You stopped by the office at 5:14pm in which you asked if they were coming and I informed you that they would be there shortly. At that point nor when submitting work order online did you notify us that you did not want them entering with a key. In the future to avoid these incidents please be sure to specify what date and time when submitting work order online that you would like your work order completed and we will assure to follow instructions as done so in the past. I have expressed to them a thousand times not to enter my apartment without my consent or me being there to let them in. when i approached her she still fail to accept responsibility and their fault in the matter instead asked me to leave.....the nerve. they have no sense of customer service or professionalism the entire team needs to be replaced

I want to say that our experience here with our neighbors has been pleasant and it is a convenient location to amenities, easy route to downtown, beautiful landscape. However, I am giving a 1 star review because the front office staff is difficult to work with. Many times I have left voicemails and emails with no response. Some of the workers give attitude to you when they are the ones who fail to get back to you regarding matters. For the price you pay for these apartments, there are much better options in the area. Again, not a terrible place to live but if do not apply if you are looking for good property managment service.

Not sure what all these bad reviews are about, I have had nothing but positive experiences. My apartment is beautiful and they keep the grounds tidy. The lakes are a nice feature, from the pool and the view from my home; it`s nice to walk around the inner courtyard. Maintenance is always quick to help and with a smile. The front office has always been responsive to my emails. If I need something quickly, I make a quick trip to the office and they have always helped me out in a professional, timely manner. You catch more bees with honey, if you are respectful you will receive that in return. A little patience goes a long way, try asking for a status update about where they are in their process, you may gain some clarity.

If I could give this place 0 stars, I would. We moved in in June 2020 and our downstairs neighbors were absolute nightmares. We couldn’t use our patio at all because of the constant smell of smoke from below. Management did absolutely nothing in response when we made them aware. Additionally, this place is INFESTED. When our nightmare neighbors moved out, all the roaches from their place started coming into our walls. My boyfriend removed an outlet cover to see if they were hiding behind it and no less than 7 roaches scattered out. We have called maintenance and they come spray the outside of our apartment like that’s going to keep them out of the walls. The whole place needs to be tented and fumigated. DO NOT pay for this place, especially at the insane rent rates going right now. There is also a bar a couple roads away that plays music so loud it sounds like you’re having a concert in the building. The back gates have been broken for over 4 months with no attempt to fix them. Overall, there are too many problems to even mention. All I can say is stay as far away as you can from this place.

Originally from Florida but had been living in Colorado before deciding to make the trek back. Moving is never easy let alone across the country, but Denise made communications and the process go very smoothly for me. Aided in a friend touring the grounds for me, actively got back to me regarding information, and I was so pleasantly surprised upon arrival how clean the area and the apartment itself were. I do recommend to anyone looking to move to this area!

Please be advised, this is no longer a gaited community. Their gates have not been functional for 4+ months, and there have been 2 attempted robberies this past year alone. Apartment construction and amenities are "decent", but definitely not luxury, and definitely not worth the rent increases. You WILL hear everything your upstairs neighbor does. This is a somewhat decent, temporary place if you have nowhere else to go.

I've had my experience with apartment complexes, and I must say this is by far the best experience! One would ask what made this experience so spectacular. One simple answer....Denise! Denise is one of kind! Denise is very compassionate in helping those get approved , Denise is very knowledgable and steadfast! And if that's not enough , Denise goes over and beyond the call of duty.. The Lakes of Brandon West , you've got yourself a GEM! In addition, I must not leave out the maintenance crew... The maintenance crew is Johnny on the spot. You put in a maintenance request..the maintenance request is fulfilled within one day tops ! The grounds and pool area are very kept. I rent a unit on the 1st floor, and I can barely hear a pin drop ! I couldn't have chosen a better place to live.. Many thanks to all for making this an unforgettable experience !

This place is actually nice and located near alot of shopping and things to do. The reason I gave it two stars and not one is because of Denise, she bent over backwards to help me get into a place when everywhere else wouldn't take me because of income requirements she was nice and friendly, helpful, kept in contact and an exemplary way customer service should be Denise you get 10 stars, now with that being said. The apartment and view are actually very nice but the problem I have as many others is you can hear EVERYTHING! I can hear my neighbors talk through the walls I can hear baths and showers running and for f sake the people above me are stomping hard running around or something I don't know if its children or pets but its getting ridiculous and I haven't even been here a month and I want to leave or go to a new apartment. I've done apartment living before and I get it but nowadays walls and floors are more sound proof then this place. Dont get me started on the stairs people run up and down them like its nothing, people party and you can hear the music from across the pond. I am a disabled veteran and have bad feet and back so I choose a first floor VERY BAD DECISION at least in this instance.

