    Really lovely hotel with an excellent location. The courtyard is beautiful too. But the breakfast is disappointing beyond what's reasonable: Cheap cellophane-wrapped pastries, and instant oatmeal packets with a limited supply of banana and red delicious apples. It makes for a disappointing start to a day.

    Lovely garden and old ambiance. Very noisy air conditioning/heater in bedroom. Breakfast poor, just cheap sweet stuff.

    If you are older and looking for a nostalgic bed and breakfast kind of experience, this is a good place probably. For us, who very honestly like modern, upscale hotels, this place is not our thing. We would not have stayed here at all except Santa Barbara really does not have much in the way of hotels and the ones it does have tend to be old. Truthfully, we should have just driven the last hour to LA but I digress... Our room was probably decently clean but old and worn. Bed was not great. Exterior walls are thin and people in the area are noisy. For example, the trash truck woke us up at 5:50 am (no joke) and it was extremely loud. No hotel should allow such a thing at 5:50 am, especially one with such thin walls. The restaurant at the hotel has good reviews but you would not know it from the breakfast which is apparently unconnected and frankly, pathetic. Overall, we certainly did not linger and left as soon as we could. Lots of older people did seem to like to linger there and I am not knocking it. Just not our kind of place.

    I was given room #44 ... an unpleasantly, smelly and stuffy room with poor ventilation. It should be illegal to offer this space. After reading the reviews I realize there are other guests who have voiced the same concern about this room. Such a pity as the overall hotel comes across as cute and quaint. (and the staff ... dreary - they can definitely do better)

    Frankly, for the price, I expect much more. Had a hard time getting clean towels or coffee pods. Shame on them. Do not recommend, would not return.

    Gorgeous property and fascinating historical home. Only important thing to know is that, being an old home, the rooms are not what one would expect of a modern hotel - they are very small, pretty dated, and the bathrooms are tiny and don't have much room to spread out. However, the historical significance and the ambiance of the property more than make up for that inconvenience. They hosted a lovely wine happy hour, and supplied breakfast as well. Would definitely stay again!

    Staying here I write this. First, Bill (the GM) is a class act, friendly, courteous, accommodating and a professional who runs a tight ship. Second, the property itself is centrally located while still tucked away in the quiet parts of DTSB. A block or two away and you’re walking State Street if that’s your thing - which is a nice thing to do since they’ve made it a pedestrian only street. I’ll report more after we conclude our stay, if Bill, his staff and the property in general are top notch and just a great overall vibe.

    I’d like to address our recent stay at this hotel. We were in Santa Barbara for UCSB parents weekend and stayed Saturday and Sunday nights November 4th and 5th. The property is quite lovely, but the parking situation is not! Disappointing that they only have parking for approx 50% of guests, but we made it work. We do have one MAJOR complaint and it’s a doozie. The first morning we got up and tried to shower but there was ZERO hot water. I took a freezing cold quick shower and shivered for a good half hour afterwards. My boyfriend opted to just skip it. We thought that surely we had ill timed our bathing after all the other guests had used the hot water and let it go at that… we knew they were at capacity. The NEXT morning, however, I attempted to shower again, anticipating a much more pleasant experience but no…. once again, there was NO HOT WATER. I was absolutely stunned as we knew that the hotel was hardly occupied at this point. I mentioned the problem to the front desk as I was completing my over $800 payment and the gal simply shrugged stating that I should have mentioned it to the staff. Yes… I guess I didn’t think to run out to the front desk naked, wrapped in a towel and shivering to discuss the problem. I was astonished that nothing was done to appease my complaint, nor did the front desk clerk even seem to care whatsoever. I would have certainly appreciated a refund of sorts, and I do believe that is in order. I emailed the innkeeper… zero response. No email no phone call… nothing. Also the garbage collection at 5:30am or whatever it was and the following carts or cans past our window was lovely. The breakfast was a sad display of dry pastries wrapped in plastic. We were in the Lincoln Building, room 20. I do not and cannot recommend

    The front desk person greeted me pleasantly and quickly assisted. My wife and I found the room after some assistance from others as we were on the second floor. The afternoon wine is a nice offering although the choices were a bit pedestrian. Morning breakfast is also welcome but also just an average cold continental one. Maybe just because it’s Santa Barbara, but more than $300 for this hotel is too high.

