Unfortunately I don't recognise the reviews that others have of this hotel. Yes, the staff are helpful & friendly & yes the room I was in was a decent size but that's where what I share with other reviewers ends. The room I was in was tired, with worn out chairs & what felt like an overly soft mattress. The bathroom was tiny & had no shower curtain (so everything gets soaked when you shower) The room had no balcony, nor views - it was instead over an alley that 20m away has a live music bar that is open until 02:00hrs. The soundproofing of the room is wholly inadequate for the location, so all that is audible is constant over-enthusiastic drumming. Tie that in with the furniture in the room above being dragged on the hard floor and you won't be getting any form of rest, let alone a good night's sleep. Unfortunately I cannot, in good conscience, recommend this location - that is unless you'll be out all night anyway & come back to the hotel when all the bars etc have shut.

I can't find enough words for this fabulous place! Fantastic location, facilities & spotlessly clean. Very friendly, attentive & professional staff. The atmosphere was very relaxed & not too formal which was really impotant to me, I have met true Croatian hospitaliy in Toni and his team. The tours Toni -the owner organized for us were brilliant. What makes this place so unique is THE view!! It's breathtaking view of the port and the old town and old roofs of Split! Even when you're having a shower you can enjoy this 12th floor amazing view!! I will definitely go back there and I recommend it very highly!!! Thank you Royal Sky for making my holidays so memorable!!

Me and my wife stayed in the top Studio room in Royal Suites Sky with with full panorama sea view for our wedding night stay. I can say 100% this room has the best view of split. The room has everything you will need even a kitchen and Bluetooth audio built in. Pricing was very very good. The outside of the Sky building does look a bit 80s but we were told it's undergoing a refresh this winter. Will be back for sure.

My husband and I visited Split for a four day break this month. We booked this hotel based on its high trip advisor rating and all the great reviews. Well the reviews were spot on. The hosts at this hotel are the most welcoming, knowledgeable and friendly people we have ever encountered, particularly Antonio who made brilliant suggestions and ideas for trips, where to go for food and drinks. We found our room to be excellent, lovely and clean, great bathroom lots lots of facilities. We loved the omelettes and pancakes, made fresh each morning and lovely coffee too! The hotel is located a mere 5 to 10 minute walk from the Old Town and the Palace, close to all activities too. We loved our time in Split and it was made even better by staying at this hotel and we would definitely recommend when staying in Split. Thank you! Emma

Customer service from the bottom of the heart. This small family run hotel is situated in a perfect location: Just a few minutes walk e.g. to Riva Promenade, Green market, Ferry dock, Diocletian Palace and the interesting narrow lanes of the Old Town. A beach, supermarket and meeting points for trips are in a walking distance, too. Our room was cosy and clean. Effective air condition. Shower worked well. A cute toilet seat for a smaller and bigger bottom, never seen like that before. Our stay was very hospitable experience right from the beginning. The hotel staff person Antonio was very enthusiastic and attentive in every way. He e.g. filled our minibar beforehand according to our wishes without charging any extra for that! He was extremely helpful and gave us plenty of useful tips creating our stay pleasant. He also arranged a very informative taxi driver Ivan getting us from and to airport. Good breakfast, not very wide collection but you could order eggs and pancakes the way you like with the service by two friendly ladies. Do not miss the "Emiliana Gelateria" if you are an icecream lover. If you appreciate a delicious dinner with polite service, choose "Portofino" and do not forget to reserve a table as it is a very popular restaurant. Electricity outlet dividers could be useful by the bed as there where only one plug for a desk lamp. Highly recommended accommodation!

