    The staff at this hotel deserve 10 stars. I brought my son to school and we stayed two nights. The staff make you feel welcomed and go out of their way to make sure you have everything you need. The room was impeccable and the grounds were very well taken care of. You can tell the staff at this hotel take great pride in where they work. The bed was super comfortable and breakfast was good. Coffee, oatmeal and other snacks. Not to mention you can grab some waters for the day. I highly recommend this hotel.

    I almost cancelled my reservation after reading some not so nice reviews but am sooooo glad I didn’t. Is it older, yes, dated, yes as some reviews said but I can tell you the rooms were very clean the beds were extremely comfortable and the courtyard was just beautiful. The pool and hot tub were perfect temperature. It was only 60 degrees during our visit and the kids were in the pool that’s how warm it was. Breakfast was a grab and go type, yogurt, granola bars, wrapped banana bread and lemon cake, oatmeal, cold cereals, fruit also breakfast sandwiches that you could take back to your room to heat up. The lobby coffee was probably one of the best I’ve had. Joel at the desk was such a great help. I can’t say enough nice things about him. He somehow managed to place my daughters room close enough to ours so we could help with the kids, which made our trip even more enjoyable. Victoria was also helpful. All in all we had a great experience and I would highly recommend to anyone.

    The Pepper Tree Best Western is a little tropical paradise. Landscaping in the courtyard is luxurious. The hot tub was the perfect temperature for me and the heated pool made it possible for me to use it. The bed was comfortable and offered a good night's sleep. I highly recommend this facility to anyone traveling in the Santa Barbara area.

    Oct 20,2021 around 930 pm. Terrible customer service. The lady at the reception (who wouldn’t provide her name) was extremely rude and condescending. Upon check in, the keys somehow didn’t work and I walked back to the reception to get it fixed. She reconfigured the door key and asked me to try again. My wife and I tried again but to no avail. So we walked back to the reception and found her on the phone with another customer. Even though she saw us, she didn’t even acknowledge. In fact, the expression was along the lines of “why are back”? If I were her, I’d have asked for a minute and at least acknowledged a customer who is having a bad experience. After about 10 mins of discussing the details of reward points with another customer, she reluctantly asked what happened. We explained and when we requested her to give us a different room, she said no and that she anyway has to check/fix the door. I said you don’t make a customer wait while you troubleshoot an issue, especially when there are other rooms available. You give them a different room and then look into the issue. To which she said I’m being ridiculous and that I’m giving her a hard time. At this point, I asked for her name and she won’t respond. She clearly lacks empathy and doesn’t know how to treat customers. Even if our request was unreasonable (which wasn’t the case), there is a polite way you explain the situation to the customer. I’d not tolerate anyone on my team talking to my customers in such a manner. Room is nice and has all of the basic amenities you’d expect. But I wouldn’t recommend this place to anyone until they do something about their customer service.

    Terrible place to stay. Almost $200.00 a night for a tiny upstairs room with stained carpets, stained chair, noisy and weak AC unit and a stinky heater. We checked in around 10:00PM and the only person in the office was a man wearing a security t-shirt AND NO MASK! Multiple signs said that makes were required and I was wearing mine but apparently he felt he didn't have to. He told me the other person was on their break and would be back for 30 minutes. I became upset as we had driven 2 hours after a long work day to get here and my wife was scheduled for surgery the next morning (our reason for visiting). He started to process our check in and after a few minutes the other person showed up (wearing her mask). She processed our check in but when I asked if there were any handicapped accessible rooms or any ground floor rooms available I was told that the property was sold out and none were available. When I tried to explain about my wife's surgery and that she cannot do stairs all they said was that the property was full and they couldn't help. When we got to the room, we couldn't find a working light switch near the door. Once we got the lights on I was clearly dismayed. I have never paid this much for a room this small and terrible. Multiple stations on the carpet, stains on the chairs, the noisiest air conditioner and a heater straight out of the sixties (including the smell). I would not recommend anyone ever stay at this dump of a hotel. Save your money and go find a nice clean motel 6...

    We really enjoyed our stay here, the pool area and jacuzzi were great with plenty of chairs and loungers to relax in. The rooms were clean, comfortable and had everything we needed. We hadn’t planned on using the grab and go breakfast but after our first day that was all we had for breakfast. There was a good range and the cakes in the fridge were really nice! Good coffee too and the kids loved the range of cereal and fresh milk in the fridge. Thomas on front desk was great, breakfast and the coffee was ready nice and early, great when you’ve arrived from a completely different time zone!

    The place was older but very cute, very clean and well priced. Not our usual stop but was a great night's stay. Was able to visit with the GM and found out they are under new ownership and are going to be remodeling rooms and the lobby soon. As it stands now I would recommend for an affordable family night's stay in an otherwise overpriced town! The overall property was great and we look forward to seeing what the future brings!

