    I have lived here going on 5 years in June. I have never enjoyed living somewhere as much as I love living here. With the exception of ONE employee in the leasing office (I am unsure of her name, older woman with straight grey hair) every single employee here has been exceptional. Absolutely exceptional. The landscaping is always perfect, the neighbors are respectful, the apartments are fine for older buildings and maintenance is always out immediately any time I have problems otherwise. I have never felt unsafe here, minus the Florida football-sized toads, but those are everywhere. I like it here so much that it mostly negates the fact that there’s always groups of 3 people or more walking in the middle of the street at any point of the day even though there are sidewalks EVERYWHERE! (If you do that and you’re reading this, you suck.) Thanks to everyone to works here! And shout out to Mary Lou for being the MVP for all of us, especially during the pandemic.

    So, I’ll start with the negatives. My major complaints are the interior and appliances in our apartment are dated for the price we pay to live here (see attached photos), and some of the staff are very rude and unhelpful. Monica, Michelle, and Gloria in the office are the only people I’ve had a positive experience with. DO NOT MOVE HERE IF YOU HAVE OR INTEND TO HAVE PETS!!! They basically used the fact that we had a dog (only for about 5 months of the two years we lived there) to take our money. Carlton Arms withheld our pet deposit ($250) when we moved out stating there were “pet stains” in the dining room and bedroom. We had baby gates separating the kitchen and dining room from the rest of the apartment and our dog was never allowed in the dining room or kitchen so I’m not sure how there could have been “pet stains” there. See attached photos of our carpet and see for yourself how their claim that the carpets needed to be replaced were false. There are some positives to living here. This place is conveniently located if you plan on attending USF and positioned close to I75. Some of the more affordable apartments near USF that aren’t student living. The apartments are nice but very outdated and certainly nothing glamorous like some of the more expensive apartments in the area. All in all, I would not recommend living here.

    My boyfriend and I moved in 7 months ago and we are very happy here. Office staff and maintenance are very friendly and easy going, and very responsive. You would be hard pressed to find another apartment complex that offers this price per square foot, amenities, and accommodation. Hearing horror stories about other apartment complexes and rising rent in Tampa makes me appreciate this community even more. Worth the wait!!

    WOWWWWWW!!!!!! Where to start with such a beautiful well groomed and homey place. The surroundings/grounds are ALWAYS well taken care and if you think the outside of the complex’s are gorgeous the apartment homes are even more flattering to the eye. Apartments are what they are called however home is what I consider and call them. Not only because my apartment feels like home but even from the time I drive through the front gate and am always greeted with a warm welcome followed by name, making me feel like I’m more than just a unit number I’m a family member that is home(it’s the small things that make the heart smile). Also the front desk employees and maintenance crew are always willing to help rather over the phone or in person when I go up to the front office. I have been a Carlton Arms family member for over decade leaving only once between that time and returning back because of the lasting affects of it feeling like home. *Amenities-Outstanding *Staff-Outstanding *Environment grounds-Outstanding *Cleanliness-Outstanding **God Bless**

    I’m on my second year of living here and as someone who knows what a terrible community looks and feels like to live in, I can GUARANTEE you that this place is deserving of 10 stars if possible. They truly care for the residents, work orders get completed within 24-48 hours, the grounds is super well kept, and the staff is the friendliest staff you’ll ever meet. I love everyone at the office! Vivian and Jamil are the best management duo you’ll ever meet. I’m not sure why some people have had a negative experience, perhaps those individuals should look internally as to why they aren’t happy, but this team excels in customer service. Maintenance is the best here and grounds is truly elite! I do wish the apartment had a washer and dryer but you truly can’t beat the price!! People who complain about pricing have obviously not shopped around in awhile, it’s expensive out there and carlton arms has done their best to maintain their business and quality while only raising the rent a very low percentage. I wish I could give 100 5 stars reviews! Get on the waitlist! You won’t regret it!

