    All the good reviews on here are from the people who work here, and from families of the people who work here who also live here. This place is an absolute mess and absolutely disgusting. The women at the desk are some of the rudest people I’ve ever met. Bugs are crawling all over our apartment and the kitchen has not been updated like they said upon move in. They lie, they are lazy, and they do not care. Every single good review on here is a Lie. DO NOT LIVE HERE! roof leaks , trash everywhere, and constant horrible smells.

    I moved in last week and so far am very happy with what Hamilton Point has to offer. My 1 bedroom was just recently renovated like many other apartments here. I have new flooring, new carpet, new appliances and countertops. My apt feels clean and comfortable. The whole complex was recently painted white and gray and looks much better than the red brick from before. There is valet trash service, I have a combo wash/dryer, and was told that the complex will be gated soon which is why I was provided with a magnetic key card. Yahela from the leasing office helped me a lot in my preparation for moving in from NY. She even made sure my cable and internet which delivered before my move was waiting for me in my apartment. Hamilton point may not have always been a great place to live, but it certainly is now and only getting better.

    It has been over two weeks since the drain in the dishwasher next to my apartment was damaged. The water has accumulated generating bad smells and flies. I myself have called to report it in maintenance but nobody has done anything.

    Horrible do not come here I spent almost 3 yrs here. First year easnt bad until my downstairs neighbors moved. Peace and quiet was almost impossible place is so loud and ghetto. I moved out a month ago its now Oct 2021. Pools were shutdown most of the summer, laundry facilities are disgusting. Place is old and outdated. A/C unit in our apt was disgusting and smelled terrible everytime it turned on. The filter area is green and moldy. Plumbing in these old structures are horrible. Bathtub and toilet were always clogged. New management raised the prices to the point thats it's ridiculous to want to charge 1600 for 2bed 1 bath apt. Just because you painted the buildings and are doing so called renovations to the inside. I highly doubt it since they want to charge people after moving out for wear and tear. If the apt is going to be completely transformed why are you taking money from people's deposits? Go elsewhere and get more for your money this place is not worth the price and the area does not merit that kind of increase.

    This place is so terrible !!! I’ve had grown men walk in the apartment unannounced they barely knock and wait for you to open the door the office. The office ladies are so rude no one wants to take you serious I’ve had my ac break where in it would be 80+ degrees in the apartment. They’re ridiculous and they’ve upped the rent in ways that just doesn’t seem worth any of it

    Please don’t move there. Over priced rent for a super old apartment. The wood has termites and lots of ants. There’s mold on the walls even with the AC on. God forbids if you live underneath another apartment because there are leakage of water when people shower upstairs or are washing dishes or washing clothes. It’s horrible they remodeled the place with cheap material's and jacked the rent almost 2,000 dollars. And lots of favoritism goes on for certain people. All around just unprofessional and a big money skim.

    I recently experienced excellent maintenance service. I reached out due to issues with my fridge and sink, and Reinerio promptly came to assist. His kindness and efficient resolution of all our problems left us highly satisfied.

    Every bad review is so true. Most disgusting worst place I’ve ever lived that rip you off at every corner. I’ve had my sink leaking for the past 7 months creating mold underneath the sink and I’ve put probably 5 or 6 service requests and they keep submitting them as finished without ever coming out to fix anything. The AC freezes once every couple weeks leaving us without AC until they some vacuum it out. The ceiling has leaked multiple times leaving black mold in the bathroom which you can see in the pictures attached. The fix for this was to paint over the black mold I literally watched the guy “fix” it. I have water leaking up through the tiles in the kitchen. I currently have sewage water backed up filling my tub. Literally sewage water half way filling my tub and no one will answer to come fix the plumbing. Their “emergency” line is just a voicemail box and they take their sweet time with everything they do. There are more things wrong with this place like the horrible cockroach problem but if I talked about everything bad this review would be much longer. Front desk staff is also horrendous and incredibly rude to everyone. Please have some thought in what you are doing these are peoples lives you are screwing with.

