Wonderful customer service. Alyssa was very pleasant and knowledgeable. The apartment's location is ideal. The pool, gym, and common areas are nice. However, the Morrison lacks outlets for electric cars. This was the biggest issue for me. Also, we prefer apartments that utilize secure package delivery services like Fetch. Other than that, we were impressed with The Morrison. If you're looking for a small, safe community that's walking distance to everything, this would be a great fit for you.

Highly recommend living here! This is my third year re-signing at the Morrison and I absolutely love it. You can not beat this prime location of South Tampa (close to Hyde Park, Bayshore, downtown, etc) and the great amenities that come with this complex. Not to mention the apartment space in these units is more than generous!! Unlike other apartment complexes I've have experienced in the past, the management at the Morrison is truly always willing to help and is efficient/fast at addressing any concerns. Our property manager, Alyssa, is the absolute best and always goes out of her way to help. Our maintenance supervisor, Paul, is the kindest man and can fix just about everything. I don't think I have had a maintenance request outstanding for more than a day or two ever. These two run a tight ship and make sure all their residents are taken care of!!

My Fiancé and I have lived at The Morrison for two years and can certainly say that the location is the best in the city. It's super walkable to Hyde Park Village, Bayshore and South Howard area bars/nightlife. Apartment wise, the two bedroom/ two bathroom unit is modern and spacious. Our only complaints tied to the unit itself are that the front door is not entirely insulated/sealed from the outside allowing warm air and dust to enter the apartment. In addition, having an electric stovetop for the price of the apartment is less than ideal. Amenities wise, the pool, sauna, grills & gym are all great. Never an issue finding a place to sit, workout etc. The reason for four stars is that while the building overall has been great to live in, it certainly has taken a step back the past year or so in terms of cleanliness and upkeep. The Morrison is advertised as luxury apartments and we personally do not feel it has lived up that label as of late. Areas such as the stairwells, elevator and general hallways often look dirty. For a building that is less than six years old, it truly does need a facelift. I generally would not complain about things such as the common room printer not working or dirty pool cushions, but when you are charging a premium price, those small things matter, especially when you have guests over and there is trash in the hallways etc. It certainly seems that turnover amongst staff and residents has increased lately which hopefully will prompt further action from management. One last thing we wanted to mention, which isn't necessarily a negative but just something to point out if this important to you. There really isn't any sense of community at this building. We have lived in other buildings where management will occasionally host a happy hour or some form of resident gathering, something which would be easy to do at The Morrison with a bar located within our building.... We only make mention of that if you are the type of resident looking for a sense of community. Everyone in this building largely keeps to themselves. Again, on the whole we have greatly enjoyed our time at The Morrison and are still planning to renew our current lease.

Alyssa has probably been one of the best apartment managers I've dealt with in the many different properties ive lived at in the past. Shes always been able to fulfill any request I've had. Her attention to detail and customer service qualities have made my life easier while living here. We are fortunate to have someone like her here!

Heads up this is long winded but well deserved. We love our apartment. We’ve lived a few places in Tampa (Olympus & Fitzgerald) and this is by far the best apartment and the best location. It’s true luxury within a five minute walk to Hyde Park. The real reason for the five stars is the property manager Alyssa and the maintenance manager Paul. Two of the most genuine, honest and hard working people I’ve had the pleasure of meeting. They are both incredibly thoughtful and facilitate any need tenants have. If you need something they get it done the same day. They drop off goody bags for holidays, deliver your packages, jumped our car when the battery died and even drop off treats for all of the dogs. The apartment is great but they make this place a community. I can’t emphasize enough how much they do on a daily basis. I don’t think I’ve ever seen Paul not busy working for even a second. Alyssa is constantly helping to improve issues with the property and always friendly and helpful with anything you need. The owners of this property really lucked out by having them. I guarantee the work they put in will exponentially increase the value of these rentals Can’t thank them enough and if you have the opportunity definitely move here.

