Both the website and the sales agents that work directly with the community say that it is an "all ages" family community that anyone can live in. Please, before you write a review, do your research and make sure you are reviewing the right place. *Please note, I do not live here- I have, however, toured the community and made certain people of all ages are welcome.

    After you sign your contract to live here you become a serf. Changes are made to the community without warning, such as access to the pool, garbage service has changed 3 times in the last year and a half, the community club house you can rent but then you find out later, you can rent it...you just need up to 1,000,000 in event insurance! Suprise! The management ignores phone call messages or even letters. It used to be a good place to live, but now if I were you, I'd look somewhere else.

    Your only aloud 2 vehicles per family. You're not supposed to rent out rooms in your home yet my neighbor rent one out to a complete stranger. If you own a camper there is no place to park it. If you park your camper or boat they will tow it away at your expense and not tell you. I DON'T RECOMMEND LIVING HERE.

    Very rude management!!! Floors were falling through and they REFUSED to replace them until we moved out. We lived in this condition for a year before they replace it right before we moved out. They were VERY rude and would not recommend moving back in here. We moved out and we’re told we didn’t have to pay for “breaking the lease” but they took our deposit for last months rent. The manager was never on site due to “health problems” every time I asked to speak to him. Stacy was very rude and lied to us many times. Very dissatisfied.

    Manufactured home community for all ages. Many families with children from young to teens. Very quiet, everyone is respectful of their neighbors. Property staff is very friendly and helpful. Homes are for sale with some available for renting. Lot rent averages $600 a month, but The Oaks is responsible for the lot maintenance. There is a nice sized community pool, playground for young children, and a basketball court.

    Scheduled a virtual tour. The day before we paid the application fee. The day of the tour, we call and they said we didn't have an appointment and the units had sold. The units are still listed online as available weeks later. They stole our money and it's a scam.

    Ok. For the price, this place is fantastic. For the most part, the neighbors are quiet and respectful. So long as you take care of your home and lot, dealing with management is a breeze. We pay for landscaping ($40 mandatory) and they do a pretty terrible job, honestly. I do my own yard so it’s not that big of a deal. A lot of people (mainly in the 55+ communities across the street) have huge problems with management. The few interactions I’ve had with management have been pretty sub par but I rarely have to interact with them. The playground is small and wouldn’t entertain a kid older than around 3 or 4. We used to have a basketball hoop but it was removed after it finally broke. I’m not sure if they will replace it. The pool is small but it’s usually kept pretty clean. Currently, the lot rent is around $700 give or take. It goes up every year but they can’t raise it beyond a certain minimal percentage every year. All in all, it’s a decent little community.

    I moved out of this park, the management does not in force the the rules. it is not kept up at all, there are a lot of dumps in that park. They have people who have had trouble with the law living there. They do not get rid of them. Not such a very nice place to live. You need to look real hard at this park and look at the homes, because lots of them are dumpy and they don"t make them clean them up.

    It's 1 of the nicest cleanest mhp I've seen. Office staff very helpful. Nothing available for me. sob I really wanted to live but I needed 2 places 1 to buy 1 to rent.
