Great Room, Great location, Great service. Nice and simple renovated room, laminate flooring, tv, iron, blow dryer, coffee maker. AC worked great! And the towels were soft, not scratchy! Service was awesome, allowed us to check in an hour early. Price was unbeatable for the location. Room smelled fresh and clean when we walked in. No old stale smell like a lot of other motels. Quiet evening slept great. Would definitely stay here again and definitely recommend.

Hidden gem in SB. So I wanted to try a B&B in SB but they were all booked out and most don’t go for less than $500 a night on a 2 night minimum. What a wonderful and pleasant surprise I got. Newly remodeled, fantastic shower, impeccably clean room. I am thankful I found this place and highly recommend it.

For a motel, I was pleasantly impressed. You'll get the same accommodations as a hotel, but at a lower rate. The best part is the location, it's only a few blocks away from downtown SB and right next to a 7-11 & AMPM for a quick snack run. The bed was pretty comfortable, bathroom is modern, the A/C works well, and the room was clean. There's also a pool, but I can't speak to it's quality as I didn't use it. Definitely recommend.

Ignore the bad reviews -- they must be outdated. Our experience of the place was great! The guys at the front desk were very friendly and helpful; the room was recently renovated, comfortable, and clean; and the location (a 15-min walk to downtown) was excellent. Sure, it's a little basic and expensive for what you get, but it's one of the best motel deals in Santa Barbara, which is as pricey as it is beautiful.

Pros - The guy at the front desk was really nice and very helpful. The room was clean and the bed was comfortable. We liked that there was no carpet in the room. If you’ve ever pulled up old carpet and seen what the underside looks like, you’d be grossed out by carpet like we are. The traffic noise wasn't too bad and with the white noise app on our phone, it wasn't an issue. We liked that we could back our car up to right in front of our door. The location is great – right in town and close to everything! Cons - The room was pretty basic, and the exterior of the motel isn't terribly attractive, but we kind of expected that at this price point. One suggestion - I think they just renovated the wing we stayed in, but when the beds are replaced again at some stage, beds without the metal surround underneath would be a better option. Every time you walk up to the bed and your foot even touches that metal surround, it sounds like you're being voted off the Gong Show. It's loud! We could even hear it from the neighboring rooms. A fridge in the room would be nice too. Overall, it was a good choice for a 2 night stay at a lower price point.

Absolutely awful, the pool was dirty, the floors and and walls were filthy, my fresh towel from the front desk had dirt (brown smudged mark) on it. Infested with ants and bugs. Would not recommend to anyone and will 100% not be staying again.

Wanted to give one star because of my bad experience. Plus one because of the front desk guy on the morning when I checked out. 1. No hot water in shower, took half an hour to fix it. 2. Tried calling front desk with the phone in room, and phone didn’t work. So I had to use my own phone to call them. 3. Finally after taking a shower, hair dryer didn’t work. 4. When front desk came in the second time, he didn’t put on his mask. 5. When I ask for a discount due to the very unpleasant experience, front desk rejected me and basically said my issue wasn’t a big deal. Message to this hotel: Get some empathy. Treat your customers like customers. People pay money to stay at your place, and their time is valuable after a long day. If I pay $80+ for one night, basic things should work, period. No thanks, I won’t come again. Additional note: the front desk guy on the second morning when I checked out was pretty nice and reasonable. But unfortunately it’s too late to change my opinion.

At first glance, Room 105 looks good & modern. There's a nightstand that's propped up against the adjoining door to next room. The lamp on it doesn't work because there's no electrical outlet behind it -- because of that adjoining door & there's no access under the bed. Around the bed, there's a metal frame that's hard not to bang your shoes; your toes would hurt if you're bare feet. It makes a loud bang everytime we hit it -- even as we try to avoid it, we'd forget it's there. We can hear the noise above us, the banging -- from the metal around the bed & also heavy foot steps. Very loud. There's not enough towel rack for 2 people to use. There wasn't enough hangers. The lightbulb over the desk didn't work. Very dark in the room unless we opened the drapes & sacrifice our privacy. The one star is for the location.

I stayed here in an upper floor and this was fine and roomy for one night. That room was a double- double with high ceilings. That was Sept 2018. The lower floor room with a queen was pretty basic but I could not get past the noxious cleaner or bug spray smells. I packed up and left after 30 minutes March 2022. I can see this place being loud if you’re toward the front.

The Location is great! Their staff was very nice and kind. Orlando took the time to answer all our questions we have about the area. The hotel was doing remodel and he went extra miles and set up the table and chair in an quiet area for us to be able to do our work. The room was clean and peaceful. I do recommend friend and family to come stay at Orange Tree Inn.

Reserved a 2 Bedroom Suite. $550 a night. Walked in and there was no table, chairs, dressers, no couch, no where to put your stuff. The room smelled musty. The toilet seat was actually falling off. The bedspreads were the old scratchy type. Pool had no furniture as they said it was being replaced and a weed filled grass area. It was so bad, we left and got another hotel. I hate to give such bad ratings but with a good cleaning and $1000 the room could have been ok. It was so bad and overpriced I felt I had no choice. Employee was nice though

Not a bad room but no refrigerator, very poor water pressure in the shower, but the owner recommended a good tourist spot in town we didn't know about

Pool was dirty, grass overgrown and it looked like trash hole. The front desk guy was super weird . Didn't smile even a single time

Very professional guy, clean room and really good shower in bathroom. Location is good enough- decent walk to the beach. Would totally book here again.

Very clean room, great location, the staff went above and beyond to accommodate me while my Dad was in hospice. I appreciated the small courtesies as well as having a sanctuary during a difficult time.

Older place. Clean, minimal amenities. Very centrally located to downtown. Lots of parking. On the main street. Ok wifi.
