    I am very unhappy about what has occurred since I agreed to sign a lease with your complex. I feel as if I was misled and deceived into signing a lease with a complex that doesn't care about the comfort of its residents. I have had several outstanding maintenance requests that have yet to be addressed. I was told that I would have a washer/dryer in my unit and have yet to receive what I was told I would have. I have an apartment located near the pool area where the residents have no regard for the noise levels that disturb the resident's day or night and even past the hours allowed to make noise. I am very unhappy living in this complex and do not plan on renewing any lease with this complex. I will be looking into my legal options as I have tired reaching out on more than one occasion about the issues that I have as a resident in and outside of my apartment. I truly was trying to be patient and give this complex the benefit of the doubt, but my patience has run thin at this point and I'm over the excuses being given. I have only lived here for 3 weeks and thats says a lot about the management here. ijs

    Horrible, very disappointed, the door didn't work, the stove doesn't work, the washer and dryer don't work, the outlets don't work, there's a loud clicking noise in the bathroom and no one does anything to fix it. But they are very good at charging, I received the Super dirty and dusty apartment.

    The worst apartments ever to move you in they take your money ,to fix something it's takes months, and you can have visitors for 30 minutes because they towed your car ,I had a friend that helped me moved some stuff and only spend 35 minutes and took her car, and the office doesn't do anything because that's a deal they have. 🤬🤬🤬🤬🤬 DO NOT MOVE HERE, YOU WILL HAVE ALOT PF PROBLEMS AND THE MANAGER ITS THE WORST DOESN'T CARE ABOUT THE TENANTS OR NOTHING, THE ONLY PERSON GOOD ITS YANET THE LEASING GIRL ONKY HER . THERE IS MOLD AND THEY DONT FIXED. WANT TO MOVE OUT AND THEY DONT WANT TO GIVE YOU THE DEPOSIT AND YOU HAVE TO PAY 2 MONTH RENT TO GET OUT OF IT .

    Inconsistent staff. Plumbing is old and constantly backs up... my apartment flooded twice within a 12 month period. They do not answer their phones when you call for anything. Best part, they have closed the past 4 work orders including issues with ac, oven and plumbing issues without anyone coming to review the issue and have the audacity to sign an eviction letter after i refuse to pay rent until the repairs are made and we attempted to reach out to the mananger for months. By far the worst company I've ever dealt with. I'd give them a 0 stars if I could.

    Staff are horrendous. Apartments are disgusting even after so called “renovations”. Terrible place to live. New management who bought the property raise by 50% with no upgrades or changes due to just greed. Don’t live here. All 5 star reviews are more thank likely just the workers being asked to give a good review because the actual people who live here have all given them 1 or 2 stars.

    I find it disrespectful that one calls several times and simply does not answer the phone. The heater tube broke and it may be that for you that is not an urgent case but for me it is because for that you pay a lot of rent and here the customer service is terrible, you never answer the phone and the maintenance ones shining for their absence.

    After careful consideration and the most amazing conversations with Nancy the property manager. I have decided I should rewrite this review. I learned how the policy is handled in the state of Florida for section 8. Nancy took the time out to make sure I was properly informed no matter what time it was. I appreciate that she helped me so much and now I’m fully Educated on this process in the state of Florida and section. 8 should revisit the whole process.

    If I could give a 0 I would, I've lived here for 2 years if you need anything fixed in your apartment good luck. My AC has been broken for over 5 months my tub leaking for over 2 now. All requests are marked complete without anyone ever coming, I know this because I've been home multiple times as I received the update. If you take it to the office all they will say is just put in another request and shrug you off. Under no circumstances would I recommend hanley.

    I’ve lived here for 2 1/2 years and never had any maintenance issues but recently my AC unit broke down and completely stopped working. One of the maintenance gentleman by the name of Toledo was able to repair it and provide outstanding service, not only did he repair my AC unit but he also noticed my kitchen sink was having some issues and offered to repair it as well. His work ethic is excellent . Thank you

    terrible new management. i've been a resident here for almost 4 years. last night, my car got towed, no warning or anything. they also made sure to get it towed saturday night, so now i can't get my car back until tomorrow. today is also mother's day. really scummy to tow somebody's car on mother's day.

    Most definitely a wonderful apartment complex! Very nice and clean and the new renovations are magnificent! The move in process is quick and smooth! Management is also awesome, Mrs.Nancy and Mrs.Janet are so Professional and helpful, they assisted me in every way possible! Truly blessings! I highly recommend! AWSOME FACT *****THEY ANSWER THE PHONE***** These days in times it’s hard to reach Someone on the phone and every single time I reached out I spoke with someone!!

    So here I am again leaving another review.. smh first the sink is a problem took so long for someone to come by and check it out and now my A/C is not working correctly.. so I have 2 small children this is really an inconvenience and horribly uncomfortable , that this issue has not been resolved nor has any one came by to take a look at it! I’ve put out 3 work orders since July and still nothing ! I’m very upset with this Hanley place and management does not seem to care about there residents.

    I had the pleasure to meet Kristi and Nancy on Friday last week. I couldn't believe they were open after the hurricane. They gave me a tour and I had many laughs with them. Unfortunately I can't afford to move there but if I could I definitely would. Their personality was everything. Thank you for The #HanleyExperience I'll be back.