    I recently stayed at the Upham Hotel in Santa Barbara, and unfortunately, my experience left much to be desired. It's with disappointment that I share this critical review of my stay, as I had expected more from this supposedly historic and charming establishment. The cleanliness of the room was far from satisfactory. The shower in our room was plagued with mold, which is not only unsightly but also poses health risks. Mold in a hotel room is simply unacceptable, as it reflects a lack of proper maintenance and cleanliness standards. Our sheets and duvet on the bed had massive yellow stains and left me wondering about the overall hygiene of the room. Another major issue we encountered was the noise disturbance. The hotel failed to inform us in advance about the ongoing construction outside our room window. Waking up to the sound of construction work was not the peaceful and serene experience I had hoped for when booking this stay. This lack of transparency regarding the construction was a major inconvenience and disruption to our vacation. To make matters worse, one morning, a trash truck arrived at 5 am, and its noise was nothing short of deafening. This early wake-up call was unexpected and extremely unpleasant. It's baffling that the hotel did not take measures to minimize this disturbance for its guests, such as scheduling trash pickups at more reasonable hours. While the Upham Hotel may have a reputation for being a historic and charming property, my recent stay was far from charming. The issues with cleanliness, noise, and a lack of advanced warning about construction and early morning disruptions greatly impacted my overall experience. For the price paid, I expected a much more pleasant and comfortable stay. Sadly, I cannot recommend the Upham Hotel in its current state to anyone seeking a peaceful and enjoyable stay in Santa Barbara. It is my hope that the management takes these concerns seriously and works to improve the overall guest experience.

    Super quiet and peaceful place. It has small little buildings that have rooms. It feels like a personal getaway and if like we were the only ones here. The room we had was small and personal but it has a private balcony where we sat and ate and talked. The receptionist Natalie was super friendly and even made me come out of my shell. You have to stay here at least once. We slept like babies since it was so quiet and didn't even know anyone else was around. I will definitely come back since this is not a large hotel complex with a busy and loud experience.

    I've been coming here at least once a week for the past year. Would not consider staying anywhere else. Everyone is very friendly and courteous. I highly recommend the Upham if your traveling to or through Santa Barbara.

    I loved my guest experience at the Upham this last weekend. Having worked in Hospitality for many years, I was so pleased that the team here "hit all the high notes" and their "bedside manner" was wonderful. In my experience, in the last couple of years, hotels and restaurants offer hit-and-miss service so it's lovely to stay for 2 nights and have both everything I need and a warm, welcoming staff to offer kindness and great service. Steve was at the desk when we checked in, and took excellent care of us. Natalie and Calissa (I believe are their names) were helpful and attentive on our way out Sunday morning. I was very appreciative of everyone who took care of us! We thought the Bistro in house was excellent, with great food and wonderful service. In town we also liked Bouchon, the Santa Barbara Public Market, and Goat Tree. We would definitely return! The grounds are beautiful and we had everything we needed for a well-deserved, relaxing weekend.

    Beautiful little bed and breakfast! You can't beat the location, just one block from State Street and countless restaurants and retail shops. The courtyard is a great addition. There are many historic hotels in downtown Santa Barbara and I've found them to be quite hit and miss. Knowing that, I wasn't fazed when the room was a little muggy. I opened the windows and it aired out just fine. This place is a hit!

    I booked a room here and made a mistake on the details of the reservation . I wanted to rebook, but they would only let me cancel if I made a 2nd booking. They like to play hardball at this hotel. Bad customer service. Not accommodating to adjust reservations. Plenty of other hotels are willing to make these adjustments. They must really need the money.

    I prefer to stay in historical, charming places, and this is undoubtedly a beautiful spot in easy proximity to downtown Santa Barbara. However, my bed and pillows were rock solid and lumpy (original from 1871, maybe?) and the walls of this place were paper thin, so loud guests staying for a nearby wedding unfortunately made sleeping difficult. In addition, my bathroom sink drain wasn’t working.

    I checked into Upham Hotel one week ago and the front desk agent Jasmyn Bradford met my family with hospitality that I’ve never been met with before. Every question and request was met with professionalism I have yet to see from my previous stays at any other hotel. I can definitely see that Jasmyn raises the standard at Upham Hotel. Overall the stay was warm and comforting for my family and I. Great people and service! Definitely look forward to checking in once again.

    What a great little find this was. Well kept premises with a beautiful garden and a 'feel' that it was family run! The complimentary drinks @ happy hour went down well as did the great breakfast. It is a bit of a walk to go right down to the pier at the ocean but there are lots of shops and cafes along the way.

    We came to spend a few days in celebration of our 25th wedding anniversary. Bill, the GM, was pleasant and helpful. This is an historic hotel, so it is old. Don’t expect a new hotel! People that are disappointed didn’t do any research. Enjoy the quaintness and history! It was so clean and we felt safe and attended to. The gardens are pleasant, the inside eating areas are relaxing. Many little details that made for a memorable stay. I personally loved staying in a hotel with history. We loved it and hope to come back again someday.

