I recently worked with Josh from Pro spec Home inspections to get a home inspection for my clients. Josh was phenomenal in every way. He was extremely knowledgeable and thorough, and he took the time to explain everything to us in detail. He also went above and beyond to help us, even after the inspection was over. He also went out of his way to get us a second opinion from a licensed structural engineer about the extent of the roof damage in a short notice. (WOW!!!) I have worked with many home inspectors in the past, and I can honestly say that Josh is the best of the best. He is professional, knowledgeable, and helpful. In reposnse to their response, the home is in my girlfriend's name and is in Hernando County on Gondolier Rd. If it wasn't you how do I know who Josh is? I dealt with you guys through the entire process, was just booked in her name. I gave one star because Josh came out and fixed one of the issues they missed. Otherwise we couldn't be more dissatisfied with the service we paid for. We have found multiple issues since moving into our home. One of the window panels was replaced with glued in plexiglass that rattles and leaks when it rains. Pool that we paid for an inspection on has leaks and damage to the surface in multiple places. The water line to the refrigerator was not connected, the shower leaks all over the bathroom floor, there is a soft spot on the roof, a massive hole in the ground next to the foundation, the oven range hood was not connected to the roof vent, there was massive amounts of mold in one of the toilets, the irrigation system was non-functional and the garage door sticks when opening and closing electronically. Find another inspector to drop 450+ dollars on.

I am thrilled with how thorough they were. Every issue with the home no matter how minor the issue was well documented. The fees were reasonable and they were worth every penny. Even the re inspection fee was reasonable. In a time where consumers feel they’re being priced gauged and reviving nothing in return it was refreshing and uplifting to say that this was definitely not the case. Also it’s worth mentioning they’re great at communication.

Hello! This is an update to my review. Since moving in, I found multiple of issues that were not brought up to me (on the inspection report). i.e. we had to replace the garbage disposal (which is something we would do) but the issue is we found electrical wires exposed and an outlet behind the sink piping is not covered. I enclosed a photo for reference. Another example is there is a light switch in our master bathroom that does not turn on anything and the light bulb above the bathtub does turn on. We tested the wiring if the light switch and it has not power and tested the bulb and it still works fine. Another major concern is a bedroom has all of its wall outlets connected to a ceiling fan and light switch. So when the switch is off, we have no power from the outlets! I reached out to Joshua and he was going to give me a call 3 weeks ago to go over the concerns. As of today, I have not received a call. During my text correspondence with Josh, he told me that my agent told his crew that my husband is a contractor so we don’t care about minor issues and only focus on major issues..Why are you taking my agent’s words and not verify with me? I paid you the full price for a “full” inspection report not for just “major issues” report. How do you know what I define as major or minor? The crew only spent 1 hour to complete an inspection of a nearly 1700 sq ft home. (I sold my townhome of 1385 sq ft, the buyer’s inspector spent 4 hours going through everything with a fine comb. (I thought Pro Spect was professional and efficient bc they knew what they are doing but they overlooked a lot of things.) Hence I changed my 5 star ratings to 2 stars. I’m in the process of buying a home in Citrus Springs. My agent and I do not know this area at all. She and I did a thing..”smart shopping”. We reached out to 5 companies total and found Pro Spect as the most competitive. I was a little skeptical of their phenomena pricing at first and Joshua told me they have the BEST pricing because they are family owned and operated business! I love doing family owned and operated businesses so it was a no brainer. In additional, they have 5.0 stars review and still standing strong. Let’s talk about their website and report. Website is easy to navigate and the inspection report is thorough and detailed. I would hire them again for future buy and recommend them to friends and family. Thank you again, Joshua and team!!!

Joshua and Dallas were excellent. Their full home inspection was incredibly thorough and helped us uncover a lot of issues with a house that we were interested in. This is our second time working with Josh for inspections and we highly recommend. He has a great, a la carte menu that allowed us to not be forced into one package but add on the inspections meaningful to us. We've done both the full home and just 4-point inspections, and both times added pool & wood destroying organisms' inspections.
