Great pancakes... rushed service!!! We came here for breakfast as a recommendation of a local. Staying at The Wyndham it's literally just right across the car park or out the front across the road.... but again you can't book. There's plenty of parking outside if you do have a rental and the access is from the front. We waited by the door to be seated, but wasn't waiting too long before we were shown to a booth table. There's plenty of tables or booths once inside, but no air conditioning. The decor and atmosphere is cute. We chose quickly from the great vast menu, we came specially for pancakes. Our server was friendly, but busy multitasking and took our order at the same time as the next tables. Thankfully we were only waiting a short while before the food came out, Food was great, delivered hot, fresh and really tasty.

We are not from Orlando so we decided to try this place for the 1st time. I didnt check the reviews like I always do. Just wanted to give them a try. Definitely not the place it seems it was at one time. Bad service subpar food. The server couldnt get our order right and forgot to bring us our drinks. I ordered the chicken fried steak, tasted like a frozen steak they fried right out the box. Potatoes were dry n had no flavor. The gravy was old and clumpy. The buttered corn was dry too, guess they ran out of butter. My wife had the breakfast platter, the eggs and bacon was about the only thing good about this plate. Hashbrowns were oily like fried not steamed. The sausage had no color, very unappealing. The french toast was nothing to brag about either. We skipped IHOP to eat at this place, BIG MISTAKE. I do not recommend this place to anyone. I literally felt like I wasted my money there.

We visited this place in December 2019 and now September 2022. Both times excellent food and service. In 2022 service by Alex. Lovely and professional guy. We had 2 skilet (one meat, one shrimp). US$15 each (average). Really nice price for the quality of food (and considering all pandemic and staff after 2019). We recommend totally (instead of D. Springs).

Perkins brings a lot of good memories from the 90s. I came back after many years the place inside still intact which is great. The service and food was not great unfortunately. Server Marilyn was a bit rude towards us and the food wasn't cooked all the way. Manager was really nice and helpful.

Our waiter was awesome, the lady that makes the balloon as well, but the cashier and the one that shows you where to sit can make your experience so much better if they only show you that your welcome there or that they appreciate your visit. A simple smile can make a difference. Will go back for the food but not going back because of the staff

We wanted to try a new breakfast place and decided to give this place a try. We went mid day during the week so there was no wait time and the restaurant was empty. Our waitress Lori was super nice, attentive and brought our food exactly how we ordered it. Everything was perfect, food was hot and delicious. Our drinks were always filled and had a great experience. Their cherry pie with vanilla ice cream is delicious so a definite must try.

The hostess never took our name down so we waited for almost a half hour. Then I was served rotten avocados while my boyfriend got burnt hashbrowns. Sent my meal back and was informed all of the avocados are covered in black spots so they offered bacon and a muffin to make up for it and charged us extra $. Very underwhelming, wouldn't waste my time here again. We informed the woman at checkout and she just ignored us... 🙁

If you're craving for a delicious, decent priced breakfast with excellent service in the Orlando area, then Perkins is the must go restaurant for you. But be early because they are popular with locals and tourist alike. It's cheaper than McDonald's with faster service, larger portions, better tasting food, and attentive waiting staff. Dawn C. was our waitress, and I couldn't have asked for a better person to not only take our orders but share a short conversation with.. When you first walk in, it has kind of a Dennys feel, but the feel is where it stops. The food tastes better, and the staff that was there every time we went made it fell so welcome. For me, being from a small town in texas made me feel at home this was due in large part of our waitress. So thank you, Dawn C. And thank you, Perkins.

Place is way too under staffed. There was about 10 people waiting to be seated and for 10 minutes no one showed. No one. No one. Not One Employee came to the front to take an order or seat people or at the least say its gonna be a while. I saw that there was only one table full. So if they can only deal with one table of people they may need more help. When someone did show up you can tell she had been ran ragged because she disapeared back into the kitchen. We and about half of the other people waiting left Seems like a nice place,but the service is terrible.

I haven't had Perkins is SUCH a long time, so I was excited to visit them again. The food was all on point, you'd think people couldn't screw up breakfast; but they can - thankfully... this spot was perfect! All the dishes were delicious and the waitress was a sweetheart. Location is a little old; but it adds to the ambiance! Pricing is fair. Well worth the visit.

We really enjoyed the muffins and cinnamon buns for breakfast. They were the best cinnamon buns I have ever had. Freshly baked! There was too much icing for my liking but that is a personal preference. Our server Wendy was friendly and helpful. She also gave useful suggestions for our daytrip to the Space Center. You can tell that she truly loves her job. Thanks! The ambience is that of a home style diner.

The atmosphere is dated but it is inviting. Every time we come here the food is amazing. Today, I decided to get the corned beef hash breakfast. It was very tasty. The only thing I would've done differently was crisp the corned beef hash more. Other than that, it was very good. I can't wait until my next trip to Orlando to come back for more quality cooking.

I was vacationing in Orlando for a week and we decided to stop here and grab breakfast before making the drive back to Houston, all I’ve got to say was that it was worth it, the prices were cheap and the food did not disappoint. Everything was very delicious, our waitress was very friendly. When we come back to town we’ll definitely be coming here for breakfast.

We have only been in Orlando for a week and have already frequented Perkins 3 times! The breakfast here is delicious and is available all day. The prices are very reasonable and the servers are super friendly and attentive. We also took a pie to go, and it was light and the perfect way to end the day. Would highly recommend a visit here.

We had an amazing waitress and the food was fun. We don't have one by us, so when I see one, I always try to stop, and I am usually not disappointed.

My husband and I decided to stop by Perkins and grab something to eat after a doctors appt, we hadn't been in some years so we decided why not. The food was great but even more so was our waitress! We had Wendy, she has been working for Perkins for 46 years. Yes I said 46 and let me tell you what an AMAZING waitress! So sweet and friendly and very very attentive we literally did not have to ask for a single thing she was just on top of it all. Wonderful waitress!