An average apartment for the area. The issue lies with the leasing office and their lack of professionalism. I have had no disagreements with them, but communicating with them is difficult due to their lack of qualifications for their roles. It is apparent that there are issues with organization and leadership. When organizing my move-in, I have received many emails that are quite laughable in terms of communication due to misspellings and incorrect information. I suggest corporate to monitor their communication and management style as many mistakes have been made that hurt their reputation. I have seen gas stations with better client facing employees. Pros: maintenance employees are fantastic, grills are clean, valet trash Cons: Front desk staff needs more training and education, most of the equipment is broken in the workout facility, dog waste is abundant.

My fiancé and I are so excited to be moving in this community soon. It has a lot of amenities that we are looking forward to using. Denise was our leasing consultant and she literally helped us every step of the way. She was patient, professional, knowledgeable, and very thorough. We look forward to call this our new home.

I echo several of the most recent reviews regarding Denise. We flew down from out of state to look at an apartment, and could not have had a better experience than we did largely in part to Denise's positive attitude and knowledge. She played a large part in our decision to choose this complex as we looked at others with similar amenities, but felt that we could trust the staff here due to our experience with Denise. She was also extremely helpful and responsive during the application process, and made things very easy on us even from across the country. We cannot yet comment on what living at Brandon West is like, but the process up to this point has been seamless due in large part to Denise.

I have only been here a month. Front office staff were very friendly and helpful. Maintenance has been wonderful and all within 24 hours. I have had a huge problem with roaches but I called it in and someone will be here this Wednesday...thinking with all the complaints they need to find a new company or do it more often. I had to go out and buy roach trays they are so bad. Another issue I have been having that has been major is mosquitos in the apartment....a lot. They are always swarming around my outside apartment door. I have not been able to get any sleep for the past week they have been so bad. Buzzing at my head all night. With high ceilings they are hard to find. They should think about having property sprayed and WHY not add a fountain or movement to the recession ponds...like most apartments do so ********Thank you for your response..as stated pest control is supposedly coming today.. My BIG question that you left no response to is what are you doing to deal with horrible mosquito problem?? Do you spray recession ponds or the community?? ********* They are a definite breeding ground for them and we all know the many diseases they carry?? I definitely will not be staying after my lease is up if this issue cannot be resolved. The only other issue I have is trash not being picked up on Sunday nights. Trash is only picked up Sunday-Thursday so if they don't come Sunday it has been sitting there since Friday??? Long time to go with no pick up!

I’ve been living here since 2019 and want to give my review. The staff here at The lakes of Brandon West are excellent. There is never a time that I go see Cynthia at the office where she doesn’t take care of any concern I have. If I have any questions I’ll speak to Cynthia and she will either explain it to me or if she doesn’t know the answer she will let me know that she will find out for me. Maintenance is excellent, when you put in a ticket it will be taken Care of promptly. They keep the place as clean as they can.very respectful and always pleasant. When I write any emails to Ms. Torres she will follow up with my concerns so I just want to say Thank you Lakes of Brandon West for making it a great place to live and be at peace with our stay. Anyone wanting to find a great place to live and feel safe this is the place to go.

We are just moving into these apartments from another city two hours away. They went into great detail about every amenity and every aspect of getting in to the complex. Parking was explained in that you need a decal and VISITORS park in the parking allotted for them. Since I am still moving in we have a rental car. I parked it in my space in order to move things in . My car was missing. I called the police . There is a very small sign on the mangled broken gate. We moved here to be close to Tampa General and could not take my son to his appointment. A warning perhaps for residents would be kind and now possible damage to the rental. You knew we lived there and waited until we rested after a long day of moving. However I do suspect that gate is like that for a reason and that towing company is on the payroll. I suspect the gate will remain open for them. I feel bad for people who would not have had 175 + after moving . Despicable

When applying ask for Denise ! she worked on my application SUPER fast and kept in contact during the process :) Denise has amazing customer service. I would 10/10 recommend, and i am so excited to be moving into the complex.

Terrific place to live. The people are friendly even if they do not know you. The grounds are kept immaculate as maintenance does an awesome job. The office is exceptionally friendly and listens to an concerns we have. Great pool and cabana area where you can have people over for a n ice BBQ. Just a great place to live. Love it here.

