    Booked a king size bed in a smoking room. Surprised to find it was unavailable due to maintenance not finishing what ever they were fixing in there. Ended up with a double queen, but no discount for the change. Room looked clean until you looked out the window. That's when you saw the soap art someone put on the glass. Also explain to housekeeping that you don't just sweep. You need to mop as well. We never left the room during our stay. But an hour after showering the bottom of our feet were black. And do something about the roaches.

    Walking into the lobby, you'd expect to be staying at a nice hotel. Everything was clean and tastefully decorated. Then you get to your room. If you walk across the floor with socks or bare feet, they turn black. Your shoes stick to the floor and you can feel the filth on them. My son came out of the bathroom telling me he saw a cockroach. I didn't believe him at first because he had never seen one, so I didn't think he would know what it looked like. I went in the bathroom and sure enough, there were cockroaches crawling all over. The bed had dirt on the sheets upon walking in the room, there are food stains on the tray for the coffee cups and on the desk chair. The pool area is littered with trash and so is the parking lot. This was a last minute booking due to car trouble and I deeply regret having to bring my kids here. Will definitely not be returning.

    Dirty, Dirty and dirty. If you don't mind staying in a hotel where they don't clean the rooms very thoroughly or often, then this is the place for you! The only reason this did not get one star is due to the staff being very friendly and very professional. They also offer free coffee and tea to guests in the lobby. The temperature of the coffee could be better maintained however as it was cold when poured. The landscaping and exterior of the hotel shows Obvious signs of disrepair and neglect as well. In many corridors and around the interior of the Courtyard Courtyard the paint has been faded away and chipped off of many walls as well as the railings all needing to be freshly painted and rest removed. The pool is cool is a bit lackluster has absolutely no appeal, if you dare get in that water. Security at the hotel seems to be OK. At about 4 AM, there there were approximately 5 police officers with their lights on in the back parking lot interrogating a guest and/or homeless person who was in the parking lot and bothering some cars. Unfortunately there were also various thug looking or street looking types walking the halls at this time and hours prior. That could be Something that has only occurred on this one particular day and completely random or it could be a recurring problem that this hotel suffers. I am not sure which. I have posted pictures of the interior room where the dirt has accumulated behind the bed and both nightstands As an example of my claim to this being a very dirty hotel. Please note this is only 2 locations within the same room and I could be posting many more pictures which would show the entire room has definitely suffered a lack of cleanliness and/or sanitation by the hotel staff. If you do rent here, be sure to bring plenty of chlorox or Lysol sanitizing wipes as well as lysol spray so that you can properly be sure to rid the room of any germs and bacteria which may be In the room. Good luck if you do rent here. Enjoy your stay.

    Receptionist was nice but that’s about as good as it got - I failed to read the reviews before booking ( my error) all true about cockroaches, bed smelling of smoke, filthy floors etc. Lot of savoury looking dudes hanging around in car park also - was surprised my car still had wheels in the morning but to be fair was ok. Not the place to bring a family. I was travelling alone so not to much of an issue for me.

    Worst place we’ve ever stayed in. They should be closed down. The horror began from the moment I walked in. I was greeted by a man named Martin who treated me like I was a delinquent. All because the last name on my reservation is my maiden name and my ID has my married name. I paid for the stay in advance so there was no way I could’ve been doing something shady. I’ve never had anyone do that to me. He kept telling me I had no reservation and I had to guess if it was an issue with my last name. I almost gave up but I knew I had already paid for our stay and we had no where else to go because it was late and I was with my 2 daughters. Then I showed him my debit card with my maiden name as proof and he wanted to put a hold on it even after I said no. He almost didn’t return my card to me after I insisted multiple times for him not use it and give it back. I wanted to give him my credit card for the hold which has the last name on my ID and made more sense but he kept arguing with me. It was a nightmare. Then we went to our room and the first thing we saw was a dozen roaches scattering around. The roach infestation is taking over this place. Another issue was that people were smoking weed outside of their rooms. In general we didn’t feel safe. We should’ve left but we were jet lagged and exhausted. I reserved two nights but we left the next morning. There was no way we were staying another night. Seriously anyone considering this place needs to stay away!!!

