    Excellent public areas with lovely decor. Restaurant and bar were very good. My friend's room was clean and comfortable. The grounds are beautiful. I would have no hesitation in recommending it to any one visiting the area

    Room was OK, comfy bed. Staff were great and friendly. The one meal I had there was nice. The room could do with a couple of paint touch ups, more like a couple of tins for the full building, it's looking a bit shabby. Bathroom could do with an upgrade and modernising. The room was serviced daily. Restaurant was closed on Sunday. No free bottled water. Business trip.

    A lovely, antique and elegant hotel I've ever met in Europe. All staffs are friendly and supportive like family. I was in trouble with calling a taxi, a kind staff was happy to help me in several times! We enjoyed an british breakfast as well. You can add breakfast at an affordable cost.(When you will book, please include the breakfast together)

    Wonderful hotel the decor throughout is beautifully done in period style. The staff are friendly and helpful , we only ate at breakfast but the food was fantastic. I would definitely stay there again and wouldn't hesitate to recommend rhis hotel.

    We have just enjoyed a three night stay at Rosehill House. We booked an executive room (we were assigned a four poster) and a single room. What a beautiful hotel. So much character everywhere, inside and out. Our room was really clean. No dust, dirt, crumbs or stains anywhere. The room was perfectly serviced everyday. The staff were so friendly and helpful, always on hand if we needed anything. We had a wonderful member of staff looking after us for breakfast. We walked into Burnley town centre (20 mins downhill) a couple of times. Gorgeous views across the hills. Really cannot fault this hotel. Would definitely stay again. Hard to think of any negatives. Personal negative - the mattress was too soft - but thatā€™s personal choice. No other down sides for us. All positive things to say about Rosehill. Fantastic little boutique hotel. 5 star. 10/10

    Because if you say anything different the manager will respond on Google and lie about your behaviour to cover up for their shortcomings. So shocked at the response to my honest review but that will teach meā€¦. So what I will say is be careful, the management show their true colours if you look at their responses to any criticism they attack the people writing them on a personal level which is very unprofessional.

    Claire welcomed us with a big smile and made sure we were happy when we checked in. The rooms are a little tired but adequate for a short stay. Everything worked as it should and the room was well stocked with coffee and biscuits. The bed could have been comfier! Evening meal and breakfast were a bit chaotic, it felt like the service staff were new or inexperienced. Room for improvement there. The food however was very good! All in all this old hotel is quaint, aging but still enjoyable. With some extra effort in training service staff this review could easily go from 3 to 4 stars.

    Wish Iā€™d read the reviews about the owner prior to booking here! I 100% agree with other reviewers: she, (the female owner), is a nasty, drama queen, who has absolutely no right to speak to paying guests the way she does. Appalling, aggressive and immature attitude, but, thank you to the member of staff who apologised to me for her abysmal behaviour. Iā€™d like to make it clear - Iā€™m a frequenter of hotels on a weekly basis, my expectations and standards arenā€™t ridiculous, I take places how I find them, but do expect to treat with respect and stay in establishments that are clean, fit for purpose with courteous and professional staff. On arrival - chaotic car park. Advised the male owner that cars were blocking access to their second car park, while using two spaces to park one car in, in the main car park, but the issue wasnā€™t resolved. Very pleasant chap though. The building - old, very old, really needs a refurbishment, without looking closely, everywhere just looks tired and dirty. The room - four poster bed in a painfully outdated and desperate for a good, deep clean. Cushion Lino in the bathroom, mis-matched sink, pedestal and bath, with a cracked bath panel. Toilet seat on at an angle. Visited the bar, passing the kitchen - reeked of grease, so decided I wouldnā€™t be eating. Had to take the slices of lime (not wedges of lime, no doubt using slices to cut down on cost), out of my drink - the skin was yellow, so god knows how old they actually were, rancid. Back in room - it was a very generous size, however, had the worlds smallest TV in it so if youā€™re going to watch it while in bed make sure to bring a pair of binoculars with you. Couldnā€™t locate an iron and ironing board in the room in the morning rang downstairs to request one, only to be told that they donā€™t ā€œdo thatā€. I enquired what she meant, ā€œwe donā€™t bring iron and ironing boards to the roomā€ she snorted at me. I was amazed and asked if she was serious, to be met by a derisory laugh and a condescending tone. I basically said ā€œunbelievableā€ and put the phone down in disbelief. Luke warm shower - good water pressure though. Went to check out - discovered, who I now know is, the female owner there. I was berated because I left my key in my room. I was asked to pay Ā£13 for a pint and a half of soda water (with rotten lime slices in). I politely advised I certainly hadnā€™t spent Ā£13 at their bar I had a pint and a half of soda water, to be met with mumbled under her breath comments, a theatrical display of her checking her paperwork and changing my bill on the PC. Just as a point of note for anyone else who plans on staying - you can see the PC screen, so be prepared for anyone standing at reception being able to see all your details! Due to this womanā€™s terrible attitude towards me in regard to me forgetting my room key and questioning my bar bill and her obvious and open hostility towards me, I advised her and Iā€™d not be staying for the breakfast Iā€™d prepaid - ā€œgoodā€ she advised me. I was also told I wasnā€™t getting a refund for my breakfast either, I was then told I was a horrible and rude man, and how dare, DARE, that I put the phone down on her! I explained I asked for an iron and ironing board for my room, to be met with rudeness and a terrible and condescending attitude.! At this point, I was quite fed up of her and her behaviour. I told her she could keep my breakfast money and spend it on either taking a customer services course, or spend it on the run down, ramshackle hotel. That hit a nerve and she basically started shouting at me, in reception, with other quests witnessing, acting and behaving like a petulant teenager! I couldnā€™t help but laugh as she shouted ā€œBye! See you then! Ciao!ā€ As I walked away to leave she was still shouting abuse! Thank you to the elderly gentleman who advised me that theyā€™d had issues with her behaviour during their stay too, obviously a regular occurrence with paying guests. Awful stay. Simply an awful stay - avoid.

