Nice and clean, awesome views, kind hosts. Parking available on the property, which is at walking distance from the city centre. Very recommended!

What a beautiful location for our last night in Italy!

Travelled around Italy for three weeks and this is the best place I have stayed. Very quiet, clean room with a comfortable bed, large bathroom and a working air conditioner. Good location with a short walk to restaurants and shops. Staff are incredibly kind and helpful.

Amazing and friendly B&b in Tivoli. Ask for the tour of the Brutus villa, they are rightfully proud of their land. The views are beautiful here.

Gorgeous villa with stunning view of the Lazio. I could even see over the ruins of Hadrian’s Villa from my room. Place Has a pleasant garden with Cyprus and olive trees. 16 min walk to old town Tivoli. Rooms clean and comfortable. Staff helpful and friendly. Good breakfast. Good value for money. Great place.

We stayed here in early May, 2023 and unfortunately cannot give a great review. The location is good if you are spending time in Tivoli, and the views over the patio are nice. That is the good news. But if you want to take a hot shower, then you have a problem. Our first morning it took about 7 minutes of running the water to get any hot water to the shower. The second morning it took at least 10 minutes to get hot water. And our third morning – the day we are headed to the Rome airport for a 9.5 hour flight – we ran the water for 20 minutes and never got any hot water. We took a sponge bath with cold water. When we pointed out the 20 minute wait time without any hot water, we only got a patronizing apology and a reply that ‘yes, sometimes it takes awhile for the water to heat up.’ If you choose to stay here, get up early and be the first to take a shower and maybe you will be lucky and get whatever hot water there is. Also, if you choose to stay here, the continental breakfast is underwhelming. We have traveled a lot over the years and have stayed in well over 200 different B&B’s, and we have seen everything from excellent to average to disappointing. This was disappointing. We should also mention how on our first morning, one of the owners was doing accounting paperwork at an empty table in the breakfast room...during everyone's breakfast. This was very odd, and he was upset which changed the energy in the room. And we should mention that our first night there the owners son was having a party with his school friends. They were very loud until sometime between 10pm to 1030pm. We don't want to deny their son the chance to have fun with his friends, but it was noisy for far too long than it should have been. It looks like other people have shared positive reviews. Unfortunately, we cannot give a positive review.

This place was great and I definitely want to return here! The view was incredible from our room, the breakfast was fantastic and the staff was really friendly and hospitable. They could even speak English, which seems not too common in Italy. The bed was comfy, the room was big enough and everything was clean. Many thanks for our great stay!