    I'd leave less stars if I could. This hotel doesn't live up to its photos. It's actually an extended stay hotel. It's gross and dirty. I asked front desk 3 times to change the bed skirts in our room. Never did. They were both black from dirt. Bathroom was disgustingly dirty. Floors left your socks black. The doors are all rusty. Cobwebs everywhere. They post *new* photos every day to show how nice the place is, but those are just old photos they repost over and over again. Don't be fooled. The free breakfast isn't even laid out. You have to ask for a bag of food at the desk, and you don't get to pick what you receive. Not at all helpful for those with food allergies. They did bare minimal cleaning throughout the entire hotel for years and it shows. Phones in the room aren't even hooked up. Dust and dirt everywhere. Food particles from the tenants before left on surfaces throughout our room.

    I wish I could give it a 0 star review. Didn’t spend more than 20 minutes in the room before the roaches that we saw upon arrival were already all over the side table and in our shoes. Left (without shoes on- because we tried putting one one and the roach inside was just too much), found a better hotel down the street a bit. Do NOT stay here. The level of sanitation and safety indicated by the not working AC, the smoke smell in the non smoking rooms, the paint peeling off walls, and the bugs everywhere make it not worth a dime.

    Booked this hotel in an emergency evacuation for Hurricane Ian. Thankful I didn’t read the reviews before arriving. I did not see cockroaches as many others have mentioned but I am covered in bug bites. The room was filthy, I had to wash my feet several times a day and they were black again every time I stepped on the floor. The shower had a huge hair ball in the drain and there was also clearly hair in the sink. Nothing had been cleaned or wiped down. There were candy wrappers and something called a “roach motel” under my bed. The ceilings started leaking water all over the floor once the rain came. There were visible cracks and drywall repair on the ceilings so this is obviously an ongoing problem.

    I stayed for Six days for 250.00 the room was spotless. No Roaches, bedbugs. It was a relaxing pleasant stay. People were extremely friendly and helpful. I would definitely recommend. Stores and food you can walk too.

    Fewer than zero stars should be an option. Run from this place. I have never left a bad hotel review before but if I can save someone else their money here goes. I am not exaggerating, this is the dirtiest hotel I have ever seen. I do not believe it has ever been cleaned. 1/2 an inch of dirt, not even dust at this point on the non-working lightbulbs and surfaces. The floors are disgusting. Our non-smoking room reeked of stale cigarettes and all of the linens were peppered with burn marks. It would absolutely be unsafe to stay here with children. Additionally, we discovered today after getting out as fast as we could, that they kept my husband's ID at check-in after copying it. This was never disclosed and my husband thought it had been returned with his bank card and room keys. When we called we were told it is their policy to keep IDs? Please do not stay here. Leave this place to the bed bugs, roaches and ID theives.

    I checked in at 3:30 and after checking in went to eat at Mr 🦀 came back later in the night just to find out a lot of roaches. I went to the front desk to tell them that I could not stay there because of the roaches. They told me because 5 hours after checking in had past they could not reimburse me. This place is disgusting at best. Roaches the room is filthy and smells like smoke even though it was a non smoking room. Don't waste your money on this place. Will be contacting corporations about it.

    Cockroaches everywhere. Daytime and Night time. I HATED coming back from work in the evening. Tiny roaches and bathroom flies all over the place. Hotel amenities looked new and very "3" star, which is not bad for what was paid. But no one wants thay many roaches or at all. I got a roach 'bomb' today. I will activate it in the morning before I head out. Nervous to see how many dead bugs I see in the room when I come back.

    Over, all the room was pretty clean. A few roaches yes, but to be fair, it is Florida... The microwave wasn't clean. But the shower was spotless. From 6-8am the continental breakfast. I'm not sure how they can call it a "Continental breakfast."... When there was exactly same every day.. of a 7 night stay. oranges, apples, 3 types of (possibly stale) cereal, fruit punch/orange juice/apple juice. Only thing that saved it the single cup coffee brewer, that was in the room plus coffee in the 24 hr lobby. Needed more creamers in the room. But I'm sure they would have given more more. Had I asked them to.