    My wife I enjoyed a weekend stay at the Upham . It is a fantastic historic hotel that is walking distance to many great restaurants along State street. Our jr suite had a private outdoor sitting area with a fountain, two bedrooms and 1 1/2 baths. They have complementary wine tasting in the evening and a beautiful outdoor space to relax. We will definitely return.

    This hotel is rather cute and quaint. Opened in 1871 and although the building is on the older side it is nice. The cottages are cute. Simple continental breakfast. Pleasant outdoor court yard with tables and chairs. Relaxing area for coffee or a drink. Our room was spacious, and the bed was super comfy. On site dining Louie’s California bistro. Walking distance to State street. Keep in mind the is not a High end resort. So if you are looking for a place like that this is not the place for you. The staff was so kind and helpful. Defiantly would be staying here again.

    We arrived late. There are a few parking spaces but it's really tight behind the Inn. Beautiful grounds. Our room was 21 in the Lincoln building. Bathroom is a bit different. I could hear people talking outside the bathroom window. The shower is different. Walk behind a tile wall. The room was amazing in that its historic. High ceilings. Closet has robes,pillows,blankets,ironing board and iron. Mini fridge and one cup coffee maker. The breakfast was a little disappointing. Muffins, fruit, bagels, coffee, orange juice and pre-packaged boiled eggs. There is a resturaunt in the same building so I thought we'd have a better breakfast. It was a beautiful place.

    We were very excited to stay here for a wedding we attended this weekend. We paid extra for early check in and even confirmed in an email plus spoke to someone confirming on the phone. However, upon arrival, they had "no record" of our prepaid early check in. The attendant scrambled around a bit before finding a room that was smaller than the one we paid extra for, but we had to accept it because we had no time to wait. It was pretty disappointing they didn't even bother to offer a refund or additional accommodations for the inconvenience. Regardless, the property was quaint and the rooms were nice and had old fashion charm but because of the negligence and lack of professionalism, we mostl likely won't return.

    Stayed one night and it was lovely! The premises are very pretty and the staff is super nice (thanks Rodolfo!). They have a wine happy hour from 5-7 and you can have your wine in the lovely garden. The breakfast is also very nice, with bagels, crossaints, OJ, coffee, bananas, yogurt, etc. The room is very pretty too -everything super clean and tasteful. It’s a historic building so the walls are a bit thin sound-wise but just be ok with it. It’s walking distance from downtown and the beach. I would definitely stay here again.

    Very comfortable hotel in a handsome C19th house, on a quiet street a few minutes walk from State Street. The public rooms are pleasantly furnished and inviting and there is an attractive garden. Our room was large and well furnished and quiet. - we never heard a sound at night. The staff were welcoming and friendly, especially Rodolfo, and we enjoyed the glasses of wine we were given in the early evenings. Breakfast was not bad considering the constraints imposed by Covid; a good strong coffee would have been welcome. We would happily stay in the Upham again and recommend it to our friends.

    I wasn’t even going to leave a review because I know how damaging it can be to a business, however, when the hotel was told about our issues we were received with nothing more than excuses. My mother booked this hotel for my husband and I for my 30th birthday. It’s historical, bed and breakfast, and quaint. HA. We get there, absolutely no parking because they had a wedding ( understandable). We check in and our room is upstairs, I have a knee injury, so knowing there are no escalators or elevators would have been helpful. The room - so basic. It resembled a cheap persons studio apartment. Not anywhere close to the photos they have online. The water pressure was pathetic and the temperature was not HOT, more so warm. The breakfast that they boast about was eggs and toast and bagels, no better than a continental breakfast in a low end hotel. And when we called to complain we were told “ this hotel isn’t for people who are 30” . NOT WHAT MY MOTHER HEARD WHEN SHE WAS MAKING THE RESERVATIONS. ABSOLUTELY ZERO ATTEMPT TO MAKE IT BETTER. Absolute RIP OFF. You want to spend 400.00 a night GO SOMEWHERE ELSE.

    The Upham is a beautiful historical facility. Very tastefully decorated and clean. The staff was very welcoming and accommodating! The gardens are lovely and their is plenty of outside relaxing space. So convenient to downtown SB, less than two blocks from State St. with a variety of restaurants and shops. We were able to park our car and walk everywhere, including to Stearn's Wharf. Several people mention small rooms, but that is common for historical buildings, people were not as large back in the day! Besides, if you are in Santa Barbara, why would you be spending much time in your room anyway? We were always out and about during the 5-7pm wine time, but think that is a lovely touch, as is the continental breakfast.
