    Helpful staff, very clean room / grounds in great location. Property has on-site parking just outside your room and there’s a coin operated laundry. Walking distance from lots of restaurants, the beach, and a 7-Eleven if you need snacks. Great value.

    Great staff, location, value. It had been recommended to us by some friends who have stayed there. We were not disappointed. Look forward to returning. I have passed along my comments to others.

    Beware the "renovated" rooms! A woke designed nightmare. We stayed one night, had an upgrade to a "king" room. We're very surprised room looked nothing like those in the website. Shocked to find it was just white cement walls, bare cheap vinyl plank floor throughout, inc bathroom, and white bed white sheets and essentially the barest of furnishings. Nothing on walls, no decor except cheap floating desk shelf with a few plastic cactus. Felt a bit like living in a prison cell, no where to put your bags, a tiny bedside table and a large wall mounted tv which didn't work until we had the helpful staff member reboot the box hidden behind tv. There are no rugs to soften hard floor and everything echoes, and you hear everything in next room. The bathroom is a design nightmare. The wash basin is a trendy looking basin suspended on a steel trolley like fitting which means it's just the basin with no where to put your cosmetics etc. No storage no cupboards throughout except in the wardrobe. Then when you have a shower, the taps from the bath haven't been moved up to hand height, which means to adjust taps you need to firstly manoeuvre yourself around the jutting steel washbasin and then crouch down really low bent around to turn taps on. Then once in the shower, you need to bend into the water and get hair wet to adjust temperature. No facilities to make coffee or fridge in room. Pre made Coffee and granola bars and cookies in avo is provided at the front office. I'd rather have the facilities in room. Overall the incredibly severe white on cement white look and sparse furnishings mean it's not pleasant at all to stay in, like a large empty cement box, we both had trouble sleeping. The shutters are not blockout so you are awakened with first light. Quite a few plusses: The front office staff provided very good service with map and recommendation. It is easy walking distance to beach and restaurants (but there are many of this sort of older drive up motel style places around). The front gardens are well manicured and give the place a nice feel but the palms lining the rooms were all dead looking. The heated pool looked nice and seemed to have enough poolside chairs and umbrellas. Younger folk who don't care about functionality and just want the hip feel will probably fare ok here but for a practical traveller trust me this is not worth the time or money. I think they have a few design bugs to iron out first.

    We stayed for 4 nights in Santa Barbara at the Franciscan Inn motel 5 minutes walk to the beach. The motel had a big heated pool and hot tub; a laundry; and free tea and cookies in the afternoons. The staff were welcoming, helpful and kind. We had a room with two queen beds for £200 per night. The room wasn’t huge but was big enough, clean and comfortable, with air con and a fridge. The wi-fi was free, fast and reliable. This was a simple but well-executed motel and one of the best value accommodations we stayed at in California.

    Quaint motel like inn. Spanish style architecture. Clean rooms. Rooms are small but very nice. Very friendly and attentive staff. Coffee, tea, fruit, and not chocolate chip cookies available free of charge. 2 blocks from the shore line. Highly recommend for short stay. Santa Barbara Pier area is stunning.

    Just a first rate motel. Clean, comfotable, modern, quiet rooms... a wonderful swimming pool and spa... ice machines... afternoon cookies... super helpful and friendly staff... fantastic location... The Franciscan Inn and Suites is highly recommended.

    AVOID THIS PLACE EVEN IF THEY ARE GIVING ROOMS AWAY. DO YOURSELF A FAVOR AND PAY A LITTLE MORE IF YOU HAVE TO. IT'S WELL WORTH IT. I can't tell you the number of times we've been here. IT WAS GREAT. Apparently it was sold and "renovated" about a year ago. This was a quaint and confortable hotel before the remodel. It's now Euro-Ikea-minimalist (picture being locked in an IKEA at night and sleeping in a display). The rooms are clean but extremely sterile. There are no pictures on the wall and it's filled with what appears to be disposable furniture (kind of an incarceration feeling). The mattress was extremely uncomfortable; there are no box springs and the mattress is worn in a way that you will either roll into the hole in the middle or give you that fall off the bed feeling. There really is no space to layout makeup or anything (wife's input) and the bathroom is extremely small. This place is cold and not very welcoming. The only saving grace was the staff at the desk. However, I can't speak of management. Monday morning 7 AM, a large truck carrying 3 palm trees about 20+ feet arrived in the parking lot. About 8:30 we received a call from the management asking us to move our cars so they can begin working on tearing out the old trees and planting new ones. (I kid you not I think they felt they let us sleep in long enough). An extremely large diesel truck was used. The noise was unbelievable. Upon checking out I asked to speak with management.     This place was great. I have never been to Santa Barbara before and what a lovely place it is. They have complimentary espresso, tea, and sparkling water in the room. They also have fruit and granola bars with coffee and tea in the lobby, with fresh baked cookies in the afternoon to early evening! The place is cozy and close to the beach. The staff were so friendly and helpful. The only thing that bothered us was the construction they have underway to renovate parts of the hotel. They arrive around 7-8 AM and were right outside of our room and were not mindful of their voices which is understandable. We told the front desk as we checked out and they offered us a partial refund which was a nice gesture. I would stay here again in the future!