    One start is too much. I have been living here since 2020 and since I moved in I have been requesting for new painting in the bath which the old paint is cracking and blocking the water to go through. The roaches are eating the entire apartment, they are everywhere. I pay “pest control” monthly and they came here to spray maybe 3 times since I moved in. They lost the apartment key so they don’t have access to the apartment so if I’m not home they can’t get in but they also don’t work if appointments. On the back door of the apartment there are some electrical cables hanging on the floor which could be very dangerous specially when kids are playing around. I requested all these services so many times and the funny part is they see it and mark as service completed on the app. People from management and the office are super polite and they always try to help as much as they can but unfortunately it’s not on them and nothing ever get done.     If I could give 0 stars, I would. This place is not consistently livable. Water gets shut off with no notice. And IF there is notice, it’s usually only 3-4 hour notice. Multiple times Been asking for a screen door for balcony since day moved in. Still No screen door 12 months later. I can’t wait to move out. Literally just stay away. This place is a complete mess. The hallway to my apartment is just laughable. An emergency alarm has gone off twice for over 48 hours each time. New fan put in and no light so after sunset, it’s pitch black out there. Dangerous with stairs. Renovations? Please- half of my doors in my apartment don’t close well because of globs of paint. Carpets are not installed well. Paint on my tile floors. Broken and lose tiles. And I bet I won’t get my security deposit back. It’s quiet back here. That’s nice. That’s literally it. Just stay away. Find someplace else.

    AVOID AT ALL COSTS I only lived there for a month before breaking my lease. It was roach infested, fleas in the carpet, and BROWN RECLUSE SPIDERS all over my porch. And they said on the phone "I mean, we do thorough walkthroughs before we rent out a unit so we would have detected those things. I'm not calling you a liar but..." like are you for real? My next door neighbor didn't even have WATER OR A KITCHEN SINK the whole time I lived there because there was this issue they were having where water disposal water was backing up into their drains. It affected me too, there was a night where I had to call off work because I was up all night taking buckets of someone else's dirty water out of my kitchen sink and into my backyard. If I wasn't home it would have flooded. After all of this, living in a CLEARLY UNSAFE APARTMENT, they wouldn't even budge on the 2x rent fee of breaking my lease. They also made me pay for January rent at first, but I talked them into taking that off. Still had to pay them $2500 just to LEAVE THAT HORRIBLE PLACE. I heard from the neighbors about break-ins happening and the management letting it go downhill. I cannot believe they don't have a worse rating. It was HELL.

    The experience here was quite poor, I was initially promised a fully renovated place upon move in, what I got was not so. An exterior window was broken, an inoperable dishwasher that was stained brown, an oven that didn't work, bathroom without a mirror and a nonexistent washing machine. While they did make renovations to the place 3 months later, they installed a 2 in 1 washer and dryer which was very ineffective. It would take 6 hours to complete a full cycle. Many maintenance requests took weeks to complete for basic issues such as a broken door handle. The place was built in the 60's or so and had many missing features including lights in the living room, and bedrooms. I had my car broken into one time during living here. I had a lot of communication issues with their email server, they told me they sent emails about the water turning off randomly when I never received it. There are just many issues and inconveniences that could be improved such as a proper door to the tennis courts and repairing fences that are damaged in the dog park. The most surprising aspect was at the end I noticed rates had gone up almost 25% for the next year. The only saving grace that I would say is that I could tell the manager Jamie made a conscious and personal effort to assist me with many of the issues I addressed. I think there is a lot better value for money out there and wouldn't live there again.

    Move in costs are easy depending on your credit. Staff was really helpful and made sure I was informed and they cover cable, internet, and trash. The gym is huge and really well equipped. 2 pools and a pretty big dog park.

    UPDATE 7/13/2023: There is a serious problem with water and communication at this complex. Two days ago I noticed my water wasn't working and called the office to report the outage. I was told that the water was shut off for repairs and they sent an email. I had not received an email (Checked my spam/junk folder), because if I had received it, I would have been prepared. I asked the associate, Dan, to check they had the right email on file. He confirmed it was correct. I said, Ok there's something wrong with your system if you have the correct email, you said you sent the email, yet I still did not receive it. He said, it's correct there's nothing more he can do -- basically denying that there was a problem at all -- and became very rude and combative. I asked to speak to his manager. The manager, Scott, is in a meeting and will call back at the end of the day. That was two days ago I still have not received a call. Yesterday, I get an email that the water will be out for a couple of hours. Water was out, I was prepared in advance -- no problem. Today the water is out AGAIN! And AGAIN no email this time. Scott has still not returned my phone call or acknowledged that there is a problem. First, I'm concerned that there are so many repairs needed for the water. This has happened more times than I can count during the year and a half I have lived at this complex. Second, there is clearly a communication problem with the office that they are in denial about. Third, customer service from the office staff is rude and unhelpful. Don't live here. The unit has some nice updates, but in general very poor customer service, unresponsive communication, poor management, and maintenance is hit or miss (some of the maintenance folks are very nice, reliable, and effective). My building is often without water. Very high rent and fees for what you get.

