    The management does not have a good handle on running these apartments. The apartments are well kept. The Management is not responsive, will not work with you to resolve problems easily. The Cliff’s will do ANYTHING to help you especially if it was their mistake. Fair Park made a mistake in the application waiting process and (the same one the Cliff’s made) the Cliff’s made it right in 2 days. Fair Park wouldn’t make it completely right and I had to call downtown and call in favors from friends to get assistance to get my dads money back who is on Social Security only! This place is not somewhere I’d want my kids or any family member.

    Inside, the apartments look decent, but my experience was overall poor. There was an issue with nearly every appliance. The dryer would leave rust stains in my clothes in nearly every cycle--I lost dozens of shirts. The air conditioner continuously breaks or malfunctioned and made loud noises most night. The microwave had electrostatic and had to be replaced. Every year there is a spider problem. And there were constant plumbing issues. I was able to handle most of these issues, but then we began having neighbor issues. There would be fights, trash, and loud talking and cursing all the time. Whenever we reported this to the office, nothing was ever done. When we started calling the authorities for incidents at 2AM+, the front office asked us NOT to do that--yet we weren't given a reliable number for issues at that time of day. The final straw was when my car was broken into. At that point, I was beyond frustrated and now felt that my safety was at risk--it was time to go.

    This is definitely a "you get what you pay for" apartment complex. I've lived in the 2 bed/2 bath apartment and now live in the 2 bed/1 bath classic II apartment, both on the first floor. I really enjoyed the 2/2, the all the rooms are really big, theres 11 foot ceilings, and the rent is pretty reasonable. It's all 100% beige, but what apartment isn't? The parking situation wasn't the best though, there were multiple times I had to park way far from my building because there were no spaces. The classic II however, is not worth the money. I've only lived here 2 months and I'm already looking to move apartments because the thought of another 10 months makes me want to cry. The ceilings are only 9 foot and that 2 extra feet really makes all the difference with noisy upstairs neighbors. I can hear nearly everything, and it's not just them being inconsiderate, I think the construction is just poor. The air intake for the air conditioning is in the master bedroom and is incredibly noisy so it's very hard to sleep, plus they had to lower the ceiling to make room for it which makes it seem really cramped. Appliances are included in all apartments which us a plus, but they're so loud I have to plan washing my clothes and dishes when I know I'll be out. Some positives: Maintenance requests are *always* completed within 24 hours, sometimes even same day depending on how early the request was put in. The whole complex feels really safe, I'm never too nervous walking to/from my car at night. The renters before me in the classic II had dogs I assume and they replaced the carpet in all the rooms before I moved in. The location is really convenient to a lot of things without being too busy, though the light near the gas station can be a nightmare but that's not really on the apartment complex. All in all, I would only recommend this complex if you're moving in to the 2 bed/2 bath or a 2 bed/1 bath on the 2nd floor. This all might seem nit-picky, but when you're actually living here it's all amplified and makes it incredibly frustrating. Edit: changed my rating to 2 stars because I should not be able to hear every single move my upstairs neighbors make and managment is no help. Getting out of here asap

    I moved in about 2 months ago. Yes the apartment is older but they will fix any issues. I’m a student and lived in south Fayetteville for 3 years. Since moving to fairpark, I feel much safer in my neighborhood. The people in the office are nice and proactive.

    I had a two bedroom apartment to begin with. Then I got a wonderful, absolutely lovely divorce and moved into a one bedroom. The two bedroom, upper level, was great! Vaulted ceilings, lots of room. The one bedroom is dark and small. Made some really good friends living here for many years, management was always great and maintenance was easily the most responsive I've ever encountered. I used the hell out of that workout room!

    I lived here for a year and Fair Park was a breeze. The management is amazing and has been so helpful with anything I needed, and the maintenance is very quick and can fix anything in a very quick amount of time. I lived in a 2 bed 2 bath and it was very roomy, the living room was big, the bathrooms were great sized, the full size appliances were amazing, and the rooms were very spacious. The location is perfect! It’s close to the interstate, the University, and Joyce where Walmart and the mall is. The pool is very big and very clean, and they have some of the best prices in Fayetteville! Is really an all around great place to be:)

    I enjoyed my year at Fair Park (2015 -2016). Beautiful grounds, easy access to shopping, campus, interstate but tucked away so as to not feel crowded.

    I have been here for two years. The management is really good. I got the refrigerator and the dish washer replaced. They cleaned the carpet after one year. The only reason that makes me move is the apartment is small and the big one is expensive.
