UPDATE: After a couple months from my un Let me just start with this... Old City Wall Inn is a tremendous value and I highly recommend you book a stay here if you are travelling to Chiang Mai. This review will currently only cover my very initial experience as I have just checked in. As always, I will provide updates based upon my continued experience. I just moved to Chiang Mai and my condo at the Astra will not be ready for approximately a month so my little sister who already lives in Chiang Mai was kind enough to find a couple one month stay options that are reasonably close to my future condo. Within those options, I chose Old City Wall Inn primarily for the following reasons in the order listed: 1) Bathtub - I have always opted to live in places that have bathtubs. It is an increasingly rare feature, but something I place a very high value on. 2) Location - Being close to walking street is great and there is no shortage of dining and entertainment options. It is also quite close to my future condo and my little sister already has a condo there so it is nice to be close to her. 3) A big white wall - perfect for watching movies from my portable projector and there is a couch ideally located to comfortably watch the movies. I chose the smaller and cheaper room without a kitchen because of the beautiful white wall. 4) Price - I was quite pleasantly surprised at what a great value it is. When my little sister told me the price, I was actually shocked at how good the price was. I was willing and expecting to spend double what I actually ended up paying. My little sister set up the reservation the same day that I checked in paying 1,000 baht to hold the room until I arrived and paid the remaining balance as well as an approximate 3000 baht deposit which is perfectly reasonable. My check in experience was very quick, pleasant and convenient. I was asked to provide a copy of my passport prior to arrival which surely helped to speed up the check in process. It was a pleasure meeting Golf, who I spoke with prior to arrival and the staff without exception seemed polite and competent. As I am staying for an entire month, there was a longer than normal amount of paperwork that had to be filled out, but as an attorney, I have a strange love of contracts and it did not bother me. This was also all ready for me when I arrived and so I had zero wait time for the preparation and execution of the documentation. The room is on the second floor and although I would have preferred a room with a street view, the rear facing room is probably a bit more quiet. There is a balcony that overlooks a garden and there is a sign posted forbidding smoking which is absolutely fine with me since the smell of cigarettes does have a tendency to permeate into the room even if smoked on a balcony. The only 2 things that I find so far to be somewhat lacking: 1) The bathtub drain stopper does not hold water in the bathtub very long. The water leaks out rather quickly and as I previously stated how important an amenity I consider the bathtub to be, this is something that I fear will become an increasingly negative experience. [UPDATE #1 - This issue was resolved in less than 24 hours] 2) Electricity is charged separately and is billed at 9 baht per unit. This is a very minor issue but since I own a home in Bangkok and a condo in Chiang Mai, I know that this is almost double the rate I pay at my actual residences. One positive aspect about this is that it should be an incentive to conserve electricity. For the average tourist, this is a non-issue and I hesitate to even mention it, but i write it in the interests of providing a comprehensive review,

Nicest place I've stayed in the city. Such friendly and kind staff. Best bed and pillows I can remember. Spotlessly clean. Close to the historic city.

Iโ€™d highly recommend this very nice, cozy and staff-friendly place to stay during your vacation in Chiangmai. The service is great and the price is very economical compared to the experience you get. If youโ€™re looking for some place of high worth, then this is it! No captions needed - just super!

In spring 2023, I stayed for a few nights at 810 baht per night with breakfast. No elevator here. The free breakfast is a simple one plate. The lawless state that the reception is locked and no one is there from night to 7 am. To be honest, if the room rate here is 580 baht without breakfast, there may be a rebooking.

The room was quite spacious with a large king bed, mini fridge, tea/coffee maker, bottled water and snacks. As soon as we walked into the room, I could hear all of the noise from the street (about 3:00 pm in the afternoon). So that night I did not sleep well at all due to all of the noise and I even had earplugs in. The next day I asked the front desk if I could move to another room away from the street for the next 2 nights. They advised it would be more money because it was a garden view room. I didn't have a choice as I needed to sleep, so I paid the additional money. But in fact, it was not a garden view. It helped a little, but realized that this is just a noisy hotel in general. The floors are tile, so you hear all guests walking in the halls. The doors are really thin, cheap bathroom doors that slam when closed. The windows are thin so all noise comes into the room. It is located right on the busiest street in Chiang Mai. The staff are really nice and the free breakfast was good.

If you see it more as a guesthouse its great, easy going staff, clean rooms, perfect location. Its something between a guesthouse and a hotel, in a good way.

