Maintenance of Laundry room doesn't exist, people wash clothes and mattress of pets in the same place that you have to wash your clothes, homeless sleeping in the lobby. I don't recommend this place! The location is amazing this is the only good point

    Awful place Because of them FedEx, Amazon, none is delivering items to our actual apartment addresses anymore and they get diverted to their office package room. And the office takes no responsibility for the package room or stolen packages. This happens on a regular basis. They just told me to request delivering to local FedEx office and pick it up from there if I am too worried. How irresponsible. Apart from that, hallways are dirty, always smell like pet waste, elevators are broken for many months, door locks are poor and untrustworthy, not much control on rowdy neighbors at night, bugs and molds in the room, thieves and homeless peoples are lurking in garage and around all the time, poor unreliable bus 58 commute and the list goes on. Used to be better few years ago, but has gone down badly. I would not recommend anyone living here.

    To whom it may concern, I urge the Lakewood Apartments leadership and management group to take action. The doors that open to the elevator are dangerous and a threat to the safety of Lakewood’s residents. While doing laundry, my 2 ½ year old daughter’s thumb got caught in the door hinge where the leverage is strongest. Her nail came off and blood was everywhere. We rushed her to the emergency department to treat her. From the x-ray images, the doctor described that bone was exposed. Currently she is recovering, but she wakes up constantly from the pain, and there is nothing we can do besides let the thumb heal. I urge Lakewood management to fix these doors or get rid of it all together. The weight of the door causes them to slam shut far too quickly, and it is difficult to hold open when doing daily activities. Please fix these hazardous doors for the safety of Lakewood residents. I am sure that these doors are not up to standard, just as our fire alarm system was outdated. Please fix this as soon as possible so that no further incidents can occur.     Honestly, there’s a lot of things that are awesome about this place. First, the rent pricing is pretty affordable for an apartment in SF. Park Merced is costing 2800 a month for a place without furniture. Second, when I viewed my apartment for the first time everything was clean; no stains in the carpets, the walls were clean and freshly painted over. For my first place alone I could do much worse. The whole packages being stolen is because a lot of either the delivery drivers or residents aren’t putting them in the right place. There is a package storage facility in the leasing house where no one but you will have access to your packages. You’d even get an email saying you have a package. If you didn’t put the packages to be dropped there then the delivery people will literally just throw your stuff under the mailboxes in the respective apartment building. I’m a college student going to SFSU and this place is literally gold. I highly recommend getting this place while the rent and the moving specials still last. I’m moving in late July and so I’ll only have to pay about $450 for the last few days but I’ll have the whole of August and September for free and won’t pay rent until October. Such a huge deal for new movers. Don’t listen to these one star reviews. It’s nothing like they say I can promise that.

    I've lived here for almost 5 years and my experience continues to get worse every year. Management is AWFUL!! They constantly make changes at random that are an inconvenience to the residences. For example they switched over the payment system for the laundry unit over night with no notice and claimed they had no idea it was going to happen. The washers and dryers are constantly broken and dirty. Don’t expect to get your packages because they are constantly stolen and management refuses to take responsibility or fix the issue. Numerous emails to management with no response but they can bombard you with emails about doormats. The only positive is the location and parking.

    Good for one year and no longer. The staff is rude and impatient. The mailroom has no security therefore plenty of times my packages were stolen. Laundry rooms are a joke, more like constant frustration due to clothes not fully drying and washers out of service for months at a time. Out dated elevators, paint, and dingy garage. Hallways are like dormatories stinking of peoples food, sweat, and whatever else. Unsecure feeling at all times. The "no pets" is a joke. Every other resident has a dog so be prepared for wet dog smelling elevators and dog barking while you sit on your small balcony, which have no privacy. Location location location is the only reason to endure this poorly managed apartment. Gym is not even worth more than one word: underwhelming. Save your money for something better because this is a mistake. Last thing, I've gotten stuck in the elevator twice where it actually stopped and doors locked.

    It is a very nice place to stay with a big pool. It costs a lot since it comes with a pool, jacuzzi, tennis court, gym, baksetba court, and a very big outside place in the back where you can walk around. Also you can go to the beach that isn't far. There is a lake you can walk/run/bike etc. In general it is a very nice building and you can meet great people there too!

    Please fix the stealing packages issue. Leasing office should be the only one who can have access to the mailroom. I will change my star rating when this is fixed.

