    Hotel is in a great and convenient location. The staff is friendly and helpful. That’s why the two star rating. The rooms need some remodeling and upgrade. The walls and bathrooms are moldy. There are no shelves in the shower so you have to put all your shampoo and body wash on the shower floor. The walls are paper thin. You can hear people in the hallway and the loud bang when they close their room door. Our room had a door that is connected to the room next door. You can hear everything they say and do which was very annoying because I was trying to sleep. The water pressure is a bit slow in the sink and shower. You cannot control the temperature in the room by yourself. You have to request the staff to change room temperature if needed. They only clean your room every 2 days due to staff shortage. I would not recommend this hotel nor would I come back.

    “Avoid avoid avoid!!” We booked for 4 nights, arrived at around 1AM our room is so dusty, hairs on the floor, molds everywhere, dirty room basically. We have no choice but to sleep as we are exhausted from our trip. I’m itching all night from the dirty bed. Disgusting!! Also, you have to call front desk to adjust their AC temperature. In the morning at 9am I asked the staff to clean our room; she said no problem they will clean it however when I get back around 3pm same dirty room, they never clean the room as the staff promised. We have no choice but to rebook our flights home, such a stressful experience and a waste of money. In one word “Filthy”

    I guess it's a good hotel for people who don't plan stay in their hotel a lot during their trip and is quite near a lot of areas. Got the deluxe twin room (no window) and it is just right for 1 person. There are two good beds but the space would be a but cramp for 2. The walls are indeed thin but noise didn't bother me. But through one night the electricity in my room would switch on and off non-stop which is the biggest turnoff (literally) Toothpaste and toothbrush are the only bathroom amenities; there is no trashcan, bidet, cup.

    - Cheap price comparing to other hotels in the same area - good location - not worth money if it’s about health concern. hotel room is not clean i can call it dirty. The floor is very dirty. I feel itchy sleeping on the bed. - the light is on and off by itself. For me it’s not worth my money.

    Great location with easy access to the malls and supermarkets. walking distance to most of the attractions and wide range of food is available near the hotel. Overall the hotel is clean and rooms are supplied with gadgets to make the stay as comfortable as possible. Every room comes with a fridge that can be used for storing drinks. However freezer isn't available so avoid buying frozen food or dessert. The PowerPoints are mostly 3 pin plugs and are readily available throughout the room which makes it really convenient to charge up your devices. Had a great experience and will want to come back again!

    Dusty but neat room. Not very spacious. Can hear next room every sound, talking, making out, footsteps. We cant even sleep well at night. Bathroom drain clogged. No shampoo or conditioner supplies only body wash dispenser. Not worth the price

    Clean, new, great service, and cheap for location. Minor cons: no tissue, pillow is unusually thin, luckily had a mostly quiet room because walls are thin. Also, staff said tv has no chrome casting and hdmi and highly discourage trying but the tv clearly has these functions???

    The hotel looks nice but that’s about it. The bed is a board, the pillows are flat and lumpy, and when we called for extra pillows they had run out (probably because everyone needed more pillows). It isn’t worth it to stay somewhere where it only looks nice but feels horrible. I even had a dream that I wasn’t there any more and was so happy.

    Don't stay here. There was mold around inter part of sink. Mold at a/c vents. Mold on fabric chair. When I told them about it when we saw it. They can't do anything until we leave. We had something delivered to the hotel. They never notified us it came. No ramp to bring your luggage in or out of the hotel. The lady at the check in was not pleasant when checking in.DONT STAY HERE!!!!!!!

    After being unsure of how the hotel experience will be after reading the negative reviews here, the hotel was unexpectedly top notch for a 3-star hotel in comparison to other hotels that i have stayed in singapore. The hotel was so easy to find, there's a convenient store nearby, just next to other hotels (although the nearest one is not 24h open there's a larger one nearby that opens 24h just 1 traffic light crossing) I chose the premier king room for bigger bed (kingsize).The room cleanliness was good, amenities are provided (shower gel, shampoo, toothbrush, towels, vanity kit, only no room slippers). Air conditioner has the preferred temperature from the get go (you have to call front desk to adjust since its a central unit). Room is cleaned every 2 days, so your room won't be cleaned if you stayed for only 2 nights (which is fine for me) Thin soundproofing is to be expected,so if you're a light sleeper and can be easily bothered by noises it's not recommended (construction noises on working days, pumping music from nearby clubs on the weekend), although it was not an issue for me. Slept like a baby.