I’ve been living at the Morrison for a few months and love it! I’ve lived in a few different places in Tampa, and this is by far the best. The location is amazing and I love being able to just walk downstairs to get a quick bite or a drink or to even do my grocery shopping around the corner. The property manager, Alyssa, has also been amazing. Always very quick to respond to and see to resident needs in a timely fashion and with a friendly positive attitude. My dog also loves and appreciates when she pops out of the office to give him treats and chat as we go by on our evening walks.

Nice location: Many delicious restrants are within the walk distance. Easy access to Walmart, Trader's Joe, Wholefood market, etc. Nice staffs: Make your life in America comfortable. I am always thankful for Alyssa. Nice facilities: Beautiful swimming pool, Gym, Sauna and Weber Grill.

I lived at the Morrison for 15 months and I loved it. I recently moved out because there are only 2-bedroom units, and I was looking to move to a one-bedroom or studio apartment. Alyssa is incredibly helpful and truly cares a lot for the residents (and pups!) that live there. She goes above and beyond to assist with anything needed. Our unit was beautiful and in a great location on South Howard. You are walking distance from the resturants, bars, Hyde Park village, Bayshore, etc. and it is in a safe area. The complex was quiet, and I enjoyed the amenities, especially the pool. I am grateful for my time at The Morrison and would highly recommend for anyone looking to move here. Helped a family member move in to the The Morrison. The apartment is centrally located in "Soho" Tampa, with many restaurants and shopping in walking distance. Once we finished the move, went across the street to Green Lemon which was delicious. The apartment room layout is perfect with spacious rooms. The pool/grill area is exceptionally clean and very inviting. Alyssa, Morrison's representative, was helpful during the move-in. Considering that we were not the one's moving in, she went out of her way to make it an easy experience. Very happy for our family member to be in such a secure and beautiful apartment.

I recently moved into the Morrison and the process was seamless. Alyssa is extremely helpful and willing to go the extra distance to accommodate for any needs. The unit itself is very nice; complex is very clean and safe. Along with the great location, I could not rate the staff and apartment higher. Thank you Alyssa!

We have lived at The Morrison for almost a year and we are planning on renewing our lease. We love it here! My husband and I both work in medicine and needed a place that was quiet enough during the day when we worked night shifts and was near places to grab quick meals. The Morrison checked all of our boxes. The apartment has enough space for us and visiting guests and is close to everything! We love being able to walk out our door and already be next to three amazing restaurants and bars. The management team has been great! The manager Alyssa is always available when I need her and she puts a lot of effort into keeping The Morrison looking incredible. The engineering/maintenance team is wonderful! I can text Paul whenever I have an issue and he is already on it. We were gone for a few days and it had rained a lot but Paul and Alyssa were so kind to put our packages that were outside into our apartment so they would not get wet and ruined. We appreciate their kindness and their hard work in making our home feel safe and fun! I would highly recommend the Morrison to anyone!

We moved to The Morrison right after it opened and lived there for 3 years with our 2 children. We have moved around a lot over the years and this was one of our favorite places to call home. The building manager was amazing! The maintenance technician was polite and efficient. We loved that the building was only 40ish units and right in the heart of Hyde Park. It was always quiet in the building (we lived on the inside circle facing the pool). Even during the high time of "safer at home" I did not fear living so close to so many others. I can not recommend The Morrison enough and know you will be happy to call Tampa home.

Highly recommend this apartment complex! Alyssa, our property manager is excellent, and always on top of making sure current residents are happy and safe. Our maintenance is also speedy and efficient. The apartment itself is spacious and open, the amenities are perfect (pool, sauna, business center and gym), and the location is prime. We are walking distance to Hyde Park, Soho bars & restaurants and Bayshore Blvd. Parking spots are located in a gated/covered garage, which is also a huge plus. Big fan of this place....Again- couldn't recommend it enough. Check it out!

Moving from Chicago, we couldn’t have picked a better place to rent! The Morrison is located in the best neighborhood, walking distance to grocery stores, coffee shops, Hyde Park Village shopping, and so much more. Hands down, the BEST property management we have experienced as renters. Management is responsive to any question or concern, even after normal business hours. We have been here for 2 years and the amenities are always kept in top notch condition. Would recommend to anyone looking for an apartment in the Tampa area!

