We stayed there for one night only. That was newly built that time. It was clean and nice but the front was too small. Room was spacious. We were couple but they gave us single beds. Room includes a small kitchen as well. Guest can cook if they want. We were stying ground floor. A nice balcony was attached with the road and our room. But we couldn’t enjoy having tea there as it was raining.

The hotel is new and the room was very clean and well serviced with all common amenities. A small induction stove and common utensils for cooking and a washing machine are available but you would have to buy your own cooking oil and detergent if you use them. The rooms are smaller than they look in photos and the plans but bathrooms and toilets are spacious. Located in an uninteresting residential area and takes 10-15 minutes on foot from the subway station. A convenience store is available at 5 minutes walking distance however. The location is really convenient for popular tourist places such as Ueno, Asakusa and Sky Tree. Shinjuku and Shibuya are a bit farther and not easy to get to. Hotel staff were very nice and helpful. Room service is available only once in 2 days however. The price does seem a bit expensive for only a decent place in a far away location.

Stayed in a 4-Adult room last summer and the quality of this hotel exceeded our expectations. The room we were given was clean, large, and well lighted. Staff seemed quite young and nice. Hotel is located near Minowa Station and that's a huge plus. One thing worth noting is that during the stay, we were told to avoid walking too loudly in our room probably because the floors are quite thin and noises penetrate easily. Would definitely consider this hotel again next time we visit Tokyo!

Loved this Hotel! Had a nice sized 2 bedroom apartment close to the Minowa Train Station. Staff were more than helpful. It was clean and very quiet. Only 1 year old situated near Skytree and some great restaurant's nearby. Would definitely book this again if we ever have the pleasure in returning to this amazing city.

If I could give 6 stars I would! The hotel staff were beyond kind. I had lost my purse and they all went out of their way to help me and make sure I still had a good stay in Tokyo. I will always remember Hotel SAILS. Also they have all you could need, rooms are clean, water is hot, close to Minowa station. Also a friendly cat lives nearby.

Loved it here! It is a nice quite area but every place you would want to go is accessible by subway. The employees are welcoming and speak English fluently. I'm glad to have stayed here instead of a huge hotel as I was able to interact more with locals.

Great location, very close to restaurants, convenient store and train station. There is a 24hr supermarket next to the train station as well. Hotel is nice and clean and the staff were very helpful and spoke excellent English.

New hotel, smaller space than an airbnb but they do room cleaning and it comfortably fit 5 adults in a room. Close to a train station that is 15minutes away from the action.

Location wise, its nothing much to say but staff members were friendly and helped out with the first half of my 10 day holiday

Quiet residential area. Rooms were clean and comfortable. Very near Minowa station. 20-30 min walking to senso ji temple and ueno park (national museum). Staff spoke good English and were very helpful, recommended good restaurants and helped with bookings. Would definitely repeat!