    Rooms were pretty decent, nothing shabby but not luxurious either. Perhaps more space could be allocated for luggage or small items so maybe an additional table would be good. Service was typical and location was a little out of the way. Definitely nearer to Bugis than to City Hall.

    The walls are paper thin and any sound at all (even whispering) will be heard by all neighbors. This is particularly lovely when people talk in the adjacent room until 5am. The room had dirt and mould in several places, but the beds were good. The staff didn't really care that we couldn't sleep at all, and housekeeping was hit and miss. Really, the only good thing about this hotel is the location. One of the worst hotels I've ever stayed in, almost every hostel I've been to has been better.

    Staff at the counter was great. However, room is not sound proof. Connecting room is noisy. Some people even tried to open the connecting doors to my room. Flies are seen in the rooms. Toilet is mouldy. Not recommended for big luggages and if you have many stuffs. Shower pressure is low. Basin is small.

    The room is not clean. The ac is centralized so you need to make a call to adjust the temp. Location is strategic. Some rooms are shared by a door and paper thin wall so you can hear the other room, good luck trying to sleep at night. Body foam, shampoo and toothpaste couldnt be any worse

    Pros: -Location is good, 5mins walk from Bugis MRT. -Many food options around the area. -Nice lobby, staff is okay. Cons: -Bedsheets and Pillows had this slightly moist feeling to it, also smelled strange. Didn't feel clean and also left with a few insect bites(?) after the stay. Not sure if it's mosquitoes or bed bugs. -Noise insulation is literally zero, was given a connected room and we could hear the people beside us so clearly as if we were in the same room. -Toilet was dirty, had water stains on the floor, a used cotton bud and black stains. -Pillows are so flat you'd probably have to ask for extra and stack 4 (i'm sorry but i'm not exaggerating) for comfort. All in all, i'm never coming back again. I think I can get much better rest at home for the price of $114(Booked it on a Sunday)

    Health and safety hazard. AVOID AT ALL COST! Would have given 0 star if possible. We checked into Room 316 on 8th October 2022 which smelled mouldy and had mould on the wall right behind the bedhead, the ceiling and bathroom. The air con vent outside the room was mouldy and dripping and so the floor right outside the room door was wet. Went to reception to ask to swap room and was told all rooms were occupied. It is definitely a health and safety hazard to stay in the room for even minutes so we decided to look for another hotel and checked out from Lion Peak Raffles the same night we checked in. While we were leaving we saw a cockroach on the floor in the room... Have been trying to request a full refund since then but the hotel was holding on to the non-refundable cancellation policy - sure, we agreed to these terms when we booked but it was on the basis the rooms provided would be in an acceptable condition. It is disgusting that they allocate rooms in a non-livable state to customers who took the non-refundable option. Those rooms should not be used at all until the issues are fixed! Very disappointing experience. :(

    It was the worst hotel I have ever seen. We couldn't even stay the night. The room had mould everywhere. The air conditioning units were all leaking water and not to mention the cockroaches that we saw running around. We couldn't even stay a night and went directly to HOTEL G on 200 Middle road which was so much better. Room 319 was so disgusting that I am sure people are sick after staying there.

    I really wanted to like this place but I checked out after 3 hours. Pros: The location is fantastic. It’s in Bugis so it means you can go anywhere in Singapore from here. It’s walking distance to three different MRT lines and has a bus stop right in front. There’s a 7-11 next to it too. The reception staff are good. Decently polite and they helped me check in an hour early when I was so dead tired. The lobby of the hotel looks pretty good as well. The beds are ok to sleep in, not too hard nor too soft. The cons: There’s mould everywhere. The bathroom walls and floor tiles have mould. The ceiling of the corridors have mould. The air con vent has mould and the central aircon has lots of water dripping from it. Every room door slams (including my own even when I try to close it gently) and you can hear everyone’s door slam. I could hear my neighbour showering. I could hear the conversation along the corridor really clearly. The bedsheets were not clean. There were cobwebs in many corners and they were obvious. I really wanted to like this place but I couldn’t.

