    Very unhappy with this place. I guess itā€™s a sign of the Times anymore where are the rent is sky high and the quality and ā€œservice ā€œ is terrible. Would not have moved here if we knew the pool would be closed most of the year.. it also gets shut down quite often by environmental health- the last shut down was due to no chlorine in the water- Very scary ! Community cesspool ! So Payne all this rent thinking that we would have Recreation but no ā€¦ Very loud disruptive people in the parking lot every night cannot sleep. There are many drug addicts here as well. People park here that donā€™t live here and people live here that are not on a lease - itā€™s very unfair because everybody has to share a water bill- and it cannot be calculated properly when everyone is not on the leaseā€¦ The garbage is constantly overflowing and people drive in here to dump the garbage since no one regulates it. I have seen cockroaches and lots of flies . Upper management is not willing to communicate with residents - they only provide an email address for the leasing consultant. So you canā€™t really get any help with anything Looked at AMC online - is their mission statement is revenue - they are clearly not concerned about quality of life for residents. Itā€™s all about money. Itā€™s very frustrating. Iā€™ve also seen many reviews. About this property & cottonwood another property that they manage, not returning security deposits so beware Did not want to post this for fear of retaliation, and and because if some people know that itā€™s an environment where no rules are enforced and they are that type of person. They may want to come here so itā€™s scary for the people that are living here . But itā€™s just the truth, and most people who stay here have shared with me that they do so because of hardship , not desire . Someone else compared it to a concentration camp. That may be taking it too far but it definitely feels like entrapment Iā€™ve never lived in a place that would not let you go month-to-month to month for same amount . If you donā€™t sign another yearly lease, they will increase the rent almost $300 a month. It just seems like it doesnā€™t pay to be a good resident, and the people that break all the rules get all the freedom There was someone here that didnā€™t pay rent for probably a year during the pandemic that was disrupting many other residents, and bringing drug addicts here and that person was not kicked out and other residents were forced to deal with it- that person is still around the property probably just living with someone else here. Very frustrating situation. Hope that we donā€™t lose the good neighbors soon. Trying to remain hopeful for a change, but I wonā€™t hold my breath. If you come here, just please know that everything is not what it appears . :( ** also some ā€œfavorable - ā€œ5 star reviewsā€ may be fake , replied to by ā€œMaria Marinā€ sheā€™s former manger and hasnā€™t worked here for awhile so not sure how sheā€™s replying - strange ** again , BEWARE ! Oh and I forgot to mention their resident appreciation pool party event in a June - it was a sales pitch for Comcast with cheap , cardboard-like pizza . Please do better or donā€™t waste our time . What a joke - shameful . We donā€™t need a sales event . Already paying big dollars to stay here .

    Horrible place to live. There are homeless squatters living in one of the apartments. They are up all night doing drugs, drinking and talking to themselves on the porch. We have complained to management for 2 years, all they tell us is they are aware and are working with their lawyers. Nothing changes and they never follow up with updates. We are leaving ASAP.

    Terrible management after Maria left. Our deposit was returned with our utility bill that was paid taken out. Multiple emails and phone calls were ignored. They will only answer if you are prospective tenants. Beware!

    La Vina is an excellent place to live. The apartments are nice and spacious with either a patio or balcony on the outside. The kitchen is fully equipped with everything you need to start cooking. Each unit has a washer and dryer included so you shouldn't have to make runs to a laundromat. The location is fantastic with almost anything you need within a 5-10 minute drive. The staff is excellent as well. Maria, the manager, is always friendly and willing to do what she can to make sure that our needs are taken care of. Marvin, the maintenance man, gets to repair requests quickly, is friendly, works fast, and always gets the job done well. I've lived at La Vina for the last few years and couldn't be happier with my choice of apartment complex.

    Update: As of Mar 2023 I talked with the apartment manager a week ago. Still problem has not been solved. (1.5 month after the initial report) Trying to believe maintenance team will come someday (hopefully before lease expiring date) as they promised. As of Feb 2023, Maintenance takes forever unlike reviews in the past so do not believe them. There is no explanation or update for the reason why it takes so long. From the management's point of view, 'shortly' maintenance will be headed means 'I don't know when they can make it.' So, If you have something broken in your unit, no matter how difficult to fix that, you must fix it by yourself. What if you don't know how? Just living with that. One thing for sure is that I won't stay here after current agreement expires due to this. If I knew it before move in, I would select better complex.

    Living at La Vina is great. The grounds are nice and very well taken care of thanks to Marvin. Maria is great to work with, she is very responsive and nice. Great place to walk my dog and very safe. Itā€™s super convenient to have the park across the street. We are in the middle of everything here, great location!!

    "How did we do?" Are you SERIOUS? NOBODY has even come over to look at the FOUR issues we have emailed about multiple times that need addressing. This is beyond absurd. Twice we've had a maintenance appointment that nobody showed up to. Unbelievable that I even received this email. Speechless.

    My family and I were looking for apartments for a long long time until we came across La Vina apartments. Maria made the process easy and fast. Hands down THE BEST manger EVER!!!!! Very respectful and attentive to anything we needed. Made us feel welcome. Then we have Marvin whoā€™s always making sure everything is okay. They are truly the best and we are sooo thankful for them!

    Had a horrible time. Moved here from out of state because of job, so we had to rent the apartment without actually coming to Livermore. A BIG mistake. A quick list of things we had to endure: Extremely high, weird utility bills (>100$ of water bills because the utilities are being ā€œequallyā€ paid by everyone, not by usage); a hoarder neighbour making the entire building smell like garbage; grass full of dog poops ALL THE TIME; horrible garbage area (always filled, full of bugs, people throwing garbage on the floor all the time). Loud neighbours were just a small issue. A week we moved in, paints from the bathrooms were coming off. Kitchen cabinets were painted with something, they were always sticky, impossible to clean. Cheap flooring was also impossible to clean. We did not receive the apartment clean anyways but cleaning it was a long, disappointing experience. Management was rude a few times I had to ask about mail or something else. Overall there are much cheaper, MUUUUCH cleaner and nicer places to live in Livermore.

    La Vina Apts is a great place to live. Its a quiet neighborhood, our neighbors are friendly and respectful. Marvin keeps the grounds and pools well maintained. He is also really great at his job because any maintenance requests we've submitted gets done quickly and efficiently. Maria is also fantastic- shes very responsive to our questions and provides excellent customer service. We also appreciate her hard work. Thank you!!