    Great place to live. The neighborhood is full of nice people who keep to themselves. It’s cheaper than most other apartment complexes in the area without having to compromise the type of area you live in. The positives for this complex are as followed: 1. Cheaper than most other apartments and still has a nice neighborhood 2. Landscaping is kept very nice 3. Staff is very friendly 4. The main pool is very nice 5. Lake view is great if you can get an apartment adjacent to it 6. Access to the river and has kayak/ canoe storage 7. Complex is updating their service with an internet provider to provide internet for low cost 8. There’s a room to “rent” above the leasing office for parties. Last I checked, you make a deposit and if nothing is broken you get the deposit back. Nothing really special in the room, but very nice option to have. (Big negative is that even if you have the room rented, you cannot let anyone use the pool/ have a pool party) The negatives for this complex are as followed: 1. Very small gym with not a lot of equipment (biggest negative is that it’s not 24/7) 2. Pool is not open 24/7 and there is no hot tub (hot tubs are also not allowed on patios either) 3. No dog park/ area for dogs to run off of leash 4. Basketball court is run down 5. No in/unit washer or dryer hookups (biggest negative) 6. Maintenance has worked on the building at very earlier hours while you’re trying to sleep 7. Complex previously did not charge for water/ sewage but increased rent and started charging water/sewer in same year 8. Another big negative is that there is no clubhouse that is opened daily. A lot of other complex’s have games like a ping pong table, pool table, board games, TVs, etc.

    I just recently renewed my lease and have been here for 5 years now. I am very pleased with the area. Lawns are always kept up looking nice. Maintenance is always done in a timely manner. I am a senior so appreciate not having to hire someone to do these chores for me. The management team has always been helpful. Thanks to everyone!!

    I just applied and paid the $50 wait-list. I want to moving here because; my apartment complex has a new owner after five years of living there so everyone has to move out due to renovations. I hope my process goes as smooth as others on here have had. I know this complex because; I transport Veterans from this complex and they speak highly of this place. I'll keep everyone informed of my process on here. :) Good so far.

    Today we went to Carlton Arms North location for an unplanned visit/tour. When we entered the leasing office the staff treated us so nicely and were very understanding. Lucille took us on a tour and she was very informative and knowledgeable! We really hope that we are able to move into this great community - our current apartment that we reside in are raising our rent by $700!! Carlton Arms appears to have very reasonable prices and such amazing views!! Thanks again for your time today!

    Don't bother joining any waiting lists... the wait is forever...... they will remove you from the waitlist without you even knowing and they will keep the 50 fee & bank on your months of waiting... Not worth investing time into this place. You will be better off to look elsewhere!

    We've been waiting for more than eleven months for two bedroom apartment/townhome. Our number in queue increases every time I call the office. Initially ( at the time of application) , it was 13, which after two months got increased to 38. The Leasing manager couldn't justify the move, so she hung up. I called last week after about five months, but the number in the queue is almost the same. Something fishy. It is a clear-cut violation of HUD equal housing!! I hope they will be able to justify this to HUD. Edit after property response: I received a call from the property manager, She was trying to defend herself even though people are discriminated here.     I have lived here for 2 years and had a great experience. I have a 1 bed room on the second floor and have a beautiful lake view. Very quiet, nice neighbors. Everyone has their own HVAC system so no cooking or other smells from other units when you're inside your apartment. The best feature of this complex is the beautiful, well-kept grounds, with long walking paths for my dog, amazing views from 3 different lakes. This complex also has a park-like area next to the Hillsborough river in the back which makes it so convenient to "go to the park" in your own backyard. The laundry room is always well kept up, clean, and convenient. Maintenance has been quick and responsive. Pest control has gotten rid of my initial roach problem. On move in, I remember my apartment was prepared so well and clean that I could not find one thing to put down on the list of things that were not right. To exit the complex to go to work daily, I always turn right then U-turn at the second U-turn to keep myself safe with the street crossing. Overall a very positive rental experience for me.