    This boutique hotel is strategically located in Bugis area, nearby to Bugis Mrt station , 7-11 and famous steamboat street . Shopping mall like Bugis Plus is just within 5 mins walking distance. So is very convenient for both travellers or locals for staycation. Room is consider small but is still good enough for 2 persons. Bed is confort and clean . All the necessarily toiletries are provided. Inside the room , they do provide you with hair dryer , iron and iron board , security box ,hangers and indoor slippers. Kettle is clean and comes with 2 sachets of coffee and teas. Toilet have rain shower and standing shower head , water is hot but water current might be slighter weaker. But there are sufficient amount of power point socket in the room . Just one thing that I must mention is that they use centralized air conditioner. So this mean that you can't control the temperature of it , if you feel that it is too cold or too hot , you will need to call reception at "0" to inform them and they will adjust accordingly. Other than that , this hotel worth the money we paid .

    Cannot cancel a booking as there has been no reply via email fow two months. Called the hotel and the nice staff member said the booking can only be cancelled by email. I booked on their website directly and chose the "refundable up to 3 days before check-in" option.

    I Have very nice experiences during my 5 days stay in this hotel. The Location was superb, the staff was very helpful and responsive and the room -even no windows in it- was clean and has a clean bathroom too. I Stay on 4th floor, and it was a pleasant stay.

    Very central location. While sitting next to Hotel 81 and Ibis Budget, this hotel has a more tasteful design than those, doesn’t feel budget at all. But aircon is centralised and we were told to call in to reception for temperature adjustment. Big inconvenience. We can’t even turn off from the room. Door sound proofing is rather weak and you can definitely hear the traffic if your room has a window. Reception is also not very professional. Sentences are cut short and it feels like she didn’t want to speak one more word than necessary to us. When we left, she was removed shoes and resting her leg on the reception table.

    The rooms are big but the problem is there Aircon and TV. All types of rooms don’t have an aircon remote if you want to change the AC temperature then you have to call a desk then sometimes they change for you and sometimes they forget also.I stay there 4/5 times but I have the same problem everytimes.

    whilst I appreciate it's only a 3 star hotel with a recent change in management, cleanliness was our biggest issue! the only positive thing about the hotel is being nearby to the F1 tracks during Singapore grand prix. The reception was helpful when we've requested a sewing kit and are friendly.

    Receptionist lady was friendly and super helpful. (Forgot to ask for her name) I requested for interconnecting rooms upon checking in as we were there as a family and she was really helpful and got us connecting room in the end after waiting for a short while! Pillow was super thin so we requested for extra pillows and were sent to us very promptly. Sound proofing wasn’t that great. Could hear people talking outside early in the morning. Room was small but cosy. Location is great too. Would recommend populous hotel for a short stay and if you are not a light sleeper

    Stayed at this hotel for a night when I went back to Singapore last month. The reason why I chose this hotel is simply because it is cheap (SGD 90/ night) and conveniently located in Bugis. As expected, you get what you pay for. The room is small but sufficient for 2 persons. It was clean and comfortable with basic neccessities like shower gel, shampoo, hair dryer, towels and mineral water provided in the room. The bed, however, was not comfortable to sleep in. The pillows are too soft and too flat. However, the worst thing was the room has terrible soundproofing (just like most other budget hotels). Our neighbours were incredibly noisy the whole night, slamming the doors when going from room to room and talking loudly on the corridoors. We had trouble sleeping the whole night. Luckily, we only stayed here for a night. For anyone who planned to stay here, just don’t expect too much. By the way, the aircon is centralized, so you have to request the reception to adjust the temperature for you.

