included, that seem to understand how “being in Perth” isn’t exactly the same as “being on holiday” elsewhere. The playgrounds, pool, cafe, and easy access to the freeway are superb. Couldn’t think of anything to add that feels like it’s missing. But the maintenance on the place? JFC, I don’t get it. We stayed in a chalet, which was pretty good, but the air conditioner was literally growing carpets of mould. Notified the front desk and they did send someone to clean it up, but it was a dismal job (before and after photos attached). With the seemingly endless amount of people staying here I would have hoped the park had the income to afford much better attention to basic cleaning. If we had a camper van or tent this would have been an absolutely awesome place to stay, but we didn’t, so… it really tempered our overall experience of the place. Thankfully there was heaps to do so we didn’t stay inside much. YUCK!

Great Park, we loved the cafe, love that you can choose your site and we loved the small clothes line at the back of the sites. Our only complaint are the combined toilet shower rooms, they are always flooded with water. The shower door is poor, when opened it allows water to run off the glass and flood the floor, this could and should be an easy fix, by adding a channel at the bottom of the door and allow the water to go into the channel and get directed back into the shower base. Plus these rooms all needs hooks for clothes towels etc, only a couple have hooks, they all need them especially with the above water flooding issues. I also have to say there is a lack of maintenance on the whole block, some shower doors don't even close and some toilets constantly have water running, simple things that you should be addressing at routine maintenance checks.

I love this place, but the minimum 3/5/7 night stays in their cabins during holidays really sucks. Not all of us can get that much time off, or, have disposable income for so many nights. It used to be great to take my kids up for a 1 or 2 much needed time away and was very affordable. Cabins are always clean and well equipped. Cafe/restaurant well priced n tasty. The pool area and kids playground are the best and is what makes going there so fun.

What a place....the cabins are extremely clean and comfortable and the facilities are spot on. The different bbq areas throughout the complex were great. The 3 swimming pools were perfect. We went as a family group and we loved our 3 night stay. The restaurant food was amazing and the staff at the restaurant were hard working and pleasant. Nothing seemed to be a bother. Fantastic and highly recommended 👌

Issues from start to finish! We camped one night and moved into a cabin, they told us they would get our cabin cleaned early so we can check in sooner. Cleaner didn’t get to cabin until 1:30 and check in is 2! No sanitary napkin disposal units in any of the toilets including pool area! I’m pretty sure this is a violation of the caravan park regulations. Mould in my friends kettle in her cabin, then the main pool was closed for maintenance and we weren’t even advised and staff at front desk couldn’t tell us when it would be opened again! Every time we talk to the front desk they said they would look into it, we would go back for a response and they would say they don’t know. Management was requested and still heard nothing! I don’t normally write bad reviews, but after numerous visits to the office, and no response.

Perfect few nights here. Facilities are insanely good as is the pool & spa area (actually hot!) Laundry & bathrooms were top notch. Bit of a concrete jungle location, but the small lake within the property helps break up the suburb vibes. Perfect location for exploring Perth or for recharging between the south and west coasts Thanks team!

