Now it's a dump the office doesn't care about there tenants they always have a attitude like if you are bothering them with you apartment issues when they are broken nothing will ever get fixed if its broken you can call maintenance and the front office about work orders and they say they will send someone but they never do and when you look at your work order on line it's has been closed when no one has stop by her house so how is her work order close LAZY maintenance and LAZY office team not ones have they ask if the tenants are happy or if everything works in your apartment. NONE OF THE APARTMENTS ARE REMODELED LIKE THE PICTURES. THAT'S WHAT MY GRANDMOTHER THOUGHT WHEN SHE WAS MOVING IN BUT THEN THEY GAVE A NOT REMODELED APARTMENT. I REPEAT MAINTENANCE WILL NOT FIX ANYTHING AND WHEN YOU CALL THE OFFICE THEY SAY SOMEONE WILL BE THERE TO HELP BUT THEY NEVER DO LIKE NEVERJUST LOOK AT THESE PICTURES IT'S LIKE THIS EVERYDAY.     This apartment was good when the people at the office knew what they were doing and didn’t steal. I lived here for 8 years. The first 5-6 we’re amazing The following 2 were horrible due to management. Never got anything done and they didn’t know what they were doing. I finally left this complex march 2021. In the midst of ANOTHER management change. My roommates and I had paid our last month and I had a $1200 deposit that I was told was going to be applied to my last months rent. We gave our money order to the previous management and everything was squared away. A year and a half pass by and this complex never sent me a letter. Never let me know anything. But they said we didn’t pay out last month so without sending me any type of letter OR EMAIL (which is what is required) NO EMAIL WAS SENT TO ANY OF THE 4 people on the lease. They simply gave it to collections and the way I found out about this was through my credit taking a 200 point decrease. So instead of contacting the people living in that apartment they let it roll over for a year and a half. This not only ruins my chances to rent again but they have not done any research or even care to help out. Even knowing my family and I history there. Then they ask for proof which is another crazy thing to ask for a year and a half later. They never gave me my deposit and charged me full rent. I don’t recommend dealing with the office ladies. No one likes them. They don’t care to help. They are just their to get paid hourly and put icing on a cake. The previous management before the last two were the best. But that won’t be found again.

    The laundry "ammenities" are a joke, the there are 6 washing machines in each room. In one room 2 have been out of order since I moved in, in the other room 5 have been out of order since I moved in. The ones that do work smell like mildew or stale water. The rooms themselves are literally falling apart and are absolutely disgusting. You have been warned. Update: They are now threatening to fine residents for "lease violations" that they just make up on the sporting some vain effort to "makes thing look conforming" instead of a lived in and loved area. They laundry rooms are still busted as heck. The grounds are washed out in many areas. I'm certainly not renewing my lease and am already looking for a new place to rent as soon as our lease is up.

    Nice area EXTREMELY old units even the renovated units simply have plastic floors and cheap backdrops included. No washer and dryers in units and there are not any plugs to purchase your own. Very old AC unit I’ve been here 3 years the unit breaks every three months large in home & loud. Dirty vents. The model home does not look like your actual unit please ask to look at you specific unit before moving in or you will regret. Staff is kind quiet neighborhood. But for the rent it’s not worth it. Will be moving once lease is up. I forgot to add there are roaches as well. And the gym is an extra fee. There are always runs of bugs and webs on entrances. The water does not always get hot & there is no designated area for kids to play. The pictures are from when I first moved in & emailed for repairs I was told these are normal wear & tear but it looks like a 12yo painted the apartment.

    I was grateful to have a place to lay my head. But I wouldn’t recommend this complex unless you absolutely have to. Pros Nice lake and main pool, maintenance was pleasant and responded in a timely manner Cons When moving in the leasing consultant was not very pleasant or professional to me, they were constantly unorganized, they lost a bunch of peoples rent and put eviction notices on the doors. I had a copy of my payment so I was safe . I recently just moved out and the leasing office charged me for all types of structural things that don’t appear to be my responsibility. Literally took almost all of my deposits. Make sure to get everything in email and copies of your rental payments.

    Deerpath on the Lake is the worst apartment I’ve lived in in my 13 years in Tampa. There is constantly trash on the ground, the residents are rude, the water gets turned off on a regular basis, and the Leasing Office manager simply does not care that I have had a hole in my daughter’s bathroom ceiling for four months! FOUR MONTHS. We’ve called the emergency line, sent emails, been to the office multiple times in person and they continue to come up with excuses despite the fact that I have paid my rent in full and on time for the 18 months that I have lived here. The last excuse was that they couldn’t enter the apartment because of the dog but they know good and well they could have told us to put the dog up before we left for work like every other service technician does (TECO/Spectrum/ literally anyone ever who comes to your house). I am unfortunately still a current resident and I deeply regret my decision. On top of that they continue to raise the rent!

