    I used to work and live at SunSTONE, but before you scroll away, please take the time to read my review about living or working here. I got fired on September 5, 2023 (only mentioning this part because apparently the leasing office has been telling people that I left on my own free will, which is in fact not correct). Their reasoning was because I was looking for work at another apartment complex that Cherisse Taylor (Director of Operations for SunSTONE) was over seeing. I had not applied for anything, just had been asking around to see who was hiring, and I got fired for it. These apartments are great in some ways, and I loved my job for the time I was here, but it was truly a headache because of SunSTONEā€™s Home Office (Vantage Point Properties) and how they managed things. The Home Office decided to go to Valet Living (trash company who picks up your waste from your front door) at the end of May. Though it is a great idea, it was executed poorly. This being a new $25 Valet Trash fee added onto everyoneā€™s rent in the middle of their lease. We were constantly harassed by most residents because of the change. When confronting Home Office about some of the complaints about the new Valet Trash service, they brushed it off and told us to stick up to it and own the community. How are we supposed to stick up to the residents when the Home Office REFUSES to give us anything to back Valet Trash? Telling us ā€œWhere does it say that we canā€™t add another charge in the middle of their lease?ā€ isnā€™t enough to tell the few residents that ensure us that we are going to hell for what we are doing. This isnā€™t the only change they plan on. So if you canā€™t handle change, SunSTONE probably isnā€™t the place for you. The requirements/rules for the apartments are fair, but some are stupid and harsh. - All cats whom live at SunSTONE MUST be declawed. Which is such a harmful procedure, itā€™s like cutting off the tips of your fingers and theyā€™re implementing a rule like that? - You must make 3x the rent (fair, most apartment complexes require this), and if you donā€™t make that amount then you require a co-signer who makes 5x the rent, which is super hard to come by. - The move out charges are absolutely insane. Be prepared to pay for any small scratch or pin tack hole you cause in the apartment. - If you are a first time renter, be prepared to pay an EXTRA $500-750 deposit on top of your oneā€™s month security deposit. They are not first-time renter friendly. I would somewhat recommend living at SunSTONE. They are nice apartments for the price. I would not however, suggest working for SunSTONE. Your voice and opinions will not be heard. The Home Office does not care how much you defend the residents. They do not care how you feel. They do not care about your future. Hence why I am making this review, so much tension over the past few months with no place to go since we obviously couldnā€™t say anything to Home Office without being threatened our job! You will put so much time and work into the office, just to hear that you can be easily replaced with no issue. On another note, they refused to give me my last paycheck because I have to be employed to receive it per company policy. When I asked for said policy, they have nothing to give to meā€¦. so that says a lot about them as a company. Please take this to heart if you are looking for employment, donā€™t waste your time here.

    Sunstone in all honesty started off as a super nice complex to live in. Donā€™t let it fool you though. THIS is NOT A GATED COMPLEX. The have the gates up to say they are but in hindsight they are disconnected, or as of recently the north gate closes at night but the other stays wide open. When the manager was asked about it she stated the gates were for the ā€œoffice staff safetyā€ not the residents. ALSO, in our contracts it is stated that the landlord will pay trash and water. As of last week they no longer have trash cans that you can walk to. Now they have a company that YOU have to pay for to collect your trash at your doors 4 days out of the week. ***Edit This I was all the dog trash sites look like..

    I'm a current tenant. The owner is going to leave some remark trying to downplay the issues, but BELIEVE the 1 stars.. These apartments Were amazing at first. Now, over the last 2 years or so they've been in sharp decline in service, upkeep and overall quality. They actually just recently started Charging an extra fee, not on our lease, for a new "trash service" that is Unavailable on weekends, when the highest volume of waste would be made. So we are now needing to pile up bags in our kitchen corner, giving off smell and attracting gnats and flies all weekend. Apparently Most of our neighbors are dealing with the same problem. There are also now veru unsightly scraps of trash flying around the property, as there are animals that occasionally get into the bags we leave outside our doors for pickup anytime between 5 and 9. The same service can be found for way more affordable prices. Save your money.

    Sunstone started off great, unfortunately over the last 6 months many aspects of the community have gone down hill. It first started by swapping out maintenance with a 3rd party company which was simple enough, then the general upkeep on the property took a sharp nosedive. Mowing frequency declined, they no longer edge the grass, bagging typically isn't performed. Other amenities like the gate haven't worked in almost a full year. But the final straw is a forced trash fee even though when the lease was signed trash service was included. Representatives for the apartment complex state it's mandatory even though an addendum was never signed.