I will start with the positive because unfortunately there is a bit of negative in this review. KWR has a lovely pool area. There is, as advertised, a 30°, a 36° and a cool pool as choices. They were very pleasant even on hot days. The lounging areas were the best I have seen with huge day beds, normal size lounge chairs, all under cover or with parasols. Loved that. It was also very green. There were toilets in the pool area but no shower. Now the negative, KWR is a step up from other resorts in their facilities and you do pay extra for it. But they have severely neglected most basic things that I have found in perfect order in other holiday resorts. Most of the burners and toasters in the common kitchen were broken, the showers were hot with needle like pressure drops or cold with normal pressure. So you had to turn up water pressure for hot but it would also mean really high, painful jets of water on your skin. The bathrooms had no hooks in our ablution block, no shelf in the shower stall, the shower heads were fixed therefore with children it was either carry them (since pressure was so high they couldn't be put on the floor) or don't bath at all. And with toilets in the same room it was a nightmare staying clean and dressing in there. I was always wondering if I was stepping in shower water or toilet water! The most disappointing thing was the cleanliness. We were there Tuesday to Sunday and the facilities were cleaned once during peak season. The grime in the pool was so much that kids had scrawled their names in it!! All around! Toilets and kitchen were proof of irregular or infrequent cleaning. Charging a bit more is fine but quality is what we pay for. I have been to cheaper resorts that had high volumes of people and were cleaned more regularly. If they can afford it.... Now for my ASD peeps, there is a pond.... (dun, dun duuuh) and yes it is not fenced in. And yes the edges gently slope inwards. And yes my son hyperfocused on it from day 1. You have been warned. Also don't leave you bin bags out overnight, the ibises will attack them (slang name: bin chickens).

Great park if you have kids. They loved the parks and pools. Rooms were fine for what we needed. Only negative is the room could have done with a deeper clean

Cafe was great, cabin not so comfortable. Ok for a couple of nights but bed and sofa's uncomfortable. We cut our stay short because of comfort. Great for families and caravan occupancies. Very popular because a convenient area.

Been trying to get booked in here for ages and eventually managed to score 4 nights over Australia Day week, now I can see why it is so popular, facilities were excellent and clean. Really liked the individual bathroom set ups. Pool area and bar/restaurant was great. Kids had a great time riding bikes, bouncy pillow and swimming. We will be back

Great place tucked away where you feel like your far from home with an exotic feel, great modern, clean facilities. Fantastic large pool area and lot's of different play areas for the kids. Bistro meals are reasonably priced and we were pleasantly surprised by how quick they were served after ordering. We will definitely be back, loved it!

Definitely the best caravan park in Perth so far! 3 playgrounds for kids and infants, 3 different types of swimming pools suitable for all ages, choice of concrete or grass site, peaceful during the week..can get a bit noisy and crowded on weekends but compared to other caravan parks in the area it has a great vibe, grounds looked after and staff on reception very friendly and accommodating. Also, cafe on site is fairly priced and serves amazing meals.

What a awesome place to stay we were in a caravan, friendly staff excellent facilities plenty for adults and kids to do. Has a pool and play areas for kids. We had medical appointments to go to so close to the city. I would recommend this resort for short stay or long stay you can bring a caravan, camp or for a bit more luxury self contained chalets.

Great place to stay. Cabin was a bit dirty and had to get them to fix toilet and outside light. They charge per sheet if you want new bedding. Property and pool was great kids absolutely loved it. Care only takes card not cash

We stayed here on a caravan site for 16 nights in November. We managed to get a large grassy site at the rear of the park. Our site was a long walk from the excellent pool area, but the sites along the rear fence are much larger than sites elsewhere in the park. Unfortunately, we had 2 nights on one of the slab sites at the start of our stay, and found the proximity of the adjacent vans, and those across the narrow road between rows of vans, much closer than we prefer. The facilities were excellent, and the staff were very helpful and friendly. It's a very busy park and popular with young families, so if you're looking for a nice quiet park, this probably won't be for you. The location was perfect for us as tourists looking to explore Perth and surrounds.

What an amazing caravan park! 3 great playgrounds, swimming pools, spa and a fabulous cafe. We were so pleasantly surprised to find this gem in the city. Our entire family had the best time. We’ll be back in summer to try out the swimming pool 😁

Really nice place to stay. If you have kids you'll love it plenty to do for them 3 x pools, 3 x jumping pillows and a licensed Cafe 👍

Worst park we have stayed in on our lap of Aus so far, it’s ridiculously loud of a night with the jumping pillow being opened till 10pm and teens screaming, yelling and bouncing right up until then. The overall feel of the park is not a nice feel. Maybe it all depends on where you are located but if your anywhere near the jumping pillow then good luck. It’s to busy and packed for our liking, even our kids have said they don’t like it.

