Before you stay here, you must identify your priorities. If you are a young solo traveler, looking to get to know friends in a hip super high tech and modern hostel style hotel then it's your place. It's more like a hostel than a hotel if I'm completely honest, and it is expensive if you don't classify it as a hotel. The rooms are very small, so they are not suitable unless you use them just to sleep. The kitchen is shared, and there is no breakfast option. The common area is very crowded, loud and might find it hard to relax outside of your room. They have an outside pool, a gym and a common laundry room. I liked a lot the progressive tech style of the place, the decor and the lighting, it is really modern and fits the city vibe a lot. In my opinion, it is good for a quick one night stay and that's why I chose it.

I've been here a month now. In Lyf Funan, every Monday is a big cleaning day. My room always has little insects flying around it, and occasionally one flies into my eye. (See image below) I requested that the staff clean my toilet where the insect came from before the cleaning arrived. These photos were taken immediately following room cleaning. The cleaner never cares about the toilet, my pillow is unclean, and there is dust everywhere. Additionally, the front desk staff is unreliable. Lyf is ideal if you don't care about cleaning.

The hotel is overall good but I think it's too expensive for what they offer. You get a water boiler in your room, but no coffee or tea, there's supposed to be a gym, but instead they used an empty part of their hall to put a couple of weights and a bench. They don't have any bar or restaurant. The good thing is the location, close to the MRT station, bus stops and touristy sights. The hotel is inside a shopping mall, so you can find things to eat or coffee. Probably for Singapore standards the piece is normal, but I was expecting a bit more.

The hotel is bound with Funan shopping mall which is convenient and great location and the reception is nice. 4 rooms, tow bath rooms and two toilets all are good to us. One thing is when taking shower need to wait 3-5 minutes for hot water, this is the only one can improve better. A good choice for family or multiple friends to stay.

Loved our stay so much that we came back for another night towards the end of our time in Singapore! Highly recommend for all types of travelers Great location, close to everything, and loved that it was part of the mall so food and shopping were literally right there. Very clean, lively, and the staff was awesome! Loved being able to utilize all the common areas like the kitchen, gym, workspace, and patio.

Location is great The cleaning service limited to 2 per week, only one deep cleaning per week. The deep cleaning is never deep, they don’t change your cups, nor cleaning the whole room. If you stay longer, there will be dust everywhere. So do washing, the washing machine is shared and terrible, so much dust inside and no staff would clean it. And you prepared to wait for hours for washing, cooking or anything that is shared. As they have very limited facilities with too many residents. Internet is poor, it’s a co-living hotel, looks like co-working space, but internet is never close to satisfy. I dropped off from my call 3 times, in a 30min call. We even experience internet outage for one day. There are no fridge, no phone, no TV for most rooms. People left their food everywhere in corridor, no monitor at all from the property management. Will I recommend the place? Nice for picture, come in for 2 hour stay and go. Staying for longer than that? No way… it just didn’t worth that price Plus, the pool next door is not included. Social gym? That’s a joke… tiny and with nothing

We only stayed here like 12 hours just to sleep here during our layover. It is more of a hostel-type setup than a hotel I could say but it was clean. No point in opening the window blinds as well in our room as the view is just the wall of another building. We just love the location as the accommodation is inside the mall and is walkable to Merlion Park and nearby attractions. The area is nice to walk around in the evening.

Big shoutout to Idzzy, Jenny, Lionel, Hafiz for the service they gave me when I stayed in Lyf Funan (29 June - 1 Jul 2023) Some early trouble with check-in because of online booking card problem but they really out their heart in empathy. Really took care our technical booking issue with their purest logic and kindness. Thank you so much for your help. Thank you for doing something matter most to us. Rooms is always amazing. Super clean and hype. Location just connected to the mall. And once again, service is just amazing!!! From the bottom of my heart, thank you! Highly recommended! Will surely come again!

I had a blast staying here! The hotel is located in Funan Mall, which is one of the best malls in Singapore for young people. The room, hall and public space design is modern. But they only clean the room once a week, the wifi is really slow and keeps disconnecting, and you have to pay $12 for laundry services, which is pretty expensive.

This is a modern style hotel with no restaurant but they do have a large cooking area and seating areas near the kitchen and by the lobby. They also have a laundry with washers and dryers. The phone app check in and door key is a faff and doesn’t work well plus it’s slower than a normal card, so most people end up using the normal type of card. Plus check in took longer than a normal hotel because the app not working well. The room was great with a nice comfortable bed on a raised plinth. The sink and work area are great for making breakfast or snacks. There are fridges in the kitchen and on each floor to keep your food should you wish. Plus an unlimited supply of water is available via a refill station on each floor The hotel is located in a shopping mall which is very convenient also other areas such as Raffles place and Boat quay are in easy walking distance

I stayed here for four nights and the rooms were large enough for me and a very practical layout. They have a large communal kitchen which I didn't have time to use but would have loved to. The hotel is clean the staff were nice and having the mall down stairs was a life saver. Note: there are no fridges in the rooms but there is a shared fridge available.

