I really like this hotel. The staff was friendly and nice and so was the hotel manager. The rooftop restaurant has some nice views of the city and ocean. The decor is quite pleasant. The only reason I didn't give it 5 star was because they had made no objection to my request for a late check out when I checked in but on the day, they literally gave me 10mins to vacate the room while I had a work call which I eventually had to cancel.

The room very dark and poorly equipped. The view from the window is the wall which is 1 m from the window! Very noisy, it is impossible to sleep. There are not even towel rails in the bathroom. Photos of the hotel from portals have nothing to do with the real conditions. In the room cockroach. Breakfast very modest. Only eggs in various forms and bread. The manager very unpleasant. In the reservation we had a "city view" and what we got you see in the photos - a view of a dirty wall. The room is like a basement - depressing, dark and damp. The pool is dirt itself. The rooftop view is a graveyard and some kind of mess. Photos taken at 2 p.m. in the room is dark.

Amazing! Friendly staff. Delicious buffet breakfast. Lovely pool area. Close to the beach/night Market. Would definitely book again. I would however recommend the barmen learn how to make proper cocktails(not too great) Would also be nice if guests were able to buy ice from the hotel? Wifi signal is not very strong in the rooms but that was not major. PS: did not expect the 'government tax ' upon check out. 1 dollar a day per person. Still going to book again! Was a lovely experience.

Great hotel when visiting Stone Town. Friendly staff. Good food and drink choice. Great location for walking down the harbour/ beach. Rooms are a bit dated and dark but welcoming after a hot day in the sun. Nice pool area again small but all you need. Not perfect but a good 4 star hotel....would stay again.

Stayed here in mid May 2022 with my partner. Fantastic staff and beautiful big rooms right on the edge of stone town and right infront if the sea. Beautiful big dining area overlooking the water. The place is also immaculately clean thanks to the fantastic cleaning staff who never seem to stop. A lot to choose for breakfast too. I would highly recommend.

Spacious and clean rooms, liked the quiet and clean pool and the location. Thanks to the manager and staff for great service, we had a good stay. Only downside for us was that the bathrooms have no door that can be closed.

Fantastic place to stay, caring staff and sublime rooms with great decour. The breakfast buffet, lunch and dinner had exotic meals that have you dancing all day.the chef's special fresh delight leaves you flabbergasted and I found out ths hotel is run by a woman!!. Fantastic it disapproves of negative sterotypes attached to women who run buisnesses most especially in Africa. In all i would reccomend this place for people who want to pursue pleasure either solo, with friends and family and even on a buisness trip. it was truly a monumental moment for me.

Really nice location-less than 5 minutes from the ferry and Fodhani Park and close to the main road to get transportation. The rooms were clean and pretty nice. Restaurant food was good as well. We were satisfied with our stay and the value.

Wonderful place in Stonetown, not soo noisy, super friendly staff, amazing view on rooftop, great beds and modern bathrooms. It's a fairly new hotel with a small pool which is quite private. I will be back!!

Stayed here while we spent an evening in Stonetown, lovely hotel with friendly staff. Rooms were clean and well-kept with the charm of a period Zanzibarian building. Private pool with loungers that you can be served both food and drinks at, perfect place to relax amongst a lovely manicured garden. Dinner and drinks on the rooftop terrace to see the sun set over the harbour water. Food was excellent with great seafood and continental dishes. Drinks were reasonable and solidly strong with lots of cocktails. My wife has stayed here before and we would both stay here again! Thank you Seyyida!

The rooms are very dark with extremely thin walls. You can completely hear your neighbours conversation and the footsteps above. Breakfast is very average and the pool area area as well.

The rooms are quite big, but very, very loud. We had our room heading to the small street (directly above entrance), where it was really loud till 2 a.m.. Rooms are clean and ok for a short stay. Rooftop restaurant provides a lovely view over the sea. Service was not friendly. Not even greetings or good byes at receptions. Unmotivated stuff at the restaurant. Swimming pool available, however, to get towels one have to go to the reception and discuss to get it. Location is near sea in the middle of stone town.

