    This company is pathetic. They'll respond to contact corporate at an email that goes to no one. I have filed a lawsuit against them in Cobb, GA on 7/29/22.     They recently bought my complex out. They are unorganized and the staff at the front office has stated that these people do not care about anything but money. They started making all these changes with no care about the people who work from home. Upon moving in there was a leak that ruined all my work equipment that took 20 days to fix. If you are looking for a great place to stay no property owned by American Landmark should be considered. Run far away. Also don’t call them they will redirect your call your leasing office.

    DO NOT MOVE HERE!! They will keep your security deposit for absolutely no reason at all. I cleaned my apartment before leaving from top to bottom. I was advised 2 days after moving out that I would not receive my deposit back because they were going to replace the carpet in the unit. The carpet wasn’t dirty it should be properly ( professionally) cleaned which they should do as part of the make ready process when one resident moves out and another resident moves in. It’s unfortunate and very inconsiderate in a pandemic that they are cheating people out of their security deposit.

    The apartment was leased to us under the guise of Luxe apartment living, and they were nice. However the environment was not. Animals were allowed to potty in the hallways inside the building and it would just be there. We were charged for trash pick up as part of our rental agreement. Trash was to be picked up outside of each apartment door by a certain time, it was not. We had to take our own trash out to the compactor that appeared to not be working causing a large pile of trash to just sit there for weeks at a time. There were people gaining entrance into what was supposed to be a secured location, and while management acknowledged the issue even sending out safety notices because one of the individuals tried to gain entrance into several apartments. They couldn't seem to do anything about it, They even claimed not to be able to catch him on camera. I even reported the guy and told where he ran off to in the building, yet they could not catch him, even though there was no way out of this particular area. I informed management then that I did not feel safe living here anymore and that coupled with my having to get the city involved just to get ac and heat in my unit, not only was it unsafe but for a disabled person like myself, it was unhealthy and unlivable. I had to stay with family and friends for weeks due to my apartment being unlivable and the city rep agreed. What finally made me have to move was the shoot out that took place between two residents directly below my unit. There was holes in the walls all along the hallway, bullets penetrated my neighbor's floor, and other units along the hall. Two men were shot and the unknown shooter got away before police arrived. At this point I feared for my life and went to management about. The assistant manager at the time signed a hold harmless document releasing us from our lease 2 months early and we agreed to be out by the first of the coming month. Here it is months later and we get notification that we broke our lease and have to pay penalties. How? We have made several request for corporate's information that went unacknowledged. Attempts at emails went to the apartment complex which was not helpful. So if you are in the market for an apartment and looking at one of their properties, take heed to the bad reviews...They are not lying

    For many months we needed a new laundry machine in our apartment. the drier wasn't working properly and it would be a very long process to clean a few clothes. However this week our apartment had a fresh new laundry machine, because Nico and Melvin worked hard to attend our needs. The service from workers is very fast and precise. As soon as we need something fixed, they are ready to help.

    I am currently at one of the apartments this company bought out and my rent was originally $1650 because of them my rent has went up exactly $450! If you see any apartments or homes with their greedy company name on it AVOID IT! They'll take every single dime from you without care and continue to throw fees in! Terrible and greedy company. It's cheaper in NYC than them.

    They ruined Sentosa Reunion at 400 in Kissimmee. Don't rent any place they manage, they only care about money. They'll raise your fees, restrict the times you can use the ammenities you pay for, switch the utilities companies to charge you more, communicate poorly or just don't communicate. This is the worst experience I had with a apt management company and crew.

    If you like your landlord/property management company to violate your lease contract, American Landmark is for you! American Landmark owns the apartments I rent at, and they're trying to force all tenants to pay them $89/month directly for WiFi and cable (out of pocket! not included in rent!). However, our lease contracts state we as the tenants are responsible for buying phone, WiFi, and cable - if we so choose - through a third party. Some of my neighbors are in contracts with third parties that they can't get out of. Now American Landmark is going to charge them $89/month on top of what they already pay? How evil. Make sure the apartments you move into are not owned by American Landmark!

    If you reach out to corporate with a complaint they will just forward it to your community manager. This company doesn’t seem to care about tenants. Also, every single positive review on here is from AL employees; that is a conflict of interest. There is a website called glassdoor that is for employee reviews, this is for consumer reviews.

    American landmark is requiring us to accept a service from spectrum that many tenants including myself do not want. I have a high speed service that is less than the $89 they are forcing us to pay. One of the leasing agents stated it is not something we can opt out of. My contract stated we are responsible to obtain the service but now they want to force this upon us. Changes to contracts require signed agreements from all parties so why is this happening. If you want to add this requirement it should be so responsibly and be done with new contracts or renewls not in the mode of an existing contract

    While the location of our Sterling Town Center apartment in Raleigh, NC and the apartment itself were nice, all of our negative experiences with the apartment staff and American Landmark's policies caused an unavoidable 1-star review. To begin with, during our move-in, we were called the day before of the move to be informed that the carpet needed to be replaced, causing us to delay our move-in by a day and the need to work around the carpenter. Since we were moving in from another city, this was extremely inconvenience. Only after we escalated our complaint to American Landmark's corporate office did we receive any financial restitution from a reluctant Sterling manager, and it took a VP getting involved to make it happen. Then, upon move-out, we were sent no instructions about handing in the keys or final move-out procedures. I left a voicemail asking for these steps, as the move was occurring on a Holiday weekend. In nearly 3 business days my call was not returned, and with the office closed during and after our move, we left the keys on the counter of the apartment. Though the site staff never found the time to call us with instructions, they sure found the time to call us twice AFTER the move to be informed we were getting charged 5 days rent + fees for not turning in the keys. In addition, one of the staff members lied about never receiving the voicemail AND about the number of times she called us after the fact. Others have complained about site staff dishonesty so this isn't particularly surprising, either. We've gone back and forth several times with Sterling and ALA to request refunds for this to no avail, other than refunding our ridiculous Renters Insurance fee of $75. They clearly don't care. 1 star.