I found myself in Singapore unexpectedly for two nights. Honestly, I chose this hotel because the price point not knowing much else. However, when I arrived I really liked the vibe. The staff was friendly and helpful. The place was spotless from the shared areas to my room. It was very quiet and I enjoyed to restful nights of sleep. The only complaint I have is the way the bed was designed. You basically had to climb up onto an over a platform to get to the mattress but for a younger/ more limber less exhausted person that should not have been an issue. The location was very convenient as it was equally distant from two MRT stations (City Hall and Fort Canning). Also, since it was in a mall, there were many options for food and shopping right at your fingertips. There is a spectacular rooftop garden on top of that mall which offered a respite from the hustle and bustle of the city and some great views of the city skyline.

Did a 1 night stay to relax and complete some work. This place is conveniently located at a mall so there are plenty of food options nearby. It is also a short walk from City Hall train station via the sheltered underpass. Check in was hassle free. The room was clean and sufficient for what I needed to do. The view is not amazing if that is particularly important to your experience. I felt the need to have to blinds down, as the neighboring hotel is so near that it felt like the guests there could see into your room if the blinds were up, which is a shame, as I quite liked the natural sunlight. As it is located near a fire station, you may occasionally hear sirens. It does not bother me but it's a FYI if you're a light sleeper. Hot and cold drinking water dispensers are available along the corridors. A common fridge is available along the corridor where the dispensers are, with provided labels and markers to label your items. There are a few common spaces to explore, including a kitchen, dining area, and a workspace near the lobby. Overall, an interesting concept that reminds me of when I was living in hostels overseas.

Rooms were nice and well furbished. However, the wooden platform supporting the bed extends out a little and poses quite a hazard as it is easily knocked into when getting on and off the bed. Location and service was good since it is rather central but location in the mall itself could be better as it was not immediately intuitive to know where it was

They managed to get an apartment type setup with 4 separate bedrooms and shared kitchen/dining which was absolutely perfect for our needs. Location - 10/10, super convenient. Staff - 10/10, incredibly friendly and helpful Design - Excellent, modern and trendy. Highly recommended

We booked a 3D2N stay but it was so bad that we just checked out early after 1 night. The room had no fridge, no television and no telephone to call the reception. Bottled water was also not provided and the walls were so thin that we could hear footsteps and other people opening/closing their doors throughout the night. Definitely won’t recommend. It’s more like an expensive hostel than a hotel.

First time stay in a 'No TV' hotel. Everything is good. Room is comfy and clean. The only con I felt is that I shouldn't have bought the $60 F&B dine in voucher. I thought the voucher can be used for the whole Funan, but sad that it's only use for the hotel social kitchen...

The hotel is good - I am putting 3 stars just to draw attention that this is not a 4-star hotel. If you don't expect a 4 star, but more of a fancy-hostel setting, you'll enjoy it. I was not too thrilled by the common spaces - very noisy and not really clean. The halls were also not the the cleanest or maintained, and the gym is quasi-non-existent (they tell you to go to the gym next door where you have to pay $40). On the other hand, the room was perfect - well designed, clean, practical - I loved the room. I stayed for 3 nights for a business trip and the location was unbeatable.

A hotel you will never visit again. Maybe it’s a family friendly place, however, if you have an elder, it’s definitely not the option to stay here. No TV in the room. The bed itself is comfortable, however, it’s hard to get up if you have an elderly person. It’s a 4 stars hotels, the whole experience and lobby feels like 2-3 stars. Also, even though there’s a shopping malls, in general food are not very nice and it’s an old mall. My family is very disappointed with the experience as we paid SO MUCH for a single night. The same price you can definitely get a real 4 stars experience at a better hotel. UPDATE: On the check out date, my family went to Chinatown in the morning and return to the room preparing for check out at 11:45am. The door is shockingly locked. Luggages still left inside. Someone opened the door, a staff is prepare to clean the room. “ hi, isn’t the check out time is 12? “ the staff replied: oh yes, but it’s nearly check out time. Seriously!? Someone broken into the room and clean before the check out time? Without any apologies. I don’t know what to say but I hope you can take it very serious.