Stayed in 6 person cabin with own shower and toilet. Cabin was clean and tidy. Shower head didn't squirt properly and Bed was extremely uncomfortable. Could not connect WiFi to my tablet. The grounds are well kept. The kids loved the bouncy pillows. The heated pool and spa was nice too.

We are in a caravan . The facilities are very good. Well set out with plenty of activities for the kids. The presence of the cafe is an added bonus. 👌

We have stayed here extensively over the last couple of years. The resort is beautiful and well laid out. Ablutions are pleasant and clean. Caravan sites are a good size with gardens between each site that provide some privacy. My only concern is that parents do not monitor their kids and am fearful there will be a serious accident one day.

A great family destination with pools, play grounds, and modern ensuite style ablutions but for couples is quite expensive. With little competition this park is always busy, so book ahead with great slab and grass powered sites and plenty of shade. Would get 5 stars if cheaper ...

Nice size powered site. Fairly quiet park, we were down the back behind the lake with the mozzies. Excellent camp kitchen.

Lovely, spacious "hotel style" cabin. On site licenced cafe which was great. Clean place with playground for the kids.

Nice park although there were a few questionable characters staying in the park whilst we were there. Management should keep outlining the importance of parents supervision of children on play equipment. To many brat children starting fights with parents no where to be seen.

We had breakfast in the cafe, I had the mushrooms on toast and it was absolutely gorgeous and the service was also amazing. Very friendly staff, I was served by Leah who was such a gem! Would be back in a heartbeat if I lived in Perth!!

Was really surprised with how great this place is. The cabins are basics but very clean and had everything that was needed for a short break. Nice cafe on site and a heated pool that can be used even on cooler days. Plus a spa. Great playgrounds for the kids. Heaps of bbqs around the resort. Looking forward to visiting again. Staff at reception very friendly too 👍

My husband, 2 year old son and I stayed from the 7th-14th of March in a two bedroom superior cabin. We were very impressed with the size of the cabin. Cleanliness was good, not perfect but we didn’t expect it to be. The pool area is fabulous with so many lounges and sun beds and the water temperature was perfect (bit warm on the hotter days). My son enjoyed the park with the big ship, particularly the jumping pillow. Over the weekend the resort is very loud and busy. The only slight negative was that we never had housekeeping or fresh towels. Overall the resort is perfect for families and we loved our stay.

Oh boy! A fantastic place in the middle of surburbia but with all that is on site you wouldn't know it. Amazing pool area with exotically warm spa, a heated pool and for those HOT days a cold pool. Adjoining that a superb cafe, bar, restaurant with wonderful food and fantastically efficient and friendly staff. Lots of kids play areas. My only (strong) concern was a pond of water where kids were 'tadpoling' that was not fenced off. I thought that as dangerous but other than that a fabulous place.

Paradise for children and parents. We had no children but 10pm the crowded park was silent except for the banjo frogs in the lake. Very good wheelchair access in our cabin and roomy bathroom.

This the go to place for families. Children are well catered for with 3 amazing play areas and swimming pools. Top rate food at the licensed KW Cafe with takeaways also available. Cabins are self contained, very clean and comfortable.

We have traveled OZ and this is one of the best parks we have stayed in. Yes you pay for the facilities and location but they deliver. Great sized powerd site, wonderful heated spa and pool, Cafe with reasonable coffee and scones, yes it has more, close to city, we were by the lake and loved the ducks and swans. So worth what you pay and plesently surprised 👍👌

We had a nice, relatively roomy, powered site for 4 days all the way in the back of the park. All sites seemed lovely and clean. The playgrounds are perfect for small and bigger kids and the pool area is great as well as the cafe. However, quite far from the back of the park (which is fine if you don't mind a walk). Amenities were nice, but many lacked soap to wash hands after use or a hand drier. The WiFi is very poor. Not only does it not fully reach the back of the park, it just keeps on dropping and says "no internet". Even on non-peak days. The reception staff is difficult to get on the phone. Three stars because of the price we pay for the site.

