(Detailed review below) Food ⭐⭐ Ambiance ⭐ Accessibility ⭐⭐⭐⭐ A great location (for shoppers from Singapore especially as it's near the Woodlands link) but I reckon COVID did a number on this and the 'mall' is more or less empty; lots of empty units or units where the business looks like it had closed shop and gone bankrupt. Building wise it looks nice but the lack of shops really made this feel like a ghost town. Tip: Best to avoid if you're looking for retail therapy but if you're in the area and have the time, drop by and support the independent stores!

Among the newer malls from a line of countless malls in JB. The architecture is modernistic and utilitarian. Connectivity to the other areas can be via covered walkways for pedestrian which is convenient. However, the place is like a ghost town with generally most of the units empty or closed for business. Even the Empress Cinema was closed during my visit. There were hardly anyone seen except for patrons of the restaurants and also some residents of the adjacent condo shopping for daily needs. Greenery is generally lacking and the place is more for instagram seekers than actually pleasing to walk about. You can already see some defects like cracked tiles, non working escalators and even water leaks and ponding all around. Walking among the empty shops is quiet eerie for a new mall. However the saving grace is there are a lot of food options but aside from that and shops for residents, there is nothing really special about the place, which is sad for a new mall.

I don't know much about this mall before but when I was there around noon to 5pm most of the shops were closed. The only things that was open was the movie theater and two korean BBq place. So since I was there I saw antman. It was an amazingly clean theater, the sound was great but video quality was on the low side but still great. I went for Korean BBQ which I regret afterward. It was the most expensive meal I had since I been in JB. The food was below average but the price was my whole weeks food budget. Overall, I rate this mall as a 2.0 since it has a great movie theater and the Architecture was worth the visit. Please give me a thumbs up because these reviews takes time and effort.

R&F link bridge from CIQ customs to R&F Mall, took us forever to find it and we thought you might be looking for it too. There's a nice Jaya Grocer supermarket, nearest from CIQ customs and Anytime Fitness Gym that's operating. And currently they have an ongoing retail bazaar every Sunday night with food too. Lots of yummy restaurants and shops that are still in operation post covid. Cinema is undergoing maintenance at the moment. Check the individual Google map listing to find out more.

Love this place! Can't beat the location right next to the RF Marina Place with a pedestrian link to CIQ and City Square. It's less crowded than other malls and lots more open spaces, very well laid out and unique design. It has a Jaya grocer and only steps away from the water and beautiful marina place boardwalk and restaurants. Perfect for families to combine errands and shopping with spending some family leisure time on the waterfront.

A new attraction in downtown JB. Newly open at 28 March 2019. Most of the shop is not open yet. But should be a fun filled place when fully open. With upcoming cinema, fast food and lots of shop due to open in coming days. First 2 hour is free in case we drive. Spend RM50 and the car park is free for the first 4 hour.

R&F mall is just located at the JB border with Singapore, in fact there is a bridge connecting to the custom. It has cinema, food court, jaya grocer, diy and many more. Its a SOHO concept with condo on the top floor.

It's great to have a link bridge from CIQ to the mall however people misuse it by shortening the space of the bridge by parking PMD, bicycle and scooters. The mall itself is very empty and many store owners have moved out due to the COVID-19 pandemic two years ago. Nothing much to shop or see here...

Went to the mall at about 7pm on a Friday evening. Most of the shops inside the mall were vacated, and the remaining few tenanted shops have few customers. The remaining eateries fare better with a decent crowd. Outside the mall was a mini pasar malam and more lively. It is a nice mall and hope more shops will open soon.

It is sad to see 70% of the shop is closed, I was at R &F mall before in the year 2019, There are many shops & restaurants that are open and cinema. A few months ago, there was a night market at the mall. I hope R & F mall will find a new way to look for new tenants and make it more attractive from local people and tourists. Look forward to great news in the next few months

R & F Mall is a a-mere 10 mins walk from CIQ. The mall was officially open in 2019. There are apartments blocks built above the mall. The atrium is spacious and kids can freely run around. There is Jaya grocery, Mr.DIY, Starbuck...etc. At the time of visit (16/4/22) many stores are not open.

Asking too much for the simple redemption and need to go thru verify process just because of I used Fave to make payment. At the end the can't redemption for full due to deposit were made not on the same day even with single receipt. Requested to show them the prove by using e-Wallet at the concierge counter but the G-floor has no mobile data connection for Maxis. Have to walk back and forth and long way between the shop and concierge counter due to escalator was not functioning just for verify i used Fave to pay. Terrible experience.

A pretty new mall, just beneath the condos, and near the border to Singapore. There are some good common shops and restaurants. However its pretty quiet and some of the shops or restaurants are not opened, due to the Covid19. Can do grocery shopping, as there is a good Jaya Grocery on the level 1, new and well maintained with good variety of veggies, fruits, daiy groceries.....

First time staying at the airbnb here for the weekend. The tenancy at R&F Mall is only 5-10%, cinema is permanently closed too. Hence do give it a miss if you are thinking of coming here to shop. However its a nice estate here and it's clean. It's more bubbly on weekend due to the food stalls below, and there's live band too.