It is a vibrant hotel with modern style. After not being comfortable at the damaged mattresses in Holiday Inn Singapore I moved here. The rooms are clean and cool with comfy bed. The cleaning is weekly (every 3 says there is soft cleaning) however whatever you need such as towel, tissue, slippers they provide those at the reception free of charge anytime. The location is superb very close to the metro stations. The staff is welcoming and smiling. The hotel is inside of a mall, for breakfast there are variety of options. So, overall for value for money, it was a very good stay. SUGGESTION TO THE HOTEL: Although the bedsheet change is weekly, at least in that soft cleaning, you can do vacuuming and mopping and dusting. The rooms get dusty after 3 days.

Interior design is not practical at all. Wifi is even slower than cellular network. Always drunk people laughing outside in the doorway. Laundry room is not fully automated. Overall, the price in the past is reasonable, now it's just not even a average deal.

I have been there for multiple times. This time, they cut the time of cleaning. During my 1 week stay, false fire alarm happened 4 times including once at 1am and once at 3:30am. I would say the location is good but this is not what I expect from hotel. The internet sucks as well. Time to find a better place.

Beware of Untrustworthy Practices - Your Card Security at Risk I recently had an unfortunate experience at a hotel that left me feeling frustrated and concerned about the safety of my personal information. While the room itself was satisfactory and the location convenient, the hotel’s handling of my debit card details was highly questionable and ultimately led to a suspicious transaction. Upon check-in, I was asked to provide my debit card information as a deposit. Initially, I didn’t think much of it, assuming it was a standard procedure. However, to my dismay, a day later, I noticed an unauthorized transaction on my account. Naturally, I immediately reported the incident to the hotel staff, expecting them to take responsibility and offer assistance. To my disappointment, the hotel staff showed no concern for the situation and refused to acknowledge any responsibility. Their dismissive response, stating that “these things can happen,” was both unprofessional and disheartening. I was left feeling helpless and frustrated, as they offered no assistance or resolution to rectify the issue. While the room itself was acceptable and the location convenient, I cannot in good conscience recommend this hotel to anyone who values the security of their personal information. The fact that my card details were compromised during my stay and the hotel staff’s lack of accountability and assistance are major red flags. In an era where identity theft and credit card fraud are prevalent, it is crucial for hotels to prioritize the security and protection of their guests’ personal information. Unfortunately, this hotel failed to meet even the most basic standards in this regard. If you value your financial security and peace of mind, I strongly advise you to seek accommodations elsewhere. It is simply not worth the risk of having your card details compromised and dealing with an unresponsive and unhelpful staff.

A five star experience for sure! We booked their One-of-a-kind Plus room for our pre-wedding photography and the team was very prompt in responding to our queries. I am thankful for the team for their personable service and making the shoot possible. The room is also clean and well-maintained with a functional kitchenette. I look forward to more stays with them in the future!

Stayed for almost a month at the lyf for work. Room is small but still decent. There is no Tv and mini fridge in my room. Bed is clean and comfortable. Down side is there is no curtain/full size shower screen, the floor is all wet after each shower. Kitchen is shared with other people. Laundry is included (1 week 2 tokens). Plenty of restaurants nearby. Close to mrt. Recommend!

The place is very nice. The hotel rooms might not be for everyone. It is small but is enough for travelers who are solo or couples. They have shared kitchen where you can cook you food, a water dispenser outside the room and an area where you can work remotely. They also have their washing machine and dryer which is very convenient As for the service, it was 12/10 thanks to Jenny, Lionel, Sufiyan and Kim of the front desk All the time they were attentive to you needs and would really get out of their way just to help you out. We needed a transportation going to Marina Bay Cruise Center. They called their contact and they became our transportation around SG. Their contact was also very cheap compared to using grab and taxi(but if you opt for using their train, that's very cheap and easy as well) We will surely go back to this hotel

Stayed at Lyf Funan for 2 nights for a new experience. Well, I'm not entirely enjoying the experience though. Rooms are quiet but does not have TV. Housekeeping is only once a week. I won't recommend here unless you came here for work or just to sleep. I even have the unfortunate experience of fire alarm at 1 am middle of the night. Super loud and turned out to be a false alarm. Won't be coming back. Prefer to stay in conventional hotels for leisure, with TV, daily housekeeping, sofa, buffet breakfast. But if you don't mind, there are plenty of meal options in the mall though. I am satisfied that I can store my bicycles in my room. Thanks for allowing that.

Rooms were SO clean!!! Great location - close to transport, sightseeing landmarks and malls which can provide you with what you need. The rooms are a little squeezy but my large windows that faced Fort Canning Park made it less claustrophobic. 10/10 will stay again!!