    Horrible the pool never works, you can't have a barbecue, in fact they charge you a lot just to sleep.... An opinion look for another apartment here the service is bad and it's not worth it, it takes a long time to solve the problems, bad, very bad.

    Horrible service, it is not possible to use the pool and the gym works when I am at work. if you are looking for a place to live, run from this one and everything is terrible. Too bad I can't rate negative it would be -10

    This place stopped being a quiet place since they have allowed people to do what they want. The pool is already a place where they have a public disco where even pets are allowed to bathe. loud music at all hours. this place is already a disaster

    Nice quiet neighborhood, staff is awesome. Dan was very helpful every step of the way and any questions later on he was always more than happy to help. Apartments will always be apartments they always come with issues here and there but there are pretty quick to fix the issues when requested. Just renewed my lease I kinda like it here tbh.

    I moved in May and the AC has been a issue and the maintenance aren’t the best of willing to help you. I’m 24 week pregnant and I don’t have AC since Friday night the temperature out side 80+ and my dog is sick because of this! This situation is inhuman and I tried to get help the agent at the office has been rude and aggressive with me and my husband. 21 days since the last “reparation” of the AC. I called 3 times to the emergency line and nobody response. I know that I won't have AC until Wendell or Thursday because it has happened before. I even had a week with out AC until management did something

    Very rude office staff. I had to go there several times to see a place. When I was finally able to, she acted like she was annoyed that I was even there. We decided to move forward bc it was the best option at the time. We found a better option and decided to not move in, one factor was because how the office staff treated us. The only thing she could say is well you’re not getting your money back (in a snarky tone) as another lady is telling someone that the fee is refundable. That’s okay that I’m not getting it back but maybe don’t lie to people. Edit: This is to the response provided. I didn’t even ask for the money back. Also, not once was anything explained to us in the multiple times we went up there. No one ever said there was a 72 hour policy, even when asked in the process, until later on. This review is primarily how we were treated throughout our experience there. I’m happy it was a short experience and we decided not to move in.

    It is the best place I've ever lived in my 74years. Maintenance lives here, 24 hours someone is always on duty, great security personnel, something goes out refrigerator etc, it's always free. The best neighbors imaginable. Karen, the manager is the best, she sincerely cares about her tenants.

    I should have visited this place before submitting my application fee… we asked for a refund since we didn’t like the place and the front office said they’d give our money back. I thought the situation was resolve but they added the fee to the debt collection! I guess we were lied to, so they could get us out of there. Never again!

    If you value customer service, then I wouldn't recommend this place. Service requests were ignored on many occasions. Overall craftsmanship within the unit is poor at best. It's your call....but you read these reviews to get some insight and you just got mine.