This hotel is truly wonderful. It is so close to the old Town area making walking to tour meet points and dinners extremely simple. There were several days that the weather warmed up or cooled down and I was able to just run back to the hotel and change without wasting time. From arrival to check out in my 2 weeks stay staff were so welcoming. They were always helpful and happy to recommend activities, restaurants, and just have friendly conversations. They even assisted in helping me make phone calls for reservations and printing out my necessary travel documents to return home. Front desk staff were so nice they made you want to stop by and see them just so you could talk about your day and what activities you did. Breakfast includes items like fresh coffee, eggs cooked to your style, bread, yogurts, fruits, deli meats/cheese and wonderful crepe style pancakes. There were a few mornings that I was unable to attend breakfast due to early tour start times and the staff happily made me sandwich bags to go. My room was large, clean, had a comfy bed, modern lighting, AC/heater unit, nice large waterfall style shower with plenty of hot water. If I return to split I would definitely stay at the Royal Suites again and would recommend to everyone.

This was a very beautiful boutique hotel, but the best part of it was the amazing hosts Antonio and Tony. From hellos to goodbyes they made us feel extremely welcome and were very accommodating. The hotel was clean, and they had an option for breakfast and tea/coffee choices to indulge. A gem of a hotel indeed.

My partner and I had an amazing stay at Royal Suites hotel in Split. We stayed at their sky room at the 12th floor and the view was absolutely immense. The room is precisely as the photos, really great! Besides that I don’t think I ever had such a warm welcome as Antonio gave us, taking us through everything to do in Split and recommending many sights, bars, restaurants etc. It was amazing service! I will highly recommend the hotel to everyone. The hotel also has a great location and by foot you can reach many sights and restaurants in only five minutes.

We stayed at the Royal Suites-Sky and I must say it is probably the best view you can get in this beautiful coastal town! The sea view room we booked was on the 13th floor overlooking the entire harbor, it was an absolute pleasure waking up to that view. The room in itself was really nicely furnished in a modern style with lots of nice features and a really comfy bed. What made our stay even better was the care and attention we had from the staff! They recommended and organized restaurant bookings for us (which were all spot on!) and really were very attentive. Location is also superb as it took us less then 5 min to the old town city center. Overall, definitely recommend it.

The Receptionist, Breakfast Staff, Cleaning Ladies were all fabulous and super helpful. The Reception staff helped me with my bike and even allowed me to keep it in my room knowing the value of it. The same goes for our dog, they were all so kind to her, and she enjoyed the view from the room. The property has a great location, just a few steps away from the heart of Split Old Town. The room was tastefully decorated and had all the modern amenities one would need. Would definitely recommend for anyone, especially people with four-legged family members.

Very nice hotel in a good location. The staff was very friendly and helpful, especially Karla who gave us all the information and assistance we needed. The mattress on the bed was also very comfy.

Good room, spacious and air conditioned. No coffee machine, but free coffee available from the breakfast room. Room was well maintained, no damage. A little outdated, would give 5/5 otherwise. Great location, close to centre but generally quiet. There is a bar under one side of the building, not too noisy but not silent, would give 5/5 otherwise. Service was better than 5/5, went far beyond expectation. Shout out to Antonio (can recommend every good spot in town) and Tony (made us a packed breakfast for our early start)! Go here, it's great 👍

From check in to check out, a wonderful experience. The rooms themselves are cozy and traditional, not necessarily modern but they have everything you’d need. The beds were soft and comfy. The location is convenient to the city centre (5 min walk) and the port/bus station. Some rooms are above a bar which can get noisy on the weekend, so just keep that in mind. The real winner is the service here - Antonio and Tony go above and beyond for their guests. They’ll show you all the places to go in the city (and surrounding area). They speak casually to you like an old friend, being honest in recommendations and will never hesitate to offer help with anything. We had an early tour and they made us breakfast to take on the journey. The rooms are fine, but the service is top notch. Thank you for making our stay in Split wonderful!

comfortable and peaceful... also the staff named Toni and Antonio (toni 1 and toni 2 to put it more easily) made our holiday beautiful. 5 minutes from the old town. 10 minutes from the ferry port. 3 minutes to markets and bus stops... rooms are clean, spacious. the bathroom is extremely adequate. look no further...