    Worst experience ever. Paid for room in full online and the front desk decided to slide our card without verifying. Which led to us being double charged, and forced to reallocate funds in order to complete our daughter's transition to college. Staff and manager are are incompetent at best. If you stay here, don't hand them your card if you paid ahead of time of arrival. Instead do the managers job and make sure the employee is smart enough to check the screen and verify everything before they start charging extra (another charging issue happened with SIL on same trip). Also, if you get extra pillows be ready to dress them yourself, staff will give you pillows and cases vs pillows in cases...and don't get me started on the 7 eleven turf burrito breakfast they have for you. This will be my last time using this hotel chain. Thanks for the response, but this was 100% your fault not the agency. The employee that was responsible as well as his manager agreed they were at fault. After jumping through several hoops we are just now getting everything resolved. Reach out to me. You know which guest we were. Online with the bank and your establishment and you still can't figure it out, your establishment, your numbers, your report.

    Location excellent. Just opposite mini plaza with target and Macys. Hotel staff are very polite and welcoming. The hotel rooms however are very tired looking and a little dirty. The hotel is in dire need of an upgrade. Decent sized warm pool and jacuzzi. Would only stay again if the rooms were updated.

    Worst hotel stay I've had in years. In addition to the room being dirty, the bedding smelled so strongly of bleach that I woke up coughing from the fumes and developed a rash on my face. I had to cover the pillow cases with my own clothes so I could sleep. I didn't complain during my stay, but the staff at the front desk were so weirdly rude during every interaction I had with them. No compassion or basic customer service skills. The only source of light was a sliding glass door facing the pool, where there were elderly people in lawn chairs facing directly towards my room for hours at a time. Very uncomfortable, felt exposed any time I let any light in. There are also vents at the front of the room that do not fully close so you can hear everything happening outside, and vice versa. This property is also directly next to an abondoned hotel, and you can constantly hear a swarm of low battery smoke alarm chirps.

    Hotel is dated and loud as you can here doors slamming, personal conversations in the neighboring rooms and all activities at the pool until closing. Remodeling so breakfast was limited and no laundry service. Bathroom lighting is bad so good luck with a close shave. Front desk personnel were the highlight as they were very pleasant and the reason for 2 stars.

    Simple, dated rooms, but very spacious heated pool and hot tub. Good spot for a staycation, and nice location within walking distance of local shops and restaurants. I think the bathroom floors are heated as well! They have a nice breakfast set up, I recommend trying their pancake conveyor belt!

    The room was nice enough for a motel until we began to smell the odor coming from the sofa and the bed (somewhere close to the wall). The odor was absolutely disgusting, like someone hid a body inside the wall or something. We were too tired to switch room that night. So we just slept upside down to keep our nose away from the wall. The carpet was also disgusting. The dark color could not hide a thick layer of dirt and trash. I doubt if they ever clean the carpet

    The staff was friendly and accommodating. The room was clean and nicely decorated. The best part was the room opened to the pool area with a nicely landscaped pool and hot tub area with chairs outside the rooms . The only complaint is the room (236) had NO cold water. The shower was scalding hot, so even though everything else about the place would make it a good family place, you'd have to fill the tub with water in the morning and let the water cool all day in order to safely bathe your children.

    I'd stay there again given the chance. Really nice staff, helpful and friendly. Decent breakfast, good size rooms with privacy and a nice pool and hot tub if you're into that.

    Cozy. Beautiful view of the foothills. Right in the middle of upper state street. Some restaurants are in walking distance. Bristol farms. Ross, big 5,blenders in the grass, chucks steak house, the habit, panda express, sees candies and Macy's close by. As well as a gas station, chase bank. Warm friendly service. Peppertree offers complimentary water, coffee-latte- cappuccino machine available in lobby. Grab n go breakfast( located off the lobby area) was mostly sugary cereals, breakfast bars, bananas, package cakes, bread for toasting, No real proteins offered. I think my only concern was the bathtubs need a slip proof shower mat. Otherwise would definitely stay here again. Small frig available in rooms too!

    exceptional hotel for the price. Staff are all kind and eager to help. Coffee machine in the lobby was great. Breakfast was lacking in exciting healthy options but it is acceptable for the price you pay. Also wished the toilet was bigger. They use the small kind and it's not good for heavy, tall, or well endowed folks. We have lived in the area for years and the fruit fly/fungus fly issue is the worst it's ever been in our area. This is not the hotels fault.

    Great customer service greeting and care. Yummy cookies 🍪 and waters are a nice welcome. Love the courtyard and lovely location. Late check out request was not a problem and grounds and room were very clean.

    Everything was wonderful! A minute off of 101. Pool was cold however, the hottub made up for it. Employees were so happy and polite thru our stay. But, I would not call that a breakfast. Just some packaged food and bananas.

    The staff was great, answering all our questions. The room was clean, comfortable and had everything we needed. The location was easy to get to and had several shops within walking distance. I really enjoyed the complimentary breakfast that they offer; not a big meal but it was enough. The only downside is that I was looking forward to get in the jacuzzi but unfortunately it was closed due to maintenance. Overall I had a good time and would recommend this place.