    Wish I could give you zero stars. Just read all the other reviews to see how terrible this place is. Best part is having your water turned off every week because this place is too cheap to put in some shut off valves for the water. Now every time an apartment has to be fixed the entire community loses water. Can’t wait for them to comment under here asking me to call the office. But when you actually do call the office you will never have someone answer. Please save yourself and stay away

    Be careful renting this place, they're not truthful and don't believe the word they say. If you leaving the place make sure you have document saying you left the place as you received it the first time you moved in. If not you'll be ending in debt collection. And thinking this place they are honest which is not. Update: Answer to Deerpath: We tried 2 times to talk to you in person. 1st time we tried solving this issue we were told that the only person that can help wasn't there and that she doesn't deal with anything regarding finances and that they  "don't keep residents files/documents of past renters". The 2nd time I spoke to Janessa and she said she didn't have time to review anything at that moment and to give her some time for it. We waited past the New Year and NO ONE CONTACTED US.  Then we tried calling and we were told to make a dispute with collection!!!!!! That's when I found out about this fraud.

    One of the..if not the worse apartment complex in tampa. They will lie to you like no other..maintenance doesn’t get around to you for months or just never. The whole complex is basically under water when it rains. Never had dog bags out at any station in the complex. Will cut water off so often like it’s part of the lease. Had my power cut off multiple times and ruin personal items..put in maintenance request for it and never got it fixed. Had leaking A/C unit and they basically said it was our fought. It’s literally a apartment complex for you just to have a roof over your head. Leasing agents are no help whatsoever to anything. They don’t know how to help you in anyway.

    Please beware of this place. PLEASE! You do not need to go through what me and my husband went through. We no longer live there thank God. We moved out. We saw reviews for this place but did not belive it and still decided to move there. They stole our deposit, they put us on collection. Thry never came to fix anything. There was mold on the roof and we were breathing all that. (I got the pictures) I left that place cleaned and EXACTLY as they gave it to me and lied about it. I have pictures to prove all this. If you guys would like to see it let me know. I can show you how I got this apartment the first time and how I left it. Please safe your money, time and tears. If you already live there MAKE SURE YOU GET A TOUR WITH THEM PRIOR TO LEAVING. Please.     DANGER****** DANGER****** please ready, you will thank me for it. Bats ... Bats...bats inside the apartments...Murcielagos adentro de los apartmentos*****DO NOT move to these apartments so called Deerpath on the lake. You are better off leaving on the street, Please trust me !! They are infested with bats !! Yes bats that carry diseases and can make you sick!! Run run run far away from this place, if you speak with Elena Kennedy, Jodi Brook or Janessa Simmons, they will tell you all the pretty things that you want to hear so you can sign the lease and then they will not help you, ignore you. For the love of God, even if they give you a discount, free rent Do Not Move Here!!!!

    PLEASE READ BEFORE MOVING IN!!!!! I was very optimistic about this place, even with the bad reviews. The office assistant Elena was very nice and helpful in the beginning. Elena even told me not to pay attention to the reviews on line and made the people who complained out to be residents who couldn’t have their way, so they wrote bad reviews. But clearly where there is smoke, there is fire. I was showed a model that was “similar” even though it wasn’t to the apartment I was suppose to move into. It was decent, so I decided to go through with the move in process. But as time went on, red flags began to show. I was approved for the apartment mid November and I made it clear that I wanted to see the apartment before I signed the lease. Elena told me to call her at the end of week 1 to view the apartment, I called and was told to call back the following week. I called the. and was told she was on vacation and to call back at the end of that week. I called at the end of the week and I was told the apartment still wasn’t ready and to call back 2 weeks before my move in date at the end of December. I called 2 weeks before and the apartment still was not ready. Once again, I made it very clear that I was not signing a lease until I viewed the apartment. Elena told me to wait until the week before move in. I called and the apartment still wasn’t ready, but she sent me the Lease. At that point I didn’t even bother opening or reading the lease. It was clear that they weren’t even concerned about me seeing the property. Elena called me back the Friday of the week before my move in to tell me that I could view the apartment the day before my move in. Guess what today is, the day before my “move in” and I still haven’t received a call, text, email, or anything. If I were going to move in I wouldn’t even know when I could get my keys. I called the office and of course no one answered. After 5 or 6 attempts, I spoke to a guy who said he’ll get someone to call me back ASAP after telling him I haven’t heard from anyone and that I don’t feel comfortable moving in. That was 4 hrs ago, it’s 3 o clock and I’m still waiting. They close at 6. What a joke. Lol smh Luckily I had already been looking at other places due to the staff’s inconsistency to follow up with me. Thank God I dodged a bullet because if they wouldn’t reach out to me and I haven’t even moved in yet, I can only imagine the assistance the people who live there with actual issues receive. I would say that this is my experience and maybe they can turn it around for other future residents. But I would warn anyone NEVER move in to any location or sign a lease if you haven’t had a chance to view the property. I usually don’t leave reviews, but based on the service I received, I definitely have to rate this a 1 star.