Took a pic for time stamp on a friday noon. Dead mall. Only 10% shops operating. The rest of the shops are waiting to be leased out. Dont waste your time visiting this mall. Why i rated 2 stars is because of the cinema. Whole hall belongs to you. Hahaaa... this is how deserted the mall is. In short, good place for a movie. Must come for Emperor cinema ONLY. Note : i suspect alot of fake 4 & 5 stars reviews here. To lure China families to rent their r&f apartment. i saw a few chinese property agents lurking around. Cinema is permanently closed

One of the great places to stay. Walking distances to Bandaraya and JB Karat. Security officers are very polite, respectful, friendly, approachable, courteous, well mannered, clean and tidy. I visited all the facilities such as the children's playground, Gym, table tennis, snooker, prayers, swimming pool, mens toilet very impressed. The area is well maintained and clean. 24 hrs Halal bistro cafe at level 1. Good service and food. Huge Shopping Mall but sadly not so much in operation. The shopping mall area and toilet are clean.

Big mall next to the Johor Causeway. However many outlets inside this mall had suspended their operations. Some tenants still open includes Jaya Grocer, Subway and a few chinese restaurants (non-Halal).

During MCO 3.0 this mall still open but just open only certain shop. Jaya Grocer still open and provide fresh food. I got 10% discount with AIA Vitality card. Parking free for first 4 hours. Mall really seem in a dark period, hopefully this mall will survived untill the pandemic is over. If you cross over the road, you can see zarith sofea opera house and Singapore. Best place to take a picture.

Sad to see that only 5-10% occupancy rate and shops opened during the day. Could see some shops abandoned with furnitures and dead plants. Most toilets are closed due to no water in toilets. Around 15 shoppers exploring this place and not easy to find this mall from JB Sentral due to the lack of signage. Saw ceilings with black mould growing. Could be something great yet may not be managed properly resulting in its current state.

This outlet prides itself as "upper class" fine dimsum restaurant for the predominantly well-to-do populace. The quality is good, ingredients fresh and piping hot served though the prices are a bit upside-market (at least 50% higher than shoplot dimsum restaurants. Try their signature wine-infused xiao long bao, XO radish cake and the much loved favorites sweet sour pork ribs, har gow and siew mai. Ambiance is lovely, tea is delightful!

Hot on hygiene. Clean place. Not crowded but stock is new, there is variety, prices on the high side but you get quality service & products in return. The parking is free too which is rare for city centre even in these trying times.

Most of the the shops are closed. Not sure if it was because of the Vesak holiday (16/5/22). The mall is very spacious with room for children to run freely. The are apartments block above the mall. Cinema was on the 4 floor but was closed. Mr. DIY store is also located at the 4th floor and it open. It about 10 mins walk from CIQ via link bridge.

A new exciting place to visit & shop especially for Singaporean due to it's proximity & accessibility from CIQ JB. Many branded shops & eateries that offer good varieties of gourmet.DIY shop & DAISO there is full of suprises. The new Zarith Sophia Opera theatre is just across the road & facing causeway. Relatively quiet as many visitors do not know how to go there.It's.actually linked to CIQ by a long overhead bridge with shelter all the way.

Covers basically everything every other Jaya Grocer carries in their market, just maybe slightly smaller than some, but complete nonetheless. The Non-halal section has a good collection of wines, liquors and other beverages, a pleasant surprise. The foreign staffs there are pretty helpful and friendly too.

Very good Dimsum at reasonable prices Service is very fast and dishes are quite consistent in quality. We have went to the KSL branch and the R&F branch and the food is always high quality and consistent. Our server even noted that one of the dumplings were slightly damaged and helped us to replace the tray 👍 Our favorite dishes are the Rice wine xiao long Bao, xo carrot cake and the soup dumpling.

This is a open air concept mall just like premium outlets. Many eatery outlets available . Jaya Grocer store is a groceries store which have fresh food, dry food , canned food, diaries products, snack and many more. R & F Princess cove residences just right above the mall. The view here is beautiful and you can enjoy all the facilities as a residence here. Security is good and the whole building is well maintain. Keep it up.

There is a sheltered pedestrian bridge linking CIQ to R&F mall. Takes maybe about 8 to 10 mins slow walk. Huge mall but unfortunately not many shops are opened yet. Maybe I will come back in about 3 to 4 months time to check out the place again.

  • 4/5 david c. 1 year ago on Google
As we drove past the entrance gantry of the mall at about 6.30pm, the security guard standing there saluted to us which I think has become their SOP. The car park lots are aplentiful as think the foot traffic is still average due to its location and low occupancy of the condomiums above it. What I like about this supermarket is its variety of local and imported organic items though prices are a bit atas. I will patronise the HK Emperor cinema on the first floor of the mall next time I come by again.

A very big shopping mall. Supposed to see many retail shops and eateries, and a great hangout location. But sadly, many shops are closed and some are empty. Can walk over from the linked covered bridge at JB Custom. Hope more shops to reopened soon.

I prefer to shop in this mall as I can get all that I want in one place. Items sold here are very fine quality products at an affordable price. Veggies, Fruits, etc are fresh and premium quality. Recommended to all..

  • 5/5 HY T. 1 year ago on Google
Very well maintained even after a few years of silence due to covid. Clean and nice store. Very friendly and reliable security guards around the entire R&F mall. It has all the basic necessities, a little bakery corner, a wine store, beef station, and a fish station. Fruits and veggies are fresh. It also has all the favourite brands for all of the categories. But if you wanted things like what the bigger stores can offer like electronics, toys and other misc items etc you gotta go the bigger stores. This store is more for daily usage items and I can say all needs are met. 👍