    We traveled to Santa Barbara for a vacation and booked a room. When we got to the room there was a horrible odor in the room. We opened all doors and windows to air it out but that didn’t work so we checked out & moved to a different hotel. They gave us a refund for the second night & the lady that was helping us in the office said she will speak to her manager about giving us a refund for the first nights stay. But unfortunately they didn’t not give us a refund.

    First off, great location and the front desk was welcoming. However, it's the end of my stay that confirms I'll not be going back and would not recommend this stay to anyone. My girls and I went on a hike and came back at 10:30am in hopes we can change before the check out time (11am). Once we got in the room, the maid stopped by and said the room was clean. I questioned if we could stay until the check out time and she persistently responded that the room was cleaned and proceeded to talk to the other staff about how we walked in with dirty shoes. We felt uncomfortable by her attitude and left without changing and earlier than the check out time. Felt wrong that we were treated that way especially when I don't see our fault in this situation. We paid for our stay until the check out time so we deserve to have access until then. Bonus: Thin walls so you can hear everything including doors slamming during night and found hair in the restroom when we first went in the room. All these can be set aside cause the maid's attitude takes the cake.

    Hotel was great, the pool was probably the highlight for me as I rarely see 8ft pools that are also very warm to swim at night. Very clean and well maintained the rooms as well. I do wish they have 2 more EV charging spots in the future but great rooms and great services for the price in the area.

    We had a wonder stay there a couple weeks ago! Staff was super friendly and helpful, the grounds were beautiful. Loved the feeling the place gave off. The pool area was very nice. My only suggestion would be to up the main pool temp up a few degrees as it was still a tad too cold especially since it is much cooler out now. Other than that, we loved it!

    This hotel used to be very nice, not anymore.It was filthy.The carpet was stained as well as walls and curtains. Second night we had a bad sewer mosquito problem in room, receptionist didn’t move us to another room but sprayed something that gave me a headache all night. The walls and doors have some cracked and holes. The receptionist geno told me to reached to manager for a discount for the inconvenience, I emailed and called the manager a few times and no response. The slider screen door was broken. Beds very old and uncomfortable. Bedspreads stained. It was bad that I was about to leave but couldn’t find another place to stay.

    It was easy to get to. It was cute and cozy, and the rooms had lots of flowers. The staff was friendly. The pool and a Jacuzzi were great, and the Jacuzzi was huge. It wasn’t too expensive. There is a table and chairs outside each room poolside, so you can sit with friends and look at the pool. All in all, it was a lovely stay.

    If I could put Zero Stars, I would! We checked in around 9:30pm. Was too fast to be that good in customer service! We personally checked into our room ground floor in the courtyard, and there were stain spots (almost like pee puddles) on the carpet in the room! After consulting the front desk, they did little to apologize for the obvious pet spots, but did switch us to another room, which was on the 2nd floor (not what we paid for). When we got into our new room we found sunflower seeds in the bedsheets of the pull out sofa. The Hotel Rooms are also really cheap and dated. Tiles look they belong back in the 70s. Hardware not updated. Deck chairs disgusting, painting look they were picked up at a thrift store. There are only 4 pillows on the bed, and when we called they only gave us a single pillow, stating they could not give us anymore (we like sleeping with a lot of pillows) All of this on top of the rude customer service. As I work in Customer Service, they hide behind a wall in the lobby until you walk in. When you confront them, they seem to be really clueless as our family who is also staying here has a room where the wallpaper is pealing! Would not recommend until all the renovations are finished!!

    Unfortunately, I was unable to stay at this location as scheduled due to becoming sick with COVID. The staff here however deserve 5-Star recognition. My initial booking was done in a rushed manner online as I was making arrangements to travel into town for a memorial service. A couple days later, it became clear my rushed booking wasn't exactly what I needed. I was having difficulting modifying my reservations online, so I called the staff directly to see if they could assist. They were super friendly and able to accommodate my needs without any changes to my nightly rate. Unfortunately, I later became sick and had to cancel the trip entirely... and on later than ideal notice. I again called the staff directly and they were again extremely friendly and helpful in taking care of the cancellation. Based on their wonderful service, I will definitely be staying there on future visits.

    Very clean, well maintained older property. Rooms are clean, pool area nicely landscaped and super clean. Price is great, hotel staff were super, breakfast was a nice selection. If we are back in this area we would definitely stay here again.

    What could be better than a chill place like this. Great inner garden work pool. Many rooms overlook and have patios on this garden. Big lawn. Pool was really warm. Didn't need it but they have a lift for people in wheelchairs to get into the water. That's a thoughtful amenity. The hotel appears to be undergoing major renovation. A building next door might be part of the hotel. It's really big. This upper State street location is right across from the mall.

    Nice hotel for the price I paid. The beds are firm and comfortable - just the way I like it. The landscaping is incredible. We got a nice room overlooking the pool and whirlpool. Whole Foods is 0.3 mi away. In the morning you can get coffee at the lobby plus some granola bars and fruit cups for breakfast.

    Staff is excellent, location is excellent, everything is so close. The rooms are spacious. Was visiting from out of town, I definitely will be coming back.