    Good location plus nice front desk but that's all! Saw the boss/manager(?) aggresively yelling at an employee AT THE LOBBY even WITH GUESTS AROUND without any care. Not professional AT ALL. If this is what happens even with guests around, I can't imagine what more if there aren't any around? Poor management! I pity anyone who works with that person.

    The walls are paper thing. You hear everything next door. Including footsteps in the hall. Everytime someone closes their door / plays music. Only booked this hotel as Airbnb doesnt exist in Singapore. It's definitely a budget hotel. My bedroom window was also not airtight. Your hear the AC motors running all day and night. The beds are uncomfortable and hard. The pillows are so soft your neck basically hits the mattress. Wouldn't recommend. Pay a bit more and go elsewhere if your a light sleeper. I

    Had a great stay at Lion Peak Hotel Raffles during my house reno! It was a liveable space for 26 nights and the room was decently sized. There is also a restaurant that you can order room service for and other facilities like laundry and rooftop garden. Friendly staff and the Indian lady at the front desk was helpful to assist me in extending my stay and accommodate to my requests so that I do not need to switch rooms. Location is 5 mins walking distance from Bugis mrt and 10 mins away from Arab st area where there are plenty of food choices. Recommended affordable stay for foreigners because it’s also in a strategic location in town. Overall I’m very happy👍🏼

    The room is comfy, bright and neat. They have lan ports, slippers and ironing board, these are not found in all hotels. The bathroom is also good. They have a washer and dryer in the car park, you can wash the clothes at $6 per wash/dry. The location is also good as you just need walk awhile and cross the road, you reach bugis liang seah St, walk on to Bugis Junction.

(-) the walls are thin, the mattress is rather small for 2 people, the air conditioning is central so if you want to change the temperature you have to contact the receptionist first

    I stayed in room 605 from 8/8 to 11/8. Everything was great until I realized that the soundproofing of the room was terrible. In the room, I heard footsteps in hallway, sound of TV and even voices of guests from other room - next to my room. In addition, the room was dusty, especially in the door padlock, in the corners of the closet. The towels provided by the hotel were quite old.

    Overall we are very satisfied with our stay. We took the room without window, and it's actually quite decent. Clean room and toilet with only some minor wear and tear issue on the wall surface inside the room, which can be improved. Toilet's water temperature and pressure is pretty good as well. The only down side was that the soundproofing can still be improved. Can literally hear other guest snoring damn loud as well as whatever noise coming from the corridor, not very friendly for light sleepers. The pillows available were quite thick and bulky, not very comfortable if you're sleeping for long duration. Aside from that, there's nothing else to complain, please improve your soundproofing.

    Tv broken but they can't fix, they give me reasons maintenance man already done working, no bidet, small room, only place near shuttle bus. And Bugis street. Infront of door always wet by teardrop from shilling, I ask to make up room but untill I come back from outside nobody's make up my room.

(Room is comfortable, however, cleanliness might not be up to par and lack of soundproofing treatment to the walkway).     Decent location, but that's all this hotel has going for it. We booked a "quiet room", and it was not quiet at all. It was very difficult to sleep on the first night. Our room had a door that could not be opened, but we're pretty sure it connected to the room next to us as we had someone try to constantly open the door in the middle of the night. We could also hear people talking around us and walking around and etc the entire night. The ventilation was horrible, the room felt damp the entire time we were in there. The bedsheet and pillowcases were terrible to sleep on due to the dampness. There was some mold in the bathroom sink, and there was no exhaust fan or other ventilation in the toilet. The shower did not have any shelves so we had to leave the shampoo and soap on the floor while showering. The cost was a 130 SGD a night for our booking. The staff was nice and the service was good. We requested extra towels and got it immediately. Also important to note that the aircon cannot be controlled per room. The location was very good, it was a 6 minute walk from Bugis Junction and Suntec City, and 6-9 minutes walk from multiple MRT stations. The free Wi-Fi provided to us was excellent. We were able to stream multiple videos without buffering at 720p.

