    It will be 2 yrs in October, I moved here. My apartment has again flooded for the 2nd time; I'm on the ground level and dealt with rats, bugs, worms, ants and lizzards in my unit. Management focuses more on making sure the landscape & property looks good on the outside; however, the foundation structure has crumbled; they have no structure system in place for water to run from the ground units and into the parking lot. The parking lots and grounds are flooded, and the grounds drain system is not equipped to handle strong down pours and to make matters worse, the roofs doesn't have gutters and thats why our units is getting flooded. I have sandbags outside at the base; however, the water has no where to flow away from property. Upon further investigation in my unit, I discovered water is coming through the living room inner wall, behind and the side wall of TV area. With new management, the same thing; they care more about what the outside look vs. the real issues. I will add since my move from Maryland to Florida Crystal has been great and very responsive in taking action whenever I had a problem. Crystal customer service is outstanding.

    Truly the worst rental experience I’ve ever had. I’ve only been here for 4 months and I am counting the days when I am able to leave this joke of a place. I have placed 14 work orders in the time I’ve been here because everything is cheap and always breaking down or not functioning properly. (My AC has gone out twice) I’ve had issues with my downstairs neighbors smoking inside their apartment which has led to me waking up and going to sleep with my entire apartment smelling of smoke every day for the past 3 months. This has been reported so many times without any resolve. Now let’s get to the main issue- I’ve had a leak in my dining room ceiling for 3 months now. I first reported it when I heard leaking inside the ceiling and now fast forward- when I voiced my concerns for mold, the resolution has been to create a hole in my ceiling. So now every time it rains, my entire dining room floor gets soaked. It’s funny because this is still not fixed, yet the complex has been painting everywhere because their fix to issues is to throw some paint on it( I’ll show pictures of my shower to serve as example to that). Mind you, when work is done for the building your privacy is breached without warning (see other pictures). This morning I woke up at 10am to be told by maintenance that they would be painting my front door and patio door and the doors would need to be left wide open for this to happen and the paint to dry(mind you it’s 60 degrees and i have a toddler). This past week during the “painting” project, my front patio was painted at 5:30pm and i couldn’t leave for the remaining 30 minutes without warning and after business hours due to my front door being blocked. They also thought it a good idea to actually cut the screen on my back patio in order to power wash the patio. Now does that make any sense??? I was told by Michelle they should be able to work out rental concessions, but here we are months later and surprise I’m still being charged full rental price. I’ve seen mold in my ceiling and inside my Ac unit that malfunctions due to constant freezing. I warn everyone with everything in me, you do not want the problems that come with this complex, regardless of the appealing deals that may be offered upon move in. The quality is low, and even though maintenance is able to fix small issues in a timely manner, these big issues that go ninth without resolve or the “painting” bandaid that gets applied when there’s real concerning issues that may affect the standard of living and health of your family will never be worth it. This apartment causes me nothing but stress and so far all I’ve been offered is to move to another unit. I want to get out bad!! Renters BEWARE!!!

    My husband and I are schedule to move into Caribbean Villas at the end of this month. So far I have had a pleasant experience as far as my touring and signing of the lease went. Crystal was very helpful in answering all of my questions and pointing me in the direction I need to go for all my other amenity needs. Looking forward to our stay at the complex!

    Rachel is always answering the phone. Or calling back right away she is very caring about the residents and any issues that may come up. Although there have been no issues at all since myself and my wife have moved in It is a pleasure having piece of mind at a well managed complex. Rachel rocks

    We have been dealing with an extra renters insurance charge on our rent since November, when we have provided documentation of our own rental insurance policy since we have moved in. The office never answers the phone, are barely there, and when you address the issue with them it’s always the same excuse. Emails are constantly being ignored and other residents are having the same issues.

    Been here going on my third leasing year, Ms Darras has helped out when it comes to work orders and leasing issues and just being so respectful and kind. I want to thank the from office staff for the amazing hospitality. Also want to thank Mr Eddie, at maintenance. Since he’s been hired he has been great on keeping up with the property. He just needs a little more help. When I first moved in I stated that the apartments should have more resident events not just for the adults but also for the children. Besides that, always satisfied with staff. Thank you all for keeping this Veteran and his Son happy with a roof over our heads.

    My experience here has been great. Crystal answered so many questions we had and guided us through the move in process. All of our maintenance orders have been done in a timely manner and efficiently. If we have a package they always let us know. We have had a great time here!

    I have lived here for 2 years and I am very happy here. Maintenance issues are resolved in a timely manner and the maintenance staff here is pretty good. The office staff is always polite and courteous and attentive to our needs. Rents are affordable and the property is, for the most part kept clean.Specially since Crystal and Kayla came to the office a lot of positive changes have been made and cleaned up the property,it’s much more beautiful now.

    We couldnt be happier here.We were lucky to get a villa and a garage. Never any issues with parking,any maintenance issues they respond quickly. We chose this complex because of the Assistant property manager Rachel,she was welcoming and reassuring and helpful during our move,and continues to always be super responsive. We recommend this property to any of our friends looking. Couldnt be happier with our decision,thank you Rachel

    Truly the best experience ever for it to be our first time renting an apartment. Miss Crystal and Miss Rachael are the sweetest people ever, they’ve been super helpful with any questions or concerns we’ve had with the moving process. The apartment complex is beautiful and well maintained, we fell in love with everything here!