    Here is an honest review......it is nothing like it is advertised..."resort living".... pics online make it look clean but in reality it's filthy...garbage all over. Pool area is never swept or cleaned... they advertise grills by the pool but only one is usable and there is no propane.... gym is inconsistently open just as the laundry facilities... pool is open 10-5 during the week...when the average person is working.. sometimes on Saturdays and Closed Sundays... it's lovely driving into other complexes and seeing their residence actually using the pool on weekends when people are home from work and school... not here at Hanley Place... still using Covid as an excuse when the entire State is open 100%..... now let's talk about the apartment.... Some many issues to list in the year that I've been here.... 2 separate sewage backups in which carpets in the kids rooms were saturated...they refused to replace them..they never communicated with me and sent a carpet cleaning crew out.... ummmm it's sewage....pipes constantly back up and clog...windows cannot be opened on nice days due to them being old, metal and fragile... also mold growing around ac and vents in bathroom.... floors are super cheap vinyl that pit if you mop too much... had a tear in mine that was reported in JANUARY that's still not fixed... ac leaked all over and the maintenance guy fixed it by putting a bucket behind it...lol that's laughable...still leaking I'm sure.. we will see once the bucket fills up again and leaks on my son's carpet...AGAIN.. Roaches.... several request for routine spray and pest control... that was also one of the empty promises before I moved in....yet I still need to spend time trying to get ANYONE to answer the phone to beg them to send pest control... doesn't matter what time you call. The phone does not get answered. . If you go to the office...it's locked and usually there's a line.... hello!!! Hire more people..... In closing , I'm sure I'm missing something... but this should give you a good idea... nothing short of a project housing. **UPDATE*** since my review rent was raise aosr 600 dollars a month. None of my issues have been addressed... Email goes unanswered and getting someone on the phone is nearly impossible... 1382 to 1850.... For a ghetto trash filled Roach filled project... Sad this is legal.

    I have lived at Hanley Place for about 1 1/2 years. Honestly I love living here! Yes they raised the rent, but they have remodeled everything and have really made positive changes over all. The staff here are AMAZING! The office manager is Nancy and let me tell you that when you have an issue she will get on it right away without having to wait forever to get things repaired like in other apartments that I have lived in. I look forward to living here until I am able to buy a house. Thank you everyone at Hanley Place for making my family and I feel happy and safe to live here.

    This review is to make the owners aware of what is happening. I have been without air conditioning for 16 days. The laundry room has a horrible bad smell and it is overflowing. I tried to fix it and it didn't work... and I have done everything possible to get it fixed and They don't care at all, that's already out of your control and I will take action about it….

    I recently walked a unit looking to move in august , property is well kept, everyone Is super friendly , walked in the office and they had just finished up a meeting I was formally introduced to the entire team , the manager was more than accommodating , I loved the way she respected her team ! I’m excited to call Hanley Place my new home in August !

    I have to say my experience here is going well so far I've been here for 3 months no problems all staff is very respectful and professional. And I must say the whole time I was trying to get my apartment (Yaneisi Doval) has ben very helpful and very nice I really appreciate her and the rest of the staff and the maintenance crew as well😊😊😊👍👍👍

    This review is mostly directed at one of the workers in the office, her name is Yaneisy. She is one of the most helpful person in the office that helps you find the greatest deals and always helps out the residents whenever they need something. I recommend to do your deals with Yaneisy and Maria as well! I hope to have an amazing experience living here. Thak you so mucha Yaneisy for the warm welcome! 🙏🙌

    Have loved here for about 5 years. For the last year every single maintenance request I submit through takes 2 weeks for anybody to address it. And the way it is addressed is they mark it as completed without actually showing up.or trying to come to do the work. I know this because I work from home. So I am.home 100% of the time that they should be coming. But nobody shows up until I go to the office and tell them that yet again they have closed my maintenance request without doing any work or even knocking on my door.

    I am a resident of Hanley Place Apartments and have been struggling with getting in contact with the leasing office and maintenance. Their services are terrible. They neither return call or emails. Multiple work orders for maintenance have been submitted for leak in ceiling and repair. They mark work order complete and don’t even bother showing up to make repairs. Would not recommend anyone to move here due to their lack of service and inability to maintain property.

    0 stars for me this place sucks charged my friends 1500 for the carpets that were "messed up" and they had to replace them and now charging them for 1500 for a payment of "rent" that was never made and she has proof that she did this places suckss!!!!! never will i live in here

    Not even 1 -00 they don’t answer the phone’s you can’t bother the lady’s in the front desk they to busy lol . We don’t have lights since 4-5 months no electricity on the hallway but no one cares the answer is they were ordered from Israel or china because they don’t make it here. But the rent is due oh yeah that they figured out quickly the potable doesn’t work they don’t want your money order but they take all the favoritism people. No grill’s allowed but look around they still have grills on some balcony of the special ones favoritism. If the upstairs tenant makes noise at 3&4 am and you complain nothing gets done. This people who has this big houses on Fern have there own trash can and guess what they come bring they trash to our dumpster so we can get charged for the trash. Is that not GREAT! In some building the have in 1 bedroom apartment 5 people living in there in others 2 and the water bill if extremely high. Guess what you are paying for there water. This office need to pay attention to this situation that it’s what’s making this place a horrendous place to stay. Sadly

    I toured the community last week. Yaneisi Doval was our leasing agent, she really was great! I toured other communities near by and this was by far our favorite. Yaneisi answered all our questions and was very patient and kind. We look forward to applying at this community.

    Am giving this place 0 stars, When i moved in December, they took my deposit claiming the carpet needed to be replaced And i left it spotless. Nice place to live though