    Poorly maintained property, major bug infestation issue. They will tell you pest control came, there's no evidence of it. The complex has cockroaches, & water leaks through out many apartments. When I addressed the issue, I was told I didn't have to move there. Of course I was unaware of these issue before moving in. Maintenance also goes into your home with out giving notice, having a service request or letting you know afterwards. It's an invasion of privacy & very uncomfortable.They claim the have the right to enter units if they feel the need to. Not worth the monthly rent rate. This is hands down the worst renting experience I’ve ever had. Don’t even try get in contact with the office or upper management, they never answer the phone, return calls or emails. I’ve tried not to post things but after months of dealing with the issue and weeks of not getting a response from upper management, enough is enough!

    If the apartment your looking at is managed by Aramark don't rent. Ever since they took over my property in Feb 2021 it has been a NIGHTMARE. They are good at giving you things that residents do not want (for example KEYLESS ENTRY) most of us did not know they were changing the locks until 2 days before it happened. They run on batteries so when it turns red then you have to submit a maintenance request. Pray they come quickly. They will lie to you a lot about almost everything & be diligent in your move out when you leave because they will make up fees to just get more money out of you since the pandemic.

    They have bought out the apartments in San Antonio Texas, once known as Deer Creek Apartments and changed the named to Kenzie Park apartments. They started forcing all sorts of remodeling on residents, just to justify jacking up rent and pricing people out of their homes. During the renovations process they have broke some of my stuff that was nowhere near the areas they were working. They also left my front door unlocked after finishing for the day, so people could easily come in and steal my property. Trying to contact the administration for my apartment has been difficult as they don't answer the phone and fail to call you back as they claim to. Response to American Landmark: I already emailed that address, as I found in your response to other residents of other locations. I never got a reply. It wasn't until I twosted the arm a bit of my apartment management to finally get someone from American Landmark to call. In the conversation, they said they needed to get more information from the apartment leasing office and have yet to call me back. Its been almost a week.

    Don’t move here. Speaking of the Charlotte Area. Do not move to The Kendall. 1. Roach problems. 2. Out of 400+ residents, there’s 16 visitor parking spots and you can only stay for 24 hours or you will get towed. ($300). The amenities (gym, laundry room, pool) are run down. It costs $1400 for a 1 bedroom. Do NOT move here.

    My work experience with American Landmark has been absolutely rewarding!!!! Since starting I have been impressed of how leadership is engaged with their employees and actually care about them. I honestly feel good coming into work given I’m provided with the necessary tools to succeed. American Landmark values their resident has this is our first priority haven’t seen this level of customer driven service in many years. I would absolutely recommend American Landmark as a place to live and work!!!!!

    I've been working with American Landmark for a little over a year now. It can be a little scary at first since we renovated the whole property, but management recognizes your hard work. American Landmark is family oriented and is really involved with their employees. I love that they promote within. There's lots of room for growth with American Landmark.

    Since the time I have started with American Landmark, at the corporate office, I have enjoyed being apart of a team that is like no other! They make it known that their first priority is our residents. They create a family friendly environment, not only in the offices, but in the communities they own. I have seen first hand the hard work and care they provide as a company.

    They stole my money and they didn't respond at all! I paid $350 for admin fee and they told me they will refund it in case if the application declined. They declined the application and I sent them address to send the physical check to it but they didn't send anything it's been more than a month and no one ever contacted me even I tried to contact them via Instagram what they do is reading my messages without a response!

    I have worked with American Landmark for a little over 2 years but have been in the industry for 10 years. I have to say this is the best company I have worked for so far. They do not treat you as a number - they have appreciation day for all employees, they have events, have fun competitive contests, and so much more! Everyone in the corporate office is the sweetest and super helpful with all of my questions, suggestions or concerns. I have and will continue to refer people to work for American Landmark.

    I emailed this company about a month ago with some concerns with the apartment I am renting from them and I heard absolutely nothing back. Believe all the negative reviews you see, apparently they only respond back to reviews but not actual emails! Don’t even bother replying to this review, respond back to my email.

    I am coming up on my 5-year anniversary with American Landmark and I can honestly say that this is by far the best company I have worked with. I have been in this industry for over 20 years but have never seen a company care for its team members as family. They have created an amazing culture where everyone is seen and heard, where our philanthropic work is just as important as any aspect of our business, where resident experience is at the forefront, and having fun at work is encourage. It feels amazing to know and work among such brilliant people and to work for an organization that truly cares.     American Landmark is an outstanding apartment real-estate/ property management company that truly cares and respects both their employees and residents. I have had the opportunity to intern with them throughout this summer and it has been a terrific learning experience. The management team and employees are very driven about their work and have nothing but positive things to say about working for American Landmark. The office is practically a family environment where everyone cares and looks after one another.

    Currently live in one on their properties, it's managed poorly and American Landmark doesn't seem to care. There are exposed wires, deep holes in the ground, pipes sticking up and out into the sidewalk. You let them know and they could care less... all about the mighty dollar. Do yourself a favor, move onto the next community.. avoid an American Landmark property. There properties are a hazard.
