Worst customer service ever!!! Maybe the place is nice, but unfortunately we never got to check in. So be super cautious about the check-in time in this place, as even 2 minutes late is TOO LATE! In 1O years of travels I never experienced such a bad customer service. Let me explain. The check-in is at 21:00 pm, unfortunately there was traffic on the road so at around 20:00, my partner called the property to let them know we might have 5 or 10 minutes delay, so arrive at 21:05 or 21:10 instead of 21:00. We just wanted to give them a notice, and find a solution together, whether wait for us 5 or 10 min extra or leave us a key somewhere... I am sorry to say the person we talked to on the phone was quite rude and not understanding at all. Come on, when you work in HOSPITALITY you gotta be HOSPITABLE (friendly!!! ;-) ). I understand that the policy is very clear when you book but still, we called, we gave a notice, we asked in a friendly way and try to make the effort to speak italian all we got as an answer was "what can I do, its your problem" .... SPEECHLESS. At the end we arrived at the property at 21:02 pm and NO ONE was there, of course they charged us the full night. They could do a commercial gesture, and refund at least half or give a voucher for another time or WHATEVER. Como is a nice place and we would happily return. But we got nothing and had to look for and pay for another room that night. Once again, I understand the policy, but you could at least be friendly and willing to be helpful. How bad & sad to work in hospitality and know so little about it!

We made a reservation, requesting check-in after 21.00, because it would be impossible for us to check in earlier. Nowhere on the website did it say that this would cause problems. In the full knowledge that we needed to check in after 21.00, the hotel accepted our reservation request but told us we had to check in before 21.00. They would not let us cancel, nor would they let us change our booking for the next day, which was our compromise suggestion. They just pocketed our money and made it impossible for us to complete our stay. When we phoned to explain the situation, the man we spoke to was rather rude, and did not seem to care. Avoid this hotel. We feel that we have been defrauded.

A very unpleasant experience with a hotel that took our money and then would not let us check in! We are still pursuing legal channels to get our money back, and I will be shocked if the hotel is able to get away with this!

The hotel is very central in Como, parking is very close to the hotel (8,-€ per day). The reception was very friendly and helpful.👍 My single room was very simply furnished and unfortunately worn out...The single bed was a kind of "camp bed" with worn-out mattress. The elevator as well as the room were smelly.👎

I would be extremely cautious booking this hotel. The owners are unkind, money-oriented and offer no flexibility. I was quite upset by my communications with them. I travel extremely regularly and always had an overwhelmingly positive experience of small hotel/guest house owners - this was very disappointing. I don't think I've left a negative review in the past, as I prefer to move on from a bad experience but in this case I have been left out of pocket, and feel others should be aware before they make a booking too. There are many many wonderful people running guest houses and hotels, I suggest you book one of those instead.

Great value for money and perfect location that is 5 minute or less walk from the main Como port. The rooms are spacious, have funny themes, and have aircon that works really well. Lots of storage is provided. There is an elevator to get up to your room or stairs. On the bottom level is a cold water machine. We were emailed when check-in was ready which was super early! Very very convenient to get into the room around 12! We were met by the gentlemen who showed us in and took the necessary details. Recommend if staying in Como!

I liked this place, we got the green room, with a little terrace, the view is a city view and the only inconvenient was that there was some people working with tools and it was quite noisy to open the window and the smell coming from the shower was not really nice. The bathroom was Wide and clean, with a lot of supplies. If you like to be around independently is good since the guy in the reception is very efficient and not over you. A nice plus is that they have water for free (really appreciate that) and is very nice located 👌✨

Mauricio is an excellent host. He made us feel welcome from the very second we walked in the door. He has been very accommodating. Wow what a great experience and good value for the money

Very welcoming receptionist! And mind that the Guest House is a few meters away from a Casa del Fascio, one of the world's most exemplary pieces of architecture(!), let alone its vicinity to the railway and bus stations, the lake, and the town's centre. The best value for money in Como. My room had a sink and a shower cabin, with towels, soaps and shampoos included. A toilet was shared with another room for 2 persons. But there were no issues at all with this. The room was clean and spacious, with nice basic furniture (no air conditioner, no safe but the territory of the Guest House was fenced off, so no strangers without the key could get inside). There was a special room where guests could safely leave their bags after a check-out.

We stayed in pink room, it was really clean and nice, bathroom was perfect, clean and shower was awesome. They were helpful and kind also there is opportunity that u can leave your staff there after check out and it is free. Location is good as well, for this price more than good , highly recommend.

Great location, 5 minutes walk from the centre, lake. Room located on 2nd floor, only stairs available, shared area with water dispenser, small fridge/freezer and a sofa. Shared terrace. Room and bathroom were clean, bed and pillows were very comfortable. Aircon blows directly onto the bed, so it's not possible to keep it on while sleeping, but the room kept a comfortable temperature through the night after we turned it off. Being part of an old building, it has double doors, and only one opens for access, and it's quite narrow, so you need to be mindful of that when getting your luggage in.

Friendly staff, clean, but a little noisy (thin walls). Located directly on the outskirts of Como's old town. Decent accomodation for a one night stay.

rooms are some small, limited time for check in and check out. So rate is quite expensive, as you have to get yourself breakfast at surrounding cafe's. Nice Situation near a little square just opposite cathedral, close to TreNord Lago station, Lake and port

Todella mukavat sängyt nukkua ja ystävällinen palvelu. Sijainti oli hyvä, tulimme junalla Milanosta Como Lago asemalle, siitä oli noin 3 minuutin kävely majoitukseen.

this location did not have an elevator which was quite unfortunate with our large suitcases, but the room itself was great, with a public kitchen/lounge room area and great beds and air conditioning
