    Be very careful when signing a rental contract for this property! Made reservation this summer for a one month stay at Appia Antica Resort, Rome. Contract signed and full amount (with extra security deposit!) was requested and charged way in advance by the owner. Upon our arrival (after very long drive and spending hundreds of euros on travel) we were shocked by the fact that we are accommodated in an extremely dark semi-basement flat instead of the ground floor apartment we were entitled to according to the written contract. Probably due to its position within the villa the apartment intensively smelled mouldy and musty. When addressed these complains to the owner he „could not do anything about it”. After three restless nights, sadly, we had to return home. As an „apology” for his deliberately misleading and clearly irresponsible behaviour, the owner did not even refund all our money. I wonder who should be covering our travel expenses wasted in vain... Considering all the above mentioned shortcomings the fantastic reviews they have from before are a mystery and unfortunately only history.

    Loved this place. Very family friendly and accommodating. All the staff went above and beyond what I would expect. Great part of Rome with a lot of interesting places to visit, off the tourist trail. Well kept apartments.

    This Roman villa is one of a kind! If google had more than a 5 star rating I would have given it. The hospitality of the owner Maurizio and Customer Relationship Manager Paola is top notch from the moment I booked the place via Expedia. They emailed me details of the place and there was some misunderstanding regarding rooms and rates which Maurizio was able to work with me on. Maurizio is polite , knowledgeable, kind and knows the true meaning of customer service and hospitality. I have had a wonderful stay in this hotel... which I would say is a villa. Maurizio provides personal services and also offers a unique tour where he takes you around the city and explores places that you would not have on our own and if even if you did, you wouldn’t know the history the way Maurizio explains it. The tour is an extra cost but it was well worth the money. Paola spends a couple of hours with the guests just to explain where to go and what to eat and brings you maps. I came here for my 40th birthday and I feel lucky to have found this exclusive place which is off the beaten path. I am glad I am not in bang of the middle of the city center and love the little town. The restaurants here serve local delicious food which I would never get in a touristy trap near all the sites. There is a bus right outside the property but Maurizio can arrange for taxis if that fits in your budget. The apartment itself is clean and really very well kept. Maurizio feels the fridge with some basic foods which I thought was an extra step. The kitchen and dining room are large and it has a large living room as well. The apartment has a washer but you will have to air dry your clothes. I can’t say anything negative about this place. If you have the budget, I would say book this exclusive villa for your next trip to Rome.

    It was a long time ago but i still remember how comfortable it was there. The quality of the room was great and service was wonderful. I'm looking forward to visiting Rome again and I definitely will stay in Apia Antica Resort!!!)

    Appia Antica Resort is a place where you can rest your spirit from the expectations of what you should do/visit/eat and love while in Rome. In fact, once you arrive there, you realize that you are somewhere magic only few kilometers away from the center, surrounded by a wonderful lush green, the Appian Way Park, a place unique in the world off the beaten path, just around the corner of your hotel which is something more than a hotel: the Koi Carps, the relaxing garden, the interior design of the rooms.... beauty is all around. The owners of AAR, Maurizio and Maria Luisa, treat you like friends and you can tell from every small detail that they truly love what they do. Irina, the housekeeper is such an amazing woman who does her best to prepare the apartment for you. She takes care of everything. Paola, the owner's assistant is lovely and she knows how to help you plan your journey. They say that what makes a place special are the people who live there. This is exactly what happens at Appia Antica Resort. When the time to leave has come you realize something precious: thanks to these wonderful people you went far beyond your expectations of Rome. You discovered the real essence of the Eternal City.

    This was the perfect place to spend our Holiday.It's slightly outside the 'centre' of Rome, but a wonderful contrast to the central (busy) places I've stayed before.Impeccable, well-made apartment, finished to top standards, kitchen was well-stocked to cater to guests.

    Appia Antica Resort went beyond their duties to give us the best stay ever in the Eternal City. It has been a home away from home. We will never forget this experience.

    Come for the history and culture ~ leave with enduring memories and friendship. The resort is serene and beautiful and private but what will strike you the most is the highest quality of service and friendly assistance.

    Very nice place to stay, quiet, away from the center, pure Rome!!! It's very well connected to the center by bus, metro or taxi. Very good restaurants around. Maurizio restaurants list is the best, good value!!!

    The property lies in a large garden set well back from the road, so it is very quiet. The location is ideal for exploring the Via Appia Antica and the city of Rome. The owner and staff are knowledgable, helpful, well informed and always there to arrange excursion and deal with logistics. The apartments as beautifully decorated, immaculate, spacious and the kitchen is well stocked. I have returned numerous times as there is always more to see when you have a wonderful place to come to at night and staff to help you organize your days.