Pros: - 4 walls and a roof (arguable a con because you can hear everything in the neighboring units including next to you and above you) - The maintenance team is wonderfully helpful in doing what they can to make the apartment livable. Cons: - An endless procession of roaches and ants. Their bi monthly pest control is not enough. Be prepared to submit a request for pest control at least bi weekly or try to tackle it on your own. - The front office staff is knowledgeable enough to get you in, but once you sign the lease, don’t expect any help from them. - The rent is not worth what they have to offer. I see they are currently running a special on rent. In my experience, any complex running a special means they have more empty apartments to fill than applicants (for good reason, as no one wants to live here). Overall - I do not recommend the Lakes at Brandon West.

I just recently moved in, and I love my apartment. It’s really quiet, and all the neighbors I have met so far are all friendly. Also, Denise really made the move in process so easy. She’s super friendly and makes you feel right at home. I recommend seeing her if you’re ever apartment searching. She’s the best!

I recently moved back to Fl and Denise made this transition super easy to move in she is extremely nice and helpful!!! I love my unit it is nice and overall i like the location and the complex is clean etc im glad to have found these apartments.

Lakes of Brandon West has the best office and maintenence staff we have ever had. Love living here. Very peaceful and relaxing. All the neighbors are extremely friendly and say hello, even if they do not know you yet. Top notch place to live.

My family and I have lived here for nearly two years, and we have enjoyed it. Maintenance has ALWAYS been fast in responding. Just about each time, someone was there the next day. The staff is always responsive and often checks to see if any issues have been resolved. My only complaint is with the trash collection and frequency of the gates being inoperable. The trash collection is sparing and some days, they don't collect at all (other than the off-days). Often the front gate is broken or the back walkthrough gate is wide open when I'm out in the mornings. Other than that, we have had nothing but a positive experience.

I give 0 stars. I couldn't go further without choosing a star This is The worse place to live. The tenants are combative. We did not feel safe in the environment. To many problems with long time tenants.

My first time there. Trash ON the road going though they property, grass needs attention. This some of the problems on the outside. Inside the apartment feels cheap fix everywhere. Needs pest control everywhere. Feels unsafe. I'm telling the truth.

I've been a resident here at lakes at Brandon for a year now and everyone is so helpful and pleasant the property is always clean. I recently had a issue with the resident portal with my password and it was very difficult to get back onto the portal i went into the office and Yuliesky was So So soooo helpful and patient with me she got me back online and on my way!!! Thank you thank you and THANK YOU AGAIN!!!! Yuliesky you are amazing 👏

Overall my stay has been good. But the pet owner situation is not good if your a dog owner you should know the responsibility of picking up after your dog . You can't walk on grass because of the piles of dog mess . Also one of the office girls can be rude at times . I much rather deal with the Hispanic office female which is very knowledgeable and friendly. customer service and professionalism should always be up to par.

Denise was awesome from beginning to the end. She helped me with finding the perfect apartment, helped me with submitting the proper documents, and was a joy during my move in. During my move in, my apartment was showered with little gifts that I very much appreciated. I have lived here before in the past with not the best experience however now I am delighted to call this place home. Thanks Denise!!

I can honestly say my application process was the smoothest I have ever experienced. My leasing agent Denise Pledger was sooooo informative, being new to Tampa, I didn't know anything about the area and very little about Tampa she explained the need to knows and help me walk through the rental process without ANY HICCUPS..... the entire staff made me feel like my new home was going to be a wonderful experience that I'm looking forward to embracing..... check out there apartments because they make it a point to make you feel at home.

I highly recommend moving here hands down for so many reasons! Let’s start with Ms. Denise, an angel sent from above who really has the passion and love to help others. She made the whole process and transition for my family and I seem effortlessly! Starting with the first phone call to inquire, she was friendly and very inviting, which led to doing a tour that same day and saying yes to the property. Ms. Denise was very knowledgeable, consistent, and caring and didn’t mind going above and beyond. We’ve been living here for a month now, I can say we are very pleased. The property is very cleaned and manicured and well kept. The staff is friendly and helpful and have a great maintenance team. Any requests are completed in a timely manner or the same day. One of my fav is the kid friendly 24hr gym and plenty of parking. Overall 10/10.

Do not move here this place is roach infested the women in the front office are very rude the property manager Shaolin Torres is so nasty has a bad attitude I definitely have pics too prove it they have big roaches in these apartments there not even worth the price they are overpriced not luxury apartments the gym equipment always broke the gate always broke. Washer stay not working when your trying to clean your clothes DO NOT MOVE HERE THIS PLACE IS HORRIBLE MANAGEMENT IS THE WORSE !