    This is a horrible over price place to live. For one them in that office is some rude disrespectful people especially Janessa Simmons. She is very and I mean very rude everytime you ask her a question she has a attitude. They act like everything is the resident fault. They won't come and fix nothing closet doors have been broken for 8 months, garbage disposal has been leaking for 4 months, lights in kitchen has been flickering for 3 months, frame on door has been broken for 1 1/2 months. Placed work order nobody did nothing. Every month I have to prove to them that I have rental insurance. They will charge you and won't even let you know nothing. All they care about is raising the rent and not fixing nothing. STAY FAR AWAY FROM THIS PLACE!!!

    By far my worst experience with an apartment community. Cons of living here: management looks for any reason possible to overcharge you. My home was a mess and needed numerous repairs when I moved in. Maintenance took over a month to respond to my maintenance requests (lord knows what would happen if I had an emergency). Laundry facilities are always out of order (for over a month, half of the complex only had one working washing machine- four were broken and not all have been repaired yet). Rent has gone up almost 30% since I moved here, when it was barely worth half of what I pay when I moved in. Pros of living here: you’re not homeless. Counting down the days til I can move out.

    If you are considering living here, please read this and then run in the opposite direction. They will flat out rob you when you move out. Numerous things needed "repair" in our apartment when we moved out, though when asked if we could have the details on what, they skirted around and just said the AC and "other" fixes were needed. Nothing ever explicitly said. Oh, and the AC? It flooded and broke constantly, we requested maintenance numerous times and they came maybe twice. So WE were charged with the damage to the AC and air filter? Hmm.... On top of the $500 security deposit, they will charge you basically an EXTRA months rent ($1200 in our case) at your move out month, claiming that it's "standard" and they will give it back based on what the costs are for damages and cleaning, if it exceeds $500. What did we get back from the essentially $1700 security deposit? $9!!!! We literally got $9 back. Nothing in the lease is stated that they will do that. If I had the time and money, I would 100% have filed a lawsuit. What they are doing is illegal and absolutely ridiculous. The one year we lived here was awful for numerous reasons, not just the absurdity of when we moved out. Management is a mess and the place is gross. Avoid at all costs if you can.