    Honestly a nice place to be at. Until they decide to forcibly opt you into "optional" programs and charge you additional fees for. The whole story goes is that we had trash enclosures where we deposited any waste at. They sent out an email to sign up from a new trash service they are providing at a fee. The email even had the word "optional" in it. Which me and many other tenants didn't sign. After that they boarded up the trash enclosures and then forced us to use the service and charge us for it (Which in the rent agreement says trash service is provided by the complex) We went from being able to throw our trash away anytime we wanted to being regulated to putting it outside our door (at certain times) and let it sit there for 5 days a week, the other 2 days we are expected to put the trash in our cars and drive it over to the Waste Management dumpster (which for most people is the farthest part of the property from them) Many complaints have been made by tenants over the 3-month period of implementation of Valet Trash and management decided it wasn't worth their time to fix their error. There was a petition in which a majority of the tenants at the complex signed denouncing this to which our only response was "No comment." So, if you want to live in a place that feel like they can sign you up and force you to pay for whatever service they want "Because the home office said we can" then by all means rent one of the many vacant apartments here.

    Kiss your deposit goodbye and expect to pay additional charges for regular wear and tear. The apartments are nice, we did not have any issues until we moved out. The manager did a final walk through with my husband and told him how good and clean the apartment looked. We have 2 small dogs and one of them did scratch the paint off the wall by the front door, however I thought this is what the pet deposit + monthly pet charges were for. This was the only damage done to the apartment by the pets. On our move in checklist, we did not mark down every little thing because we assumed it was regular wear and tear and would be okay. Unfortunately, we should have been petty and wrote down EVERYTHING. We are not receiving our deposit and have to pay 200 + for things such as, window and cabinet needing caulking, island minor touch up, cabinet pulls being rusty, drip pans and more. They also charged for patio not being cleaned when we had complained that the neighbors upstairs had several bird feeders and plants which would constantly fall on our balcony. We had not lived there for 2 months when they did this final inspection. We moved out early but continue to pay the final 2 months. The apartment manager was supposed to email us pictures of the "damage" and after multiple phone calls and emails we still have not received anything. It is completely unfair and absurd.

    Edit*** Cherisse Taylor is the Director of Operations for Vantage Point properties. This is who everyone needs to direct the complaints to!! To bad she wont take a face to face meeting as she is to busy with other things but has time for a quick phone call. This place will do nothing but take your money and once you move out, you better be ready to keep paying!! They have to collect more money after selling off the SunStone branch located in Andover as long with the new Aventa apartments on Ridge road.... Not to mention the gates still don't even work for the complex. Place is a complete JOKE. This complex is a complete SHAM. As you can see the below comment from another resident in the complex, sums it up almost perfectly. They are hurting for money since residents keep leaving. Some buildings only have 2 or 3 doors with residents in them. When you speak with management you get the run around like you see below. What they did not say in the reply back. Is that the trash cans that were provided for all the residents to use have been taken away. These trashcans WERE located at the end of every garage. Now that they have a new trash service, they want the residents to pay a additional $25 a month for trash. That we have to keep in OUR apartments. Nothing like having the trash that you would put in a big trash can in your living room! If you have it out past the designated times you will be fined. Trust me they want your money so they will be right on it. Where she says the trash compactor is for the residents... This trash can is located outside of the gated complex on the backside of the property. This is where they used to take our trash in the provided trash cans in the end portion of the garage buildings. Also where she states that if we wish to discuss further to call the office... Nothing gets done that way. You go in, ask a couple of questions and know one has a good answer for anything. There is a vast number of disgruntle residents who live here now because the management doesn't know its left foot from right. Management also pointed out in their response to John that the gates are fixed... Come by after 8 and you will see the South gate Wide Open!!!

    We have been here 3 months and have been pleasantly surprised how quiet the complex is. It is a clean well kept complex with a pool, fitness center, a park for kids as well as being dog friendly. The office staff is very friendly. The fun little events they plan gives opportunities to meet your neighbors. The complex is close to shopping and dining. The apartments are modern with lots of natural lighting. We highly recommend this complex.