If you are on a business trip it’s the place to stay. Location is a 10, the hotel is pretty new and well maintained. People at the hotel are super nice and always willing to help. For me maybe they could work on the cleaning frequency although they tell how often they will clean your room.

Stay if you are okay to live with bugs. Stayed in 914 on the recent weekend, and experienced a lot of flies of sort. Not sure if it was due to how the room was used or came via the pipes. But wells, they didn't attack so it wasn't a problem. Note that x14 are rooms facing the rooms from another hotel, so at night, u can actually look into other people's rooms. Not sure if it was possible the other way. Other than that, they have co working spaces, conveniently within funan mall and 24 hours staffs as advertised.

Had a great stay. Perfect location with so many amenities. Love the decor and colour combo. Though not a perfect table to do work as it’s rather small and squeezy but nonetheless great for short staycation

Place is conveniently located near to city landmarks such as the city hall, orchard roads, etc. Funan mall, that the hotel is in, has a variety of shops and restaurant. It is a a few minutes walk to the City Hall MRT which is on the green line. Although the room is clean, the price is pretty steep considering that the room amenities are not that great. There is no television or fridge, and water is available via a dispenser near the elevator. No amenity kit is provide, although soap, shampoo, conditioner, and body wash are provided. Consider staying if you need a few night stay in the city center.

Stayed there from 4-6 June. Front desk staff were pleasant and helpful, and check-in was quite prompt. The room was clean and comfortable. However, on the second day, I would notice there was an occasional sewage smell in the room. I thought I was imagining things, but that night the smell was so bad it woke me up for a while in the middle of the night. Unfortunately this one issue would make me reconsider going back.

Im doing a long stay in the hotel (6 months). Rooms and service is very good. The cleaning service has been outstanding during my stay, Marwin has been very friendly and week-by-week leaves the room very clean. I will recommend this hotel to my family and friends. Location is one of the bests in Singapore.

Rooms are generally well designed, bright and quiet. This time my windows were facing a safety stair case and a black wall. Barely any outside light... Service is good. Hotel is in the middle if a mall with multiple restaurants and services. Clarke Quay is just across the river which gives a full access to the metro network.

Love the convenient design beneath the bed to stow luggage! There's no fridge or water in the room, which we expected, because it's more of a service apartment/ co-living space, but there's a communal fridge and water dispenser at the lobby. The shared kitchen was really cool, didn't get a chance to use it but would love to try it out next time! The staff were super friendly and helpful, really great customer service, got an extra towel and a toothbrush from them at the counter.

Travel with family, 2 adults and 2 kids. The location is superb. We got an all-together set of four rooms, living room, bathroom and kitchenette. It was perfect. We loved the "millenial" style of the hotel. There is no daily service to the rooms, but it is ok. It was essentially a serviced apartment within a shopping mall. It works really well.

Booked 3 nights.. The rooms look good if you only use your eyes... however the first room i had smelled like chlorine and the other one smells like mold. Iam not sure why but its most likely something they use to clean the rooms with that makes it smells very very bad. Would not stay here again.

Good location, near several attractions but not busy or crowded. The hotel itself is a mall. We got the 6-bedroom unit for 4D/3N, with just 4 T/B, quite pricey. They do not clean the room daily (stated in their policy) and you have to daily ask for change of towels, refill of tissues, etc. When we arrived, unit was not ready and we waited 2 hours from standard check in time.

  • 5/5 Mon B. 1 year ago on Google
perfect location for the most convinience since it is located inside a mall. the mall itself is only open from 10am to 10pm but can still enter after hours. rooms are nice and clean but some rooms have a strange layout. the nearest train station is a bit of a walk but there is a direct walkway to it from the mall below ground.

  • 2/5 Alex T. 1 year ago on Google
The shared kitchen concept is awful! People keep stealing our food and cutlery and management does absolutely nothing to prevent this from happening even after we complained a few times. When confronting them, they apologize but no further actions were taken. Yes, it might not be their job to educate their guests but at least they could put up some posters communicating that this type of behavior is not acceptable. Cleaning is done superficially. I wouldn’t recommend it for others than students, because this is what this place is.. a very pricey student dormitory!

5 minute walk from City Hall which is a well connected subway station, this hotel was perfect for a few nights stay. The building was very quiet also. However they do not carry out room keeping each day but instead every 3 days though we got clean towels on one of our nights.

central location, lots of convenience in the same building or nearby; rooms are sized well; new-ish, modern layout, has a distinctive digital nomad collar feel to it.. so far so good however, reception staff is not professional, take too long to attend and solve issues, room service is patchy, the building quality is poor, noise insulation is sub-standard. would I stay here again? not for SGD 220 as it is currently offered.