    I cannot praise this hotel enough. We had a recently renovated two-bedroom suite, which was perfect for three of us. I had my own room. In all honesty, I had the best sleep (even better than in my home bed at times!). The room was simple but nice and clean. I could open a window at night; and yet it was quiet. Bedding and mattress were super nice as well. We were also happy with the service, snacks in the lobby, a swimming pool, a hot tub, and a great location. Highly recommended!

    We enjoyed our room, and the snacks were tasty, especially the fresh baked chocolate chip cookies. The pool and hot tub were a plus, but I wish they weren't on opposite sides of the property. We were awoken each morning by construction in the neighboring rooms around 7 AM.

    We were very happy with our junior suite at the Fransiscan inn. The room was huge with good amenities. The daily service was great. The staff were really friendly and helpful with recommendations for places to eat in town. There was a daily complimentary continental breakfast in the lobby and in the afternoon complimentary fruit and cookies! Oh my, they were so good.. The location is fabulous, only minutes from the harbour, beach and pier. Lots of good restaurants nearby and a small supermarket only 5 minutes walk away. Only 5 minutes from the Amtrak station. Very very happy to recommend.

    We stayed at a lot of places over the years and found the employees service and attention to detail excellent. Location to the beach and Main Street is 5 minute walk. Rooms were updated and the price is good value. Coffee and fresh baked cookies was a nice touch.

    They have excellent customer care. Very kind people.. They gave me a lovely large suite with full kitchen and balcony at no extra charge for two nights after neighbor disturbance. Rooms were very clean a plus and location is perfect. Can walk everywhere from here..Harbor plus nearby restaurants for breakfast and easy access to enjoy a pleasant walk downtown. Street is quiet and safe. Looking forward to staying again. nice staff very appreciative.

    We had a wonderful stay at The Franciscan Inn & Suites. The staff is very friendly - especially Ben, who is helpful and funny. The room was nice and clean, the jacuzzi warm. One of the best things is that they serve freshly baked cookies every day for free🍪 Overall such an amazing experience and highly recommended!

    Has a wonderful stay. Rooms are quite clean and well furnished. Location is excellent walkable distance from beach and Stearns wharf and funk zone. Front desk was very helpful and friendly. Their baked cookies are a must try.

    Charming motel walking distance to everything including the ocean. Amazing staff. Took off 1 star because there were loud altercations 1 night and the other night there was a beeping noise all night (like a dead battery alert). They say there is an over overnight staff to keep an eye out but he was unavailable and when we finally found him he was unhelpful. All in all, we would stay here again. They have good prices, clean rooms, great location, washer dryers available and friendly helpful daytime staff.

    We’ve stayed here twice, including with a big group (Porsche Club-Riverside). They were extremely accommodating and coned off some parking spaces for our group. The rooms were clean. Located a block from the beach. The staff was helpful and friendly. Breakfast was included. We would definitely stay here again.

    Great motel in SB. The room was great, well furnished (lacked a fridge though). Service was awesome, Ben (who speaks fluent french !) checked us in and helped us multiple times, he made the stay a really pleasant experience. They have a laundry room with washer/dryer, takes quarters: 2.5$ for the washer/2$ for drying Location is perfect, step from the beach while still being quiet. Only thing we didn't like was the spa and pool being at opposite sides of the motel. (Also, freshly baked cookies? Yes please)

    Nice little place walking distance to the water and State St. Hotel staff was friendly and accommodating. If you stay here do try the fresh cookies in the lobby, they are really good. The bed was comfortable and the room was a decent size. Our visit was during a very hot weekend and the a/c worked wonderful. The only reason for the 4/5 is due to the fact that the room was considerably dated. Furnishing and fixtures could use an upgrade. An in room mini fridge would also be a nice addition. Understanding that the hotel is older and has normal wear and tear which is to be expected. The price point is consistent with other places in the area. Not a bad place for a night or two.

    This hotel was absolutely wonderful! I made a booking error and booked the wrong room and the man at the front desk, named Jason, handled the whole situation so kindly and fixed the whole thing!! The rooms are extremely clean and the whole staff is wonderful!! I highly recommend this hotel!!

    Great hotel, clean, comfortable and centrally located. The staff are all super nice, there is free coffee and afternoon cookies. Pool is well-maintained and you can walk to the beach. Highly recommended.

    Jason who I assume is the manager was amazing! He helped us so much!! Would highly recommend staying here. Beautiful rooms and beautiful scenery! The pool is awesome and the staff is great!! Loved my stay here! Officially found my Cali vacation hotel!

    I was very pleased with the tranquility we experienced at this hotel. Nothing fancy but very clean which is a plus Comfortable clean pillows and bed sheets. They daily offer coffee, tea, fruit, granola bars and cookies at the lobby. Thank you for the excellent customer service. Will plan to return and I do recommend.

    This is an awesome remodeled motel super close to the beach and funk zone. We stayed here for 4 nights and enjoyed it. Easily walk to all sorts of great restaurants/bars. Beds were super comfy and the water pressure was solid. Only reason I didnt give it 5 stars are the walls are very thin. We had some rowdy neighbors who woke us up for 2 nights. One night they were told to pipe down though. Otherwise I highly recommend this place!
