DON'T. last resort booking, would have been better sleeping in the car or on a park bench would be a lot quieter and with more amenities. Have travelled to a lot of South east Asian countries where things can get a bit rustic but nothing has ever been as bad as this place. Room had no towels, hand or body, no face washers, no Tea of coffee, cups, kettle or any crockery, fridge had to be turned off during the night due the noise, pillows were a small square cushion in a pillow case, coffee machine in foyer dispensed some sort of brown liquid, undrinkable and at 2 euro a go. Don't do it, pass it by and keep travelling.

On a weekend get-away we saw no reception staff, self-serve experience: keys in a safe, WiFi details printed, checkout postbox for keys. No towel change and low towel quality. Rooms are ample compared with other similar hotels. Chinese all-you-can-eat buffet on the ground floor. TL DR - good for a place to rest but not nice to spend time in. Bed, shower, breakfast with no fuss.

My parents just staid there, DO NOT GO OR BOOK THERE. It’s extremely dirty, abandoned, dusty… they do not ever clean, they never change your towels… They asked for when the maids would come to the hotel to clean the room, they never came in 6 days!! There’s no real reception, no breakfast, no room service, curtains haven’t ever been clean, no night tables, the first room they had the bed was infected, health department should close the establishment.

This place is a dump. Very run down, found some creepy crawlers, stained towels and WIFI internet was down the first day and the concergier was very rude. The location is far from Waterloo village center and I don't recomend this place but works for the night at the clinic.

❗EXTREMELY NOT RECOMMENDED❗ No booking system no one answer the phone in the reception dirty rooms. Old fruntre uncomfortable bed and not clean,friger rusted. The way to the room full of cigarette smoke you can smell it Not for family.

MY ADVICE: If you are going to pick this place just because it is nearby, DO NOT DO IT! IT'S NOT WORTH IT! - The rooms are very dirty and the whole environment in general is not clean - Very Noisy - A lot of parties (it felt like a place where students stay), the room/door are not insulated and it sounds like people are walking and having a conversation in your room On top of everything, I have asked the host to change my room because of the noise, and he just told me HE DOESN'T CARE. The place is a s**thole and expects only people which are basically "forced" to stay there.

Very bad hotel, 👎 I booked room online, when I arrived ,no any body in reception, if y call service, service don't answer, 2 hours waited with out any results, Not recommend!

There are not enough money in the world someone could pay me so I would spend 10 minutes extra to the hotel. The “private” parking is a spot in front of the hotel, nothing saying “safety”. Rooms were bad, not clean, in general a bad experience

A bit low standard for the price. I had a kettle that was not working. There are no cutlery, kettle or tea in the hotel kitchen. Breakfasts delivered to the room twice the same ... Average at most. Poor (no) lighting in the main room, it was quite dark all the time, only the side lamps worked. The gentleman who manages the hotel was quite nice and helpful.

Never again. I have booked a room using Agoda, which is also as bad. I have got there at aprox. 20 o'clock. Parking lot is not organized and is not lighted. The outside door is locked with a security code. A resident of the hotel opened the door for us. Reception was empty and a note left, that says we should follow the instructions we got per email to get our room key out of the safe. No email what so ever is in my email inbox or in the spam folder. The only message from them is: "To view the message, please use an HTML compatible email viewer!". I tried to read it from my laptop, but it is the same. No information. Afer a call to their customer service, they gave us the code to the safe. Back to the outside door, if the resident was not outside smoking, we were have been stuck outside in the rain. Facility is old. Room and bathroom are not really clean. One can hear the other residents from other rooms, like the walls were made out of cardboards.

The rooms were filthy, Dust everywhere which is grim even for a value stay. The rooms don't even come with the basics such as a kettle and will charge you 2 euros for a cup of hot water. Location of the hotel is not ideal either its far away from restaurants / pubs. Food delivery service there's only a handful of options. It was an ok stay for 2 nights but anything more i would of paid the extra money for somewhere else.

A nightmare! everything is dirty, dusty and broken. The worst accommodation I have ever visited and I got to mention I even slept in some hostels throughout my youth. Nothing ever came close to this. Left after the first night because of these circumstances, and was promised a refund. Never got anything. If you are thinking about staying there, don’t do it.

Room was decent for the price. Ok clean but a bit old. Other guests were very noisy and could clearly be heard long into the night.

Not such a nice place to stay. The ground floor corridor always smell cigarette and WiFi doesn't work in all rooms. There is a dedicated lift to the 4th floor which doesn't work always and there is no clear signage for alternative exit route making it very dangerous in case of an emergency. The numbers provided for emergence doesn't work during the day especially when you're trapped on the 4th floor as a result of the lift not working. Concierge/management are not friendly and doesn't care much for your plight. However, the room furnitures im are okay (kind of vintage) and the bathroom is good (modern). It is also located close to VKI which was where I was visiting at the time.

Poor - Bad experience, Not recommended Checking in was like a Puzzle 🧩 or James Bond Movie - The guest cannot Enter the hotel without authorized secret CODE sent by email. Once you use the CODE and enter hotel then another CODE will be send to open the locker so that the guest can get their Room keys. Third time you will get a CODE for internet 🤪 There was No AC in room, dirty bathrooms and noisy rooms. Better to sleep in your car than this hotel.

My stay at Value Stay was fantastic. The new manager, Tino, who has taken over the hotel recently, was very friendly and service-minded. The room was clean (looked newly renovated) and had a window towards a a very calm area, even though the hotel itself is located on a main street. I'd definitely recommend this place to anyone looking to stay in Brussels/close to Brussels for a decent price. 5/5 on everything.

You cannot expect this place to be perfect, because it is a budget hotel. However the rooms are clean, the food is good and the owners (the hotel is under new management since 2019) are very friendly and helpful. I can recommend this place for everyone who is looking for good value for money.