    My daughter got married here! Great place, rooms are specious and looked after. Staff couldn't be anymore welcoming... Great food too!!

    Visited today for the Afternoon Tea . How beautiful all home made fresh and delicious. Beautiful rooms and decor. Staff were lovely very professional and friendly will definitely be returning. Thank you šŸ˜Š

    Didn't stay overnight so cannot evaluate the rooms. We went here after attending a funeral and they provided a lovely assortment of food and we were served tea and coffee. Very nice.

    Went for a meal with friends. A wonderful setting, victorian with lots of original features. Decorated beautifully for Christmas with fairy lights, foliage and a roaring fire. The service was fantastic, but the food.....just absolutely WOW. Cannot fault it, the duck starter was divine, venison main perfect (although do order sides to go with it) and the dessert was the best I have ever tasted. The rest of my group agreed on that. Definitely recommend. Lots of gluten free options on the menu too.

    Rooms a little tired. Staff very pleasant and a decent breakfast. Only stayed the one night as was seeing a friend performing on a local theatre. Would happily stay again bit nothing out of the ordinary.

    Came here for a overnight stay....Fabulous, the food was the best we'd had in a long time, staff were warm and friendly. The house is beautiful, we'll recommend to others. We will be back definitely. Thank you to Rosehill House Hotel for such a wonderful time xx

    We booked at the Rosehill House hotel when we went to a gig in Manchester. It was a reasonable distance from the city centre to drive (as we don't drink) so we opted to save hassle with traffic on the journey home. The site itself is off the main road and looks very smart from the outside. Plenty of car park spaces available. Reception was really cosy and inviting... And the staff were very helpful and polite. We had Room 21.... For reference Ā£71.41 for 1 double room with breakfast. Pros ā€¢ Spacious room. ā€¢ Comfy bed and pillows ā€¢ Nicely furnished with a big wardrobe ā€¢ Subtle lighting in the room (a few options) Cons *Early check-in charge was Ā£25! Glad we didn't take them up on it * Decor in room was a bit...outdated ā€¢ Diffuser in the room used a very...outdated floral scent that we didn't like.... Lynx to the rescue! ā€¢ Keys for rooms were actual Yale lock keys ā€¢ Our shower didn't work properly and the valve that diverted water from tap to shower only went part way ā€¢ Bathroom windows DIDN'T CLOSE and the room was freezing when we got there. * Radiators weren't on either. Had to request at reception and we returned later to find an electric heater in use (radiators came on overnight) Overall the stay was pleasant and we had a great night's sleep. Some small changes to the room and a bit of advanced planning (seeing as we are approaching winter) would have been quick easy wins for the hotel and improved our experience notably. This all being said... Breakfast was beautiful. The dining room was very grand.. With a lovely selection of cereals and pastries as you'd expect. Cooked food was cooked fresh and took only 10 mins to arrive. We really enjoyed the breakfast and i think with this factored in we would definitely use the hotel again for a similar price.

    Service and location very good. The room was set out nice but disappointed our room and the whole hotel very cold . Resulted in wearing coats in bar area while having drinks. Shame as previous trips been very good there .