We were new to Tampa over a year ago, and moved into the Morrison. We are so glad we did! The Morrison is not only an apartment but a close community. We have wonderful neighbors and have made some lifelong friends while being here. The location is perfect especially if you are new to the area. Just outside the door there are restaurants, coffee shops, and the beautiful Bayshore is only blocks away. The best thing is that not only are you close to so many things, when you are in the apartment it is cozy and quiet. You are in the middle of the action without the noise. The property is beautiful, and the property management is definitely 5 star. I have never had to wait for anything to be repaired. Laura and Paul know how to run a building and know how to make their residents feel important and valued. We love this place so much, we renewed our lease for another year, and are in no hurry to purchase a home at this point. We are lucky to have found such a community and fantastic place to live.

The Morrison is a great location and community to live and work! I had the unique opportunity to both lease and apartment and work in an office space on the 2nd floor. Both the apartment and office were well appointed and maintained. The amenities are high end and always available for use. Property management and maintenance are top notch; always available after hours and go above and beyond to make the Morrison a great place to live and work. Highly recommend!

I moved into the Morrison shortly after they were built and while I only planned to stay for a year, 3 years later I am just now moving. The property manager, Laura, made it too easy to live here ! She is beyond accommodating and is very communicative. Paul, the maintenance technician, is also fantastic. He is understanding of any time frame requested on work needed, and really wants things to be right in the apartment. The pool is lovely and there has never been a time during my stay that I haven’t been able to find a chair. There is complimentary coffee available 24/7 and great community area where you can get some work done ( Printer , wifi) The gym is clean and never too busy. I’ve never had to wait for a treadmill. I would highly recommend the Morrison on its own merits, but when you add the perfect location, it’s an easy decision. I joined Pilates downstairs and just walked to dinner/happy hour every weekend. I’ll miss it !

We weren’t able to visit Tampa and look at apartments prior to moving, so I understand how important reviews are. So far we have lived here for 3 months. Here is my honest review of The Morrison. Pros: - Can’t beat the location (10 min walk to bayshore and Hyde park village) - Our apartment faces beautiful sunsets every night - Sauna is a nice amenity - Pool with a lot of lounge chairs - Community event where we met lots of friends - Valet trash service - Under 50 units - Nice, friendly and mature tenants - Maintenance and on call team are extremely helpful and come right away if there is an issue - Kristie is very responsive and helpful. - Pool area is clean with two grills. - huge floor to ceiling windows in living room making the apartment filled with light Cons: - Units have a roach issue (they come and go with careful mediation and constant spraying) - The apartment hallways are outside - Red centipedes in outside hallways and indoor clubhouse/gym (thankfully they are harmless). Have noticed less in the winter so far. - Neighbors had all their appliances break - Builder grade materials (ex: kitchen cabinets aren’t real wood. Doors are paper thin). Expensive for the quality - Packages are now put in a package room (no longer placed at our door). We’ve had several missing deliveries because deliveries get left outside in public area. - Living near the gym causes a lot of noise. We’re woken up from deadlifts (weights slamming floor) and people running on treadmill - Rancid odor coming from plumbing. We had to hire our own plumber to remedy since emergency line was down over holidays. Apt complex eventually fixed a week later. - There is no emergency repair line. The number routes you to the main office. (Kristie is working to fix this) Overall, I would recommend living here to someone else, but would not consider it a “luxury” apartment. You can’t beat the location.

Wonderful experience living at the Morrison this past year. Laura and Paul were fantastic from day one - Paul is their secret weapon 'do-it-all' man. Highly recommend living here, especially for folks moving from other major cities (as my wife and I had been), as the location gives you anything and everything you'd need to be happy.

We lived at the Morrison for a year and really enjoyed being close to everything. There were great restaurants close by and being close to the bay and downtown was wonderful. Our apartment was great and if anything went wrong it was fixed promptly. We faced west and were constantly entertained by the scene and the sunsets. It was definitely City Living at its best!