    Rooms looked clean, but the floors will turn your feet black. Called the front desk for someone to wash floors. I was told someone would be there to take care of the floors in the morning. Then in the morning we were told that the room won't be clean again until we leave. So I poured water on the floor and washed it with there towels. The towels went from white to ◼ black. Also we noticed that we were not alone in the hotel room. This place is cockroach infested. I left got a refund and never looked back.

    I’ll start by saying the staff was amazing and I really appreciated their kindness, however, upon arrival the first thing I noticed in our room was the spots of junk on the mirrors, the torn up, shredded office chair, and the white “stuff” that looked like it dripped on the table and tv stand. Upon further inspection and the urge to pee after a 6 hour drive I noticed the toilet hadn’t been cleaned for days and that it was barely flushing, we had to have someone assist with the plumbing and he was amazing! The beds also had burn holes in the comforters, stains on the sheets, floors were disgusting you couldn’t walk without shoes or your feet would turn black. Also the people yelling all night, up to no good, didn’t feel very safe.

    The first thing you notice when you walk in your room is the tasteful decor, which includes feel good colors like aqua on the walls contrasted with the orange stripe painting. Once you’re in the room you notice that it’s spacious and clean and your bed is incredibly comfortable! The bed is so soft and the sheets so divine that you’ll never want to get out of bed! If you do get out of bed you will have many sites to see in Lakeland, as this is in an incredibly prime location by Highway 4 and on Highway 98 in Lakeland. The staff are professional, friendly and care about your needs and any concerns you have with the room and are fixed quickly. The lobby is beautiful and tastefully decorated inviting you to stay a while and enjoy your morning coffee. There are many sites to see nearby such as the strawberry festival in plant city, restaurants, beaches, and theme parks in Tampa and Orlando which at most are only under an hour away and the city of Lakeland offers many beautiful parks shopping restaurant schools etc. This is the best one I’ve ever stayed at in this price range. At the end of my stay I didn’t want to leave. It’s right near one of the city bus terminals which means you can function without a car. There are many many stores nearby, everything a person would need within 3 miles at the most. You can get to down town Lakeland in under 10 minutes to enjoy all the fun sites in this desirable city. Carmax is right across the street which makes it fun in your free time to go look at nice cars. I was happy with everything here and couldn’t find any problems. I will definitely stay here again.

    This place was beyond nasty gross dirty. We killed five German roaches and my comforter had cigarette burn holes in it. The floors were so dirty in my room that my feet turn black within a half an hour not to mention the film that was on the floor that your feet sticks to as you’re walking. there’s drug dealers and parties loud music and traffic noise that is just ridiculous. The room was so dirty that I didn’t even want to put my head on the pillows or touch anything it was disgusting to say the least. The entire property is filthy and the grounds are dirty the walls are dirty the hallways are dirty it’s just a very dirty dirty hotel!!!!!!!!! This does not deserve a three star rating this is absolutely a one star hotel

    We looked at four rooms and every single one of them were disgusting… The pictures were definitely deceiving. There was broken furniture, dead bugs, huge amounts of dust bedding had burn holes in it, The floor was dirty as in mud and debris.

    The staff, every one of them, were very friendly and helpful. The room was a good size and layout. The pool was nice and the grounds cared for. The only negatives are 1. The fkoor of the room was in dire need of a good mopping. The soles of my feet were solid black from walking barefoot in my room. 2. The rom had roaches. I saw only two, but my wife saw quite a lot of them. If they get the place cleaned up a little better I would give them five stars.