    DO NOT RENT HERE!!! Save yourself the trouble and money. They are liars and thieves. I moved in November 2022 and just officially moved out October 2023, and I probably actually only stayed in the apartment a total of 5 days, however, I kept the lease. I initially signed up for a different apartment on the website that included a washer/dryer as that was my only major stipulation. When I came for my appointment to see the apartment, it wasn’t ready and I was asked how I chose this apartment to even see because it wasn’t available. They were blaming me for not being able to get into the apartment I chose when it was available on their site. I should have seen that as a red flag, and walked away then, but I had already given my previous apartments notice that I was leaving, and didn’t see the issue with them putting me in a comparable apartment with the same pricing. WRONG. The apartment they put me in was disgusting from the start. It was $100 more a month, with no washer and dryer, the A/C NEVER worked, and neither did the fridge. There were stains on the floor, BLOOD on the light switch, moldy air ducts that had some sort of evidence of rodent droppings, and the leasing office told me they would give me a $300 credit to get the A/C ducts cleaned myself. They never did. They never fixed the A/C or the fridge, then charged me $900 at move out for the fridge that never worked, and for a bathtub they “had to get resurfaced” because even though I took only 1 shower there ever, I sprinkled comet cleaner in the tub the night before I gave the key back. I did ZERO damages to the apartment and they charged me $900 AFTER taking my entire deposit. Not to mention the property smells bad, they have plumbing issues and turn off the entire complex’s water every other week for entire days at a time, the actual buildings are being eaten alive by termites, they use some sort of lead paint because your move in packet includes all these lead paint warnings, and the leasing staff are unknowledgeable, very rude and unprofessional, they do not take anything you say seriously, to the point where they act like you are bothering them by needing assistance, they NEVER answer the phone so good luck trying to call them, the assistant manager in there was even rude to my dad for inquiring why they bait and switched me with the apartment I was signing up for, and on top of everything they will blatantly lie on your move out documents to take your security deposit and charge you more money. They need to be reported for fraud for charging my rental insurance for a refrigerator that I did not break, saying that the bathtub needed to be resurfaced because there was bathtub cleaner in it, taking my whole deposit, and still charging me another $900. Janessa Simmons is the worst and has an attitude every single time you deal with her, she needs sensitivity training or a new job that does not deal with people. She obviously doesn’t like anybody. Please, do not move here! I would give them a negative 1 million rating if I could. They are only rated 2 stars on Google for a reason, and even that is generous. They even have the lady in the front Elena lying to people, telling them to ignore the reviews online because it’s just tenants who did not get what they want. I can assure you, that is not the case. These apartments give you nothing to begin with, not even peace of mind, they lie to you, make your quality of life worse, are rude to you in your face, lie to your rental insurance provider, all while charging you an obscene amount for some apartments that are well below mediocre.     I lived here for 3 years, and my initial move in was seamless. The front office was so helpful, and nice. Maintenance was responsive and active. The apartment location is perfect. It is dead center of Tampa, near the highway, very close to Dale Mabry, which has everything you could ever need. The apartments are older, so obviously things will break or stop working here and there, of which is expected when you are not in a new build. The last 2 years I lived there were less than accommodating. I hardly ever called the office. I am just not one of those residents who reach out for every little thing. However, I submitted a request to fix my broken screen because squirrels were on my porch, of which I utilized for meetings, and as a tobacco smoker. After a week of not hearing anything I called the front office. Every single time I have called they sound as if it is an inconvenience, and that is if they even answer. The tone of voice, the lack of empathy, the lack of customer service is disappointing. I even called Corporate, and their response was "oh well she is usually very nice", as if that somehow was a form of de-escalation. I think regardless of your day, it is your job to deal with people, and do so as if you care about your residents, and not treat them as if they are an inconvenience. I had been told multiple times from the office that maintenance had things that were more of a priority, and was said to me with snark and attitude. Yet, I would be working from home and watch maintenance sit in the shade between buildings and take personal phone calls on their golf carts, MULTIPLE times. They constantly will send emails about issuing fines for trash being put outside your door when the dumpster has overflowed into the walkway and street more often than not. The complex constantly has trash spread around since there is only one dumpster, and there is no rush to clean it up. I worked from home for 2 years and watched maintenance drive by trash, leave dog disposal dumpsters overflown, and even leave left over furniture from prior tenants sit there for weeks. I think the apartments have potential. They are priced well, the location is almost perfect, the bedrooms are large, and the neighborhood is safe. But the office management is less than appeasing, and even less than helpful. Any phone call to the office was stressful because the irritated tone was less than warranted. No one should have to feel like they cannot call their front office and have someone who can, in the least, pretend to care. Hany, the property manager, was always very nice, and never rude. But I also never really received any results either. If you are a tenant that doesn't really call the office, then this is really a good place to feel safe and be close to everything. But if you need empathy, or if you want someone to care about your issue, even if it is miniscule to them, this is not the place to move.

    A good friend of mine has been living here for around 3 years now. She's never had a good experience with the front desk staff or maintenance. They are always giving her the run around or ignoring her calls/voicemails. This place is really old and run down..they should drop the price for what these residents have to pay for or go through and make the upgrades that are needed.

    Dishonest place to rent from. Had to co-sign a lease which later had to be broken, I went to the office to find out balance owed and paid the amount provided. I later found out they reported the account as not paid, turned it into collection and try to impact my credit. If anything had been owed they should have reached out so we could have taken care of any misunderstanding but they didn't. In addition the garbage area is completely unsanitary, they should be fined for this. If I could give this place zero starts I would.

