    It's a really nice community with nice lakes and surroundings. However, the houses are a little smaller as compared to other places. I lived there for a year and liked it a lot. Kacy at the leasing office is such a nice person who knows how to communicate well. She very helpful to residents and the maintenance staff is also very polite. As an international student, I will definitely recommend this place to stay.

    Do not rent here. I used to have a good review of this place, but now that I have been moved out for about a month all I can say is this place is predatory. Look at the photos attached of the dumpster from when they were "switching contracts" yet still charging us a trash fee. The water fee is ridiculous. They use an allocation formula based off of of the number of bedrooms your unit has with no cap. When I asked to see the formula with the original water/ sewer bill, they refused. Smells fishy especially when the water bills are over $130 a month and rising for a 2 bedroom apartment for 2 adults. When I moved out they "accidently" charged us over $1300 extra because our payments were autopay. Its been nearly a month since I moved out and no check is in sight. To add insult to injury they charged my security deposit $25 for normal wear and tear on the carpet. When calling them they always say "we'll get back to you" when they do not have a good answer. They never get back to me. Whenever I have had concerns I have never been able to speak to the leasing manager which makes me know this operation is poorly managed.

    This place doesn’t deserve a star because there’s no service at all. The community would not take responsibility for any troubles or damages (such as water leakage or broke pipe or flood). You stay at your own expenses until they fix it even if takes months. Maintenance is below par except for those technicians or maintenance guys who really try to fix problems. I wish they have more resources because they are genuine at least. We had to go through lot of troubles during our stay. All they care about is rent and they make decisions about how you need to live your life. There’s no security at all. My car front bumper lip was stolen right in front of my apartment. It’s around $1650 carbon fiber part. Amazon packages are stolen and no where to track. How pitiful! Biggest mistake!!

    As someone who lived there for 4+ years, if you're looking for an honest review- this is it. Overall, a very clean, safe and well maintained property. I took advantage of the amenities like the pool and gym. They have package lockers to keep deliveries safe. And each unit has its own entrance- no shared stairs/ entry ways. Each unit also has its own alarm system with ADT. Maintenance is timely and pest control kept many critters away. If you see any complaints about pests/ bugs, I'm going to tell you now- it's those tenants. If you keep a clean space, clean up after yourself, and regularly do pest control with the property- then you aren't seeing bugs like that. An occasional ant might come in though. The last year of my time with Oak Ramble is one of the many reasons I chose not to renew, the other was distance from my job. There were two natural causes that resulted in fallen trees, both times I was directly impacted. The person from the property who both times came to speak with me and the neighbors effected was Marianna. She belittled us, rather than agreeing it was a natural event, she made us all feel like criminals, asking which of us knocked down the tree and if we witnessed anyone do it. I wish I was kidding. I should have known then that Marianna would be a problem for me. The rest of my time at Oak Ramble if I had to work with her for anything, pest control, maintenance, etc, it was handled with a poor attitude, lies that she submitted it and ignored when I asked for help when things were not completed or still having issues. One particular instance, I called about my AC not working, could see it still wasnt working, called the office again and was told by her that "maintenance isn't going to come back." I ended up having to LEAVE work to go deal with it directly. I was in TEARS over the way I was treated. Luckily property manager, Cassie came to actually get it fixed. I was able to speak to her openly about how I had been treated by Marianna. It got to a point that if Marianna answered when I called, I'd ask for a manager. She'd ask me if she could help, and I was quick to return her attitude with, "No, youre not a manager." In the last year or two oak ramble also "upgraded" a few things, which includes not so smart locks- they were convenient at times, and worrisome other times. And then most recently EV charging. I appreciate that they wanted to add that, but they placed them where there is limited parking. Making close parking to units even harder. My advice to new comers, take every review with a grain of salt- including mine as this was my personal experience. To Oak Ramble, thank you for your years of having me as a tenant. Specifically Cassie, Sharon and Austin. I am grateful that you let me call that place home for so long. But seriously, keeping Marianna is a mistake. She will continue to be a detriment to your property. I know my experiences with her are not isolated.

    I thought that this was going to be a great place to live. The office staff our nice, and they do have smart features to the home, but this place is old and run down. My AC has not worked the entire time. In the middle of the summer, it was 85 degrees in there and the maintenance staff did nothing but say that it was hot outside. My electric Bill was 3x what I was paying at my last apartment. The water bill is also through the roof ($83 for a 1 bedroom). I suspect that they are making us pay for the fact that they refuse to fix the sprinkles and have gallons of water rushing down the street every day and night.

    I found leasing agent, Ms. Mariana A., professional and polite. She'd taken the time to show me an apartment and grounds. She has answered all my questions. The grounds were clean and quiet. I really like the apartments.

    Living under my upstairs neighbors is becoming unbearable. I hear stomping and loud banging noises throughout the day and night. I tried to talk to them, but they were rude. I have complained to the leasing office but the problem remains.

    The plus best place I've ever seen since I've ever been in this business for a long time The apartment was perfect the people were pleasant and the maintenance team is excellent
