This complex was purchased about a year and a half ago and renamed Monarch Terrace. Since the change of ownership and a new on site apartment manager there has been a turn for the worse. The service and care of the property is going downhill and renters concerns are not necessarily taken seriously or in some instances not addressed in a timely manner. The new owner's 'Pan American Properties' has taken retaliatory actions towards renters when renters took there issues to the Claremont city council. I believe I have to add the word 'allegedly' so I don't get sued. This is the first time I've ever had a fear for loss of my home. I also know other renters feel the same way. The tactics taken by Pan American Properties has made living here difficult to say the least. In the past Pan American Properties made it clear that they wish us to leave so they can renovate the apartments and rent them for quite a bit more than what some renters are paying now.

I am a former tenant and lived there for over 16 years. new owners came in and started raising the rent, and adding money where ever possible. Manager very evidently does not want to work there---rude and non compliant. Same carpet for 16 years...no repairs done when asked. No longer allowed to have anything personal on your front porch--no bird feeders, flags or hangings--no barbequeing, etc. They are now threatening eviction to all tenants not living in renovated apartments that they are now renting for 3195 and 3495 instead of the 1600 I paid. So sad. Some people who have lived there for over 20 years are being forced to move. Look elsewhere my friends...greed is all what they are about.

This place used to be fantastic, but then it was sold. The apartments themselves are nice but the service, or lack of, is atrocious. Under old management, the on-site manager had hours from 8am to 5pm but would always answer a call after hours and address the concern. This new owner has an on-site manager with hours from 9am to 2pm that never has time for you and takes any request as a personal attack on her time-absolutely no consideration for the tenants. It’s quite sad because under the old owner this place felt like home. The owner and on-site manager would often walk the property and ask tenants how things were. Under this new owner we feel like we are intruding and not at all welcome. So very sad.

Just move somewhere else across the street or far away from here. Management is not helpful, they never get back to you, our first day renting one of our rooms was completely flooded, yes flooded, they didn’t do the walkthrough prior and took a long while to even compensate us. They cut our lease short with no explanation, we never commit any violations, we signed for a year and they jipped us a month even though we didn’t even start living officially until the room was repaired which took 2 and a half months. From everyone I’ve talked to no one enjoys living here. Another thing is the trash. We pay for trash here and they have 2 cans for about 4 families, which is not enough at all. Cans are constantly overfilled and parking lots smell like trash also rats come and infest the area along with nasty roaches. Don’t move here save yourself the trouble.

This place was wonderful before taking over by this Revere Co, they are charging $3600+ plus for a apartment but can not take care of the pool and the spa, when Use the pool I ended up adding water to it so the pump won’t mess up and can keep using it, yeap I do that so I can come back to a working pool, water jets in the spa are long go for a while.

Parking Warning. Claremont doesn’t allow overnight street parking so there’s very limited parking. Most units get one spot in the carport and the rest have to park in the driveway. That driveway is shared with the condos next door. Old management use to keep track of all cars (inside carport & outside) to make sure all units had enough parking. They even had dedicated parking for guests! New owners pushed many of us out, single adults or older couples with 1-2 cars max. New renters are bringing in at least 3 -4 cars and New management is not keeping track of cars. There are at least 10 vacant apartments, if they continue to let as many cars in, there won’t be enough parking and you’ll have to struggle like many apartments do. New Management says it’s not their job to ensure parking, it’s to get qualified renters.
