    Everything here is lovely. I love the fact that we are accountable to make sure that we pick up after ourselves as well as our pets. What I can't understand is how I still sometimes see feces left behind by someones pet. Just pick it up! Maintenance is so quick and efficient! Our pool atmosphere is fun and friendly! The grounds are kept so clean and attractive! It's really nice to live here and feel so welcome. We are really enjoying our life here.

    Spacious apartment size that meets our need. Location is excellent. Professional and polite management office staff. Mail room is an unmitigated disaster, package laying everywhere with the honor system hoping nobody takes your package, the concierge box scanner never worked. Gate is consistently broken. The tenants drive through the complex way above the speed limits with no enforcement. Unsafe. Appliances in the apartment are outdated with consistent braking and no replacement. The apartment is nowhere near luxury. Being advertised as such with luxury prices. Price is outrageous. Acceptable temporary solution.

    I attest to all other reviews regarding complaints - walls pretty thin, 30% increase in rent in 2023, trash removal went from 5 days to 4 in 2022, yet bill stayed the same, overcharge of utilities due to a change in cycle days back in 2021, paint comes off the wall easily, broken gate for most months out of the year, smart features unusable because they cant seem to pick a provider (over a year of useless smart home), a few burglaries occurred, very much hides behind clauses and standard procedures, yet dont enforce rules such as pool, etc. but one of the common complaints i saw that i tried to avoid by doing an exit walk through and having my apartment inspected by them two months prior to moving out was carpet replacement. THEY WILL CHARGE YOU FOR CARPET REPLACEMENT no matter what. They have been reported on the BBB a few times about this and continue to replace carpet when its not needed at the tenants expense, claiming they want a good experience for the next tenant. They hit me with a bill of $540 25 days after i moved out for carpet replacement claiming 'professionals' determined it was urine spots and needed replacement. Having lived there for 4 years (to include during covid lockdown), i certainty had a few water spills which i maintained by having their carpet cleaners (same 'professionals' that advised a replacement) do an annual cleaning each year. No concerns were ever brought up to me at that point either. In short, there was no smell or stains on carpet for me to mitigate the issue and neither their inspection two months before my move-out or exit walk through on move-out day disclosed concerns about the carpet. It is sad that management is not taking the steps to set tenants up for success. You penny pinch every step of the way and seem to have zero regard for the effort tenants place in keeping the apartment well cared for. Their goal to deliver an outstanding living experience to all as customer happiness is important to them at your expense. I am very unhappy that they were not transparent with me about the carpet since i put every effort in avoiding further liability prior to my move out and they know this. Work to figure this out and make your carpet cleaning professionals be more transparent and accountable while they are doing their annual cleaning and tenant is still living in your premises, instead of hitting them with this claw back bill. It is unethical in every way - regardless of your policies and standards. If you experience this same issue, i suggest you report them to the BBB. Very easy process and it will begin to affect their score, as it should.

    My wife and I moved the last week of January. The apartments are beautiful in general, nice area to live in. We had to move our 4 months after moving in, due to the fact that we could hear our neighbor snore every single night it was ridiculous how loud it was. The insulation in this apartments is ridiculous, you can even hear when they use the restroom. We also had to hear our neighbor upstairs stomping every night from 1am to 6am walking back and forth… our neighbor was super nosy always trying to look inside our apartment through the open blinds. Him and his wife sit outside and keep people from their business always trying to start a conversation with them. Asking personal questions about your life, he should mind his own business. I wouldn’t recommend living here due to the fact that there’s no privacy. The apartments are cheaply made, the cabinets are uneven. The paint comes off the wall easily. For the price you have to pay to live here there’s better options out there. You can hear everything! Worst 4 months of our lives

    We had an excellent tour guide. She informed us very well and we are very interested. It is indeed a lovely place. We are ready to downsize and enjoy the luxury of a place like this.

    The team at Sonoma Hill are very helpful and always willing to make sure your requests are taken care of. The have increased the communication on community issues (pool, mail, trash) which help keep everyone informed and up to date.

    The staff in the office are always very friendly and helpful! Vanessa and Taryn are always responsive to my requests for assistance. I really enjoy living in Sonoma Hill.

    Sonoma Hill is a great place to live. The staff is friendly, professional and responsive, the neighborhood is quiet and safe.