    Turned heat on and water leaked from AC vent so I shut it off called maintenance, they came said " it's a five dollar part I'll be back in the morning just don't use your AC" then a week later receive an email asking how I liked your service? Nothing was fixed . They come when they want when nobody is home too with no notice. Why ask me to refer a friend ten times a month when none of us residents want to be here

    This past Friday I was taking my grandpa out behind building with a storm coming a Floridian nothing worries us it was time for maintenance to get off work as . Supervisor Alton saw we on side of building stopped me and warned me not to go near trees during storms I was near end of building right then a pine tree broke and came down right where I would have been standing with grand pup . ALTON AND HIS NEPHEW WORK EXTREMELY HARD ALL DAY . I WOULD LITERALLY BE DEAD IF ALTON DIDN'T TAKE THE TIME TO CARE . HE IS A REAL HERO . ALTON YOU SAVED OUR LIVES . THANK GOD HE SENT YOU THERE . ALTON IS AMAZING AND DESERVES RECOGNITION FOR SAVING OUR LIVES . IM ADDING This to an old post I had wrote more reasons to adore this place again ty Alton. WE have had a great experience living here al.ost two years. People are friendly the grounds are amazing. No crime since I've been her mostly quiet and tranquility. Maintenance does their best. Trash is loads better . I feel staff is under paid and not competitive for employees due to our staff turn over . No complaints loved the Christmas competition. Apartments are huge . Love the floor plan and back porch .janessa is amazing and is always helpful,friendly,professional and tries to resolve issues as quickly as possible

    The trash area is a constant issue. Some office staff have a really hard time returning calls and/or emails. One thing I really do like is the location of the complex. It’s near Dale Mabry Hwy and the interstate.

    I wanted to take this time to publicly thank Janessa in the leasing office. Long story short, I was schedule to move to a different complex, but they decided to push my move- in date back 1 1/2 month later, notifying me 4 days BEFORE. Needless to say, it was unaccepted & I had to be out of my current apt in a few days. Janessa help me find a home & fill all all the required paperwork in less than a week! Now I’m sitting comfortable. Thank you,

    The view from our apartment is wonderful - a lake view in the middle of Tampa?! That gets a star! And one for the maintenance men that start out really enthusiastic about fixing stuff. But patchwork after patchwork must wear them down because they are never here for long. Maybe it is a corporate issue...cause it’s really poor management.

    Me and my partner came to deerpath in desperate need to move and Elena Kennedy was a great help! She was very responsive and kept us updated at all times in the application process. We are young parents and people generally treat us differently but Elena never talked down to us and we felt nothing less than equal through the entire process. We love our apartment and are very impressed with the service we were shown.

    Today I had a wonderful experience with Elena the leasing specialist. I must say she is an amazing, pleasant and informative person. This is not a job for her she genuinely cares about the needs of everyone that walks through the door. I’m so happy to have met her. This will be my choice to my new home very soon😊. Thanks Elena.

    I moved here June 2021. Throughout that time, management has changed, as well as maintenance, but the ONE true consistency for every issue I had came through Janessa Simmons, assistant manager. Nothing seems to get fixed unless she touches it. That's sad, but true in my case, and I am grateful for her professionalism and efficiency that's helped change negative experiences to positive ones, especially when it's time to renew my lease. Deerpath has an asset in her and I'm so glad she's been staying with the company.

    It’s been a year since I live here and I just renewed my lease. This is actually a very nice and quiet place, rent is so affordable and the location is convenient to everywhere. What I love the most is the lake view. Never get bored looking at it. Elena from the office is also very friendly, helpful and professional. I’m sad to see other negative reviews, but at least those issues never happened to me. My renovated studio is very clean and cozy

    I love Deerpath, the front office, the maintenance and especially the area. The front office is the best and I love how involved they are in our community here especially the contest and events during the holiday seasons. Janessa, Jodi and Elena are all wonderful. I have been here for over 6 years and they have been nothing but good to me especially Janessa. Yes at times they get extremely busy and maybe pressed for time but they have always responded to my questions and concerns in a timely matter. People tend to forget were all human and these ladies are always busy trying to keep everybody happy and they are always working. I truly admire and respect what they deal with on a daily basis because some people here are definitely not easy to deal with. Maintenance has always responded within 24 hours and were always very professional and knowledgeable. The area is amazing very quiet, friendly neighbors and lots of birds, squirrels and other wildlife. I have nothing but great things to say about my stay here and I hope to be back asap. Thank you for everything and again I hope to be back soon after my out of state business is done.

    Through a tough stressful move and improper planning on my part, Elena has helped us out so much. Everyone in the leasing office has a genuine want to help attitude. Very grateful to Elena and the manager for helping us out. The pool and lake view is beautiful, kitchen is very nice as well. Plus has a produce stand right down the street which I love. Very happy I picked Deerpath.