Stayed here for 2 nights while exploring stone town. Very nice spacious room, and on the day we had a late flight they let us stay in another nice (but smaller) room downstairs all day. Great view right on the water from the rooftop bar. Central location. Was quite happy with our stay here.

Incredibly disappointing. We were due to stay here 1 night while transitioning between safari and our week stay in Nungwi. Firstly a car cannot drive to outside the hotel. As we were following our driver with our bags, we were accosted by about 4 men trying to get money from us. Immediately surrounding area felt very unsafe. Unbelievably unhelpful and unfriendly guy at the front desk. Broken safe in the room, beside which was a note to say we should leave our valuables at reception in their safe, guy at reception hadnt a clue what we were talking about and took 45 mins for him to finally agree to take our passports. Photographs are completely misleading. Have stayed in nicer hostels in SE Asia. Rooms are spacious but tired interior and poor reception area. Basic small pool. Scrapes a 3* rating in reality. Overall was so bad we contacted our travel agent and got moved a night early to Nungwi. Would NOT recommend. *Edit- written as we were due to leave. While waiting in the lobby for our transport to arrive, there was a large rat being killed with a brush by staff just off the reception area.

We had the pleasure of staying 2 nights in this hotel. You get fit with the stairs, beautiful terrace overlooking the sea, attentive service and friendly staff. Fresh simple breakfast buffet, with a special fresh delight from the chef daily. We also had a mouth watering dinner prepared by Chef Shav which was absolutely amazing! Would highly recommend this hotel. It is centrally located close to the promenade and the shops in Zanzibar.

My wife and I stayed here for four nights. The staff were super friendly and the food was great. Personally I felt the rooms were slightly small but overall we enjoyed our stay.

Great little hotel, big rooms Nice pool with a small sitting area. The place is located near a mosque, also lots of people are passing and sitting near the entrance, so it's quiet only late at night. Rather than that everything was okay

Was here just for a drink. Paid another price than told before. Very impolite staff, not responding to feedback. Bad communication and total rip-off. Basically, it is scamming and thievery. Even at very chic and unique places in Stonetown the prices are lower. For example at Secret Garden you'll get topnotch food and service for the same money. It's better and safer to go somewhere else. If you stay at Seyyida as a guest it might be better and nice because it looks beautiful.

Staff were very friendly and the rooftop bar/restaurant is beautiful! The rooms however are very outdated and are not at all city view, but rather a view of a wall next door. I was on the first floor right above the noisy alleyway where I could hear everything. The food was also not great, and only two menu options were available due to there being fewer guests - not sure how that is my problem or why it should affect the quality of my stay.

I walked in by chance but what a sotry this hotel is, it is the best kept secret in Stone Town! It is so beautiful, with spacious comfortable airconditioned rooms, pool on the first floor and my favourite - the rooftop area with the best view of the sunset and the promenade. But the soul of the place is Maureen- nothing is too much of an effort for her, she is incredible, with such care and attention to detail! She is truly passionate about her work. Seyyida hotel is my preferred stay in Stone Town.

It’s more of a 3 star hotel than 4. The reception staff are not friendly or helpful and seem very disorganised. Don’t stay in room 307. It’s right under the kitchen and you’ll hear cutlery falling and tables being moved late into the night and early in the morning. The bathroom shower is also broken. We asked to be moved and after mixed messages we finally got moved to another room. There was jack hammering construction going on this side. The wifi doesn’t work. The breakfast is ok but they won’t cater for dietary requirements so if you are vegan or gluten free good luck. The rooms and beds are fine and the location is great near the food market and ferry. I wouldn’t recommend staying here. We heard Tembo house is nice but it was sold out during our dates. Also if you like Indian food go to Harbour Kitchen which is 5 mins walk from this area.

Lovely place to stay with great staff. I had just the one evening meal which was great. The breakfast could be a lot better. Other than the fruit and dozen egg options, everything else is very tired looking. Pool us fine, but it sits within an atrium so you have to move around to catch the sun or not. Roof terrace is great though, and has beds!