READ THE REVIEWS BEFORE BOOKING Our family booked 2 cabin rooms for 3 nights this school holiday and for us to relax at the SPA. Surprisingly, the accommodation is quite smaller than what was advertised. Need to improve on some concerns like can’t connect to the wifi internet, no paper towels and no oven. Not worth the value of money for the accommodation. Not advisable to come on school holiday as it is full packed like sardines. Facilities, heated pool and SPA are great! But we were frustrated and stressed by how the group of teenagers who pretended don’t like the bubbles turn on and they deliberately turned off the SPA 10-12 times when we arrived! They’ve been bully themselves and that was not a good example to our kids and other kids around! Staff can’t even direct them to the heated pool instead to accommodate other guest who just came for the SPA. Sadly, the management can’t handle the situation. Having a camera is not enough, guest need security staff to go around to ensure safety of everyone. We don’t feel being look after as a guest. Not coming back anymore!

Beautiful time for families. Heated large pool, separate heated large spa. Lovely Cafe on site. Close to all amenities. Really enjoyed my two night stay.

A good value for money caravan park in a good location. The on side coffee shop is good too. There are not enough laundry facilities for the size of the park thought.

$75 2A and 1C per night is the most we've paid in 6 months of travel. We got a site last minute mid week. Check in was from 10:30am, we hand picked our site within view of the playground to watch. Two jumping pillows. the park despite being crowded, was quiet at night with lots of families and grey nomads. The spa and pools with cabanas were great and we couldn't resist the convenient cafe with playground. The burgers were outstanding and $21 each. I see lots of families living here, with kids in school uniforms. Amenities are like home bathrooms, however in desperate need of cleaning.

Within 48 hours my baby and 13 year old were so sick. There was a pair of dirty underwear left outside our cabin. By check out without leaving the resort and only using the pools twice all three of us had tested positive to covid. Beware I have a feeling this is where ppl go when they have covid to isolate the place is literally infested with it and the staff are extremely unhelpful The cleaning Ng ladies and cafe workers are lovely but the resort its self enter at your own covid risk - Calli Sacks

wow! Still here for one more night, clean, friendly, pub/Cafe on site, 3 pools, one heated, a cold one, and a hot spa, not to mention great parks for kids and more than one! theres a lake, ducks, picnic benches, BBQ’s, and so close to the main shopping centre and other pubs. Will definitely return

What a beautiful spot. Perfect location and great food and service from hospitality professionals. Thank you for an amazing experience. Don't miss out on the spa. Beautifully presented food, really high quality and quantity. I dare you to try and finish the beef burger (•‿•)

Modern caravan park close to everything... Restaurant and bar really good .... Facilities are very good ... Bonus you get to pick your site one of the best ideas I've seen 👌

I've stayed at the caravan park multiple times, usually 2-4 weeks, and keep coming back. It's probably the best park in the Perth region. Lots of great features in the park, friendly staff and perm residents, and price point is reasonable. With tourism getting back to normal, they are always busy. Expect to book in advance for peak periods

If your a interstate traveller with your own car then this is the place for you. Just 6km to the beach. 8km to the city. 2 km to the freeway. And 1km to the golf course. Beautiful tropical gardens with outdoor BBQ picnic area near the water .

On our first day at Karrinyup waters our tent blew away. The staff were extremely helpful and helped to peg it down again. The air pillows are the bomb and the pools are lush! The tent sites are comfy and a great location. It's been such an amazing experience, I'll be booking our next stay very soon! Also there's millions of ducks and a cat....it's paradise!

Cafe closed on Mondays, although not mentioned when you book for a single night stay. Rooms are pretty good (no frills) pool area is good for the kids. Not a bad spot if you are passing through with the caravan but don’t bother going through on a Monday!