    Carlton Arms is by far one of the nicest places I’ve seen and lived at. It’s like being at a resort. The staff always goes above and beyond in helping new and existing tenants. Lucille in the front Office was extremely helpful and kind. She made my move in run very smooth!! I highly recommend.

    In a nutshell, and considering five stars would only be reserved for a spectacular experience which is rare, overall, living in Carlton Arms North over the past 1.5 years has been a good experience, as it's super close to my job, the highway, commercial establishments, and management and maintenance are responsive, the community is well maintained, prices seem relatively reasonable, and so I'd certainly recommend at least considering this place if you're in the market for an apartment in the area. One downside is that their fitness center is a closet, quite tiny, few machines, and it'd be nice to see them invest in a larger setup, particularly post-COVID after we've learned about the positive effects of social distancing in such a setting.

    Beware to current and prospective renters they are not renewing leases for long-timer renters (5 years for us but we've heard it happening to tenants that were here for 15) with no reason given and when asked said they don't have to give one. So if your current lease agreement is below market because of inflation be sure to plan accordingly when management decides they want to pull the rug out from under you.

    I loved how smooth the process is. Everything was available and unlike my previous apartment complex THEY ANSWER the phone and ANSWER all questions and concerns. The only dislike is that I called prior to my move in to confirm if my unit will have the updated version with microwave and the young lady confirmed it would and when I moved in it didn’t. I intentionally threw out my old microwave & had to get a new one.

    I lived at Carlton Arms North for 2.5 years and it was the best property. The grounds, service from all the employees, and the overall peace there was amazing. Had I not purchased a home, I would still live there. Sad to read negative reviews from people that don't live there and have no idea how great the community is.

    The move in process was so smooth. We came from a place that is truly a horror story in disguise. This place is the complete opposite! From the people at the front, to the grounds and maintenance, and the leasing staff, everyone here truly cares and it shows. The property is beautiful and a dream to live in. The grass is greener at Carlton arms north! Worth the wait.

    I chose this complex after an extensive search in the area and have found it has consistently met and exceeded my expectations. The grounds are immaculate, the service stellar, the response from the office staff outstanding and the security top notch. Will definitely be renewing my lease for another year.

    If you were the dream of the perfect apartment complex I can guarantee you one thing it would not even come close to what Carlton Arms provides from the maintenance staff who is always always 100% accountable 100% there those guys go above and beyond and do more than they probably should, but just to make a customer happy they’re outstanding. I am blown away by those guys every day because they work so hard to keep our community so beautiful from green scene to the maintenance the maintenance supervisor Mr. Dave Prince is one of those guys you meet once in a lifetime who will give you his word, and his word is gold he always make sure that you are taken care of in his staff make sure that they take care of you and the best possible way as fast as possible. I have lived there for years , I will live here for years. Like I said you could never dream of a better place even if you tried I love my home I love the community I love Carlton Arms.

    Living with mice in our apartment and managent acts like it is no big deal we are catching like 2 mice per day and having to get rid of them seem very unhealthy with germs. We were told could take 3 weeks or more to fix we have are talking about dozens of mice not just a few.

    $1,200 for a 500sqft studio? This is pure evil. And renting is stupid. You're paying someone else's mortgage. Home ownership is stupid too. You spend your entire life paying it off and its still not your final resting place. Home ownership, water and energy should be free. All services and maintenance paid for in tax. In the old days land owners would give you land in return for your loyalty and promise of service in war or household. Nowadays we provide a lifetime of service and loyalty and they make us pay them.

    This community is absolutely amazing. I lived there for over four years. The neighborhood is always clean, peaceful, and safe. The office staff is extremely friendly and helpful. The maintenance service is always fast and perfect. I would strongly advise you to live here.

    They dont take our concerns seriously and refuse to help us in a time of need. The director never returns our calls and her assistance is very rude and hard to deal with. We also have issues with Mold in our apartment that is being blown off