    Edited 9/11/23: The experience here was less than satisfactory. For starters, it was a nightmare moving in as we had paid for the deposit premium, which was $11/month. Upon our move in day- Yahela at the leasing office still expected us to pay an additional deposit of one months rent or else we could not move in. Mind you- this was not put in writing prior to us signing and agreeing upon moving in. She would not give us keys if we did not pay this deposit. We were very lucky to have the money saved but imagine if you didn’t. We are still expected to pay the deposit premium despite being told that this charge would be removed from our monthly bill. If there’s one thing you don’t play with, it’s peoples money. This complex will play both you and your Wallet. Secondly the cops are constantly visiting our building as our upstairs neighbor has a child that will not stop screaming bloody murder regardless of the time of day. I understand kids being loud but this is a totally different level and does not stop even with police interfering. This is the icing on the cake- lack of maintenance. The maintenance team themselves are wonderful people, but the lack of management is god awful. Our AC unit above the bedroom hallway has been leaking for almost a month- causing paint to peel off the walls and doors as well as creating mold on the wood frames. We put in a repair order and did not get it fixed until I had to call the emergency line and replace the air filter. Additionally in December our bath tub faucet started leaking hot water even if you turned the faucet completely off. It’s February and we have yet to get this issue fixed after talking with office staff and constantly updating the online maintenance order. As a result of this, our TECO bill went from $100 to $300 and the paint on the bathtub (yeah, this place has been given a good ol’ landlord special) has started to rot and bubble up. The pest control is also a joke as me and my boyfriend are doing the majority of the pest control aka roach killing for our unit alone- since management refuses to actually help with anything. I wouldn’t advise even my worst enemy to live here. It’s been a headache from start to finish for both my family and my wallet. UPDATE 2/13/23: my issues with maintenance has been resolved after complaining to the property manager. My boyfriend who had been responsible for posting the maintenance request did not put our separate problems as separate maintenance requests...smh. So this could've been fixed a lot sooner if my boyfriend had not assumed that you can combine multiple requests. Additionally, the property manager comped some of our rent due to the miscommunication. However I am still not renewing my lease as the mold in our building has not been addressed. Additionally, if I'm going to pay nearly $2K for a one bedroom, I'd at least expect maintenance to be more on top of repairs and to not deal with passive aggressive office staff.

    New administration is worst than the previous one. There are rats in the apartments and nobody bothers to check even when it’s been reported to the office. Strangers sleeping in public areas. Mold in the AC, leaking in the shower, we pay pest control but haven’t seen them coming to check the apartment since the new administration started.

    I don't not live here but my mother does, But if the apartment was on fire, I wouldn't spit on it. the issues that has plauged these apartment is poor management, poor communication, poor treatment of staff (especially the staff that deals with the garbage). Do not move here. Save your money.

    If you could choose no stars I would these people dont care it's been more than 4 months I've been waiting on a new stove or mines fixed since the maintenance man said he would report it but as always I know he is lying because im still waiting everytime he is here he doesn't ever fix things right always say he reports things then when office is called they say they dont know what I was talking about which it is not usual of them at all but they will be quick to knock on your door when the lease needs to be renewed but when it comes to fixing anything forget it you'll wait months even years if you dont constantly bug them to do their job then and if you look around this so called community you will see garbage at the front doors of building you think any of these people come and pick it up noooo bags have sat there for weeks at a time funny they send you a paper if you leave a broom,mop,or a empty flower pots or anything that doesn't belong outside as they feel shouldn't be there but again they are wasting paper doing that if none of it is enforced what a joke!!!!

    My experience has been great these past 3 years. Because I mind my own business. Just hope the rent won’t continue to rise. As for the amenities, I feel we should be able to choose what we want to pay for.

    Well after reading a lot of these review, I am not surprised by my experience, and I don't even live there! I just went in for showing only to arrive for them to let me know they leased it out yesterday...I made the appt yesterday. The gal could've emailed/called me yesterday or this morning to cancel. I wasted 45 minutes bc they couldn't send a 2 minute email. Bad business. Like I said above though, not surprised I guess. #dodgedabullet #itriedtomakethistastefulbutthereviewslol

    I would not recommend this place to a single person. They will 100% hold your security deposit and then try and claim they're holding it due to wear and tear to an apartment you rented for 3 years. We left that apartment in immaculate condition. There was a huge roach infestation after "renovations" they made, while also leaving a giant hole behind the sink/dishwasher for the roaches to come in Through. Dealing with the staff is atrocious. They are all lovey dovey with you while you're looking at renting there, but once you're there they close requests as "completed" and never come and fix anything. Please save your hard earned money and look elsewhere. They raised the rent in three years from 787 to 1650 while also charging you for water for the entire apartment building, not just what you wasted. I was told I was only going to be charged a "cleaning fee" of $50 for the carpet. Which makes no sense as every time an apartment got renovated, they tore out the carpet and installed vinyl flooring. These guys are crooks and don't deserve a single thing from any hardworking person looking to progress in this Country. I have video proof of how we left the apartment if anyone in the office wants to contest the words I've said here today. DO NOT RENT HERE!! BE WARNED!!

😠 Since the new management has come in this place has turned in to drug dealing/using paradise. The so called new manager yells at you and talks to you like trash.