    Room wasn't that bad but when in the bathroom I did see a roach crawling lol I was like nope room smelled like they smoked in it and the bathroom door could of used some repairs and paint it was a last min thing as soon as we got there some ppl were sitting outside asking is for a cigarette and lighter smh

    My boyfriend and I stayed here a few weeks ago, but I still can remember every detail of our stay. I leave one star because they're were so many sketchy looking people walking around everywhere, and this was late at night. If I was staying there alone I wouldn't feel safe. There was a group of people sitting outside of their room next to ours and I didn't feel comfortable with that at all. When we first entered the room I saw a roach crawling on the headboard of the bed. We ended up relocating to a different room, and the floor seemed like it was wet as if they just mopped it. Most likely it was some kind spray or wax that they had used. I didn't feel comfortable taking my shoes off. The next room that they had moved us to was a little bit better. The continental breakfast was very disappointing, when I first walked into the breakfast room. All we saw was some cereal and a bowl of fruit, and of course the beverages like your coffee, juice and milk. They also have there little gift bags that you have to ask the front desk for, and it has like muffins, granola bars and oatmeal inside them, but what I don't understand is that why don't they serve that in the breakfast room with everything else. I think that's just a way for them to save money. In case if you forget to ask or they just don't let you know that they have it. I definitely wouldn't stay here again 👎

    DON'T STAY HERE This is hands-down the worst dirtiest most disturbing hotel I have ever been to. This place should be condemned Outside my room was ladders and drywall mud roof falling in from a storm mold everywhere. No lounge. No food no pool after 6pm when the sign says open until 10pm Not to mention the roaches. Tv and ac not working cracked walls in bathroom dirty dirty dirty rooms. Had a non smoking room that smelled like a bar room.

    Disgusting hotel. If you like a ‘motel 6’ this is the place for you. Woman at check in was very pleasant and helpful. Check out, with possibly the owner, was just the opposite. Who now a days request that you return your room card? Refused! Had to mop the floor and wipe “sticky” off of everything with a towel.

    We booked a double bed room but upon a late checkin were notified that none were available, but it was just my small kids and myself so we were able to switch to a king room for no extra cost which still worked well for us. Guy at front desk was helpful and polite. Slightly disappointed at breakfast selection, as it was part of the reason I chose to book there, would've liked to see something available for at least an option of hot breakfast, only options were cereal and prepackaged muffins. Bed was comfortable and room was clean with an updated look. Did not see any bugs as the other reviews I read stated. Clean, and ac was cold. Decent value, but still room for slight improvement. Thank you for the stay.

    I would give this place a zero if I could. Not only is the staff not attentive or accommodating. My room had bed bugs and roaches. They didn’t want to give me a full refund even though the room I ended up with wasn’t the original room that I paid for. They were super behind on schedule and gave me a best down room. Had to leave that night because of all of it. I hope this place gets shut down after reading the other commments. Not too mention everyone in line had the same complaint.

    If I could rate this 0 stars I would!! DO NOT I repeat DO NOT stay here. Keep in mind this is a recent “stay” December 8th. Checked in to the hotel, wouldn’t even say checked in, booked the room and didn’t even stay 5 minutes. Roaches on the floor on the walls and on the bed!! Had another person at the front desk complaining of the same thing. Totally disgusting and unsanitary. Have no clue why this hotel is opened for business 🤮

    Quality of service professionalism and kindness from the gentleman by the name of Bill was exceptional he always had a solution to every little problem that arose. Thank you Bill I'll definitely be back. Also, there was a lovely lady by the name of Sheila who let me stay a few more hours while I was waiting on my ride.     We could not find a hotel during the hurricane so we felt we had to go ahead and stay. The front desk associates were wonderful, I give them a 5 star rating. However, the hotel was absolutely filthy. Floors, counters, bedskirts, and I lost count of how many roaches I killed. The room had a seriously bad odor. I brought cleaning supplies and cleaned before we stayed. I was amazed at the filth. It was by far the nastiest place I have ever stayed in my life. Again, I do commend the staff for all their efforts and amazing attitude. They handled constant complaints and kept smiling.

    Unfortunately, I have to give this place 1 stars. BUT, as far as the front desk management and the owner, they definitely get 5 stars. Problem is I had bed bugs in three different rooms and had to receive my money back and go somewhere else. I really wanted to stay here too. The lady at the front desk was so sweet and helpful. Great customer service. I would just definitely check the beds before going to sleep.

    Good size rooms. Less traffic noise on pool side. Great people working there who will help make your stay! Large choice of shops and restaurants within walking distance. Price could be a lil better