    This is a great place to live. Constantly surrounded by nature and beautiful views. There is a swimming pool, tennis courts, basketball courts, and even an indoor gym. They also throw dinner parties on Holidays, and the staff are a great help. You can also go on great walks around the lake and to the beach. The laundry rooms are easy to access and also provide vending machines. Most negative reviews are college students who can't afford the apartment. Have a good time!ew

    it is very nice and you can do a lot in the apartments, like swimming, working out, basketball, and tennis. there is a lot of nature around and great views, you can watch the sunset if you go behind the building. there is also a beach not far that you can walk to that takes about 15 minutes to get there.

    Update 2: Recently, I have seen an increase in professionalism with this complex. They are quick to let us know any news that concerns us and address concerns that we have with kindness. I think the next step to get to 5 will be establishing a group of renters who can provide guidance and feedback in ways that they feel the property can continue to move forward and better themselves. You guys have come a long way since I’ve lived here. Keep up the great work! Update: They sent out a follow-up email with an updated date. I feel like they are listening and hearing the ways that they can improve. I am hopeful that they will continue to change as they sent out an e-mail about our pool needing maintenance and they sent out the time it will be completed by. We will see if that is accurate. I changed my review to three stars to reflect this. This place has promise but is lacking in so many areas. We were told that the gym would be closed for a month. Then we were told that it would be opened up two weeks from then. It’s now been a month and a half. They say it will re-open in the first or second week of May. It sounds like they are simply guessing. I am hopeful but I’ve learned that this place doesn’t know how to manage projects or that you should always underpromise and underdeliver. They unfortunately do the opposite. I know- I'm looking forward to having it up and running. It is just disappointing when the timeline continues to get pushed back. I would rather know that it's going to be done in three months and then surprise! We're able to open it two months. When I call in and the person doesn't know the timeline or can't say it's been pushed back due to construction, the new timeline has us now re-opening in certain date, that sounds a lot better than guessing. I work in vendor management, so I understand that at times things will not go as planned, but if you can communicate it clearly without guessing, that goes a long way.

    This place is great. A lot of college students give bad reviews because they cannot afford to stay, but honestly that is not true. This is a great place to stay. I love it here, and there is even great spots to go on dates and good views during the day and night. It is also very romantic watching the sunset.

    This is a great Apartment complex to stay in. They provide a basketball and tennis court, as well as a pool and gym. Great walks, surrounded by nature. I very much enjoy living here, and a lot of my friends and neighbors say the same.

    This is my third year living at Lakewood Apartments. I started my lease under a COVID discount and I am now rent-controlled, so keep in mind that I pay significantly less than current pricing. Pros: -Great parking. One free reserved spot and never had an issue finding street parking for second car. No break-ins -Location. Lake Merced is obviously beautiful, but I love how you're right in-between access to the Sunset and Daly City. Easy 5-minute drive shopping at either Lakeshore Plaza or Westlake. 57 bus runs to Stonestown/SFSU, Daly City BART. -CEMENT WALLS. You do not hear your neighbors talking through the walls and do not have to worry about watching TV late at night. This rarity has made it hard for me to want to move out. -Amenities. Trash chutes instead of needing to go to dumpster! Gym, clubhouse, tennis & basketball courts, sauna, heated pool and hot tub. -Staff. Communicative & friendly office and maintenance staff. Good at sending advance notices. Cons: -Package room. Far away from most units, annoying hours of 8am-6pm. But now that there is a check-in process I haven't had any packages stolen. -Hallways & Stairwells. Dingy, smelly, needs regular cleaning. -Water shut-offs. Seems about once-a-month emergency pipe maintenance for buildings C-F, hours without water. -Laundry rooms. Dryers struggle to dry in one cycle. Half of machines are preloaded cards, half are through an app. -Moldy & Mosquito-y. Living next to a lake and ocean: you will need a dehumidifier or you will get mold. Opening your balcony door means mosquitos. Overall, for the price I pay the pros outweigh the cons. I enjoy living here. A piece of advice is that buildings closer to the office (A+B) experience higher standards of living (closer to amenities, better street parking, bigger laundry room, less emergency maintenance, less sketchiness).

    I currently live here and I’ve been here about a month now. I’m having a wonderful experience! Ms. Anika and Mr. Craig made my move in super easy, and we’re amazing to work with. Also.. the management staff got us residents donuts today. It was the best way to wake up on a Saturday morning! I really like it here:)