It is located in Funan and this was the main reason to book the place, since I wanted to minimize any walking or traveling, since it was a business trip and all the visits are near Funan. However, the room was small and the bed was not that comfortable even though the room price was not that low compared to some hotels around. Well, the worst part was the WiFi connection. I was not able to run a 15 minute call due to the bad connection. It was keep cutting off. Other than that, it was an okay experience. It was not like any other hotels I stayed at. People were nice and the atmosphere was very unique - somewhere in between a hotel and a hostel, plus somewhat WeWork feeling in it. I think it can be good for some group travellers, but it was not a great place for a solo business traveller like me, except the location.

We stayed in a 4bedroom with no windows in the kitchen and dining areas. At least the bedrooms had windows but our unit faces the building next door so we were staring at concrete. At the time of booking, we were shown a dining room with windows overlooking the city. It turns out not all have windows. Be sure to ask. The front desk staff was helpful and courteous but overwhelmed. Cleaning service is okay. Fantastic location with food and groceries options.

A nice hotel, on a great location with very friendly and helpful staff. Only make sure you do not get a corner room. We had a room with kitchenette and absolutely no view and almost no daylight. In case you need a strong and fast internet connection, this place might not be for you. For all the rest we liked this place, specially because of the great location.

We stayed at this hotel for 4 nights. In general, it was great experience as the room we had were spacious and equipped with almost everything you need. Aircon worked perfectly and it was really quiet at night. The location is close to everything which is awesome. The only downside I can think of is that check out time is at 12pm and our pass stopped working at around 1130am. It would be great if they can deactivate the card after check out time. Everything else was great

Best stay in Singapore! The hotel is very new and equipped more for a long stay and work: has an open space for work, meeting rooms, huge shared kitchen, coffee machine, lunch room, washers and dryers, gym, terases, all new and well equipped. Each floor has a common mini fridge and water cooler/warmer. The rooms are private and secure(you can access only your floor).Big shower and comfy large bed, shampoo/soap/etc, hair drier, good internet, AC, all the amenities you need in a hotel room. Everything is very clean and new, the house keeping is done at reasonable times (every 3 days). The location is amazing, close by foot to every major attractions and in a very secure area. The hotel is on top of an mall, so you have groceries/food court there, plus a lot of activities: climbing/shopping/cinema.

The rooms are small and shockingly there are no TVs in the rooms, no bedside phones either and if you needed to speak to reception you had to physically go downstairs to do so. That's not acceptable. Theres very light housekeeping every 3rd day where they just supply you new towels and full house keeping once a week which is absolutely unacceptable for the price of this place. To use the washing machines, you have to pay 6SGD for a 30 minute wash and 6SGD for a 1 hour dry which is highly unacceptable too. With the price of the rooms. This should be complimentary. Simply cap it at 1 or 2 washes per room per week!!! On the bright side, the rooms are clean. Its located within a large mall with lots of shops and eats. All you need is within reach. Also its downtown and very accessible to many attractions. However should I visit again, I wont stay again.

This fancy Hotel ist pretty nice! The staff is incredibly nice and helpful. The room was a little bit small but sufficient for a couple of days. The room was really clean. There is drinkable filtered water in every floor and a microwave. We will definetely come Back.

We rented a 4 bedroom suite with an open concept kitchen, living area. Great feeling of open space. Clean and modern and fun…kind of felt like living in a dorm. The only issue was the frosted glass and door to the toilet. You can easily hear everything if someone is using it 😝 Front desk and staff were very friendly and helpful. Located in a mall, it was nice to be able to grab a bite from the numerous restaurants. There’s even a grocery store so you can use your kitchen if you don’t feel like eating out. We discovered the subway can be accessed through the mall so you don’t have to walk outside if it’s too hot. Attractions like the Merlion and Chinatown is about a 15-20 minute walk.

Extremely overprice for a hostel (yes, it is a hostel with trendy name "coliving space") I was charged 1000SGD for 3 nights. The room is tiny - no tv, no refrigerator, no cleaning, even no towels changing, internet is mostly non-available, view is s**t. Do not recommend this at all, of course will never book this hotel again.

Great stay. Stayed here 2 times, never disappointed. Very comfortable, they have small gym-like area, coworking space, and located inside a shopping mall. Toilet has jet washer/bidet, for those not used to just toilet paper. Not really pocket-friendly, but always recommend, 10/10.

Didn't live up to expectations. Longest check-in I've had at a hotel. Wifi and air conditioning in the room were terrible and only one working elevator on the second day. Great location and easy to find. Lots of people probably have decent stays here, but I wouldn't come again.