    I booked to stay Mid-september and booked online. I received an email from the hotel explaining that a wedding party was booked that weekend and therefore it may be busy and the restaurant is fully booked, but we could move your room to a quieter part of the hotel. Would that be OK, or would you prefer to cancel? I chose to cancel, but I wish to thank them for their honesty. They could have said nothing and not lost the booking. So for that, I give them 10/10 for customer service and will look to book a stay next time I'm in the area. I gave the rooms a 1 as I can not comment as I didn't stay. This is not a reflection of the rooms.

    My partner and I stayed here for a long weekend to celebrate her birthday, we were not disappointed. The room was excellent, the staff very friendly and the food was so good we did not even consider going elsewhere. Absolutely top notch and nothing was too much, I would not hesitate to recommend a stay here and weā€™ll definitely be back!

    Booked to stay here last night in an executive room, with separate beds. Absolutely lovely location, hidden just off a main road in a lovely quiet area. The building is absolutely beautiful and has such a vintage feel to it. We were very impressed! Staff were helpful and very polite, especially over breakfast in the morning, so special thanks to the hardworking service staff for their warm smiles and friendly service. Room was much nicer than we expected and I would definitely stay here again. We had a private back door where we could access a little outdoor space and I bet this is truly stunning in the summer to sit outdoors. Bed was comfortable. Room was lovely and clean. Overall a brilliant experience and next time I stay over this will be where I will be staying!

    Clearly needing quality fare before wihnessing Burnley F.C.climb the not so glittery ladder [ some teams just come to Turf Moor for the rumble] I decided to go a little left field and try a not to distant,[ from our normal Cliviger patch] boutique hotel in the posh Manchester Rd. area of Burnley. What rewards! Excellent friendly service, fabulous food,the fish and chips equally as good as Stein in Padstow, and prices so competitive. Privately owned I believe so the ground floor was looking a tiny bit "tired", but post pandemic to be expected, with revenue decisions to be considered. However from their web page the rooms look as tempting as the food tasted, so a stay is definitely on the horizon. During our brief stay.....we returned post victory to celebrate with a choice from the adequate malt whiskeys, a baby shower function was in progress: Lancashire high end ladies cramming the car park with E.V's,.Good on ya management team! A business model with creativity and more than a subtle eye on your margins.

    What a fantastic place this is. We went to a 95th birthday here with 40 others and the meal and service was organised and excellent. Its a nice place to call in for a drink as the lounge rooms and outside seating area are tremendous. Alan who works the bar is really experienced and makes a real effort to make you feel welcome We will definitely call in again.

    Went to a Birthday party. The food was excellent as was the service.I think they need to look at the drinks pricing. I was driving so ordered a pint of Orange & Soda.I was a bit shocked at the price -Ā£4.

    Inadequate response to complaint,we had a 2 night stay, flat marked pillows ( No pillow protectors and honestly l had put better in the bin ) Discoloured duvet covered with a white duvet cover , did tell reception she came and apologised but said she couldnā€™t find any more bedding. It wasnā€™t even the room we booked Executive double . We got a four poster dark room l slept on the sofa the first night .(she also said she couldnā€™t move us as she needed all the rooms for the wedding although maybe she could of moved us for the first night, then at least l could of slept in a clean bed instead of the sofa.) The cleaning lady agreed with my complaint apologised and the following day and changed the bed . I couldnā€™t and wouldnā€™t fault the staff they were really nice and helpful .However we did see the owner the following day (she didnā€™t make herself known to us ,someone else told me it was her)Which would of been nice to get a apology or even some sort of acknowledgement of what had happened but nothing (Perhaps she thought we wanted our money back ) An apology and the room l booked would of done, as we where there for our nieceā€™s Wedding and l wouldnā€™t have spoilt their day . As l say her staff were lovely breakfast was fine just the dark mismatched room with the dirty bedding if you go to this hotel avoid room 8 not good . Now this lady(the owner) is known for retaliation on complaints about her establishment But l have broad shoulders so get it off your chest my dear youā€™ll feel better . And donā€™t worry we will not be staying with you again ( not very professional ) my opinion of course

    Perfect location for the Burnley Mechanics, just Ā£6 in a taxi. Breakfast was gorgeous and all freshly cooked. Rooms were very comfortable. I would stay here again.

    We had our wedding here. We wanted a local business and having a beautiful, indepent location really made it perfect. The management are fantastic, accommodating and attentive, the building is full of character and the location is convenient. I can't recommend this place enough over the bland and soulless chains.

    Had a wonderful stay for a friend's wedding. Staff and venue are great. Friendly, Clean, Safe and accommodating. Check-in times are a bit late but with the extra cleaning happening now it's to be expected.

    Went for a wedding Stayed for 2 nights Breakfast was lovely, room was brilliant and had a great night's sleep bith nights, bed was so soft. Staff were very helpful and polite. Would definitely stay again