Location, room size, services that receptionist provided were excellent, the sound proofing was not good though, water pressure of shower was not strong , SPA and coffee shop on the ground floor were good.

We had an awesome stay here. Clean, tidy, and very neatly designed rooms. It's also nearby Pakorn (4.7star thai food on Google) and Ma-chill (4.7-star coffee shop on Google).

Great little place! Clean and updated. They have thought of the little things! Quite local area and short walk to the night market. Breakfast was nice and provided by a cute little place next door called Nectar Cafe! Check it out!

If you're looking for a comfortable and affordable place to stay in Chiang Mai, then this charming hotel just outside the Old City walls is an excellent choice. The room was spacious, comfortable, and impeccably clean, with a fantastic bathroom to match. But what really set this hotel apart was the staff - they were incredibly friendly and went above and beyond to ensure that we had a great stay, from providing tips on places to visit to helping us arrange transportation to our next destination. Overall, this hotel was a true gem and I would highly highly recommend it to anyone visiting Chiang Mai.

We absolutely loved staying here! Clean, quiet and comfortable room. The laundry service was quick and very helpful to us. The breakfast was next door, it was delish! This place was walking distance from the night bazaar and markets. The young man at the front desk (I forgot his name, so sorry!) was so friendly and welcoming to my husband and I! We agree that he really made the place feel like home for us and made it a great stay :) thank you for everything! We also very much appreciated the delicious breakfast boxes they prepared for us, knowing that we had a very early plane to catch! We would 100% recommend this place to stay in Chiang Mai.

For the price it is great, good location, you can easily walk to the city centre. The receptionist is really nice and helpful when it comes to booking transfers. The rooms are furnished quite nicely, the only negative thing I could see would be that the rooms facing the street are quite loud, but that didnโ€™t bother us at all.

Compared with the same-level hotels I stayed, this place is on top of my list. I had a garden view room where I could see the mountain view too. The weather was very nice there in January so I left the balcony door opened to hear the bird singing in the morning. The room is spacious, I love the wooden floor which makes it feels very homey. Everything was very clean, the staff were very responsive. A bathtub, sink, fridge, utensils, free coffee/tea and small snack make this place way better than other hotels at this price.

Each and every staff member went out of their way to accommodate our requests, whether it was information about tours or how to get somewhere or find something. They were on it! A delicious breakfast in the small outdoor courtyard while listening to great tunes was a welcome way to feel right at home. Because we stayed more than 4 nights they kindly arranged a free trip back to the airport.

This hotel is located close by my favorite corner of the old city. You are walking distance from everything you need, including some of the best restaurants. The rooms are beautiful, comfortable, and clean. The owners are is kind, helpful, and always available. This hotel was a home and a highlight on my trip. It is a great value. You can also book for a full month (which I recommend if you will be staying here for a while).

You really get more than you'd expect at this small boutique hotel. Clean, spacious, individually controlled shower heater, new quiet efficient aircon. A walk out porch. Bidet gun. Quality toiletries, free water in the room AND lobby fridge, and a small complimentary in room snack bar! Who else does that? There's a luggage lift. But only three levels of stairs, so most people can manage. As for surroundings, Loi Kroh Soi 2 is just to the right, and will take you to Loi Kroh bar district. The moat area is also an easy stroll away if you keep walking. And if you turn left out the front door a 7/11 is just a half block away. Some clean local food stalls, a couple tiny Japanese restaurants, and even massage, are also open until about 9pm right outside. Although the severe conditions of Covid have forced the on-site restaurant to close, Maddogs Pizza (and Bar) on the moat is open (one if the very few) and serves breakfast from 0830. I'll be back at Old City Wall Inn very soon!

We had the opportunity to stay in Chiang Mai for a couple of days and during that time stayed here. The location is great. It is walking distance to two different street markets. The AC in the room was great and the in hotel laundry service was really quick (with in 24 hours). I would definitely stay at this place again.

Good location on the main road close to Chiang Mai night bazaar. Though this is not a full fledged full service 5 star hotel, it has most of the basics like comfortable bed, good linen, clean washroom with running hot water, microwave, fridge, kettle, security. The front office staff is responsible, agile, helpful and courteous. The room size 201 was pretty decent. On the flip side, there can be some disturbance from main road traffic noise, no phone in room and doors are not very thick for outside noise insulation and different floor levels between washroom, bedroom and connecting gallery. Overall my stay was very pleasant and these points did not bother at all.