    Reception staff are friendly, good location to shopping and food. Room equipped with good quality individual toiletries. Provided a pack of mask with hand sanitizer each. Lift area has hand sanitizer. Temperature screening at reception. Whenever we enter, we screen ourselves. No contact. Felt very safe and relax there

    Comfort wise is terrible . There is no soundproofing in the walls , could literally hear ppl talk at the lift lobby . Also pillows and mattress are low quality . Pillow is too soft and receptionist won't provide extra . Had to fold the pillow in half . The mattress is hard . Had backaches when I woke up on the morning .

    Literally the wall is as thin as a piece of paper with zero sound proof. It’s pillow is as thin as a piece of paper. Bed is Super hard. If you are a light sleeper. Avoid this hotel at all cost

    Stay was average, booked the family room and I guess was slightly smaller than expected for 4 pax. Read reviews that the doors & walls were thin and not sound proof, this point was indeed accurate... heard other guest shouting outside our room, literally cld hear the entire convo, and even heard the flushing from the restaurant toilet opp our room. Bed was springy & pillows were basically paper thin. The only recommend point was that the hotel is relatively cheap and location is superb.

    Located in between Bugis Junction & Suntec City. Check-in was a breeze during Saturday 2pm. Room is small but had all the necessities. However sleeping is uncomfortable as the mattress is hard with thin pillow. Sound protection is very poor, especially when my room is just opposite the lift. I can hear people walking & the "dong" sound from the lift loudly from my room. Take note Deluxe Room does not have any windows. You can't adjust the room air-con temperature. Have to telephone the receptionist.

    This is the worst staycation I had in my life. Limited carpark slots and is chargeable at S$20. The room is very small and no hand towel and tissue in the room. Not recommend at all.

    Love the premier king room! So spacious and clean! The hotel is perfect for couples or individual as the toilet is able to see through. Haha!! The hotel also provide free mask and sanitisers for staying guest, love the thoughtfulness. Even though, the hotel don’t have a swimming pool, but they have a nice rooftop that you can take some snaps so do approach the reception for the access.

    Hotel located at 5-10mins walking distance from Bugis and Suntec, which is very convenient and accessible. The rooms are clean and organised with the basic amenities (eg hairdryer, toiletries, kettle). I think the only shortfall would be the very thin walls (where you can practically hear the footsteps at the corridor, opening/ closing of the doors and the sound from adjourning rooms). Overall it’s generally good for a short stay. :)

    Cold AC, compact room, modern good bathroom. The door / wall is very thin, outside noises can be heard clearly. Wood grain tile floor, I found it to be a bit dusty when we check-in.

    Clean, locate 8mins walk from MRT station. Sound proof is incrediblely poor. U can hear everything so clearly happen next door...watch TV, even press the button. No matter which room I living, u can hear the sound from elevator all the time clearly.

    This actually quite a nice hotel but rooms are very noisy could literally hear every movement from next door and I assume they could also hear me. Location is good, and rooms are new and clean. Rooms are also small and no window but this was clear in the booking information so I don't see this as a fault. But the total lack of soundproofing rules this hotel out for future stays.

    Location was conveniently located between multiple MRT stations depending on where we wanted to go. Lots of places close by to eat / drink. Very close to Raffles Hotel

    Pros: Very clean room - I used a cotton pad to wipe various surfaces and they were all squeaky clean! 👍🏻 Room was reasonably spacious & well furnished. Friendly receptionists & housekeeping staff :) Cons: Pillows were of inferior quality (flat, small & uncomfortable) & they don’t provide extra ones. Soundproofing was bad as I could hear what people in the next room were talking about even though they weren’t raising their voices.

    Got room last week with my brother for a business trip, Room was okay, expected nice considering their super mighty reception.. But above average, Front office lady Meliza was surprisingly super helpful and very professional.. happy to see a friendly person at front desk.. She's the best I have seen so far.. Excellent 👌

    Hotel room quite small but acceptable as mentioned on website when we made the booking. Convenient location, near Bugis MRT, City Hall, and right in the middle between Suntec city and Bugis Junction. Staffs were helpful and service was good. They cleaned the room every 2 days but it's fine. We could ask for top up amenities any time. And plus they have iron and iron board. Value for money.
